- Enter Kodaiji Minamimon-dori Street from Higashioji-dori Street.
- Then climb the street and enter Ninen-zaka Street to your right.
- Go forward until you see a Hello Kitty Cafe to your right.
- Enter the street opposite the cafe, and turn right into the 1st street you see.
- Keep going until you see the property to your left.

- Catch Bus 206 from Kyoto Station
- Get off at either Kiyomizumichi or Higashiyamayasui stops.
- The bus will drop you off on Higashioji-dori Street, so enter Kodaiji Minamimon-dori Street.
- Then climb the street and enter Ninen-zaka Street to your right.
- Go forward until you see a Hello Kitty Cafe to your right.
- Enter the street opposite the cafe, and turn right into the 1st street you see.

Jestem zachwycona tym miejscem i z całego serca polecam pobyt tutaj każdemu, kto chce poczuć prawdziwy, tradycyjny klimat Japonii :) Wszystko zrobiło na mnie ogromne wrażenie — przepyszne śniadania, niezwykła dbałość o czystość, piękne widoki i przede wszystkim niesamowicie miła, serdeczna i pomocna obsługa. Sam pobyt w tradycyjnym ryokanie był dla mnie jednym z najpiękniejszych doświadczeń podczas podróży po Japonii. Spanie na futonach na podłodze, chodzenie w kimonach i cała atmosfera tego miejsca pozwalają naprawdę poczuć, jakby przeniosło się do dawnej Japonii. Ogromnym plusem jest również okolica — przepiękna, zielona i spokojna w nocy a jednocześnie bardzo blisko Kiyomizu-dera i sklepy. Obawiałam się trochę wspólnej łazienki, ale zupełnie niepotrzebnie bo wszystko było bardzo komfortowe i zadbane :)
Jedynym minusem był dość przykry zapach w pokoju, prawdopodobnie związany z naturalnymi materiałami, z których wykonany jest ryokan

Non hanno la bilancia per pesare le valigie (nel caso qualcuno debba partire). Devono rimediare.

Reviewed Aug 17, 2026Lugar turístico pero bien adaptado a la esencia de lo que se busca en una estancia en Kyoto. El ryokan está ubicado en una de las zonas más emblemáticas de Tokyo. Lo que más nos gustó fue la amabilidad de la señora encargada del alojamiento, nos trató muy bien y nos hizo sentir como en casa. Le tenemos muchísimo cariño.
No se trata de un ryokan como tal, sino de un edificio de 3 plantas adaptado a lo que se pretende vender al turista.

Reviewed Aug 7, 2026Nice location near Kiyomizudera. Very attentive staff. Nice room. The toilet and shower are outside the room but reserved for your use. Nice attic. If you want to use the bath or have breakfast you have to tell the staff in advance. Breakfast is paid separately.
The refrigerator had some condensation inside, so I had to be careful to dry it before taking something out.

Reviewed Aug 3, 2026I loved my stay here. It was a true highlight of the stay. Traditional house just inside the old town. The friendliness of the owners, they help and advise were top. You definitely need to try their amazing breakfast, enjoy the bath at the terrasse or simply enjoy nice tea in the afternoon. The room was super comfortable, the facilities exceptional. We got help with transferring our suitcases around, great recommendations for restaurants and tea houses. I will definitely come back when travelling to Japan again.

Le personnel est tellement aimable et serviable, on a l'impression d’être a la maison avec personnel en plus; ca m'a fait penser a la pension des Mimosas de Juliette je t'aime (Maison Ikkoku). Le quartier est calme et l'emplacement fabuleux dans le quartier de Gion. Les toilettes et lavabo a l’étage nous ont surpris au début, mais ca n'a pose aucun problème; elles restent privées.

Extrêmement bien placé dans le quartier de Gion, très calme et très joli, on est vraiment bien accueilli et on se sent comme à la maison, tout est très joli ! L’équipe est formidable, les futons sont très confortables et nous avons pu essayer le Goemonburo japonais. Le petit déjeuner est délicieux ! Un grand merci !

Reviewed Jul 1, 2026The location was spectacular, one of the most beautiful neighborhoods we encountered in Kyoto, near but not in a very touristy area. The room was extremely pleasant. The staff was friendly and generous with their help. The rooftop was a lovely place to see Kyoto (including the nearby beautiful pagoda) and the forested hillside behind the ryokan.
We had to walk a bit to get to bus lines, but it was worth it to be in that location. Sometimes the nearby streets were so crowded with tourists they were had to navigate, but that was hardly the fault of the ryokan. And its own street was blissfully empty even when nearby ones were crowded, so we felt isolated from the tourism when in our room, and especially at night and in the early mornings.

Reviewed Jun 15, 2026The property is located in the heart of the traditional kyoto area. Its clean. The interactions we had with the staff were helpful and warm. The traditional breakfast we ordered in the morning was a good experience overall. They also accommodated my wife's vegetarian request.
It just doesn't provide the value for what we paid. We paid a higher per night charge here than what we paid at another location in Kyoto. The room given to us barely fit the 4 of us. It also barely fit the 4 beds that were given. Nothing was bad quality or anything like that but it's not comparable at all to the other property that we paid less per night for. No kitchen for you to use, the toilet is outside the room through a shared area, and the sink is also in the shared area. The other property was an entire japanese-style house with a private bathtub, 2 bedrooms, a living room and a functioning kitchen. It was only 11 minutes away walking. I would be happy to stay here for a significantly lower fee.

