A lift would be great , but I think it would be difficult to get one in a listed building

Location was great and building had period charm. Room was functional. Nice warm shower.

Sink leaked in bathroom, no milk or white sugar for tea in room, asked but staff brought more brown sugar. Bedside lamp did not work and limited plug sockets. No mattress protector on bed and could feel mattress springs. Cleanliness was just above acceptable. Staff need UK level of hospitality training. Advised issues with room on checkout politely and just responded ok thank you. No apology.

Breakfast was not included with the room.

Staff were great. Room was a bit run down.

Amazing Diner Style back room and the food was fabulous. Great chef and very accommodating.

Very grotty rooms, small and not recently decorated. We were moved into a disabled ground floor room because the original room was so bad. It was better, decent sized bathroom, but no external windows.

De vriendelijkheid van het personeel en bereidwilligheid om van dienst te willen zijn om de problemen op te lossen. Daar lag het niet aan. Ze deden werkelijk hun best en waren alleraardigst.

Het is wat de website al zegt "The Burnett Arms Hotel built around 1830". Maar dat betekend ook dat er door de jaren heen gebouwd en bijgebouwd is, maar ook achterstanden zijn ontstaan. We hadden twee kamers. Ik had de 'pech kamer' Aan de straat, bushalte en terras voor de deur, problemen met afvoer en aan het einde van de warm water leiding... Onder het bed was de pub, met de boxen tegen het plafond. Dat van de doorgaande straat en terras had ik zelf kunnen voorzien door de locatie te bekijken vooraf.

Alle unsere Kommunikationsversuche über booking.com blieben unbeantwortet, das persönliche Erscheinen am selben Abend war erfolglos, da bereits anderes Personal im Dienst war und die Jacke trotz mehrerer Bemühungen nicht mehr auffindbar war. Man versicherte uns, dass die Jacke irgendwo sei und man uns diese selbstverständlich übersenden würde. 3 Tage später erhielten wir nach einer Urgenz per Email die Antwort, die Jacke läge nun zur Abholung an der Rezeption bereit. Mehrmalige Bitten, uns die Jacke zu übersenden - gerne auch auf unsere Kosten - blieben unbeantwortet. Nach einer negativen aber dennoch respektvollen Rezension wurde mit uns kurz per Mail Kontakt aufgenommen mit dem Vorschlag, die Jacke nun doch per Post auf unsere Kosten an uns zu versenden. Danach leider wieder Funkstille, keine Jacke, keine Antworten auf meine Nachfrage. Sehr enttäuschend für ein Hotel. FAZIT: SEIEN SIE ACHTSAM UND VERGESSEN SIE IN DIESEM HOTEL NIEMALS IHRE SACHEN!

Easy to find and good location in the town

WiFi was ok when in the restaurant and bar but non-existent when in the bedrooms.

The bar area was lively and the staff were happy and pleasant to talk to. The man on the desk was helpful with the parking as we had a rally car on a trailer as well.

The room at the top of the hotel was a bit of a nightmare. We fixed the shower with a metal coat hanger as the mechanism was in a state. There was a fresh air hole through the sash window. The room itself wasn't all that clean.

The Bar was very welcoming, food was very good and breakfast was excellent

Noise from the bar later on Saturday and the revellers in the street outside. I really don't know if this is regular or not. The late night fire alarm was, unfortunate.

Comfortable bed and clean room and bathroom. Helpful staff. Nice breakfast. Good atmosphere in the bar in the evening with a singer.

Wallpaper peeling off the bedroom ceiling and on a wall going up the stairs to the room. Bathroom was clean but the bin was rusty and pitted and the grouting around the shower end of the bath was brown. The bath panel could do with replacing.

WIFI was non existent , as a bussiness traveler i could not get any work done in the evening , neither phone or laptop had connection. I spoke with staff who assured it was a new system. However no improvement

Dinner on night 1 was very good, waitress excellent. Staff were reasonable.

Bathroom was disappointing. Radiator was boiling continuously with no control possible due to broken control. Toilet seat was only connected by one connection, the other was insecure. The sliding door into the bathroom was heavy and difficult to slide open and shut. Shower and sink operation was good.

Everything. The property definitely needs some TLC and money spent to upgrade it.

Breakfast was excellent, it’s the hotel that requires updating as this would have made all the difference to my opinion.

Radiator was not connected to the gas in the bathroom, toilet roll in squares went out of the arc years ago, blinds in the bedroom wouldn’t stay up because of the window being opened , curtains not hung properly.

Location was ideal for us. Gentleman who checked us in was both friendly and helpful.

Items in our room that didn't work! 😞 Had to move the kettle to a different plug as it wouldn't plug in the socket beside it. The hairdryer didn't have a proper plug on it. The window couldn't be opened to let some air in and the fan that was in the room wasn't working 😞 We never saw anyone to air our problems to. 🥺

The staff, especially the maintenance guys, seemed genuinely interested in fixing the problems presented. The location worked for what we were doing. The front desk guy was nice and was clearly working very hard there as the receptionist, maintenance coordinator, bartender and waiter in one.

