Provider-sourced guest reviews.
Good full English breakfast, staff very helpful. Seafront location excellent . Very comfortable bed
The absence of full restaurant service
Location good. Breakfast food and selection good, but had to request staff on more than one occasion to replenish items like ( coffee, milk, fruit juice, and various foods). Staff very accommodating when asked.
Room not serviced during 3 night stay. Had to request clean towels, also waste bins in bathroom and room not emptied for duration.
Nice building, good sized room, bed v comfy
Decor a bit tired, some scuff marks and cleaning a bit lax in some areas (e.g. around soap dispenser)
Location and parking
Shower mixer tap was faulty / only dispensed very hot water. This resulted in so much steam it set off the fire alarm, had to give up having a shower and had a bath instead. No hotel restaurant and hotel bar shuts a t 17:00.
Helpful staff. Good location. Parking. Copious amounts of hot water. Sea view. Plenty of information about the area.
Breakfast could be improved.
Yes it was fine.
Bar closes at 5PM Absolutely stupid!!!
Really lovely hotel next to the beach. Staff were really helpful and friendly. My room was lovely and clean with an excellent bathroom. Bed was so comfortable!!! Really enjoyed my stay here. Also not far from the town centre.
We loved the room and friendly receptionist and it was spotlessly clean!
I felt the £20 charge for one night for my 2 dogs was a bit steep
The room had good refurbished decor and furniture.
The room over heated
The location and the view are great.
The hotel is locked at 5pm and the staff leave which is odd. There is no lunchtime or evening drinks or meals. It's not really run like a conventional hotel. It didn't feel safe there as a lone female traveller. I wouldn't stay there again.
The room was very comfortable and clean.
The breakfast was very expensive and not very good. The food had clearly been under the warming lamps for a while and was quite dry.
Traditional hotel room. Lovely linen. Comfortable bed. Good location. Staff friendly and helpful
breakfast extra 17 per person. Good breakfast as you could pick your own from variety of items , not sure if there is a gluten free option. Inside and outside seating. 10 minutes walk from the center of town.
Room was a little dated There was no information as to where the room was within the building. (Having a layout of the hotel might be useful)
Seafront
Property needs a bit of investment, room that we stayed, mirror light in the bathroom and the extractor fan didn’t work, the place really needs a good refurbishment overall.
Location
Not enough staff . No one present after 5pm and bar closed at 5pm . Too early to close bar on a Friday / Sat evening. Lobby baby change toilet bin not emptied and overflowing with paper hand towels. Ladies toilet , hand towel dispenser not working.
We love the location and have been there before 4 years ago
It has gone down hill since our last visit after breaking away from Best Western and closing for 6 months. They dont hold any events anymore and are putting the cafe out to francise. They are only going to open for the summer months in the future according to the staff. The reception was only open 10am to 5pm so if you needed anyone after that you had to phone a mobile number. There was no bar or cafe facilities after 5pm
Car parking off road.
No cooked breakfast. No bar. No evening reception. Sad to see the terrace with a great view of the sea not in use. Unable to see my face in the bathroom mirror (too low on the wall). Rooms smelt like an unloved care home :(
Fantastic location a nice walk from the centre. Staff very helpful especially when I had made a error with my booking Best of all it's dog friendly
That this Hotel holds personal memories. A place that we have used many times over the years.
That is now classed as a B&B. And we could not have the Sea View room that we booked weeks ago as it had a plumbing issue we were told! So we ended up in a dark gloomy room. With partial refund. It ruined the weekend. A return is very unlikely.
Location the closest to sea the bed
The Hotel was on the Seafront and the view from the front was excellent. The Staff were friendly and helpful but no over night cover (except by call out), however this was not an issue during my stay. Room was a far size and comfortable and clean.
Nothing it was perfect for my needs.
The location was great bed was comfy
No bar or food after 5pm until 7.30 in morning room to small
Having a bar service after 5 pm
Location
No clean facilities for very young children, provided with stained mattress and completely oblivious when we complained
Lovely location overlooking Solent. Enjoyed outside areas, comfortable seats and new umbrellas.
