Breakfast was perfect
Nothing l did not like
The staff were friendly and easygoing.
Clean, comfortable, nice style in the bedroom
The staff were great, very welcoming.
The cleanliness of the room we stayed could be better. More thorough hovering of the carpet and cleaning inside the draws as 5hey were very dusty.
Not much
unhelpful or absent staff , location was too far from the centre - breakfast cancelled Dirty carpet in room
Location
Not welcoming Dirty and damp Toilet broken, smelt of urine No breakfast although promised
Very friendly and very welcoming.
If only they could get a small fridge in the room, it would help alot.
Nice place
None
lots of parking around. easy 10min walk to the sea.
Der britische Charme, der Garten, das verwinkelte Haus und das nette Personal.

Room clean and comfortable.
Near to where we wanted to be
Short curtains so light very early, random cat flap on the door! Dirty duvet screwed up in wardrobe, lovely garden spoiled by bird poo every where! Personal presume staff clothes hanging in lounge area! Breakfast not available as cook was ill- note left at reception- no staff present for maybe cereal?!
The bedsheets were clean. Quiet area. Decent amount of parking space on the local road.
Dirty! The carpet was filthy, had clumps of previous occupants' hair on it, and other dirt. Dirt on single bed frame. Dirt ingrained around the bathroom and a very suspect brown mark on the door, which I chose not to inspect further. Flimsy shower head which felt like it was going to fall out of the wall. Just very tired and run down hotel. We did not have time to report these as we arrived and left straight away to an event. We were hoping to report all these on checkout, but there was NODBODY there the following morning, even to provide breakfast which people had already paid for when booking. There were other guests milling around the breakfast room area wondering what to do, as there was literally nobody working at the hotel there. We found a phone number on reception to call 'if we needed assistance', but it was constantly engaged. These other guests were furious - one was from the US (I was embarrassed on behalf of the UK!) who said she had never encountered anywhere like this before, and another was a gentleman who had many years of hotelier experience, who again had not encountered a place like this before. I had to leave at that point, so did not see what happened after that. I paid £174 for ONE night for ONE room!! Absolutely disgraceful.
Staff cordiale, letto comodo, buona posizione
Nice and cool during the summer heatwave. The cheapest stay in Hastings for the time we stay in July. Nice big garden and small bar you can make use of. Cheap and cheerful guesthouse.
The toilet didn't work very well and was hard to flush and so the bathroom smelt at times. The room and hotel could have benefitted from some TLC. Not the most quiet and tranquil room and was quite loud at times. Could smell smoke at times throughout the hotel.
N/A We didn't stay for breakfast, the beds were comfortable.
The slow fill rate of the rooms on-suite toilet cistern.
Everything was amazing
They allowed is to store our bags after check our and were quite relaxed overall.
The room and ensuite could have been much cleaner and didn’t feel like good value for the amount we paid. There was visible dirt over the bathroom walls and shower and the bedroom carpet was heavily strained.
Nothing
Room we originally got was in front of 10 bins and facing the road. I could feel dampness in the room as well
Nettes separates Zimmer mit Gartenblick! Sehr unkomplizierter Umgang mit den Vermietern
It was clean
The mattress is now old and deformed
I liked the privacy we had with a back room and private entrance.
We waited 15 minutes ay the front desk and rang the bell morning one and never got anyone to come so we had to go find breakfast elsewhere. We didn't like how an employee barged into our room and questioned us about how we got in there even though we checked in hours previously. There was personal laundry hanging in the atrium. There was no person available for any morning breakfast nor for our checkout so we just had to leave the keys on the desk. After the lady barged into our room we saw no staff the rest of our stay. Will never stay again, that's for sure.
One contact only with staff. Their absence raised issues of security.
The home and room were delightful, comfortable and good value for money. The lady who was there on my arrival was so accommodating
It was friendly. Homely, we had a lovely stay

