As everyone mentioned, the owner of the property is really hospitable, accommodating and will give it his all to make sure his guests have a great stay. As also mentioned, the included breakfast is extremely generously proportioned and will keep you full until dinner. Although not in the centre of town, it's still very walkable - 15-30 minutes to the hub - and renting a bike or e-bike is easy.

The room and bathroom itself is fairly basic, though clean. It's not somewhere where you'd want to spend a lot of time in the room so book here for a good base for exploring for most of the day.

This place is the one you would like to revisit. The owners created such a warm and inviting atmosphere that you enjoy every minute there. Location is great, there are several beaches nearby. Totally recommend! Thank you very much for everything! Kolay gelsin!

Небольшой семейный отель в зелёной части Бююкады. У нашего номера был общий с соседними номерами балкон с видом на зелень и небольшой фрагмент моря. Большой зонт хорошо защищал балкон от солнца. В начале проживания хозяева были очень приветливы и старались проявлять заботу: давали рекомендации по пляжам, без нашей просьбы поздно вечером приносили чай с мятой и лимоном, угощали арбузом и другими фруктами. В свободном доступе была охлаждённая питьевая вода, которую можно было брать с собой. Это было действительно полезно и приятно. Завтраки домашние и в целом неплохие, хотя несколько однообразные. Рядом с отелем находятся несколько платных пляжей. Мы посещали пляж при расположенном неподалёку ресторане Değirmen. В выходной день вход стоил от 1 100 до 1 500 лир с человека в зависимости от выбранного места, в будни — 900 лир с человека. В отеле также можно попросить хозяйку постирать и высушить одежду. Нам эта возможность очень пригодилась, за что отдельное спасибо. Хозяева в целом отзывчивые.

Некоторые особенности, которые нужно учитывать при выборе этого отеля. Отель расположен примерно в 30–35 минутах ходьбы от центрального причала. Это необходимо учитывать, особенно при поездке с ребёнком. Во время нашего проживания электробус стоил 275 лир с человека в одну сторону, поэтому для двух гостей поездка в центр и обратно обходилась в 1 100 лир в день. При этом удалённость от центра не гарантирует тишины. Большая часть номеров выходит на улицу, по которой регулярно ездят электробусы, мотоциклы и мопеды. Рано утром и поздно вечером также проезжают коммунальные и уборочные машины. Мы периодически просыпались из-за уличного шума. Шумоизоляция внутри отеля тоже слабая: было хорошо слышно, как соседи снизу и из соседних номеров разговаривали, чихали и храпели. Наш номер площадью около 20 м² был чистым, но довольно тесным. В нём были плотные шторы, кондиционер, небольшой шкаф и две тумбочки. Санузел и душевая совсем маленькие, мест для размещения личных вещей практически нет, крючков для полотенец недостаточно. За три дня проживания номер не убирали, полотенца и постельное бельё не меняли. Возможно, об этом можно было отдельно попросить, но инициативы со стороны отеля не было. К третьему дню завтраки показались несколько однообразными: омлет, сосиски, белый хлеб, масло, сыр, колбаса, варенье, мёд, майонез и горчица. Турецкий кофе был очень слабым и водянистым. В номере находился небольшой телевизор, однако ни один телеканал не работал. Во время нашего проживания проходил финальный матч чемпионата мира, и проблему мы обнаружили буквально перед его началом, около 22:00. Я написал хозяину, пытаясь понять, правильно ли мы пользуемся телевизором и почему не работает ни один канал. При этом днём хозяин проявил отзывчивость. Изначально мы хотели посмотреть матч на большом экране и попросили его выяснить, есть ли на острове кафе или рестораны с трансляцией. Он позвонил в несколько заведений, но подходящего места найти не удалось. Спасибо ему за эту попытку.

Die familiäre Atmosphäre ist top, die Lage abseits vom Tourismushotspot ist auch sehr schön. Das Team ist so bemüht und so herzlich, ich werde unbedingt mit meinen Kindern wiederkommen.