There was no provision for any food/ drinks in evening
De ligging
Zeer hete en gedateerde kamers, het raam ging maar 10cm open. Er was geen sfeer. Een ongezellig ontbijt, opscheppen uit bakken, koffie uit de kan. De badkamer met heel luidruchtige verluchting.

Tea / coffee/milk in room not replenished
Very friendly and helpful staff. Perfect location and very comfortable, clean room
I think breakfast was a bit expensive, we decided to eat out
The decking on the front. The interior decoration was nice. The staff were friendly.
Bathroom was dated and smelly. No system for room cleaning while you're out and about. Mini fridge in the room would be nice View in the room was non existent. Ground floor, hot so had to keep the window closed all night. Bed was a bit hard.
Not cooked fresh on first day - kept hot but ingredients not refreshed so scrambled egg had a hard topping and mushrooms were crispy. No choice of other eggs ie poached or fried. Ceral limited in choice and no pastries!
Hot breakfast cooked to order with more choice - see above Given the heatwave an additional room fan would have been welcomed!
The location is right on the sea front with a wonderful view across The Solent. It was very hot and the sea breezes were very welcome. The public rooms are large and airy. The room was large with a King bed, a good bathroom and large shower. Staff very helpful. Breakfast was £17.50 and served in the dining room overlooking the sea, but we didn’t try it.
We had a ceiling fan in the room but it was only on a slow speed, so the room was a little stuffy. It was exceptionally hot though.
The location by the sea is superb
Very limited public facilities closed a lot of the time
Nothing
Nothing view except a badly painted decrepid wall with astro turf.
It ‘s location
The property seems to be running on auto pilot, we stayed there last year and enjoyed. This year there seems to be no personal connection with guests and staff, house keeping on request, self entry with key boxes out side the rooms. Very limited bar service, breakfast not up to standard for #18.95 per person. Appears there may have been a change of ownership or Management!
It was dog friendly. Big and airy. Clean. Free parking
No staff after 5pm. No bar yet. No where to eat apart from breakfast. Bed was hard.
Location was great. Bed was really comfy
The TV didn't work, it turned on but had no channels.
Veranda
No ability to just have a capucino in the morning. A fridge in the room would be useful so we could buy some wine and keep it cold so we could sit out on the fantastic veranda. Room was very hot, though fan available was good. Such a shame it had been reduced to a B&B with no bar.
The location was lovely with great views over the Solent and super for viewing the sunset from the terrace (if you could get on it)
We stayed when exceptionally hot in June and the room especially the bathroom (despite only using cold water due to the heat). There was no separate fan (usually founded in wardrobes) only a ceiling fan which worked but not effective. There was no bar as expected which wasn't an issue but the staff locked the doors onto the terraces when they left at 5!!
luckily it was warm weather so the 20 min walk into the town to get food was ok
No facilities, No restaurant, pay full amount upfront with no refund. The hotel has been recently taken over and they it appears that they are riding on the back of the last owners and good reviews when there was a restaurant . No way is it worth the money . No staff on site after 5pm The hotel is a poor b and b at best . Breakfast was cooked but self serve tea etc and not great.
Location of the hotel.
The room was stuffy.
The location
The hotel is lovely, but no vibe, with no restaurant or bar, They could make more effort, in serving food or snacks and a small bar for guests. We didn't take the car, so it was a long walk to restaurants, were told we could get meals delivered, and they would find cutlery and glasses, for us to sit outside on the decking. We didn't bother. Our room was very nice, but downstairs, no view and a tiny patch of sky to be seen only. They should give a description of the rooms downstairs. They could do a lot better I booked because I had been told, how fabulous it was, but I think they've changed it fairly recently I hope they re think and make decent changes.