I did not eat
The room,it was full of cup webs.
A large guesthouse outside Hastings centre, where you were able to park easily on the street outside. The bed was comfortable. The room was quiet.
It was a very tired room that needed updating. The en-suite was grubby and had a slight smell. The room needed a good clean.
Nothing . Avoid at all costs . Downing dispute regarding a refund . As never stayed the night
On arrival after booking a twin room we were put in room 11 a family room up steep stairs into the attic . 4 beds had been squeezed in to one room. The window was broken and wide open. Unable to fix and definitely a H&S ISSUE . we reported immediately. Was windy and rainy so this added to the problem. The TV was balanced on the windowsill again H&S issue. Carpets needed a good clean see photos. Bathroom was mouldy as well. We asked and were moved rooms only to be given The 'garden room ' which was really an annex outside that was no bigger than my shed. This had no TV signal and was also dusty. The double bed was very small . disappointed as had booked a twin for me and my daughter. We went straight to reception. The porter was trying to be helpful but was very unsure and would have to ask the owner! As we had book through booking.com he wouldn't or couldn't refund straight away but agreed to to refund verbally if I raised the refund request. We have it recorded on my daughters phone . As guess what they are now refusing to refund . £127 OVER PRICED also to be told that if we stayed no breakfast as no chiefs!! No chance didn't want to stay and certainly warn others NOT too oh and check out the washing drying in the advertised breakfast room!! Classy
Welcoming and friendly staff. Would stay again.

Broken basin in bathroom, no plug in basin, shower very hard to control. To hot the freezing cold. Very embarrassing to take my partner there. Had to apologise for many times.
A comfortable bed and a really good shower. Easy to find. Plenty of street parking. Nice garden.
Kept being asked if we had booked breakfast. We hadn't. Otherwise, okay.
Très calme. La maison est magnifique mais la chambre est dans une extension dans le jardin. La vue sur le jardin est belle.
La chambre est humide, la chasse d'eau marche mal.
Lovely staff, comfortable room and cute building. Easy to find a car park.
I received a very warm welcome when i arrived. My room was lovely and the bed comfortable. It was close to where i needed to be. I would definately stay there again

Nothing all old

Easy to find, quiet and clean. Car parked in the street, really close by the hotel
The owner was helpful and friendly and there was access to a large communal balcony
The shower and toilet were very shoddy, particularly the toilet, which tended to require several attempts before it would flush
Very cosy B&B, quiet atmosphere, low prices
No private parking despite the description of the services
Very disappointing. 'Free Parking' means you can park on the road, if you can get a space, very crowded, not what I expected. Shabby Guest House, not 4 Star.
The room was a nice size. I'd booked a single but they upgraded me to one with a four poster double bed, due to availability, which was nice. The staff are relaxed and flexible. The house is in a quiet residential area so barely any noise at night. Really nice garden!
The room wasn't filthy and bedsheets/towels were newly washed, but it really needed a deep clean. If your ok with slightly down at heel rooms that aren't immaculately clean, then that's not a problem. For me it was fine for two nights.
Freundliches Personal. Gute Lage
Der nächtliche Alarm in der ersten Nacht, allerdings konnte das Personal nichts dafür, da hat wohl ein anderer Gast geraucht oder so.
A kind and helpful owner. Room provided all one expects. Building looked up to speed with doors self closing. Fairly good parking in the street. A quiet locality.
Nothing springs to mind.
Higher price
breakfast is not available. At website it mentioned it's available.
Higher price No breakfast availability. In The booking details it mentions as it's available.
Good location. Quiet, comfortable room.

The owner lady was very rude. My son and his friend were staying there. She said they were drunk which was an absolute lie as they were participating in a chess tournament and they were preparing for the game. They are a teetotaler indeed.
Bed comfortable room was brilliant 👏
Funky little faulty towers stay, cheap and cheerful close to town.
Though expect unsolicited expection from the manager. Said we were smoking in the room and the alarm went off - we weren't, and our room didn't even have a smoke detector! We were undressed and was quite weird :/

I stayed here for one night because it had 4-stars on Booking.com and unfortunately it was a very disappointing experience. First of all I had booked and payed for a room facing the garden but the room turned out to be facing a busy road. Secondly the room was not clean and the bin had not been emptied since the guest before me. It was dusty with cobwebs and hair in the bathroom and over all quite disgusting. I was promised a refund from the owner that was never carried out. I would recommend everyone to stay away from this place. Also Booking should verify the establishments offered on their platform to a much higher degree.
A quiet little Hotel. I booked for my family. The room was rather cosy and comfortable and very quiet. The staff very friendly. Quiet nights sleep just what was needed. Location is great. Would stay again.
