Provider-sourced guest reviews.
I like the price to stay there. The staff were really nice and friendly. Everywhere seemed nice and well kept and maintained. Definitely good value for money. 10 mins Walking distance to the range of cafe and restaurants along the clifftops with amazing views also the theatre.
Only a couple things really. Parking is limited around surrounding streets. I found the pillows were fairly hard so didn't sleep to great but that's just personal preference really.
Fantastic location close to a great beach with free on street parking in front of the hotel. Rooms were very spacious.
It's a bit dated and tired looking but hey! what do you expect for twice the cost of pitching your own tent in a windy field somewhere.
The location for the football is perfect, as only a short walk to Torquay FC, and for the price I really couldn't complain. Will definitely stay again.
The room is a bit tired but nothing to worry about. Would have liked a second pillow, and the shower gel dispenser was empty, however, given the value I didn't really let these things bother me.
The staff were very welcoming The location was good, and our bathroom had a bath not just a shower. Quiet during the night. We would stay again as it’s such good value for money. You get what you pay for but could have been a little cleaner
There was a missing battery for the remote control and the room and bathroom really needed a deep clean lots of dust, but the beds were clean just a little uncomfortable. Also the picture in the room had a disturbing vibe to it.
Didn't like it
Cleanliness in hallways. Veranda outside the room was dirty full of cigarette butt' still in saucer belonging to the room.Grounds outside were dirty. Flower pots with dead plants. Broken tile on steps, with tape on to front of hotel.
A layout of the room was good, convenient check in and check out times, nice view from window. Everything was functional
The room smelled terribly of cigarette smoke, and the bathroom smelled even worse. There was hair and some other little bits in the shower.

Great location
close to town so good location
wasn't clean was dirt on the walls of the toilet which could easily be clean, looked like blood or sick. toilet seat was broken. light switches were dirty? the basics things that could be cleaned weren't. good price last minute however you do expect to stay at a place that's clean .
Nice bed and excellent breakfast
No on site parking
Didn't bother with breakfast but dinner was ok but site price needs updating as it says £12 but actually cost £15 Nice that there was entertainment every night, especially during the week but it finished at 10pm every night, wish it could have finished a bit later, maybe 11pm, and the bar closes at 10:45pm which i thought was a bit early, this was a disappointment to other guests too. Being a smoker it was nice that it was permitted in the front garden and there were plenty of benches with umbrellas (great if it was raining) and ashtrays supplied
A lot of stairs to the room and not straight forward, but not too bad once you got used to it, though you do need to be reasonably fit Although there was hot water in the bathroom, it did take several minutes of running the tap before the water ran hot, though not a real problem once you got used to it.
Nothing, really bad
Filthy room, cobwebs and occupants in corners. Carpets badly soiled. Toilet in very close proximity to bed with badly fitting door. The hotel is in desperate need of a refurbishment.
The hotel was lovely The outside space the staff were very helpful
Nothing
Location is great, a few minutes walk from babacombe beach
Property is old, out dated, the rooms smelt damp and it’s looked dirty
Stayed a few times best place I think 🤔😎😎
Good value for money and close to Torquay fc
The breakfast was a little over priced
Always pleasant staff. Great value and much improved decor
More sheet and towel changes
Always friendly
Good entertainment and a good bar
Good location for public transport lovely breakfast friendly staff good value for money
Nice hotel good location, good evening entertainment,
Parking can be difficult sometimes as to finding space
The evening staff were much better than than the early ones, a big shout out to the bar tender and evening receptionist!
Parking
La ubicacion. La habitacion. El restaurante. The staff.....
I was unaware of online check in procedure and as i was enjoying my day walking i recieved message saying Time is running out for check in. I am unused to using my mobile and felt slightly threatened that my room would not be available if i couldnt complete this. I phoned the hotel and could not get through. A message the day before would have been good. Thanks.g
Good local transport links lovely friendly staff just a little walk to babbcome front
Good for public transport great breakfast friendly staff and a nice bar
Good location and staff were very friendly and helpful.