Where to start. Nice location, convenient parking, comfy bed...thats it! Disinterested staff, no restaurant bar or facilities, info online very misleading. No TV remote so asked at reception at 3.10pm, They would provide one shortly - that never happened. The previous guests rubbish was still in the bins and the room was like a sauna when we arrived. We were told all staff leave at 5pm so we could sit on the terrace but doors would be locked at 5pm. No food available but they could provide us with plates and cutlery but we had to order takeaway. We were sitting on the terrace and at 4.55pm deciding what to order and they locked us out! Got back in after walking around and they had all gone, no plates no assistance no customer service. Great location but stay somewhere else where staff actually help!
Everything except parking, don't stay here
Fab location, clean and well equipped rooms - super friendly helpful and efficient staff
Nothing
Restaurant geschlossen.
I liked the location, the bed was amazing and the choice of bath or shower. The Internet access was excellent and supported vpn to the company server without a hitch.
I didn't see anywhere to buy Softdrinks or small snacks if one arrives later in the evening.
Beautiful location with sunsets over the Solent
I have stayed here many times over the past 5 years on business. Business has recently been taken over and given a lick of paint but cost-cutting is evident everywhere - limited reception hours, self check-in using emailed PIN number, no evening food, no bar, economy breakfast. Sadly, I will no longer be able to recommend it to colleagues or customers.
Breakfast was very good. I liked eating outside . The design of the hotel is very good with a veranda where we could also watch the sunset and yatchs on the sea just in front of the house. The staff gave us a downstairs room which I had requested, and were always very helpful. Although there was no one at the reception desk after 5.00pm there was always some one on call in the hotel. I felt the staff were working together well as a team as they interchanged roles with ease. Well done New Holmwood! I hope we will come again.
The breakfast was plentiful but the same every day. A few different items like eggs not always scrambled and a variety of fruit or pastries. This would be some thing to consider chef.
Great sea view but a long walk from the town
No bar. No coffee facilities outside of your room No water point. Website completely fradulent, showing facilities that didnt exist. Rooms not cleaned daily
We had a stunning view and a lovely room
This is our first visit since reopening. The breakfast used to be excellent and served to order with a lovely menu. We were very disappointed by an inedible buffet. Rock hard bacon , tasteless sloppy scrambled egg and cheap horrible sausages. Also no offer of freshly cooked eggs. Breakfast here used to be the highlight of our stay. Also the lack of staff at reception makes the hotel feel soulless. No bar either
Convenient,clean and a good price.
No bar or restaurant.
The beds were comfortable and the bathroom was fine. Good tea & coffee making facilities in our room.
We turned up 1 hour earlier than the checkin time and appreciate they were busy so we had to wait. We asked if we could buy a cup of tea but they said that wasn't possible. I felt that was disappointing.
The room the staff everything was spotlessly clean and the location
Didn't have a bar
Front of house staff so friendly, but breakfast staff not so, no tongs to pick up food, no egg options offered, eggs arrived after we finished breakfast, would be nice to have bread rolls and croissant options. Room very comfortable and clean, but could hear the people above walking around.
Improve breakfast options, be asked upon arriving for breakfast what eggs you would like and then help ourselves to the rest of the food available. Back ground music for breakfast would be nice to lighten the mood.
Position & breakfast was ok
Very basic. No toiletries. The towels were yellow & stained. The pillows were old & uncomfortable
Only good thing about this hotel is the location.
Everything, hotel is tired and dated, as in decoration, carpets, the tiles in bathroom look like they were fitted in the 70s, no hot water, I repeat NO HOT WATER, I was told at 07:30 on a Sunday morning that it was being fixed!! It never was, I also reckon they knew the night before but didnt say anything on check in, as we were late checking in, but someone was still there to meet and placate us.
location and view were very good also to had good parking facility.
Beds weren’t very comfortable and pillows were poor, towel was stained and room wasn’t serviced between 1st and 2nd night, breakfast was very average. One of the two rooms we had also had a flickering light in the bath room and the shower wouldn’t run cold just boiling hot.
Location & size of room. Excellent bathroom.
Not told you had to request the room to be serviced. No bar or evening food available.