Oygush and his entire team are magicians! There are so many glowing reviews, and ours is no exception. There were three of us—parents and our son—and we stayed on the island for 6 full days. The island is beautiful, of course, with plenty of interesting things to see and places to walk around, and it has a rich history. But without such wonderful hosts, we wouldn’t have had nearly as many amazing experiences! The host’s middle name is literally "No Problem!" Beach towels, lemonade, tea, coffee, fruit, and of course, those absolutely mind-blowing, huge, delicious homemade breakfasts! Just picture it: a fresh-out-of-the-pan omelet with crusty bread, a mountain of plates filled with cold cuts, cheeses, veggies, fruits, homemade jams (orange jam! they actually gave me the recipe and showed me how to make it), honey, delicious homemade pastries, milkshakes, and homemade ayran. My mouth is watering just thinking about it! And this is served to every single guest's table. The hotel itself is in a quiet spot near three beaches. They are all paid beaches—there are no free ones on the island—and the one furthest to the right is the best. The house is over 200 years old, so the rooms are on the smaller side. We booked two rooms, 301 and 302, which come with balconies and a fantastic bonus: a private terrace between them with a table and chairs, where we drank tea and ate fruit every evening. An ideal place to relax, and ideal hosts! But Oygush completely bowled us over with a parting gift—now we absolutely have to return to return the favor! We're already figuring out when.

Our stay at this small, cozy hotel was absolutely wonderful! The hotel has such a warm and welcoming atmosphere that made me feel at home from the moment I arrived. The staff were exceptionally friendly, kind, and always happy to help with anything we needed. Their genuine hospitality made our stay even more memorable. The location is elegant and peaceful, just a short walk from the beach and surrounded by beautiful walking paths, making it perfect for relaxing strolls by the sea. It offers the ideal balance of tranquility while still being close to everything you need. If you're looking for a charming, comfortable place with outstanding service and a fantastic location, this hotel is a perfect choice. I would happily stay here again and highly recommend it!

Хозяин отеля всей своей душой обожает свое детище и отношение к гостящим соответствующее. Свозил меня за потерянными кроссовками к резорту, хотя вообще не обязан. Угощал лимонадом, дочку сладостями, завернул прощальный подарок, просто ЛЕГЕНДАРНЫЙ мужик. И не забуду упомянуть шикарный персонал (как я понимаю из его близких людей) это Мехтеп Абла, шикарная женщина любящая свое дело, а также парни, работающие в отеле абсолютные душевные молодцы. Пока жив – буду возвращаться сюда, как постоялец и даже просто навестить Озгюр бея и ребят

Det var väldigt familjärt och trevligt. Så fort vi kom till hotellet bjöd de oss på kall lemonad och vatten. Det var välstädat, otrolig personal och ägare, väldigt hjälpsamma. Frukosten var fantastik, likaså deras fisk. De var behjälpliga med allt vi som turister behövde hjälp med. Vi kunde lämna våra dörrar öppna när vi satt på uteplatsen och kände oss ständigt väldigt trygga. Det första hotellet vi alla kände att vi inte ville lämna.

Det var inget vi inte gillade.

Низам отель - это прекрасный бутик-отель с невероятно добрым и учтивым обслуживанием. Вода, айран, лимонад, чай - были бесплатными во все время проживания в отеле. Идеально чистый и свежий номер, белоснежные простыни и полотенца, свежий ремонт в комнатах. Новый кондиционер, который отлично работает, устойчивый WI-FI. Завтраки были очень щедрыми и вкусными. Это место, в которое хочется возвращаться вновь и вновь.

El recibimiento de Usgur es excelente, nos dieron toallones para la playa, nos acercaron a la playa, la limpieza del lugar es excelente, tiene agua gratis y eso es muy importante ya que en la isla no hay agua potable. Se nota que es un lugar atendido por su dueño. Las sábanas y toallas estaban increíblemente limpias y el desayuno es un 10/10. Sin dudarlo volveremos. El hotel está en una parte de la isla a 10 minutos en bus del centro, los buses pasan cada 3 minutos

Хороший завтрак. Вода, чай, кофе - без ограничений. Прекрасное расположение, в тихом месте. Рядом зелёная зона. В округе достопримечательности. Заброшенный греческий приют Принкипо - крупнейшее в Европе деревянное здание, монастырь Святого Георгия с панорамной смотровой площадкой. В ста метрах прекрасный открытый бассейн (платный) с чистой водой, цветущими олеандрами и видом на залив. Özgür - лучший хозяин, которого я встречал в отелях, внимательный, заботливый, позитивный, с хорошим чувством юмора. Не стал брать плату за пару чизкейков. Когда узнал, что мы любим вино, предложил пару бокалов бесплатно. Очень гостеприимный

Душ очень небольшой, крупным людям будет тесно, да и не крупным :)