The bath mat was dirty.. hairs and mould on it and it was hung over the towel rail.
I liked that it was in a good place, there’s a little town with shops close by, it’s not far from Torquay and Paignton. And the staff are absolutely amazing so helpful and kind !!!
Nothing
Location was what we wanted. Suited or needs.
It was appalling, booked hotel was filthy, the shower mat looked covered in excretion, dirty floor, pubic hair in the bath. It was appalling. We didn't even stay in the room 😒
Everything it was like a scene from the film Hostel 😬😬😬
Everything really
There's nothing to not like so thumbs up
Close to Babbacombe downs . Clean, comfortable bed.
It give values for the money
Location
All good
Hot room
Very good close to everything
It was really cheap but disappointing. We booked a twin and springs had gone in one bed. Bathroom dirty, toilet brush was disgusting. Enquired about evening meal, told there isn't one, no chef when clearly online you have the option of booking half board. Reception staff unhelpful and miserable.
Location and the staff
Nothing
Area it’s in
Dirty ,cobwebs in room ,floorboards uneven ,dusty dirty socks behind chest drawers very noisy day & night no parking needs renovations badly security was very nice men & helpful
Everything on your doorstep. Walk to Beach local shops town just down the road.

Nothing to say
Hotel was very good location, in baraacombe, not far from shops , beach, food / pubs .
Room need cleaning bit more found dirty glasses behind TV, hairs in shower, but bedding and clean towels.
The young Blonde receptionist is always very cheerful and polite. The night shift manager is also very polite and helpful
Breakfast was ok, staff friendly
Very run down, scruffy, no parking at all, street parking terrible! Didn't enjoy our stay, infact cut it short
The breakfast was great and the price was very good
The room was fine but the mattress needs upgrading but apart from that everything else was good
A very comfortable stay with a lovely Buffett breakfast
Everything was very good
Comfy sofa in the lounge area! Location is good, the staff are friendly and efficient
The hotel has seen better days, it's dated and a bit down at heel.
Friendly staff
The hotel was very old and dirty. Shower plate was dirty, mattress and pillows very hard and uncomfortable.
We were booked for two nights but I checked out in the morning of first night as soon as you enter the room it is damp . I can sense mould and I’m right we found mould in the ceiling which is very dangerous for the health especially for a child. We didn’t sleep well as we were sniffing the damp we cannot take the risk for another night.

All was need for a few days off
Always love the place
The receptionist and night shift manager very friendly and helpful
Location of the hotel. Clean bathroom, hot water.
Finding parking space near the hotel. No teaspoon in the room.
Nothing
Kitchen was closed had to eat out which cost us more booked a family room online for 2 adults 2 children gets there trying to put my son and his family into two twin rooms was not happy so we had to make are own family room where they could all stay together in one room joke definitely won't be booking there again
Everything was exellent
Noting
We’d read some bad reviews which made us quite nervous but the hotel absolutely met our expectations for the price we paid. It was a lot cheaper than all other hotels in the area but it was in a great location, the staff we met were helpful and friendly and the room was clean. Yes, it’s tired in decor and look, but linen and towels were spotless and the bathroom was clean. There was no housekeeping on offer so cups weren’t washed up/replaced daily and towels/beds weren’t changed but you could ask at reception 24/7 for additional tea/coffee/loo roll etc so I saw it a bit like posh camping only better because it had an en suite and was indoors! My advice would be to take a little washing up liquid to wash your cups. We only had breakfast there one day to save money and, again, had read some bad reviews, but it was easily as good as other places we’ve been to where we’ve spent more on our stay. It was £12 per person and the hot buffet was nice and replaced frequently. Not so much choice for a continental breakfast so perhaps only worth the £12 if having hot as well. Overall, our stay was better than I expected from reviews and for the very little we paid it was absolutely fine.