Not having hot water at a hotel is an immediate downside to a stay. They were able to remedy it within a day and since we stayed 3 nights, that was very good or we would've been really unhappy. This hotel seems to been the midst of renovation but it's clearly not done yet and I was hoping for more small town charm and service. If the hotel is older, it has the opportunity to make up for its maintenance issues with charm but this was lacking here. I was hoping for more of a rooms above the pub vibe where the receptionist would greet us warmly and take us to our rooms telling us about the area, etc but we got a basic check in, here's your key, and then it was quite the maze to find the rooms.

Booked pet friendly room, only to find out they wanted to charge £30 for my wee dog for one night. Couldn't get bar snacks as kitchen was closed at 3pm. Big stain marks down wall where roof had been leaking at some point. View across flat roof, ventilation system etc was awful.

Personalen var trevlig men mycket förvirrade. De tog kortnummer trots att betalningen redan var klar via Booking. När vi skulle checka in var rummet inte städat och efter många kontroller (av oss) kunde vi slutligen komma in i rummet. Gardiner hänger på trekvart och taklampor hade ett tjugotal döda flugor. När vi försökte att flytta på en fåtölj ramlade benet av… vi bokade rum med frukost, men den ingick inte. Jag blev debiterad ytterligare 2 gånger trots att det var förbetalt.

It was very central to other things and the rooms were a decent size

The rooms were generally tired and a little grubby looking and hadn't been cleaned properly as there was stuff in the drawers from previous and sticky cup marks on the side. There was no mention of live music being on until late when booking and we were in a room right above the pub/lounge with children as young as 3

The hotel is dated and the rooms really need to be sorted out. Until they are updated the price of accommodation should be reflected in this, nice people but probably wouldn't go back or recommend it to anyone.

Hotel was not clean. Windows and mirrors were dirty. Water pressure was really low

It was on the Main Street. The bathroom was spacious.

The wardrobe was damaged, a bit feel off when we opened it. One of the curtains behind the bed was off its track, one tie back was damaged. We asked about breakfast however when we went down the place was deserted we could not find any staff so just left.

Staff were helpful and found a place for us to store our bicycles overnight (in an out of use function room).

Needs a lot of investment to bring it back to spec. Decor was tired, electrics were sketchy. It's a refurbishment that's very much a 'work in progress'.

The hotel was centrally located and easy to find in Banchory as it is just off the main Braemar-Aberdeen road. The bedroom had a comfortable bed and bottled water was appreciated. The catering was of a high standard and I enjoyed my dinner/breakfast there.

The decor in the bedroom corridors could be updated.

Toilet seat was broken and slid around. The curtains were hanging off the frame. The bed was creaky. The room was hot. The room wifi didn’t work.

There wasn’t much to like about the property.

The room I was staying in was not what I expected when staying in a hotel.

Dirty pint glass in the room when i entered. Shower in bathroom is very poor. Water pressure poor. Btw I stayed in room 16, not 11 as I swapped with my parents to give them the larger room. Breakfast would be nicer in the front half of the dining room or in the lobby. Wines in the bar were very bad.

Hotel was easy to find. Kate - the one staff who spoke to us or made us feel welcome was great and really did her best. The room was a really small double - comfortable enough but cramped.

There was no one in reception and no 'Welcome' just I'll show you to your room. There was no option for a 'continental' breakfast and I had to negotiate a price for Fruit Juice and Cereal (there were only 2 x mini packets of Ricicles on the first day, Granola appeared after day 3, but it was brought from the kitchen - in a small portion. The shower did not get hot/warm, the toilet flush was very poor. The parking system was not explained & there were no instructions in the room - about anything. TV reception was intermittent and often 'froze' for a few minutes during a programme.

We were there to start Aberdeen kiltwalk. Bedroom was decent size with tea making facilities. Had dinner on Sunday evening and it was very tasty, 2 mains for £20. The person that checked us in didn't know where our room was.

Shower was freezing, hot water dribbled through after at least 10 mins, not good after completing an 18 mile kiltwalk. It was conveniently located.

Lovely room, kind staff, food service a little slow but lots of folks in early on a Sunday morning. They accommodated us all by starting serving breakfasts earlier than usual that morning. Thank you staff so much.

Staff were very pleasant and extremely helpful. The food was very good as was the service.

There is no lift in the building so makes access difficult for those less able. The interior is dated and a bit tatty in places but it is certainly clean. Our room was small but had everything we needed and the bed was comfortable.

It was convenient and the price of an en suite room was reasonable.

The tv in one of our rooms didn’t have sufficient WiFi connectivity and therefore didn’t work at all. The top floor room was quite shabby and the bathroom was rather old and grubby. I was definitely not going to be sitting in the bath. Compared to the other room on the first floor it was badly in need of the same renovation. It was a summer evening with decent (no jacket needed) daytime but the room was very cold at night. Luckily I had more towels than I needed so I spread some over the duvet as blanket. My friend found a blanket in her room.