Отдых в этом отеле оставил только самые приятные впечатления 🤍 Очень уютная атмосфера, чистота, вкусная еда и прекрасный сервис. Отдельное спасибо хозяину отеля — очень добрый, внимательный и гостеприимный человек. Природа здесь просто невероятная — тишина, свежий воздух и виды, от которых невозможно оторваться 🌿 Нам настолько всё понравилось, что совсем не хотелось уезжать, и мы даже решили продлить отдых ✨ Чувствовали себя как дома. Шикарный отель, с теплым приемом Озгур-хозяин отеля, человек с огромной-доброй душой, мы благодарны ему за все 3 дня что провели во внимании и гостеприимство с его стороны В отеле есть своя мини-прачка,где можно постирать свои вещи и гладить, это немало важно было для нас Номера чистые, уютные Завтраки индивидуальные, шикарные!! Пляж в 50 метрах В целом очень довольны и обязательно еще вернемся

Очень уютный отель, расположен по дороге в парк Дилбурну и к монастырю святого Георгия Кудунского. Номер чистый, новая мебель. Все самое необходимое есть. Очень вкусные завтраки. Вода, чай и кофе доступны для гостей круглосуточно. Отдельное спасибо гостеприимному владельцу отеля и персоналу! Очень тихий, чистый, с красивым видом отель к которому хочется возвращаться!!! При выезде хозяин отеля подарил сладости и зонтик, было очень неожиданно и очень приятно.

Das Haus ist sehr schön und gemütlich. Die Hoteleigentümer sind sehr nett und freundlich. Das Hotel liegt nicht weit vom Zentrum entfernt – zu Fuß sind es ca. 25 Minuten über eine schöne Straße. Wir haben uns sehr wohlgefühlt und können das Hotel weiterempfehlen.

That's the best service I've ever got in the hotels. People working in the hotel are friendly and hospitable. Upon arrival we were met with cold lemonade, which was very pleasant after the long trip from Istanbul. Hotel also provides free water, tea, coffee, you can use free laundry and ironing facilities. Suites are small but comfy, with fresh toilet repairement, working TV, Internet and AC. You can get all necessary utensils to the room. Breakfasts were a real pleasure, fresh, tasty, solid, with delicious Turkish coffee and tea. In the beginning of October only Nizam beach was open, it's in 3-5 minutes on foot from the hotel. As sea is not far and surroundings are quiet, you can hear the sound of waves in the room.

Прекрасный отель. Находится в тихом и удивительном месте, вечером прилетают попугаи. Шикарная кровать и чистота номера. Отдельное спасибо гостеприимному Владельцу отеля и персоналу! Всё на высшем уровне! Удобное месторасположение. Одинаково удобно как до центра города (в районе 20 минут пешком, либо 5-7 минут на транспорте) , так и на самую высокую точку острова к православной церкви, с которой открывается шикарный вид на Стамбул и материк. Рекомендую!

Özgür bey kendi işinin sahibi birisi. İşini severek yapıyor. Bu da otele yansıyor. Butik bir otel . Odalar büyük değil ama temiz ve konforlu. Odaların içi yeni yapılmış belli. Vapurdan inince bi 20-25 dk yürüme mesafesinde.gürültüden patırtıdan uzak. Huzurlu bir yer. Tekrar gitsek kalırız

Nizam Butik Otel felt cozy, neat, and beautiful. But the main advantage of this hotel is its host, Özgür, for sure. He is a warm, pleasant, and helpful person. He offered me tea and coffee whenever he saw me. Although the hotel didn't have dinner services, he prepared me some food the night that I fell asleep and missed go getting some dinner outside. I can't thank him enough and I had a great stay there.

The rooms were a little small and there were little amenities. The location was quite quiet but it is beside the street and you can hear crossing vehicles sometimes.

Хочу поделиться восторженными впечатлениями от нашего пребывания в бутик-отеле «Низам»! Мы много путешествовали и останавливались в разных отелях, но нигде раньше не сталкивались с такой атмосферой, пронизанной любовью и заботой. Мы были в полном восторге не столько от самого отеля (хотя здесь всё на уровне: номера чистые, современные, хоть и небольшие), сколько от внимания хозяина и персонала. Повторюсь, такого отношения мы не встречали нигде. Мы долго выбирали отель и читали отзывы. Многие писали о невероятной атмосфере, которую создаёт для гостей Озгюр. И это абсолютная правда! Теперь о фактах: завтраки просто шикарные — богатые, очень вкусные. Турецкий завтрак «менемен» — лучший из тех, что мы пробовали! Позже мы уехали в Стамбул и всё время вспоминали тот самый менемен из отеля. Вода, чай и кофе доступны для гостей круглосуточно. Расположение отеля оказалось для нас идеальным: в стороне от основной суеты, но в то же время в пешей доступности от всего. Неспешным шагом до пирса мы доходили минут за 20. Рядом также есть отличные пляжи. На прощание Озгюр подарил нам сладости, что стало трогательным завершением нашей поездки.

