Sabuy Chiangmai

Small Bathroom.

The shower room is very small and the faucet was leaking

Un lugar muy céntrico para visitar la temblor, tener una buena comida, y sobre todo buscar los tours.

Aun the owner was extremely helpful. That staff at the lazy lemon (cafe under the bnb) were so kind! Clean and comfortable. Has everything but a pool.

The guest house is in a super location, next to a few very tasty restaurants. Just a few minutes further they have a few bars. Still, the small lane itself is quiet and safe. Felt like at home.

Clean and safe. A bonus is a shared lounge with a microwave, dishes, and a kettle.

깔끔하고 위치 좋고 6일 잘 지내다갑니다

This is a great location for your first visit to Chiang Mai. This place is close to everything and has a wonderful cafe in front. The staff couldn't be nicer.

Great place!!

EXCELLENT location for walking to night market, shopping, restaurants, sights. Clean, comfortable, and quiet despite being so close to everything. English spoken, very helpful and informative owner who was always ready to help.

Great place to stay. The owner is right there and always helpful. The food is delicious and cheap. There’s also a large “welcome” room with WiFi.

Very comfortable, clean and amazing location. Loved it!

This is the cutest little guesthouse located in a perfect location in old town. The bed was SO comfy, best sleep I'd had since I got to Thailand. Housekeeping daily, lots of towels and 2 bottles of water each day. The gardens are charming. Check in and out super easy. Had a really great stay I would highly recommend this hotel!

The location was perfect. Could not have been better. It was very central so could walk everywhere. And yet being 2 minutes walk off one of the main roads meant it was actually quiet. As soon as you were on the main road you had a main temple, the walking markets, a convenience store, multiple places to eat, a number of cafes playing live mysic every night. Excellent. The bed was really comfortable and the air conditioing could be set just right (not freezing and not noisy) - best night's sleep the whole trip. The room was simply, nicely decorated. I loved the little garden with water features. I took a few ideas back home with me. The breakfast was simple - bananas and bread but you could help yourself at any time which was great for early morning pick ups. If you wanted anything more substantial there was a lovely cafe right there selling delicious, healthy, beautifully presented brunches.

Nothung I didn't like. The only way to improve it would be some drawers to unpack into (did have wardrobe) and a slightly more powerful shower. But neither were a real issue and I would definitely book here next time I come and recommend it whole heartedly.

Our stay here was great! The owner Aun was a fantastic, friendly and very helpful host. The place had lovely character and in a perfect location. We will be back when we can!

Good central location, nice owner, clean, quiet. We did not like the fact that there is no proper shower space available. The shower was placed in the toilet. Pretty uncomfortable. Room is very small for 2 persons.

Perfect location with good air conditioning and excellent wifi. There is no kettle or microwave in the room, but they are in the breakfast room. The free breakfast is very simple, with varieties of coffee and tea as well as bread (and a toaster) and fruit along with butter and jam. That's it, but it was enough for me. The owner was very friendly and helpful.

As is common in Thailand, the shower is in same room as the toilet, with no shower curtain. The shower water was not quite hot enough for me. The room is very small and there is not nearly enough place to put things even though there is room to add more hooks or tall furniture for more storage.

We had a wonderful time at Sabuy Chiangmai. The location is excellent, close to dining options and a convience store, 3 Wats (Temples), and in walking distance from the market and China town. Best of all, the proprietor was very friendly and kind, had great tips about what to visit and how to get around town. We loved the common room downstairs with water, a kettle, and a large table to sit and meet other travelers. A little café next door serves breakfast. Should we visit Chiangmai again, we will stay here again.

Fantastic little garden hideaway just off the main strip. Service was excellent, food was lovely, extremely convenient location. Owner was always available and happy to help, with very good English. Would definitely come back.

For the money the place was nice and clean. They cleaned the room daily. The owner was incredibly friendly and his English was excellent. My flight was late and he volunteered to stay late to make sure that I could check in. The only issue was that the shower was a bit cold. I think the heating coil in the water heater needs to be replaced. Not a big deal, I would certainly stay again. The property is beautiful with tons of plant life. There is a breakfast restaurant out front and breakfast is also provided by the property.

