Provider-sourced guest reviews.
Great location, room a good size and comfortable, very good restaurant. Much better than the 3 stars it has.
Car parking spaces tight. Bar quite expensive.
Stock).
Leider war der Lift ausser Betrieb.
Lift wasn’t working and we were on the third floor in an airless shoe box despite the fan.
All of The Above and Barnstaple looks like it’s on its last legs, a barren high st, grubby and Graffitied.
The hotel is right in the middle of Barnstaple, and is the nicest place in the whole town! The bar was lovely and the cocktails very good. Everyone working there was friendly and especially the bar man, Ian. A really lovely hotel!
There wasn't much else in Barnstaple! We were there for an event, and I think we saw most of it in a weekend! The hotel was definitely the highlight!
The hotel is lovely. The staff went "over and above" considering the lift problem. The lounge was so comfortable, so I was happy to use that See next comment
The lift was out of action and, although they managed to get us a 1st floor room the stairs were very narrow and steep. I have mobility issues. I only went up to the room once a day, which was not ideal.

Location, Location, Location.
Breakfast was great
It was a little hot the room during our stay
Super friendly staff, comfortable room, good breakfast.
The hotel is central to everything so no need to travel by car for most needs, the staff were polite and very helpful. They allow dogs for a minimal charge and the room service was amazing. The hotel is very nice and kept in good condition and the rooms are very spacious.
Sadly my biggest complaint was the fact you could hear everyone walking past as the floors are very creeky and with it being an old building it doesn't keep sound out well. This was hard when I believe the manager at night was dealing with the lift being broken and walking the entire time.
2nd time staying. Very friendly staff. Comfortable rooms
Lovely hotel with a lot of history and charm.
Several of us stayed for two nights for a wedding. We were thoroughly impressed with everything. The staff were very accommodating to our many requests and changes! Dinner and breakfasts were excellent. Cannot fault it.
Nothing
Good location comfortable and lovely staff. Loved it!
Nothing- it’s all great.
Love these older but well-maintained hotels. I had a very pleasant short stay at this property. Yes, it's a vintage property. The hallways are a bit narrow. My room, however, was very clean and comfortable. Ample room including a spacious bathroom. I would stay here again.
Everything
Maybe being picky the taps on the sinks in the bathroom should’ve been made longer and the cooked breakfast was not very good 😌

Loved the entrance, hallway, restaurant and bar - very modern and welcoming.
The room was slightly dated aesthetically but was very clean and the bed was very comfortable.
I liked the location as it was central and near the bus station. The room was comfortable and the staff were helpful. Everything was clean.
The room could have been a bit bigger.
I did not have breakfast. Friendly staff
No air con in my room. A very noisy external air con unit on the ground floor that went on and off during a he night
My stay was a overall a very pleasant one I would book again in the near future with my partner having a week relax in Barnstaple, the location is superb again thank you, my experience with such also friendly staffs make me feel home.
Very nice comfortable room. Plenty of hot water. Breakfast was excellent.
Car park is adequate but a bit tight to park in. However for a hotel in a centre of an old town is was to be expected.
Staff was friendly, great location, comfy bed and nice bathroom.
So the food I had as room service was particularly good. I had the Coronation chicken sandwich, and it was excellent. Staff responsiveness and friendliness were also great.
I can't vouch for all the rooms in the hotel, but the one I was in was particularly damp-smelling, and the mattress wasn't very comfortable. Although it wasn't enough for me to complain, it would certainly put me off booking again.
Luxurious feel in downstairs areas, bar etc. Room great- refurbished, clean. Staff very helpful
A bit scruffy around the nearby roads. Car park closest to hotel was tight!
Room was clean and lovely bed was amazing sheets where really soft staff at hotel where great
Staff at bar 62 where not as good the guy on the carvery was quite miserable and the girl that served us was OK
The hotel staff were so nice, even a courtesy call to ask if the stay was good. Shame i didnt catch the receptionist name.
