This is an amazing, calm and peaceful place!!! The room was very nice, and the breakfast was so delicious! Good big pool! My family very grateful for kindness! Staying here was very comfortable 😌 When we left early, the owner cooked lunch boxes for us, because we had a long way, that was very sweet!We have a great memories about this adorable place 😊

Хозяйка классная, завтраки ммммммм какие вкусные, полезные и сытные. Номера чистые, просторные. Понравилось расположение отеля, в дали от шума города и звуков дороги. Такая знаете тихая спокойная деревушка, где гуляет ветер, шелестят ветви пальм и других деревьев, ночью музыка насекомых (сверчков и других), утром и в течении дня птички + соседские. Есть 2 собакена). Нужен велосипед или байк, хозяйка за 10 минут организует

L'hôtel est excentré mais c'est très bien compte tenu de l'agitation et du monde de Hoi An. Les jardins aux alentours sont très reposants et la vue de la chambre est superbe Les hôtes sont également charmants et très aidants. Il faut louer des scooters pour facilement profiter de la plage et du centre ville. Piscine très agréable après les balades Nous recommandons !

Family are lovely location is perfect

Unfortunately a disappointing experience 😞 We booked a room with a view and balcony overlooking tra que gardens... on arrival the owner said the room we booked was full and showed us to a ground floor room... no balcony and no view! There was very visible dirt and debris in the room and a musty/mouldy smell... the owner (man) passed this off as the windows had been opened?!?! The room was once very nice... with high end fittings and furniture, but a total lack or care and maintenance meant the room was now shoddy and dated... in much need of attention. The whole place has just been left to rot... the owners simply don't care and aren't there most of the day. Total lack of pride in their business. The lady is very nice and we had several chats with her, very friendly, great English and very warm... but too busy with her own life to allocate any time to the property. Her husband apologised on day 2 for not knowing how to cook eggs... as he served us 2 half raw fried eggs with instant coffee. You can see from the pictures... its miles apart from what you see online. Spoke to other guests who also said their rooms were in a similar state of disrepair. Such a shame... this place could be amazing 😕

Wir waren vor 10 Jahren schon mal in dem hotel und wollten unbedingt nochmal hin und würden auch jederzeit wieder hin. Die Lage für uns war perfekt. Ruhig zwischen Gemüsegärten nicht weit zum Strand und nach Old Town. Man kann sich Roller und auch Fahrräder ausleihen. Das Frühstück wird für jeden frisch zubereitet, dass war super. Es ist schon etwas älter und würde hier und da mal eine Auffrischung vertragen aber das hat uns nicht gestört. Die Vermieterin Nha ist mega freundlich bei ihr fühlt man sich wie zu Hause. Unsere Kinder haben sich an den 3 Hunden erfreut. Danke

Wow I really enjoyed my stay here. The staff are so so lovely, in so many ways they showed me kindness and hospitality here. The location is very cute, surrounded by fields of vegetables and a river is nearby. It's a nice tranquil area. Enjoyed a lovely hot bath here too.

Unfortunately my room was technically attached to another room that was occupied by other guests. There was a door separating us, which was locked, but the soundproofing was very poor. I could hear them talking quite clearly so I really did not enjoy the lack of privacy here.

Nga and her family were super friendly, always smiling and helpful. Cute 3 dogs and a baby kitten. The view from the room is beautiful. A lot of breakfast choices. 5min. away from the beach and 10min. away from the oldtown by scooter. I felt safe as a solo traveler.

The pool water is green and not so welcoming to swim in there. But the beach is close by so no problem. For that price everything was perfect!

I absolutely loved staying at Osaka 🤍 I will definitely be back! The family is so warm and welcoming and works very hard everyday. It's beautiful to see how much love they are putting everyday into making the homestay beautiful and pleasant. The place is stunning and spotless clean. The rooms are absolutely gorgeous. With beautiful furniture, curtains and decoration. You can see and feel the love and attention in every detail. The location is just perfect. In the middle of the herbal gardens, which you can see from your balcony. It's near the beach, the rice fields and the town. The best location in Hoi An. It's quiet and peaceful. The swimming pool is also gorgeous. There are bicycles for use and the room has a fridge and kettle which is ideal. It was perfect for me staying here, especially because of the wonderful family ❤️ I wish I could have stayed more! Thank you 🫶🏼

Access by taxi can be a little tricky.

Eine total angenehme Unterkunft, geführt von einer wunderbar herzlichen und hilfsbereiten vietnamesischen Familie. Die Lage inmitten des Gemüsedorfes war für uns fantastisch. Die Zimmer sind auch sehr großzügig und gut eingerichtet. Das Frühstück hat uns auch total gefallen, der Salat kommt direkt von den Feldern ein paar Meter weiter und schmeckt auch so!