Great little spot for backpackers and people looking to get the best bang for your buck. Right next to the temple/stores and cafes. I highly recommend, the owner was very nice :D

Superbe hôtel dans le centre de chiang mai. A côté de temples et d’un marché le dimanche. Propriétaire très sympa. Chambre super propre et agréable.

Such a cute place to stay, felt like we were staying in a fairy garden! The owner was so lovely, always there to supply extra towels, toilet paper etc. The location was also incredible, a 5 minute walk from the night market and right opposite a stunning temple. Our only concern was that there were ants in our bathroom. But we are broke travellers so nothing we can’t handle.

Owner is extremely friendly and accomadating!

Photos are a bit misleading, please look at them closely. Great spot in the heart of the old city, most of the big temples are walkable distance. Reception isn’t clearly marked so we found it hard to ask questions during our stay.

Owner of hotel very helpful.

very nice and friendly owner and manager

Right out the door you are basically at the huge Sunday Night Market which was amazing to be that convenient The outside of the place is so cute! But it’s just this restaurant out front, the rooms are in the back and it’s unfortunately a big let down after seeing how cute the cafe is Like a cheap motel The shower sucks and of course gets the bathroom wet Seems kind of old and you don’t want to open windows But yea also convenient to the old temple which is right out the door

The hotel is nice and quiet. The location is excellent; close to temples, markets and right in the center of weekend night market. The owner is super nice. I would called this a guest house more than a hotel. It has two levels but no elevator. There’s no sound proof so you can literally hear everything from you next neighbor

Cheap and good for such a cozy ambient with 24 hours refreshments.

This was a really nice spot, very convenient location beside the temple and a 711. The host was super nice and even drew up a map for me of the area and where I should visit since it was my first time. The rooms are adequate but the beds are hard so if you need softness you won’t be sleeping too well but I managed. The shower never got hot, it might be a ME issue but I like somewhat cold showers anyway so it wasn’t so bad. They refill your waters every morning and there’s a little area with toast, bananas, coffee and tea. There’s a cute cafe right beside it as well that does really good food. I have no complaints other than the hard bed and no hot water but it didn’t break my stay, I would definitely stay again!

In the heart of Old City but tucked away on a quiet street. Staff was great. Great price. Would book again.

Do not expect much and you will like it. We had an okay stay at Sabuy Chiangmai... but it made me feel like we were in Vietnam again. This isn't a "bad thing" but the room was very basic with the shower head next to the toilet. There is also no shower curtain so everything gets wet. The bed was extreeeeemely HARD, we'd wake up with sore backs every morning. The location is AMAZING though, just a few steps from Wat Chedi Luang. Many food options close by as well.

convenient location, the owner lives onsite and is very friendly and helpful

Very convenient to everything walkable great area. It’s a budget stay my big problem was the hardness of bed I never had good sleep in 3 nights. The advertised free breakfast is toast , bananas and instant coffee.

What am amazing location! The owner is wonderful man who is great at what he does! The love and respect was such an amazing welcome!!! The location is truly spectacular!!! Everything is just right outside the hotel and half block away!! Sunday night market is right there too!! I’ll be back for sure!

Cute basic hotel right in the middle of oldtown. Very convenient, easy check in & out.

It was a great place to stay in Chiang Mai. It is in the center and the hotel was very clean. Don't hesitate to stay here :)

Very clean and comfortable room in a central area of Old City. Fortunately it was quiet at night for the duration of my stay, which lasted over one week. Owner was extremely kind and helpful throughout my stay, with knowledge about sites of interest, restaurants, and shopping. It was nice to have the room maintained and also to receive bottled water everyday. AC worked well. Good value. I would return.

An amazing boutique hotel in Chiang Mai! The owner is the friendliest and the location is simply amazing. The location is tucked into a quiet street in central old city Chiang Mai. You are a ~1-2 minute walk to both a beautiful temple, numerous restaurants, and a 7-11 for any travel needs. You can’t go wrong by staying here!

Peaceful and so quiet I could hear birds in the morning. No street noise or noise from other guests. Comfortable bed, AC works great. It’s nice and clean. Good value. Sabuy Chiangmai is tucked away in a nice neighborhood that’s close to many great restaurants, boutiques, night markets and beautiful temples. The host is cheerful and helpful. He’s there when you need him.

