The manager and his assistant charged me £20 for being 7 minute late as their reception shuts at 9 when specified on bookings is at 21:30, also had some random man walk in my room before leaving… this my first ever negative review… i will also leave a google review… you don’t charge people 20£ for being 7 minute late… i also phoned 5 times before to let them know, no answer

The rooms and the bathroom facilities

No breakfast. 7.52am sent a message asking for toilet paper. Left at 9.45 and none provided. We're only provided less than half a roll of toilet paper on check in. There is a raised step from bedroom to bathroom but no written warning about mind the step or tape on step to raise visibility. I cut my toe tripping on the ledge. Safety hazard.

It was very cosy, the beds were insanely comfortable, and I liked being able to watch stuff like Netflix and bbc player really helped entertain the little one in the evening

A convenient location close to the railway station and only a short walk into town

A very small room, I hardly had space to unpack my rucksack The bed was not flat but sloped outwards slightly The only time I saw any staff was the moment I arrived and was let in Lights, particularly lights on the stairs, were operated though the pressure of walking on them. This was fine going upstairs, but there was no light when I went down in the evening.

I'm not happy at all with the state of the place because when we went to bed we feel something was biting us we woke up and look there were bed bugs on the bed I get a lot of bits and it was so itchy my body was allergic reaction to bugs bite my husband and son get bite as well I have to go to the chemist and they give me cream and tablet.

I pay £305 for 3 night for bed bugs to bite me and my family I need to get some of my money back I have a photo of my skin and all so the bed bugs

the location was good and they offered early checkin wich was nice, met up and checked me in.

the room was so tiny i vould not have my cabin bag open and open the door. the bed was ustable and smelled old, and the sink and trash was right my the bed. But the big thing was that it was dirty. The sink and bathroom was farly cleen but big greese spots on the wall next to the bed- disgusting. The carpet was not clean and spiderwebs i the window. I honestly slept bad and left very early in the morning, houers before i needed to. the room was at the second floor and if there had been a fire i would not stand a chance. they also gave med the wrong code and made fun of me when i needed help to get in.

It was not clear that a standard room meant that the bathroom was separate from the bedroom! I would not have paid £100/night for a bathroom which was on a landing in a joint hallway outside the main bedroom. The carpets in the building are filthy. The house smells. Some windows are sealed shut with gaffer tape. The neighbourhood is not one you want to walk around in at any time, even less so; after dark.

The property is ok, staff was friendly at check in. Parking was a bit of a hassle as it’s street parking only. Dated facilities but they are making improvements. Bathrooms were very clean.

We booked three people per room, but each room only had two towels. Beds were uncomfortable and you could feel the springs. Carpet was dirty & cut near bathroom, wood floors would be more sanitary. Room was also pretty hot and the small Provided fan didn’t do much.

Great communication. Friendly owner. Comfortable bed. Mini fridge, kettle with tea/coffee/sugar & a pack of biscuits. Nice clean bathroom with fluffy white towels and plenty of toilet roll. Great location, near the railway station and only minutes walk to shops, bars & restaurants. The old town is less than 10mins walk away. The lady was happy for us to leave our baggage for a few hours after checkout. I would definitely stay again.

It's a shame that breakfast wasn't available at the property, but we found somewhere very near for food after checking out.

Location was OK and beds were reasonably comfortable. Bedding and bathroom were clean.

Carpet was torn and dirty.Winfow blinds were broken. One side lamp didn't work. Tie back missing for curtain. No wall plugs, knlh extension leads. Very, very disappointing for the price and especially bearing in mind the other seemingly positive reviews.

Our fan is making noise the 1stnight But’ on the second night its okay weird!

The kindest staff! I even got upgraded to a bigger room and I have been welcomed so kindly - even got a hug for my birthday! It’s very clean and for the price great value. The walk to the beach and town is so short, which is very convinient!

Liked size of the room, and the bed was very comfortable. Great hot water with bottles of shampoo which was amazing. Not those tiny little bottles you often find else where.

Could hear people in the hallways shutting their doors etc.

The guesthouse is very close to the sea. Everything was properly arranged and clean. There was a TV , towel and comfortable bed. Nobody disturbed me. I highly recommend Senlac Guesthouse.

Had exactly what we wanted in the perfect location

Friendly helpful staff, great location, comfortable beds and clean room with sink. The TV enabled you to log into your own Netflix account (useful for kids!). They also looked after our bags after check-out, which we collected later in the day just before we returned home.

No air-conditioning so in the hot weather the room was quite warm at night. The private bathroom wasn't actually in the room (Rm.4) it was just along the corridor - this wasn't really a problem, but something to be aware of. There was no breakfast available, which would've been nice, but there are lots of good cafes nearby.

I liked the rooms as they were clean and warm to walk into... The location was also perfect! 2min walk to the centre of the town

I didn't like the toilet not b in the room but in fairness it was opposite the room door not even a meter away

The place is easy to locate the environment is clean and the room is comfortable.

I received a warm welcome from my host who was helpful and friendly. That went down well as I was getting chilly after cycling from Brighton! My room was warm, clean and comfortable. It was really convenient being just a 2 minute walk to all the shops, restaurants and pubs who'd decided to open on Boxing Day. Very pleasant stay and I'd recommend Senlac Guesthouse for sure 😊

Good location in the centre of Hastings. Easy to get to the beach and the station and a short walk from the old town. The shared WC and Shower room was very clean.

Everything! Also their ability to accept a very late booking (within a few hours of our due arrival!) Close to the station, town centre and beach. The manager was especially kind and helpful!

Absolutely wonderful, went above and beyond to help with a last minute change. Room was immaculate, everything you need and the location could not be better, 2 minutes to everything we wanted!

Really nice guesthouse. Well-situated for the station, town centre and the seafront. I had a quite a small room, but it was well-furnished and clean. Tea and coffee were provided with a kettle. The bed was comfortable. Good value for money!

The room was very warm - being at the top of the house - and a fan could have been provided to keep the room cooler. Small point...the blinds did not go right to the bottom of the window frame

The room was comfortable and big.The door of the bathroom was not closing well to add privacy and we were at the basement so not so much view from there but we didn’t mind as we were out most of the day.The windows were big though and airy and the room had lots of amenities that made our stay comfortable

The parking situation was not as convenient as we could park outside the property only at specific times but we found a solution as there is paid parking nearby overall the staff was nice and helpful and allowed us to check in early and the property is within easy reach to both the beach, old town.

Beds are far too soft and a room for three people is just too small. Very smelly kettle and generally in need of a small revamp.

The fact that in the description of the Hotel,it said there was a Garden & a designated smoking area. The garden didn't exist & the designated smoking area was on the Street,without even an outside ashtray. For us these things figure highly when we look for a place to stay. Unfortunately the information on Booking.com Is misleading.

Comfortable, quiet and has everything needed!

Third time staying here, each time I’ve had a warm welcome and the room is great with everything needed in there.