Great location - even though didn't have sea view could still hear the sea
The bar was shut - previously parents had visited the bar for a drink and sea view
The Location is perfect
On arrival, we were told the boiler had broken. so there was no hot water, no food and no bar.. Having driven all day to arrive this is not what you expect to hear. They had our phone number, as they had previously called 3 times to confirm we were attending, could they not call us to explain the issues.
Clean and well decorated
A recent change of ownership has changed from a superb hotel to an impersonal bed and breakfast with no other meals and no bar. Doors close st 5pm and entry is by entering numbers A strong complaint at Booking.com for not detailing the present situation and change.
NA
Mike was wonderful and a true asset to this hotel thank you for the wonderful service. We will definitely be retuning this is our favorite hotel in Cowes
NA
Location good
No bar facility
Nothing
There were no staff on duty, no cctv, no bar or restaurant. We didn’t bother staying at the hotel because it had such a horrible feel to it. We checked in to the Union Inn in Cowes instead which was the complete opposite.
The Manager, Mike, was amazing and Chris the reception was very helpful. The hotel has an amazing location and the sea view room (no 11) truly delivered. We had a problem, which was attended to immediately. Great plans coming so worth a stay
Unfortunately, the hot water was not working, but we met an amicable resolution very quickly, other than that, no issues
Udsigten
Hotel very close to sea and nice walks and clean room
Nice friendly staff, good parking facilities . Good location on the sea front with lovely views. The room was a good size with a large double bed .
The shower hose in our room was not very good hardly any water flow from it so couldn’t use it . The hotel has no alcohol license at present which we weren’t aware of.
Nice breakfast. Not a huge selection but what was available was nice. Lovely location on the sea front.
It would have been nice if there was a bar at the hotel. Also, no staff appeared to be at the hotel in the evening when I arrived, just in the morning for breakfast,
Position
Staff attitude
I found the bed to be comfortable however my family found the beds to be very soft. We had one night left and decided to move to another hotel for a good nights sleep. Hotel has had a paint job in the hallway but also had a very high pitched ringing noise in reception.
The shower didn't work at all. It trickled out and was filthy. The noise from the heating system was incredibly loud. The rooms were not as advertised and were very tired. The window looked into next doors window so you couldn't have the curtain open. You couldn't have the light on in the bathroom due to the extraction being too loud. No bar or coffee facilities outside of our room. The reception staff were very unfriendly. Another person was complaining and they refused to apologise. A long walk to town and we ended up driving everyday. My mothers room had a window that was stuck so it couldn't be opened. Heated towel rail in room didn't heat up.
Room was clean and bed was comfortable
No restaurant, bar not open, general feeling of the property being run down. Not the hotel that the description led us to believe and definitely not the hotel where we stayed and celebrated our daughter’s wedding. Other guests moaning about standard.
Friendly and comfortable.
Cold toast, and the fact that they failed to tell us it had been taken over and no longer had a bar or provided evening meals.
The room was clean and comfortable. The staff were all exceptional. Friendly and welcoming.noyjing
Nothing. It was all good.
The location is excellent.
It is very clean
Location v good. Food average
Sugary cereals and white bread.
Location....right on sea front.
The ridiculous entry code on arrival and the key being in a coded key box. Some one was on reception any way so why not have a normal check in procedure. We were in what appeared to be a disabled persons room....judging by the kit in the place....which we didnt need or ask for. The room was very dark with one very small window. The breakfast was poor.... we stayed in 4 hotels on island....this was the poorest (and not the cheapest).
Great hotel, spotlessly clean. Very quiet and peaceful. great staff
Did not have breakfast. Wonderful location. Room spacious, well appointed and very clean.
Would have been nice to have bar and restaurant facilities.
This property is located overlooking the beach when you step outside. You can also enjoy the amazing views from the breakfast lounge. Staff were really helpful and responsive. Rooms were very comfortable and clean. It’s also very close to the bus stop in case you’re planning to use public transport to get around.