The breakfast is fantastic, I highly recommend doing that during your stay. The bathroom was nice and modern despite the traditional feel of the room. Make sure to try the hot tub, and take some time to see the city from the rooftop. The view from the roof is beautiful. The location is the best it could be, right around the corner from so many shops and restaurants.
There might not be a bell out when you arrive, but there will definitely be somebody right around the corner that can check you in and show you to your room.

Le ryokan est authentique, charmant et confortable, à proximité directe de la rue Ninnen-zaka, la plus belle de tout Kyoto. Les déjeuners à la japonaise (thé, poissons, riz, omelette, algues, etc.) sont copieux et délicieux, du bonheur.

Reviewed Apr 24, 2026That it’s traditional ryokan plus the staff goes beyond their way to help. Special mention to Kazuki who provided me tea everytime I stepped in from my day out. He sorted out my taxi as I had a lot Of luggage and came to see off. Exceptional!

Reviewed Apr 18, 2026Amazing place. Service is exceptional. Delicious Japanese breakfasts. Beautiful location close to picturesque area of Kyoto with plenty of walkable shops and restaurants. Close to Kiyomizu-dera which is one of my favourite places in Kyoto. I loved the fact that it wasn't too central or noisy - others might want to be closer to the city centre but that is an individual thing. It's easy to get to the centre via taxi or bus (15 minutes by taxi and not expensive, around 2500 yen). Rooftop terrace offers amazing views.
Hard to think of anything to improve. It's a perfect place if you want to stay somewhere outside of central Kyoto.

When it says “with shower” that does not mesh the shower is physically part your room. It wasn’t a shared shower or toilet, but those doors were in a shared space, not directly part of your private room.

Reviewed Apr 9, 2026Nous avons particulièrement apprécié l'accueil et le personnel au petit soin. Le rooftop avec vue sur Hōkan-ji était incroyable ! Nous pouvions même commander à boire ou grignoter et l'emmener sur la terrasse. Il y aurait également eu la possibilité de prendre un bain japonais (onsen) à privatiser au dernier étage, mais même si nous ne l'avons pas fait, nous apprécions le fait que la possibilité existe. Nous avons également apprécié pouvoir laisser nos bagages sous la surveillance du personnel même après notre check-out pour pouvoir partir à l'aventure légers. Enfin, un grand merci à l'hôtesse qui a pris le soin d'appeler un taxi pour notre transfert (à notre charge) jusqu'à notre prochain hôtel, allant même jusqu'à nous aider à porter nos affaires jusqu'au taxi et expliquer au chauffeur où se trouvait notre prochaine destination. Reviewed Mar 25, 2026The property was set in a beautiful, traditional ryokan in the heart of historical Kyoto. The room was spacious, the tatami mats were comfortable and the room came with all the amenities you need. The staff were very accommodating to our family and were fab throughout our stay, especially with our 1 year old and our pram etc. The traditional Japanese breakfast was exceptional and something that we would highly recommend. Such a lovely stay in Kyoto, with an exceptional location and somewhere we would recommend for others to stay during their Japan trip!
The only small point to note is that housekeeping is provided upon request rather than as a routine daily service.

Reviewed Mar 24, 2026We are a family of four with boys aged 12 & 14 and stayed 4 nights. Our stay was the highlight of our trip to Japan. The location is fantastic and close walking distance to many of the sites in Gion area and an easy walk to transit for further exploring. The breakfast is an absolute must and was fantastic, it was both wonderful food and an authentic Japanese experience. We all appreciated the chance to experience the traditional accommodation and the rooftop views are spectacular. Finally, our hosts were welcoming and generous and helpful with recommendations. This included messaging prior to our arrival regarding luggage arrangements which was very helpful. We will stay here anytime we are in Kyoto again!

Reviewed Mar 24, 2026Emplacement idéal en plein cœur du vieux Kyoto, tout en étant parfaitement au calme. Le temple Ninenzaka est à quelques minutes à pieds. Établissement traditionnel avec beaucoup de charme et personnel aux petits soins.
Il faudrait proposer un petit déjeuner occidental en plus du petit déjeuner traditionnel japonais, pour convenir à tous les goûts, notamment pour un séjour de plusieurs jours.

Reviewed Mar 13, 2026The staff are incredible. Best stay we had in Japan. Kazuki went above and beyond to make sure we were comfortable and enjoying our stay. He even provided us with recommendations for places to visit around Kyoto. The Japanese style breakfast was delicious! And The Japanese bath was so relaxing after a long day of walking and the traditional feel of the entire place was wonderful. Absolutely 10/10 experience will be staying here again.

Reviewed Mar 12, 2026Excellent location. Although it’s very close to the center of Gion, the neighborhood was surprisingly very quiet. Their breakfast was good and the staff were very friendly and helpful.
For non Japanese speaking customers, it would be nice to have room notices translated in English.

The young lady took our luggage upstairs for us, served us snacks and traditional tea upon our arrival, and upon our departure they let us keep our luggage for a little extra before we left Kyoto. The young man was also kind enough to provide me and my brother with hand warming packs due to the cold weather, and offered to call us a taxi. There was also a beautiful view on roof which was accessible 24hrs and the location was right next to a lot of beautiful shrines and shops (including the famous Mochi Mochi). Would definitely recommend staying here next time I’m in Kyoto.
It wasn’t super close to any train stations so you’ll need a taxi to get there.