There was random dog that kept barking outside our room.
Great room , very comfy and good room service, nice to come back to everything sorted each day
The noise at six am of the glass bottles being emptied, rubbish bins being moved to location, loud extract fan in the pedestrian walkway at the side of the hotel
Everything, clean room, friendly staff, well stocked bar
Parking can be hit and miss
For reasons unknow We ended up paying £205 through booking.com for a double room. And breakfast was an extra £30 for two. A nice historic pub in the middle of town but expensive
The price
When we arrived the hotel looked beautiful outside and inside very clean, good location to the town. We had a comfort room booked room112 Which cost £278 for 2 nights very expensive. When we got to our room it was very small more like a single room, There was three small drawers and a wardrobe to put your clothes in. The room had a window which looked out to a brick wall, it was very hot in the room even with the fan on. The room was very dark even with the lights on. The bathroom was like a obstacle course trying to get in the bath for a shower. We asked if they had another room but we were told they were fully up. They were not helpful at all. We will not be booking this hotel again
Rooms were clean and comfortable Bar and restaurant area comfortable Good car parking. Location
The hotel was excellent as we had already noted on previous visits. But this time the staff were outstanding even making phone calls to arrange things for us at RHS Rosemoor. But what stood out was the quality of the evening meal we enjoyed. I had the t what’s the name of the prawns I had the tempura prawns with special chilli mayonnaise and kimchi, followed by lamb rump with rainbow chard and the finest potato gratin i’ve ever eaten. All in all it was a superb meal and merits a michelin star in my opinion. Added to this the beautiful environment with the magnificent elizabethan ceiling, it was a magical experience. I’m so sorry i didn’t photograph the meal.
The staff were helpful and the room was clean and comfortable. I would not hesitate to recommend it to family or friends.
Clean and great location
Parking isn’t great
Location was good but hotel car park hard to find.
Room, was extremely noisy, being next to kitchen extractor fans, Breakfast, everything on the plate was cold except for the eggs, which were cooked to order. Staff cleared plates but did not comment on the fact that they were removing the plates with the same amount of food still on them as when they put them down.
Great location and helpful staff really lovely restaurant and food was perfect, always stay here when visiting Barnstaple.
Parking a bit limited but staff made sure my space was saved which was greatly appreciated after a long journey.
Pleasant surprise as to the quality of the Hotel
The fact that we chose room only. The breakfast looked superb
Clean , comfortable, excellent customer service.
I could hear the laundry room from my room
A haven of peace and cleanliness in the centre of Barnstaple. Bright and welcoming reception. Tranquil bar. Very very clean.
Mooie kamer, goed restaurant met normale prijzen, schoon en netjes, goede prijs kwaliteitverhouding, vriendelijk personeel
Very spacious room and bathroom. Over looking the street scene.
That we only stayed for one night
Reasonably priced, good A/C, breakfast and location...but beware room 117. There is no view, besides 2 giant vents, which wake you up rudely just after 6am. And the sink has long been chipped. On checkout, I asked for the manager to call me to discuss... Regrettably, he decided not to bother... Somewhat disappointing from the Brend group with its long tradition in hospitality.
It was nice to stay at a hotel where I did have a minor issue which was very quickly resolved by Olivia on reception. Pleasantly Olivia didn't need to seek advice or assistance, she was properly trained and empowered.
Excellent facilities, very helpful and friendly staff and great location. Really enjoyed my stay and would highly recommend to anyone
Stayed as a group of 8 in four twin rooms. Some rooms did not have air con and it was very hot in those rooms even with the fans supplied. Breakfast was very good. Ate in the restaurant one night, food was decent although one of our group did not get his main which was unfortunate.
I got a “deal” but this was still overpriced for what you got. The location is great and the bedding is good. But the room was ridiculously small, the window didn’t open, the shower was freezing or scolding. Breakfast was the saltiest thing I’ve ever eaten. Had it twice but then ate out for the other 5 mornings.