Decor was very tired with laminate peeling off furniture. Cleanliness was generally really good except that they clearly hadn’t hoovered for quite some time down the back of the beds. The single bed was right next to the corner of the radiator which meant stuffing towels and cushions over it so our child wouldn’t whack themselves during the night. No room servicing was unusual and would be an issue for many people but didn’t bother us. Entertainment: they had nightly singers and our family room was right over the area they were in. Some were better than others! But even on a Saturday night, the singing stoped at 10pm so really wasn’t too late at all. Not a great choice of continental breakfast. No issue for us but the lift wasn’t working when we stayed there which could have been an issue for some.
Nothing as booked a family room 2 adults 2 children gets to check in sorry only 2 twin rooms what good is that and the. Can I pay for evening meal just to be told kitchen is closed so where it would of cost 60 had to pay 97 in beefeater and bus fare will not be booking here again would like sort of refund
Everything needs a good up market and no parking available anywhere
Location, helpful staff, food was lovely
Friendly clean hotel, had a pleasant stay.
Bed was not the most comfortable I've slept on, springs felt well worn and a bit lumpy.
Not much to say really.
Staff wasn’t friendly to hot in the building.
They did have breakfast on offer.
Quite run down and needs work doing to it.
The room was dirty. Looks like only bed was changed. The mirrors, desk and TV were full of dust, bedside cabinet very sticky and also nobody use the hoover. The hotel picture looks very nice on booking.com, however the reality is different.
Shower wasn't cleaned properly due to human hairs on floor
Shower wasn't clean properly and we cleaned it ourselves
Nothing. If I had to scrape the barrel, I guess it is in a reasonable location
The room smelt of blocked drains, and had no air circulation at all so it was hotter than hell. I'd booked in a state of panic because the smoke from the Welsh hillside fires was massively effecting my breathing because it was drifting over the Forest of Dean for several weeks. So I'd gone from a house with shut windows during a heatwave so 35 plus degrees inside, to a hotel room with no air circulation which felt just as bad. I used up most of my oxygen in the first half an hour (I have brittle asthma) and a guest in the next room slammed her room door and proceeded to rant on her mobile phone. I had a desperate call to my Brother, and he said I could stay at his place, which was unaffected by the wildfires. I explained to reception I couldn't stay due to medical reasons and just got "we don't do refunds because you used booking.com". I'm aware it was cheap per night, but this experience cost me £150 plus for the room with late departure, plus the cost ofthe fuel to get from the forest of dean to Torquay, then back to Bristol. No joke when one lives on P.I.P. (due to said breathing issues). Absolutely gutted, because the sea air was a delight, however the only time I experienced it was during a stressed out phone call to try and get somewhere to stay that was away from the acrid smoke. Very dissapointing experience all around, that hotel needs air con and the drains sorting at least
The staff
The property is very dated and you can here everything from rooms when you walk past. The room did have newer furniture but the bathroom needed updating and the mattress was really really hard
Lovely staff :) lovely area
.
Professionalism Very helpful Caring Went beyond duty
Nothing
There's no good place - the noise from people walking in the hallway is really loud
The waitress's attitude and voice need to change - she yells like an animal all the time...
The place is comfortable and clean.
very good
Friendly and helpful receptionist, my daughter enjoyed the evening entertainment
Bed was a little too hard
I liked that I had a bath and shower I love a bath and woukd have been upset if I diddnt get one so that was a real bonus for me
The property over all was great I do feel it could have been cleaned a kettle better but for the price I wouldn’t couldn’t complain about that I was happy and had a really lovely stay and will love to stay again
Close to beach, shops
The shower has mould, the ceiling, my room wasn’t cleaned, toothpaste up the wall, dusty everywhere,I had to clean it all myself.. to make sure I knew it was clean cos it was that bad, the staff was alright, I asked to change my bedding waited for 3 hours for them at 9 at night and they never came and did it as there answer back was “if we have one”🤔 breakfast was amazing though, dinner was never on that week I was there…
The location
Filthy. Used plasters left in shower. Dirty socks under the bed. Broken fan. Bad smell.
The bed was comfortable but only 1 pillow per person. The room was a good size compared to other hotels we've used with everything we needed. The breakfast was good. The staff were polite and helpful.