The location is stunning, with easy access to the walk up to the Greek Orphanage and Saint George Monastery. Staff are lovely— we even received a box of Turkish Delight as a parting gift. Breakfast was delicious and generous. You have unlimited water bottles and free use of laundry facilities during your stay. We had room 303, on the upper floor, small but almost all windows so very airy and light. If you are a cat lover (and if you’re not, you might be in trouble in Istanbul), you will love the sweet cats at the property.

We could hear noise from the neighboring room but it wasn’t a big deal and didn’t affect our sleep.

Unser Aufenthalt im Nizam Butik Otel war ab dem ersten Moment bis zur letzten Minute einzigartig🥰 Der Empfang durch Özgür bey, dem Inhaber, war sehr sehr herzlich 😌 Wir hatten die Möglichkeit, zwischen drei freien Zimmern zu wählen. Jedes einzelne Zimmer ist wunderschön ! Waschmaschinen & Trockner stehen jederzeit kostenlos zur Verfügung. Ein Kühlschrank mit kostenlosen Getränken ist auch jederzeit zugänglich. Nach unseren täglichen Erkundungstouren in Büyükada wurden wir am Abend von Özgür bey immer zum Tee oder Kaffee mit kleinen Snacks eingeladen. Wir sassen dann gemütlich mit ihm zusammen und hatten interessante Gespräche. Das leckere, reichhaltige Frühstück wurde liebevoll serviert, worum sich Özgür bey persönlich gekümmert hat. Wünsche und Vorlieben wurden sofort umgesetzt. Als wir schwimmen gingen, hatte er auch hilfreiche Tipps und gab uns noch dazu seine Klappstühle mit. Als ob all diese Aufmerksamkeiten nicht genug waren, bekamen wir zum Abschied auch noch eine Packung leckerer Süßigkeiten.

The place is amazing, super close to the sea and to a very nice pine forest. Rooms are very well kept and the staff was very kind and readily available for us and always prepared a wonderful breakfast for us.

Family oriented hotel. But on the scale from 1 to 10, my family give 200 to the owner, who is really trying to make your stay memorable. Best stay ever on booking.

This hotel is heaven. It’s like staying with family without the awkwardness. The owner and staff are so friendly and knowledgeable, accommodating and genuine. The room we stayed in is to die for; memory foam mattress, a shower that will wash your sins away and the breakfast! Wow, the breakfast is fabulous. Ginger cat is my new best friend. I cannot recommend staying here enough. Everything you need is on site and the location offers the best views, pools, ocean access and historical architecture. 10/10 will come again

Кто любит уют, тишину, зелень и цветы вокруг, а также вид на море — вам точно сюда. Перед поездкой я прочитал много отзывов о разных отелях на острове и выбрал именно этот, и ни разу не пожалел. Не поверите, но владелец отеля — Озгур бей — это настоящий человек-оркестр: он и повар, и официант, и администратор, и даже швейцар. Всё делает с душой и от чистого сердца. Он помогал нам во всем: подсказывал, рассказывал, делился советами. За три дня на острове мы чувствовали себя как дома. Нас угощали домашней едой, а однажды даже приготовили туркменский плов (аналог узбекского) — это было очень трогательно и вкусно. Слов не хватает, одни эмоции! Озгур бей — вы настоящий профессионал и большой человек. Мы будем ждать вас в Узбекистане. Огромное спасибо за лучшие три дня в моей жизни!

Amma Otelin loökationu, Otelin konforu, Ōzgür beyin enerjisi, ğüleryüzü, efendiliği bütün misafirlerle tek-tek ilgilenmesi benim doğru bir yerde olduğumu ve izinimi daha 8 gün uzatmama sebeb oldu. Otel Büyükadanin en güzel yeri, benim odam deniz manzaralı, 50 m Nizam plajı, 200 m Değirmen Plajı, 500 m Aliyörük plajı, bu plajlarin sahili doğal kum. Aya Yorgi 15 dak, Rum yetimhanesi 10 dak , Dilburnu Parkı 5 dak mesafe, Adanin en gezmeli görmeli yerleri Nizam butik otelin yakınında. Çok unutulmaz bir tatil oldu. Мы отдыхали в этом отеле 4 дня и остались очень довольны. С первых минут нашего приезда хозяин отеля Озгур проявил к нам внимание и заботу — от встречи до самого отъезда мы чувствовали себя желанными гостями. Отель очень чистый, уютный, с новыми и современными санузлами. Завтраки заслуживают особой похвалы: всё очень вкусно, свежие продукты, порции большие и сытные. Расположение также удобное — рядом находится пляж Низам (стоимость посещения: в будни 500 лир, в выходные 600 лир). Это хороший вариант для спокойного отдыха у моря. Спасибо хозяину за гостеприимство и теплую атмосферу. Обязательно вернёмся ещё раз и будем рекомендовать этот отель друзьям!

