Location 10/10 right by the colosseum. Plenty of restaurants and bars. Within walking distance to other attractions. Checked in after 2pm and was left instructions to gain access to property. WhatsApp Flaminia and she replied within minutes. Thank you for a lovely stay. Would highly recommend staying here.

L’assenza del servizio di pulizia la domenica e negli altri giorni molto limitato nell’orario del servizio. Nel nostro caso in 4 notti abbiamo avuto solo una pulizia e solo 1 cambio di asciugamani senza più prodotti per l’igiene. Il giorno della partenza per deposito bagagli di 2h abbiamo però pagato ben 20 euro

Tuvimos una muy mala experiencia con nuestra reserva. La dueña, Flaminia, nunca nos envió las instrucciones necesarias para realizar el check-in. Cuando llegamos al alojamiento, intentamos comunicarnos con ella por WhatsApp, llamadas y a través de Booking. Por WhatsApp nos reconoció que había sido un error suyo, pero a través del chat de Booking la respuesta fue diferente y no quería hacerse responsable de la situación. Estuvimos más de 3 horas esperando en la puerta hasta que finalmente respondió, y durante todo ese tiempo no atendió nuestras llamadas. Además, tuvimos que dedicar más de 10 horas a resolver el problema, ya que inicialmente no quería cancelar la reserva y pretendía mantener el dinero a pesar de que el inconveniente se había producido por un error de su parte. Gracias a Booking pudimos cancelar la reserva y recuperar nuestro dinero y conseguimos otro alojamiento. Lo que más nos afectó fue la falta de comunicación y la cantidad de tiempo y estrés que nos generó la situación. No recomendamos este alojamiento y creemos importante que otros viajeros conozcan nuestra experiencia antes de reservar

Great location! Spacious and clean. Grateful for the luggage storage, water refill and lift. Check in/out was seamless. Such a comfortable stay

Only thing is that the shower could do with a water barrier as it can flood the bathroom floor. Used half water pressure to mitigate this

Clean, comfortable, secure and quiet. Good aircon and mini fridge. Great to have a heated towel rack because it dried up the towels so we could reuse them.

The sofa bed for third person could be more comfortable

Great location within walking distance to the Colosseum / Forum and the Cavour metro stop that can connect to the rest of the city. The room was clean and enough space for 3 people. The AC worked well. There was an elevator in the building.

No major complaints. You could see into the shower from the main room because the wall between the shower area and main room was made of glass bricks.

The Guesthouse is in a perfect location to major attractions, all within walking distance, especially the colosseum. Staff were friendly and helpful. Plenty of small grocery stores and souvenir shops nearby. We really enjoyed our stay.

I can’t complain about anything. However, it has a very old style elevator, which was great. But if someone doesn’t close the doors when leaving the elevator, it won’t work for the next person as it won’t move, up or down. This happened once to us and we had to walk down the stairs.

We had a wonderful stay! Our room was very clean and easily accessible by elevator. The hotel is in a perfect central location, close to shops, major attractions, and the metro, making it very convenient for exploring the city. The staff were extremely kind, friendly, and always willing to help—from the reception team to the young man who cleaned our room and served breakfast in the morning. Their hospitality made our stay even more enjoyable. If we visit the city again, we definitely choose to stay here. Highly recommended!

La posizione è strategica. La metro è vicina e anche i locali dove poter fare colazione. La signora che gestisce la guest house è stata molto gentile e anche il personale che ci accolto. Eravamo in 3 persone adulte e la stanza era spaziosa. Soggiorno perfetto.

Forse solo la comunicazione che non è immediata, visto che il personale non è sempre presente. Ma sono comunque molto disponibili e hanno soddisfatto tutte le nostre richieste.