The room was quite dated, and needed redecorating, there were also a few cobwebs around the ceiling. The shower was tiny, and the bathroom floor just outside of it was very spongy. There were several other guests staying who were VERY noisy first thing in the morning. Maybe some polite notices asking guests to be considerate of others wouldn't go amiss? Breakfast, we were told was 7am to 9.30am. We got there at 9.15 and some of the staff were helping themselves to their food, and we were told to "be quick" because they turn everything off at 9.30. There was also a really strong smell of one, or more, people smoking some funny green stuff.
Bathroom plumbing needs attention absolutely stinks of sewage
Very run down hotel food was poor quality cold some meal times Room supposed to have been a quality upgraded room with a balcony When we got in room it was more like a box room not suitable for a double bed that was in room was a squeeze to get into bed on one side Decking outside was covered in bird droppings also on tables and chairs.to top it all had no hot water to wash or shower with had to boil Kettle to wash for 2days wouldn’t recommend this hotel to anybody. Some staff was polite and others couldn’t have time of day for you.
Nothing
The room was very small, the drink making facilities where very poor. The bathroom was very small and the shower was no where near big enough for a 6ft man The room we had needed a make over as the wall paper was pealing away from the wall and the room looked out over pipes and and the rubbish area Also had visible damp where the wall paper was peeling away from the wall Very noisy from people who had to walk past our room as well as the staff when with doors banging The bed was very hard and lumpy
The breakfast
It wasn't very clean and had to change rooms because the room we wer alacated didn't have a window
I liked it when we left as the hotel is a 💩 hole
The hotel is dirty found rotton food in my room and a crack pipe used.. This hotel is a cesspit. Was supposed to stay 5 days left after 3.. Save your money theirs better hotels than this hole of a place
Trip with Just Go Holidays. I had read reviews so my expectations were not high. The main coach for the journey to Cornwall could have been cleaner but it was ok. The driver informed us that he had never done a tour before and didnt realise the importance of allocated seating which caused some problems, but he was very nice. The hotel, The Trecarn, a 2 star, so again I didnt have high expectations. Although stated as being in Torquay, it was on the outskirts in Babbacombe. The bar and dining areas were better than expected, clean, nicely decorated. The food was fine, I enjoyed what I had bearing in mind the 2 star rating. Entertainment was a singer, fine and the drinks were reasonably priced. The bedroom, a twin, was larger than expected, had spare blankets, iron and ironing board. It could have been dusted a bit more but again, better than expected. Bathroom needed some TLC but fine for a few nights. I did hear a few people complaining about their rooms. The lift was not working and my room was upstairs along lots of corridors, fine for me but not for some. Just Go do not put your luggage in your room as lots of other companies do. The hotel did offer to do this but only seemed to have one person doing it. The reason I give a 3 star review is because all hotel staff and drivers were friendly and helpful. I would travel with them again, the price was very reasonable and I am easily pleased.
The Breakfast was good but could of been Hotter. Entertainment was OK .Staff friendly
Bathroom could of been cleaner Lift didn't Work It will only carry 1 person if working ???? Soap dispenser in shower did not work They did replace it. It is a very tired Hotel .It needs a lot of work in many areas The only Appliancethat had a PAT sticker on it was The IRON this is a legal requirement
Staff very friendly. Room was sufficient for just me. View wasn't very good though but bed was comfortable enough. Breakfast was good.
View from room. Bathroom and shower are very small.
Well situated . Short walk to beachhead . We had the bed , breakfast and dinner package . Food was good excellent value . Reception , restaurant and bar staff were really good . Entertainment was good too
Nothing
Location and has evening entertainment.
Nothing,
Cheap
This is the worst place iv stayed. Staff are VERY rude, the breakfast is shocking , the shower barley fit for a toddler and the shouting and slamming doors on the night was stomach churning. Couldn't get a drink at a bar or anything until come 4 5 pm no early check in avaliable apparantly due to understaffed. The way majority of the staff spoke to you was like dirt on the bottom of your shoe. I dknt see this place being open for too long honestly cause I will defiantly not be coming back.