View Queen size bed
Breakfast not hot enough Milk sachets inadequate Not enough choice for cold buffet ie fruit and no croissants
Nothing , very bad food was over cooked beds weren't made wasn't a load drinks as they told us it was being refurbed which was a lie wouldn't go there again
That we couldn't get a drink on arrival as no bar facility's it was a bad time we went last year it was great freshly cooked breakfast and we'll managed this time dreadful won't b goin back that's for sure
Nothing
I wasnt told that they did not have an alcohol license and there was no food only breakfast. This should have been told to me when I was booking it. I am really mad and it spoiled my trip to the isle of wight. I expect compensation as I had to travel to get a restaurant and an alcoholic drink. Looking forward to what you say ?????
Lovely rooms
Nice big room. Very warm had everything we needed.
A good location, 15 - 20 mins walk to the town and Red Jet Terminal. The Hotel has stunning views across the Solent and it's very quiet, clean and the staff were very welcoming, pleasent. The breakfast was fantastic, With so much variety from a cooked Full English to Scrambled eggs on toast and other hot meals. There was plenty of cereal, toast and fruit.
None.
Clean and good value . Staff very friendly comfortable stay. Good position for sea (not so good for amenities)
We were here out of season and the hotel didn’t seem to be expecting guests . So bar and restaurant were shut. Check this is temporary if you intend booking and like a hotel where can can stay for a drink or food as there’s nothing close by and approx 20min walk to nearest eateries.
Room was clean.
The set-up was sinister. Bar and restaurant were advertised on website. Neither were available, which felt fraudulent. Doors were locked at eight o’clock pm, requiring guests to call a telephone number for access.
Friendly, helpful staff always polite and met all requests. Atmosphere of hotel was quiet and calm which led to great relaxation..
Fantastic breakfast and the staff were very friendly
The room was too hot
The location.
The food… Very basic. No soya milk. No sourdough bread. Very dated menu. Dated drab decor. No lift..No atmosphere colour or cheer.

Staff were polite, and hotel was in an ideal position for our stay.
The hotel had a musty odour in the corridors, carpets had seen better days.
Convenient location. Didn’t eat there. Room ok but quite expensive as facilities need modernisation.
More comfortable and more easily accessed room would have been preferred. No lift.
Good breakfast. Excellent location on the waterfront. Quiet bedrooms.
Parking was tight - no spaces in the car park one day so had to find a space along the road, where it said that overnight parking was forbidden.
A wonderful location, on the seafront with a beautiful esplanade about 10 minutes to the town, full of sailing history and facilities.
The decor seemed a little dated and could do with some refreshing - it could be a stunning hotel..
Location
Nothing
Very clean and friendly. Excellent evening meal and breakfast.
Great place to stay with terrace and great view. Breakfast made to order 👌 Menu & dinner spot on. Thank you

What guests love
Areas to consider
Cleanliness
9.8/10Multiple reviewers described rooms as 'spacious and clean' and 'big and airy' — overall very good housekeeping and room cleanliness.
Service
8/10Staff described as friendly when present, but service is limited (no staff after 5pm, housekeeping on request, self-entry key boxes) leading to inconsistent guest contact.
Location
10/10Repeatedly praised: great location, lovely views over the Solent, convenient for town (20 min walk) and sunsets — a standout positive.
Room Quality
8.7/10Rooms are generally comfortable and airy with good beds in some cases, but issues noted (stuffy/hot rooms, ineffective ceiling fan, one TV with no channels, variable views for downstairs rooms).
Amenities
7.5/10Limited amenities: no bar or restaurant, no in-room fridge, no separate fans in wardrobes; positives include veranda, free parking and dog-friendly policy.
Value for Money
7.2/10Several guests felt the property is below standard for the price and not worth the money now that restaurant/bar facilities are absent; some feel value remains due to location.
Food and Beverage
8/10Breakfast is offered but described as self-serve/not up to standard by some; no restaurant or bar service for evening food — food offering is functional but limited.
Overall Experience
8/10Mixed but generally positive due to location and cleanliness; lower marks stem from reduced services and lacking facilities — many guests 'made the best' of a pleasant location.