Quiet, peaceful, and clean, bed & breakfast with fantastic host. Bed is comfortable, sheets and pillows, etc., fresh and clean. AC works great and plenty of hot water. Fantastic location. Very nice neighborhood. Within walking distance to many attractions and great restaurants.

The location, the room, the owner SUPER! Go there!

Nothing

Very friendly contact. Kitchen with drinking water (refill), bananas and toast. Nice cafe on spot. The location is perfect in the old town.

The room 3 was pretty dark, also the bathroom. Not a space to hang around for some hours. And the waterpump in the back was making noise all day long, which was a bit anoying. But of course, is nescessary. The shower (-curtain) would need a very deep cleaning.

The owner was friendly and helpful. The room offers your basic needs and is conveniently located to some of Chiang Mai's popular sites.

Nice spot, convenient location, super helpful host.

The location, the complimentary snack room with fruit and drinks. The owner was very helpful, tended to all my needs.

Nothing can not fault it

The owner is so nice and charming! I loved this place.

Nothing bad to say. Really nice and cute b&b.

Very central quiet

A quaint little B&B in the perfect location (right in the very heart of Chiang Mai, but just far enough down a small street to be perfectly quiet. Proprietor Aun was very friendly and always accommodating. There could not be a better experience than this!

The owner of the property, Ahn, is an extremely kind, helpful, and hands-on host. From the moment we arrived, he made us feel at home and responded immediately to every question and request we had. From providing us ice packs to sooth sore muscles, to helping me fix a broken piece of my motorbike, to giving us more pillows, to calling a taxi for our ride to the airport, Ahn met every need and request we had. Additional nice touches include a beautiful garden, complimentary fruit always available in the kitchen, a kitchen area where you can heat up leftovers in the microwave, and a great cleaning crew that kept our room spotless, cleaning our room and making our bed everyday. Ing works long hours to keep the entire place looking spotless. Please give her a generous tip for her hard work! She deserves it, as you will see. Also, the location is great because you can easily walk to many great restaurants, cafes, temples, etc. And it's on a relatively quiet street, so there isn't much street noise at night. The AC worked well, the fridge was great, and the bed was comfortable (on the firm side). We appreciated the geckos hanging out on the ceilings outside of our room, the bird songs, the night frogs in the garden, and the faint sound of the monks chanting at nearby Wat Chedi Luang every morning. We stayed for 2 weeks and were sad to leave this terrific, friendly, convenient guesthouse in the heart of old Chiang Mai. Thanks Ahn and Ing for all of your hospitality and kindess!

The host was very friendly and helpful. We liked to sit on the patio outside, watching people and enjoy a drink or a snack. The room was nice and clean. Fruit bread and coffee on the house. Excellent location.

What a great stay!! Aun, the host, was incredible and very accommodating. The room was very cozy and quiet, which was fantastic because as soon as you exit this side street onto the main roads, there is a lot of noise! But this hotel was a very relaxing stay and very close to everything that you would like to go to within walking distance. Highly recommend booking and lodging here!!

Excellent location, everything walking distance. Owner very polite, making sure everything is ok. Breakfast was great ( coffee, tea, toast, banana, water) just the essential to start the day. I would definitely recommend this place.

Absolutely fantastic location, right in the heart of the city and close to all amenities. Just a minute's walk away, there's a delightful vegan restaurant. The owner is genuinely one of the loveliest individuals we've met during our travels. When we wished to extend our stay, the owner accommodated us – a lifesaver! Additionally, he provided helpful recommendations when one of us fell ill. The room was both clean and cozy, featuring an enormous and very comfortable bed. Overall, a wonderful experience!

No such thing.

Mr. Aun is a very wonderful host. He is so pleasant to chat with and he is very helpful with information and suggestions about what to see/do. Excellent location!!

Excellent location (right by Sunday walking street and popular temples), clean and spacious room, hot shower. Not too loud despite being right in the centre. Bed was a bit comfier than we have had in SE Asia which was nice.

The owner Aun was very kind and attentive, the location of the property was excellent too. Easy access to everything.

Really cute spot just steps away from the Sunday night market, and all the restaurants on Prapokkloa Rd. Or take a right when leaving, and there are two other really great spots: Rambutan and Pure Vegan. Safe, quiet, charming, and convenient.