Staff were excellent , very friendly and willing to help. olvia at main reception was just awesome and very personable :) the chap running the cocktails at bar 62 was also very nice and good to chat with . other than the issues below and datedness of the room , it was immaculate and a good nights sleep. the cocktails in bar 62 were AMAZING
so whilst the room itself was pretty much immaculate cleanliness. there were some issues i did raise with staff that are going to look into ( i think i was in more of a dated room compared with the others there , so could explian things) such as the bath taps are quite stiff to turn ( no problem for me , but elderly residents could struggle) , some potntial exposed wiring by the towel rail in the bathroom. A gap / tear by the pipe between the toilet and the sewage outlet. Finally some heavy staning on the skirting bopard under the desk which could be there for some time .
Immaculately clean, comfortable rooms, with black out blinds and quiet, efficient AIR CONDITIONING (rare for UK) First decent nights sleep I’ve had in over a month. Bliss!
Excellent location in town centre, friendly and helpful staff, comfortable public areas.
Food expensive, Even with a lift (elevator) there were a series of additional staircases to get to room.
My friend and I have stayed at this hotel for the past three years and find it excellent. I don’t hesitate to recommend it to others. Clean, friendly and brilliant situation on the edge of town.
Very central location
Clean, extremely friendly staff and in a good location
As you walk from the car park to the reception area there is a bad smell but I know it was nothing to do with the hotel it was from area the premises
We had a one night stay in a twin room which was very clean and comfortable although do be aware of the bright light that comes from the aircon control panel. Staff were all very friendly and helpful. Their Egyptian bar tender was such a lovely man. He was so helpful and was conversing with all the people in the bar area, everyone was happy and smiling. We ate at the attached 62 the bank and although a little more than we would normally spend, the food was delicious and the portion sizes were good. Again the staff were so lovely and friendly. We had booked for bed and breakfast, the breakfast was served in 62 the bank. Again a good choice of food, very good portion sizes and delicious. The hotel is well placed and we didnt have any concerns with noise. They were more than happy to hold our luggage after we had checked out as we had a while till our return train and after a walk around the town, we came back and had delicious cake and coffee in the bar area before collecting our luggage and heading out to the train station, which we walked over the bridge to within about 10 minutes. An enjoyable stay and somewhere we would be happy to go again.
Nice room and a lovely bar, and restaurant
Really clean and comfortable room, large bathroom and very comfy beds. We had everything we needed for our 1 night stay.
It would of been nice to have an aircon unit rather than just a desk fan.
Comfortable, decent sized twin room. Buffet continental breakfast with cooked via waiter service. Overall ambience is restrained but comfortable. Town centre location. Parking available.
Parking has a limited number of spaces - of the 4 nights that we stayed, one required parking in a Pay & Display. No parking fee 18:00 to 08:00 and it is possible to pay for time the following morning rather than rushing out to feed the meter at 07:59. There are two hotel car parks and these are not signposted from the main streets. Drive up Diamond Street, opposite the painted mural on the A3125. At the end of the street, one car park is opposite, to the left (hotel name on the arch above the gates); for the other, turn right to see the sign for parking. Both are cramped and need careful manoeuvring. Whilst the full cooked breakfast was excellent quality, it was on the large side for our taste. The hotel is on narrow, town roads. Don't expect a view.
An email had thoughtfully warned us of there being a private function on the afternoon and evening of our stay, so we followed their advice and moved to a top floor room. No noise from the function. A friendly and polite welcome to a well kept and lovely hotel. A fan placed in the room before our arrival cooled the room down during a hot spell. Great bathroom. Lovely breakfast with fresh fruit.
Helpful staff.Nive place
Nothing
The staff are super professional and very welcoming
It’s a great location with plenty of parking and you can use it from any time on the day of arrival - I arrived at 11.00. Decent size room, big bathroom, and a comfortable bed. Also, friendly and helpful staff.