Unfortunately got locked out of the hotel twice - once was first thing the morning after our first night. We went to get breakfast and came back to find the doors locked. We rang the bell but no answer, and had to resort to banging on a window. When the staff member answered she didn’t apologise, just laughed. The second lock out was at 1am after a wedding we attended (we should have checked timings with staff, but there was no one at reception when we left in the afternoon). We had taken a photo of their ‘emergency’ numbers on the wall. Tried calling both and they went to voicemail. Eventually we went round the back of the hotel and found another entrance that was luckily (or dangerously?) open, otherwise we would have likely been on the street all night!

•There was no plug for the bath on arrival and despite asking two different members of staff it took 24 hours to provide one. •My wife left the hotel at 21:45 on Sunday evening to take our dog for a walk. When she returned at 22 hrs she found the outside door locked and the hotel in darkness. We had not been told this would happen and were not provided with the access number code. My wife was locked out, in semi darkness, in an unfamiliar town, with rowdy youths nearby, with no way of gaining entry to the hotel until another guest happened to want to get in and had been given the code. •As we had a room facing the high street and there were a number of late night takeaways close by the noise of youths shouting, car doors slamming and wheel spins kept us awake untill 1:30am. •I have never seen such a dirty toilet pan as the one on the half landing. It was black. •On our last morning we had ordered breakfast for 8am and had prepaid. However by 8:30 no member of staff was present, despite us calling out and looking in every location, and the ground floor reception area, bar and dinning room were in darkness. Window blinds were still down from the previous evening. We tried calling the two emergency numbers, the first was unobtainable, the second repeatedly went to voicemail. In the kitchen my wife discovered a pile of dirty bed linen, but again no staff. We had to leave for an appointment so we left a note asking for a refund and departed. At 3 pm we received a phone call from the hotel to check the card number they had was correct and payment was received 24 hours later. The caller said the problem was due to "staff sickness". When my wife told the caller about the previous evening, about being locked out, he did not seem overly concerned but did try to apologise. He said he would check with the staff to find out how this had occurred. Both my wife and myself are close to 70 years of age.

Didn't Sleep at all room was at the front and ontop of the main entrance heard all the noise from outside voices traffic etc went on till early morning, then occupiers of the room next to mines with no sound proofing heard them talking on and off from late evening even heard his phone ringing around 7am and more talking, l wasted £76 for a bed to be kept awake and to feel horrendous all through Sunday

There was no hot water and no intention of fixing the cause. We were promised a refund but that did not happen as we stayed for the time we had booked. We had no choice but to stay as we were attending a funeral and could not start finding another hotel to stay in.

Could have more lighting in room, there was no main light in room and no lights or heating in bathroom, mirror all streaky, waited ages on girl bringing a kettle to get a cup of tea but I think she was run off her feet

Great locaton as the bust stop is at the hotel (we came out by bus from the railway station in Aberdeen. Indian restaurant across the road (owned by the hotel) is very good. Bar food in the hotel is good also.

Under refurbishment and I presume cash flow is an issue. As a general point (applicable to many hotels) I do thin management at a quite time should allow a staff member to stay overnight and note down what does and does not work. There were a few niggles in the room (for example one half of the curtain had no runners on the curtain rail) that could and should be easily repaired at low cost.

AVOID this place !!! If possible, I would rate this place a -10!! This hotel was the most disguisting and dirtiest place I have ever been in my life! 1.) In the toilet there was still the poo and pee of the guest before. 2.) The bed sheets and towels were used, dirty and smelled very bad. Dozens of hairs on the bed. 3.) The room smelled as if there was a dead corpse. 4.) Used pampers in the trash bin. We complained about the room, but the staff (which we had to look for) was rather bored and told us that there was no other alternative room available ?! 5.) A month after our stay, I received a traffic violation notice for a parking violation (parked my car on the parking lot of the hotel), although I registered my car at check-in. 6. ) If this is still not enough, the wifi was also very bad.1

No hot water in our shower, was suggested we turned the cold tap on at the wash basin before showering and that should solve our problem! It didn’t and at the price we paid I’d expect not to be in a room they knew had this problem! Serious lack of staff, service slow and disorganised, food was below average, breakfast was disorganised and what I wanted wasn’t available even though it was in the menu! No one available when we checked out, had to leave a note for someone to call me regarding my complaints above, still waiting that call!! Shocking hotel AVOID!!!

Room was dated and definitely not clean. Wallpaper hanging off the ceiling, old bed sheets, just gross! Absolutely terrible service from the staff. A fire alarm went off at 6am during our stay, not a single staff member in sight for a good 30 minutes, then some random guy turning up saying he didn’t even work there yet proceeded to turn off the alarm. Key cards took around 45 minutes to sort out to get back into our room. Staff were so rude and absolutely useless. DO NOT STAY HERE!!!!

Staff were friendly, room was bigger than anticipated. Everything is dated, and felt like we'd stepped back into the 1970s. But the hotel had it's own charm.

There was only one spare blanket and the duvet was tiny.

Good location. Very comfortable with excellent staff and food.

Full Scottish breakfast didn’t have tatie scones and was served with baked beans. This is an English breakfast.

We had a king size room, which was perfect. It’s basic but had everything we needed and was clean. Great value for money and great location. Free parking as well.