The property was a surprise it was clean the owner was very helpful the food was great I would recommend it for anyone i stayed with my son and daughter they loved it as it was only a short walk to the shops On behalf of my family thanks for your hospitality

No negative It was a great place to stay

We recommend this place

The staff was very friendly and the property was well kept and clean. It was in a quiet area and in a convenient location to walk around. Thanks for the great experience!

Everything was fine.

Sabuy is so peaceful tou instantly feel relaxed. Breakfast was basic but plentiful. The location was perfect, on a quiet street but walking distance to everything. The room was spotlessly clean, quiet and the bed was comfortable. The owner is a lovely man who can't do enough for you.

Nothing, it's the perfect base to explore Chiang Mai.

24h fruit supply is quite nice. Staff was very friendly and lended me an umbrella to go out for food when it’s raining heavily.

Cleanness - I was awakened during midnight (~3am) due to a bite on my finger; then shocked by a cockroach running on my pillow and sheet. What a nightmare!! I had to wake up the hotel staff asking for help. Luckily, there’s another room available as a substitute (although the hot water in bathroom was not working quite well...) The next day when I asked, the hotel staff was not sure about the reason for the bug and said that never happened before. However, I’d never visit the same B&B again. Other than that, the price I paid for the nights was not cheap. I changed to another hotel also located in old city with modern and much cleaner facilities with less costs. Overall, not recommend.

Mr Aun made our trip a memorable one, we enjoyed his company and we were well taken care off. The location was awesome, very near to Wat Chedi Luang and Sunday Night Market.

Good

good

This is a clean and quiet place with a great host, good wifi and AC, and proximity to all of the attraction in the old city (and outside). Great value overall.

Owner friendly, room clean

Excellent location. Very kind and helpful host.

Nothing

This simple unassuming lodging has everything I wanted: perfect location, lots of light in the room, quiet, outside balcony area, breakfast area, helpful and sweet staff…I extended my staff for a month!

Great location. Great staff. The bed/mattress was extremely hard. Overall good stay and the best part was the price. If you are on a budget it's a good stay.

very clean very peaceful vibe but still very close to everything owner is such a good soul we really recommend it

good location, everything clean. the owner is so nice. They also provide complimentary breakfast, with tea, toast and bananas.

Lovely friendly host, great location, good size rooms and convenient to have access to the breakfast room 24/7. Will come back when next in Chiang Mai, thank you

Nothing

The room and bed was clean and comfortable. Lacked a couple of things, such as a fridge, but really not essential given that there are free supplies downstairs.

The bathroom was a little small and the shower wasn't the best.

everyyything!

Nothing!

Optimum location for walking around the old city. Sunday night market on your doorstep. I had a nice cozy room and loved the common area at the entrance to sit and chat to people. Aan was very welcoming and friendly and always happy to give advice. Loved that you can have coffee/tea and fruit whenever you like 😁 Had a very comfortable 4 night stay. Thank you 🙏🏼

None

Great localization.

Really good service. Very quiet location and super friendly management.

the owner will do everything to make sure you feel well. location without a car is good, with a car could be complicated to park. noisy bed on my second room, and no water to the shower in the morning on my departure but I still think it’s a great place, bread, coffee, banana all day. thank you 🙏 2 minutes from 7-eleven, Sunday market and laundry

nothing

Nice location, good value.

The rooms are not sound proof and my stay was uncomfortable due to this. During the night the toilet would have lots of noise coming from the pipework and every morning at 4.30-5am a scooter would rev it's engine continually for 10-20 mins outside the room and as there is no sound proofing sleep was very difficult. Balcony is only a walk way around the property and not a private balcony attached to the room so don't be confused.

the owner will do everything to make sure you feel well. location without a car is good, with a car could be complicated to park. noisy bed on my second room, and no water to the shower in the morning on my departure but I still think it’s a great place, bread, coffee, banana all day. thank you 🙏 2 minutes from 7-eleven, Sunday market and laundry

A lovely place. We wish we had found it sooner so we could stay more nights. The owner is a very sweet man and leaves out coffee and light snacks all day. bed was huge and comfortable. shower was OK. Top-notch location for the Sunday walking Street.