It was pretty noisy in the morning - lots of banging doors, and noisy pipes. However, the worst thing was the breakfast - overcooked eggs, weird little fried cylindrical potato things (clearly mass produced and presumably delivered frozen), and tinned mushrooms - all identical little quarters, although at least the bacon and sausage were ok. All in all, the worst English breakfast I’ve eaten in a long time.
I didn’t like the step in the bathroom and the smart- tv although I pressed the damaged power off button. We were disturbed twice when it turned on again. We had to turn off by the main switch on the wall.
Didn’t like the set up of the shower 🚿 but it was great once you had the temperature right!! Very powerful shower 💁♀️
Perfectly located at top of main shopping street in Barnstaple. Mix of Georgian and modern architecture in building. We stayed in the Percival suite which was huge! Felt like we were staying in a French chateau!! Excellent food choice at dinner (amazing Sunday roasts!) and breakfast, plus coffee/tea and lovely cakes available! Staff were really helpful and welcoming from reception to waiters and waitresses. Kimmy and Howard were particularly helpful in the bar area.
Parking location not brilliant, but it was secure and limited by area hotel is in.
Good food and service would recommend . Staff were pleasant and helpful . The hotel is well situated near the town centre .
Staff were super helpful. Atmosphere. Nice bar snacks. Lovely bathroom.
Room was very hot. Thought and effort had gone into an air con unit but we stayed in a very hot period. Would stay again though as lovely room. Bar underneath the room we stayed in. It was loud downstairs and i was concerned, but didnt really disturb us at all. As long as noise goes off at decent time and its managed, it wouldnt put me off as overall hotel so nice.
Thoroughly enjoyed our stay. We were made to feel so welcome and our dogs enjoyed it too! Wouldn’t hesitate to recommend this hotel.
Lovely hotel and staff, great location, breakfast brilliant quality and quantity. Bedroom nice but No air-conditioning in bedroom, no extractor fan in bathroom, windows don't open, impossible to sleep and although yes it was during a hot spell of weather the rest of the hotel was comfortable and pleasant - guess I must have been allocated the free sauna room for 3 nights
Sentralt hotell med gode senger.
Vi var 5 stykker, og hadde 4 rom. Kun ett av rommene hadde aircondition, og det var 34 grader på rommene. Ingen søvn!
Great location, good facilities, very clean, helpful staff
Location and breakfast.
Room was very warm compared to rest of hotel. Room was a bit noisy in the morning, kitchen extractor fan started up about 6am.
We arrived whilst the temperature was very high and upon entering our room were engulfed by the heat. We spoke to the wonderful Jacquie on reception who couldn't move us to a room with air con that day but arranged for the heavy duvet to be replaced with a sheet and moved us to another room with a freestanding air-conditioning unit the following day, unfortunately this unit didn't work, luckily we found this hilarious 😅 When we spoke to the staff they did their best to source another one for us, but of course everyone wanted one and they were unsuccessful. The young lady who spoke to maintenance for us took an ice bucket upstairs for our water and left the fan on whilst we were out to try to cool the room. We had a meal in 62 The Bank there and my husband swears they were the best burger and chips he has ever had. The cocktails were fantastic and the staff in all areas were amazing, special shout out to 'Howard' who made me endless soda and limes and was probably responsible for my good hydration for those few days, such a good host and seemed to know most guests on sight. The staff was made up of people like Jacquie and 'Howard', the guys behind the cocktail bar were great and so was the young lady the previous night who crafted my first cocktail. Excellent service all round and to want to give 5 stars despite the heat and sleepless nights just goes to show how the staff really do make all the difference. We would definitely stay again.
Classic old hotel, tastefully modernised made for a lovely comfortable stay. Also had an excellent meal in The Bank & nightcap cocktails in Bar 62 which are part of the hotel, all adding to the experience.
Lovely hotel, nice and central. Very good breakfast which we had served in our room .Staff all very good . Lots of people seemed to enjoy their evening meal so sorry we did not.