Absolutely loved my stay! Perfect location with a beautiful beach just a short walk away. The room had everything I needed for a comfortable short stay, and the host was truly wonderful. I would definitely come back here☺️

Otel sahibi tarafından çok güzel şekilde ağırlandık. Oda temiz ve butik tarzında. Kısa süreliğine kaldik ama bir sonraki sefere daha uzun planlıyoruz. Kahvaltı ve isletme sahibinin ilgisi cok guzeldi.

We had a wonderful stay! The host was incredibly kind and helpful , he assisted us with everything we needed and even brought sweets for our child, which was such a thoughtful gesture. Although we missed breakfast time, he still served it for us later, even around noon! 😊 Thank you so much for your hospitality we had so much fun staying here. We’ll definitely choose this hotel again! 🌟

family business. breakfast and hospitality is the best you can get on the island. rooms are a bit small, but everything inside is well thought and perfect. book a room with balcony and enjoy, relax and go around in this peaceful area. look for no other place...

It was nice to feel comfortable in Büyükada and to know that someone had thought of all your needs in advance. Özgür is a wonderful person! The breakfast was very rich and everything was fresh and carefully prepared. The hotel rooms are adequate and tailored to your needs. We stayed in one of the rooms with a balcony, and it was very pleasant to sit on the balcony in the evening and enjoy the tranquillity of the island. The island is often crowded with day-trippers, but I recommend staying here because it’s just outside the chaos of the centre yet still very close. And this place gave us all that with genuine warmth. The hotel’s location is equidistant from everywhere on the island, which is exactly what you need. We would like to thank Özgür for showing us what it means to have a great attitude and be professional, and for providing such high-quality service.

Hotel is really nice and comfy. Staff were friendly and offered a lot of food and beverages. They even gave us a packet of sweets during check out which is exceptional

Everything, one of the best boutique hotel I stayed. Top level hospitality, owner is hard working, always ready to help, was pleasure to stay here. Rooms are small, but super clean and comfortable, good breakfast and very quite location.

Felt like home. The owner was more than just the owner. Made everything Special with our 9 month Old. Breakfast was special.

It's a really cool place. Great location in quiet place between the trees. We got a room with a view to the sea. So we can see the sea from our bed. The breakfast was different - a lot of tasty dishes. But the pearl of this please is Ozgur (host). He is so kind and helpful that we will remember it for a long time.

Quiet location

We had a wonderful stay at Nizam Butik Otel during our first visit to Büyükada. The owner, Özgür and Mehtap were very welcoming and greeted us with fresh lemon juice. He even showed us three room options so we could choose the one we liked best. Özgür and Mehtap were always friendly and helpful, offering free water and making sure we were comfortable throughout our stay. The Turkish breakfast was amazing, with plenty of variety and delicious options, even when we check out and about to leave, they gifted us with a nice wrapped box full of delicious Turkish sweets. The hotel is in a great location, charming, and our room was clean and cozy. Overall, it was a fantastic experience, and we’ll definitely stay here again when we return. Highly recommended!

Nothing was bad

The Hotel staff is just marvellous! They make you feel at home immediately. Wonderful service, small extras and friendly behavior, without obsequiousness. Turkish hospitality at its very best!

I found the rooms small and basic. I expected a higher standard for the price. But I could not compare, maybe Büyükada is just getting expensive.

The staff here was amazing. Upon arrival they welcomed us with a drink and showed us to our room. Our room was located up the top. While the room was not too big, it was fine for the 3 of us (2 + baby) and waking up there felt magical. The breakfast was fenomenal, the food overall was great but the main thing that made our stay here wonderful was the interaction with the staff who made us feel like we were family visiting. If we'd ever return to Büyükada, we will return here! Also, superb island! Nice to get away from the business in the city and just go for a stroll through the park and town.
