Lovely little B&B ...and very welcoming owner!. We stayed here for 1 night and on arrival day we had a msg in the morning with check in times and advice on parking which was a nice touch. Room was spotless, great location and beautiful views from our balcony. The had all the little extras on site like snacks, cold water tank, souvenirs and you can hire deck chairs for the beach. We had delicious breakfast and the owners are very attentive so overall a fab stay.

If i had to be forced to find something negative then my only complaint was my upstairs neighbours were a bit heavy footed and woke me up stomping to the bathroom at 6am but that is nothing to do with the fabulous accommodation and we would definitely go back.

On the sea front . Clean and everything seams to be thought off even providing bottles to use to fill with there filtered water lovely touch

Everything - great location, away from the hustle and bustle, lovely room and view, accommodation was perfect, so clean and comfortable. The owners and staff were super friendly and helpful. I cannot fault it.

Noise between 8am= 9am from rooms above was loud and dissapointing,with banging doors,drawers being forced open,but the rest of time was quiet. Breakfast was lovely but was dissapointed as we missunderstood it to be a full english breakfast,

Buzz & Jo never disappoints. They are amazing host. We would recommend the Beaches anytime. Should visitors want to stay in Thorpe Bay.

We enjoyed a wonderful stay at The Beaches. A very comfortable room..& spotlessly clean bathroom. Jo & Buzz made us very welcome. We were beautifully comfortable & we had a luscious double bed. Plenty of pillow and clean white towels. Fabulous choice of breakfast. The house is creatively decorated & furnished. We Loved it. Opposite the sea & within close walking distance into all the attractions Southend has to offer. Highly recommended!

it was amazing. the room was very clean, comfortable and spacious with an amazing view. Jo and her staff were very friendly and great hosts. they had thought of everything to make a pleasant stay, being able to purchase cold drinks or coffee. also cold water dispenser which was a great addition. The hotel was a nice distance from the main tourist part which was lovely.

I absolutely loved this place. The room was comfortable, spotless, and had everything I needed. There was a great selection of breakfast options, and everything I tried was delicious. The staff were lovely—so friendly and helpful throughout my stay. The location is perfect too, making it an ideal spot for exploring the area.

I was travelling on my own to attend a friend's funeral. It was the perfect place to stay as everyone was welcoming and helpful. The room was perfect for my needs and breakfast was delicious. Fresh fruit salad with Greek yogurt, followed by great scrambled eggs (ie not powdered!) and poached eggs benedict.

I had reserved a room on the seafront so had a little balcony which was nice to sit out on late at night. However, it was a busy road so was noisy during the day but after midnight got quiet so not a problem.

Breakfast was so good and very different in a great way.Jo and Baz were excellent hosts friendly and welcoming and have thought about everything you could need for your stay, even down to deckchairs!Oh and being able to use their lovely garden.

I'm menopaused and gets warmer than others, and it was unfortunate that we were there during the heatwave, so the room was a little hot for me even with the standing fan in the room.

My husband and I loved our stay at Beaches Guest House. Buzz and Jo and all of the members of their team were absolutely lovely. Our room with the balcony and sea view was so cozy and perfect. There was a large fan which really helped in the middle of the heat wave. The garden is wonderful, and it was so pleasant to spend some quiet time there with a can of lemonade from the kitchen. Breakfast was delicious, especially the salmon bagel and vegan plate. Having spoken with lots of other people who also travelled for our friends' wedding, we believe that Beaches Guest House must be the best place to stay in Southend.

It was a beautiful guest house. Very clean, tidy and an excellent breakfast!

We had a little terrace at the front of our room. This was lovely but was used by other guests in the evening. They were very loud right outside the window.

Location was great, staff were friendly, breakfast was nice. The bar area/garden was really nice to sit and have a drink.

The toilet was dirty when I arrived. My room was small and cramped. I booked a single, yes, but wasn’t expecting such a tiny box room for that price. It didn’t feel like my room was particularly clean and fresh. It had been given a quick once over and a spritz of air freshener spray rather than a thorough clean, hence why the toilet wasn’t clean…The noise coming from next door when I was trying to sleep was a problem too.

The breakfast was good lots to choose from loved the fresh fruit in the morning we had ours with yoghurt

Some welcoming, the house was immaculately clean. The breakfast delicious and lovely little touches, like the honesty payments for all the drinks and snacks which are so reasonably priced. It’s a great location with all the things we love about Thorpe Bay on the doorstep. Buzz recommended the Sunset Italian which was amazing also and of course Billy 100’s. Both two minutes walk away.

The property was in a fantastic location, just a short walk from the beach and local attractions. The room was clean, comfortable, and well equipped. The staff were friendly and helpful, and the sea view from the room was a lovely bonus.

The room was a little small, and some areas of the property could benefit from updating. Parking can be limited during busy periods, but overall it did not affect our stay significantly.

Really friendly welcome from start to finish . Really clean and the breakfast choice was good and was great .

Dit is onze derde keer dat we hier overnachten. Het is altijd weer thuis komen. Wat een fijne B&B. De kamers zijn heel mooi. Het ontbijt is voortreffelijk. De locatie aan het strand is mooi. Parkeren is mogelijk op korte afstand van de B&B. Dit is zeker niet de laatste keer dat we ivm familiebezoek deze B&B zullen bezoeken.

The welcome through to the departure was all excellent. Host were lovely. Breakfast really nice. room very comfortable and spotless. Outlook on the sea was very relaxing. Next time we would book a room with a bigger bed :)

The room I was in at the top. Was comfortable but dark in small area directly inside door. Also there was not a plug near the mirror so maybe one on wall near TV. Just suggestions, not criticism

We were the only people there for these 3 days, but we had a lovely breakfast cooked for us on order. Our room was upgraded to the front of the guest house, so we had a lovely view over the estuary/ocean. Everything was lovely and clean.

There was nothing we didn't like

The breakfast was scrumptious and wholesome with lots of choice. The hosts were friendly and the room and location were fab.

My friend and I were visiting for a music gig locally and our Airbnb fell through. We're so glad it did! Beaches Guest House was absolutely lovely - characterful, quiet, and in a great location accessible to the centre of town but not right in the fray. Buzz and Jo have done a superb job with the establishment and are friendly, attentive hosts who serve yummy breakfasts. The single bedrooms "wing" was perfect in terms of facilities and comfort. A joyous find - we would definitely stay here again!

Jo and Buzz were so friendly and welcoming. The room was beautifully decorated. The bed was comfortable. Everything was spotlessly clean. We sat out the front in the October sunshine and had views from the Pier to Thorpe Bay.

Our stay was only overnight, visiting family nearby. We would have liked to stay longer

The second time we stayed here. Buzz and Jo are excellent hosts, very happy to help with any questions, bedrooms are lovely. Its becoming are usual place to stay when we stay in Southend. Breakfasts are lovely and they were very accommodating at finding gluten free food for me, thank you.