这家店名字起的高大上，其实只是一个类似民宿的地方，说好的有早饭，三天三顿早饭就只吃到了一次，且极其难吃，以为是酒店的那种自助早饭，其实就是给你几个难吃的面包和一杯咖啡，非常不正规，而且周末没人回复消息，也不给送早饭，房间的被子也是脏脏的，应该从来不洗，只是换一个单层的床套，是我整趟意大利出行最差劲的住宿，感觉受到了欺骗，这并不是什么帝国酒店，就是一个极其差劲的民宿

We stayed in the Roman Guest House for 2 night and had 3 days to explore Rome. The Locating of the hotel was perfect, it is about a 10 min walk to the Colosseum with the Forum Romano just down the road at a 5 min walk. The rest of Rome is easily accessible on foot and we only us the Metro to get to the Vatican as we enjoyed exploring Rome on foot. The rooms are excellent modern with good beds, air-conditioned and a good size bathroom. Flaminia and her team are extremely helpful and made our stay in Rome a great experience.

Overall nothing bad to report. The breakfast was delivered do our room and could do with a couple of extra pastries but when asked this was provided. The only addition that could improve the breakfast, would be some yogurt and fresh fruit.

I liked the size of the room, the heated towel racks and the big windows and PIN code access to the room.

The bathroom floor got so wet after each shower no matter how careful we tried to be. It was annoying stepping in puddles of water on the way to the toilet in the middle of the night. The air con was not working when we first got into the room, it did get fixed after we showed the housekeeper. We didn’t get the access instructions for the property til after few hours after check in time, one arrival we got into the main building because someone else left it and luckily the housekeeper was there to check us in and show us the room otherwise we would have been stuck outside in the heat.

La gentillesse et discrétion du personnel. L' emplacement: situé au pied au pied du Colisée. Bonne insonorisation: l'hébergement se trouve sur un axe passant mais nous n'entendons pas ce qui se passe à l'extérieur.

Le petit déjeuner est servi à 9h. Cela fait un peu tard lorsque que l'on souhaite partir tôt pour visiter. Notre chambre se trouvait à côté de la porte d'accès du niveau 2. Nous entendions les va et vient des autres occupants, jusqu'à tard le soir.

Die Lage des Guesthauses ist top 5 Gehminuten zum Colosseum und Firum Romanum. Es war alles sehr modern und großzügig und hell.

La atención de Eni, excelente!, nos dedico tiempo y explicó en detalle las cosas que podiamos hacer y visitar. Es el punto fuerte de este alojamiento. También a la limpieza, ubicación y comodidad de la habitación.

Die Apartments befinden sich im Herzen der Stadt, alle Sehenswürdigkeiten sind sehr einfach und bequem zu Fuß erreichbar. Das Personal an der Rezeption ist sehr freundlich.

Uns hat alles gefallen. An einem Tag wurde das Wasser von 10 bis 16 Uhr abgestellt, aber die Gastgeberin hat sich entschuldigt und uns Cappuccino und Croissants gebracht – das war sehr nett. Insgesamt war alles wunderbar: ein bequemes Bett und ein sehr freundliches, herzliches Personal.

La posizione

Mi aspettavo di meglio viste le recensioni. La camera ha bisogno di parecchi lavori di manutenzione a partire dal letto. Lenzuola per quanto pulite presentavano diverse macchie, cuscino scomodo e coperta che toccava il pavimento. Il phon presente in bagno è in grado in asciugare a mala pena i capelli corti. La cosa peggiore è stata l’assenza di acqua a partire da un’ora prima del check out, segnalata soltanto la sera prima.

Отличный апартамент с просто идеальной локацией! Всё самое важное — в шаговой доступности: достопримечательности, кафе, транспорт. Очень удобно для прогулок. Персонал вежливый, все чисто и уютно. Однозначно вернусь сюда ещё раз!

Nothing loved my stay

Großes Zimmer, ca. 1km vom Bahnhof entfernt. Sehr viele Restaurants direkt in der Nähe. Zum Kolosseum sind es ca. 500m zu Fuß (dadurch natürlich viele Touristen). Das Personal war super freundlich, der Check-In war auch selbstständig absolut problemlos.