Close to the sea
Shower could have been bigger
Location was good, Babbacombe is lovely Breakfast was good Good value for money
Needed Air con in the rooms and more variety, Pastries for breakfast Overall though good value for money
Only fan in the room is gud thing
Bed was uncomfortable, no shower gel or shampoo available, no parking, need improvement
Clean Budget friendly and location
Nothing to dislike. Lifts were out of order
I liked Booking costumer service support on getting cancelation and refund of 2 nights as this property is disgusting.
Upon checking in and entering my assigned room, I immediately discovered that the accommodation was in a completely unacceptable state of cleanliness and maintenance. Specifically, I observed the following: Bed linen and bed clothes were emitting a strong smell of urine, making the room inhabitable. The bed sheets were visibly stained with what appeared to be blood, which is not only deeply unhygienic but also constitutes a serious health and safety concern.
The location is perfect for babacombe theatre and babacombe downs.
The rooms where very snall, dirty and dusty. The beds were hard, pillovwa and duvet thin. Both rooms shower pipe was leaking. Room very hot.
The location was fine
The room was not very clean it was musty all my cloths needed washing as they smelt damp and the beds were uncomfortable we checked out early came home disapionted
Excellent
Could do with a bit of a update
Friendly kind receptionist
Dirty, needs painting, rough and unsociable people who were coked off their head. The rooms aren’t easy to get too, xx Toilet was leaking! No parking, yes urs free as it’s in the road 🤷♀️
Nice little local hotel with entertainment and on street parking,
Nothing.
Lovely receptionist. Location quite good.
Hot, basic room. Dirty shower. Pigeons trying to get in the room in the morning...but...you get what you pay for. Another example of how Britannia hotels do not invest in, what are, some lovely buildings.
Shower was good.Cheap for a reason.
I've stayed here many times over the past 5 years and the experience has been ok. However, this stay has made me come to the conclusion to never return again. Staff were hard work and made no attempt to engage in conversion. When checking in its pretty much Russian roulette when being allocated a room. Your either going to get a nice room with a good comfortable bed and good facilities or a box room/ sweat room 10ft square with a tiny window with a view of a tiny alcove with lots of pipe work.! That's exactly what I got. The temperature in the room was 40 degrees plus with no ventilation only a fan. When asked about changing the room I was greeted with the hotel is full scenario. Acquired another fan which made no difference at all so basically I lay in this box room for 3 nights unable to sleep because it was so hot. Also, when checking the bed there was long dark hairs all over the sheet and pillows which looked like someone had lay there before me!!
The staff dawn bent over backwards to help us with any issue
Location
Beds has bad mattress
The location is ideal, there's a bus stop round the corner and up the road (about a 5 minute walk)... however across the main road near the bus stop, is Babbacome Bay which is stunning.
The hallways leading to your room is extremely warm, almost unbearable- then the room itself is also hot. Stayed in 182 and the bathroom was a sauna 24/7. The small desk fan that was provided in the room did little to cool the room either. Booked a standard double room and received 2 single beds pushed together and made up to look like a large double bed. The mattress' were rock hard and had a duvet on the top to act as a mattress protector. Very uncomfortable sleep.
Great location. Lovely hotel and great value for money
Bar didnt open till 4pm. Rooms good size but so hot. Only one usable plug..very strangely the other sockets by bed were EU!!
Great location, friendly staff. Parking available a short 3 min walk. Excellent position for exploring Devon. Breakfast was lovely ,chef keeps restocking items regularly.Clean room,we arrived on a scorching day. When we entered the room curtains were closed, windows opened and fan running so we were greeted to a cool room (lovely touch)
Literally the only minor problem was the mattress could have been thicker /mattress topper as I have a bad back, but it certainly would put me off returning for another visit
We like its location - being on a good bus route for travelling to other towns around Torbay and being a stones throw from Babbacombe Downs, the cliff railway and 2 stunning beaches make it a wonderful place to stay.