Everything was super except the "free parking" was "full" so I had to park in a pay lot (pay after 8am) so I couldn't have the "included" breakfast.
All OK except parking
The room was clean, the bathroom is nice, the barman was lovely and a highlight of the trip. His cocktails were very nice.
The room is tiny, dark and felt like a closet. The hallways on the way to the room (near the courtyard) were dark and dingy. It wasn't the lovely hotel I was expecting, but ultimately did the job. If returning to the area I'd probably look elsewhere.
The hotel has been on this site for a number of years but the age adds to the charm. All the staff are very friendly and helpful. The food was really lovely and well presented
Very pleasant stay
Professional though out
Central and well kept
Central location and a short walk to the railway station. Very comfortable room with everything I needed. I didn’t have time to dine there but I’d definitely go back as the restaurant and bar were very appealing. Overall the hotel had a lovely ambiance and the receptionist was lovely.
Nothing
A lovely boutique hotel in the center of the town with good car parking and easy access to the rest of the town. nice refurbished bedroom as with the total hotel, great food and great service across the whole hotel,
Atmosphere, great parking, secure, staff very good and professional, food choices very good,
Nothing much to say on that
Lovely hotel, staff very accommodating
Nothing
Nettes Personal. Tolles Ambiente. Geräumiges Zimmer.
Frühstück eher hochpreisig für die Auswahl. Kein Köse, keine Wurst, kein frisches Joghurt. Nur Filterkaffee im Kännchen. Keine Kaffeeauswahl leider. Für den Preis hätte man da mehr erwarten dürfen. Ansonsten absolut empfehlenswerte Unterkunft.
The location was brilliant, with some lovely shops nearby. The room was nice with comfortable beds and a modern bathroom with a great shower. The staff were lovely and very helpful and breakfast was very good. The building is very pretty and clearly has a lot of history.
The car park was a bit difficult to find when coming from the direction of the bus depot. As it is an old building, you can hear a lot of creaking and people showering next door.
Nice comfy bed. Good price. The receptionist was very friendly.
Didnt like having to give my card details when i had already paid.
Lage zentral in der Stadt, Parking gleich dahiter, sehr praktisch. Frühstück sehr gut. Das Restaurant ist toll. Personal sehr freundlich. Wir waren sehr zufrieden.
Alles ok!
The room was very small and cramped. I asked to switch but they said no as it was busy. The window hardly opened so it was very stuffy.
Receptionist on arrival so attentive and welcoming. The waiting staff amazing, they really want you to enjoy your food. Great communicators, food fabulous, and their attitude is so good they just want their clients happy.
Absolutely nothing. A gem of an hotel
We were unexpectedly upgraded to a lovely big room
Our soap dispenser at the basin was empty and was not refilled. We bought soap. After having a very small breakfast (which was deliciously JUST what I asked for) and a glass of orange juice, I was charged extra for an Espresso coffee.... Discretion should be used. I was not taking advantage.
Lovely hotel great location , lovely restaurant bars etc
It was a bit pricey ,breakfast £16 each ! Drinks were expensive
Close to amenities

Goed bed, vriendelijk personeel
Niets
Nice place, stayed for business so car parking, location important, great room and nice people
Nothing, everything exceeded expectations
We travelled to the hotel and arrived a little early. We booked in but our room was not ready so we went out until it was ready. We were given our entry cards which did not work, so back to reception where the reset them. Cards worked this time, so we were very surprised to see someone's belongings spread all over the room. We then had to wait for the manager to tell us she didn't know how this had happened and bottom line was, there were no rooms available and we would have to go to a different hotel across the road. There was nothing wrong with the hotel though it catered for the older generation, lift was broke and bar prices were extortionate. I had researched the hotel before booking and was looking forward to staying there. Very disappointed to say the least.
Lovely and clean
Great central location with really friendly and accommodating front desk staff.
The bed was a bit too soft, which meant we could feel every movement!
barman Breakfast
The weather was so hot we could have done with an air conditioner in the room.