Fijne gastvrije aankomst met leuke extra informatie over de stad. Nette ruime kamer die dagelijks opgeruimd wordt. Locatie is perfect, je kan heel veel te voet bereiken en een metrostation op een paar minuten lopen

Die Lage war perfekt um Rom in jeder Hinsicht zu erkunden!

Skvělá poloha

Rezervace byla pro 3 osoby, nachystaný pokoj pouze pro 2. Chyběli ručníky, přistýlka nebyla připravená, nebyla ani peřina. Hned po příjezdu v 15h jsme prosili o nápravu. Odpověděli nám, že už tam teď nikdo nepřijde, takže syn musel spát bez peřiny (byli jsme tam v prosinci :(( )

Location is amazing, beds are incredible after a long day of walking. Shower was very comfortable and clean.

The sleeping couch was a little dated, but everything was fine. Maybe a bit on the pricier side, but worth it for a comfortable stay.

The staff was incredibly friendly and helpful! She also had wonderful suggestions for restaurants too. The room was clean and nice, very contemporary accommodations. The location was fantastic being so close to the colosseum and the other tourist sites!

I wish we could have used the luggage drop off after checkout. The bed was close to the hardest bed I’ve ever slept on and the pillows were pretty flat so that was unfortunate.

La ubicación es excelente, muy céntrico, perfecto para moverse caminando por Roma. Por el precio, la calidad está muy bien: habitación limpia y cómoda. El trato fue correcto, aunque al ser fin de semana no había recepción física, solo atención telefónica, pero aún así todo fue fácil y bien organizado.

No tener recepción el fin de semana o la dificultad del idioma, ya que no se habla español i hay que estar con el traductor todo el tiempo. Però en general bien.

We found the host to be most welcoming and helpful. The directions regarding entry and policy were very clear. The central location was perfect as we were able to walk or take the metro to various destinations and sights within the city. We enjoyed the modern accommodations within the guesthouse and would definitely stay there again upon our next visit to Rome.

Staff is really friendly and helpful!! Very clean and updated room and bathroom in a great area. Only downside was the pillows were flat and hard so I had a hard time falling asleep.

The website has misleading and false information about the property. In the so called LUXURY suite the elevator did not function and is on the 4th floor, it does not have an Air Conditioning System and it claims it does, it only had four fans (a discharged battery one, a construction one, a broken one), bath room is a mess; didn’t drain properly, tub has no enclosure and all water spills, shower head is broken, bath room door knob is completely broken (a family member got stuck inside) a few of the bedroom power outlets dont work. Yes is a SCAM! The host of course is in denial and will not help you.

Arrived at the property for check-in at 2300hr. I notified

Owner has multiple properties, but the photos online are of only 1 property. Photos online did not show the property I reserved, which I feel is dishonest. Property listing states that there is air conditioning, but there is not. Apartment was extremely hot with no air conditioning and only 1 fan. I could not get in touch with the owner when issues arose in trying to find the property, figure out parking, and when we were locked out of the building and keypad code was not working.

We got this rental with the knowledge that it had air conditioning, and elevators. We traveled with my father who has a disability. There was no elevator. The unit was on the 3rd floor. We counted the steps, there were 90 to get to our room. I wish I was exaggerating. There were 2 "air-conditioning " units in the room however one didn't work at all and the other blew warm air. Our room was at 29 the entire time we were there. She encouraged us to open windows but that just allowed the warm outside air in. The bathroom door handle fell off in our hands. The shower head had to be fixed by us several times. The beds are very very uncomfortable. When we messaged her for help with the air conditioner she ignored my messages. I would never recommend anyone stay here. Save your money and rent elsewhere there are a lot of other nice places around. FYI you will be charged 6 euros per night per person. Don't waste your time and money here. 90 stairs with luggage is completely unsatisfactory. She should have made us aware of this!

This was a great property! The only issues were that check in was a bit confusing, and the elevator was out of order, and we had to carry our luggage up and down a great many stairs

The kindness of the team and the owner Flaminia was terrific.