This is the third time I've stayed in Hoi an and I wouldn't stay anywhere else now. The Vegetable Garden area is the perfect location - A little piece of tranquility and calm in between the Old town and An Bang beach, with some lovely coffee shops and retaurants very closeby. Nga and her family are truly lovely, caring, genuine people. Nga's husband drove us to My Son for a day trip which i would highly recommend and he also took me to the airport for my return flight. He is an excellent driver. I also hired a bicycle through Nga and loved cycling through the rice fields to some of the wonderful little coffee shops & lunch spots. The hotel itself is perfectly situated, very quiet for Hoi an and many rooms have truly beautiful views over the pool and peaceful vegetable gardens. The rooms are light and spacious and very comfortable with huge beds that are not too firm. Thank you so much for a wonderful stay Nga, I will definitely be returning :)

Wonderful hosts in a great location away from busy Hoi An.

This accommodation exceeded my expectations. Very pleasant and helpful host and his family. Location close to the river and rice fields. Room large and clean, with access to the balcony. Comfortable bed and quiet neighborhood. Bathroom with bathtub and shower. Very tasty breakfast with a choice of menu. Flexible arrival time and useful advice from the host. Definitely a strong recommendation from me.

We had a very pleasant stay at Osaka Villa. The homestay is very nice situated at the border of the Tra Que gardens. The host was very friendly and made us feel very welcome.  Restaurants and bars are near, but a bike or bicycle is recomendable. Our host arranged us rental bikes which made it very easy to go to the seaside or the Old City Centre as Tra Que is situated in between. Both are well worth a visit. An extra plus was the big swimming pool!

Die Familie, die dieses Hotel betreibt ist super lieb und nett. Sie helfen bei allen Fragen und Anliegen, besorgen Fahrräder oder Transportmöglichkeiten. Die Lage ist perfekt wenn man Ruhe haben möchte und dennoch nicht weit weg von der Altstadt sein möchte. Bis zur Altstadt braucht man mit dem Fahrrad ca 15min mit dem Auto/Roller ca 5 min, zum Strand sind es mit dem Fahrrad ca 10min und mit Auto 3min. Die Aussicht ist gigantisch über die Gemüsefelder. Restaurants sind alle fußläufig zu erreichen und auch zwei Spas. Jeden Tag werden die Betten gemacht und es gibt frische Handtücher. Aus geplanten 5 Nächte wurden 10. Der Pool ist groß genug um sogar Bahnen zu schwimmen. Unser Sohn hat oft und gerne mit dem Sohn Fußball gespielt. Jeden Morgen wird man gefragt was man frühstücken möchte, es gibt eine Auswahl von verschiedenen Eierspeisen, frisches Obst, Pancakes, Pho Suppe, frischem Saft, toast oder baguette. Eine kleine Oase!! Wir würden gerne wieder kommen!!!

Alles was jetzt kommt ist keine Kritik, sondern Anregungen: Nach 10 Tagen wird das Frühstück natürlich eintönig, wir hätten gerne etwas mehr Auswahl gehabt, zb. Joghurt oder Müsli (konnte man sich aber selbst mitbringen) Das WLAN war in unserem hinteren Zimmer nicht gut, ggf. könnte ein Verstärker helfen! Manchmal war das Besteck nicht richtig sauber. Wir hoffen sehr, das dieses Hotel Ihren Zauber behält und ggf. in z.b. neue Poolauflagen investiert wird.

I highly recommend this hotel! It’s a cozy, family-run place with a homey vibe. The staff were super nice and helped with everything I needed. They were incredibly understanding about my sudden changes in plans and allowed me to shift my dates without any issues, which I really appreciate. The room was cute with a spectacular view!

The owner was absolutely wonderful and made sure I had everything I needed. It’s in a lovely quiet area but still a relatively short bike ride from Old Town or the beach (or a very quick Grab ride). The room and balcony were a great size and breakfast in the morning was always delicious. As a solo woman traveller it was also very comforting to know that the owner would notice if I didn’t show up for breakfast and would check in to make sure I was ok

Don’t expect a 5 star resort. It’s not perfect but certainly makes up for it in character. The pool looked a bit green when I was there but the beach is close by anyways Be sure to bring mosquito repellent

This is my second visit to this wonderful family. The villa is great and the people running it are the sweetest people in the world! Would definitely return!

Es war ein wunderschöner Aufenhalt trotz kaltem und regnerischen Wetter. Nga und ihre Familie haben sich so liebevoll um uns gekümmert. Die Unterkunft ist ruhig gelegen in Tra Que und perfekt zwischen der trubeligen Stadt Hoi an und dem Strand. Wir konnten direkt einen Roller mieten, bekamen sehr leckeres Frühstück und Hilfe bei der Abreise. Weil das Hotel nicht ausgebucht war, hat uns Nga sogar ein größeres Zimmer gegeben. Vielen Dank!

Our stay at Osaka was beautiful - such great and friendly hosts, the location is quiet and surrounded by the herb and lettuce farms, a nice quiet oasis not far from the main tourist areas of Hoi An.

We loved our stay at Osaka. The location in Vegetable Village is lovely and peaceful with amazing views. The room was spacious and clean; bathtub was a great plus especially on a rainy day. It is family owned and we were also treated like family. The host was extremely nice, welcoming and always happy to help. She upgraded us to a better room free of charge. The breakfast was delicious and she gave us more than what we asked for every time. We ended up booking an extra night because we felt so good there. Thank you Nga for such a lovely stay! Definitely recommend.

Le sejour chez la famille de Nga fut super agréable. Un confort parfait, lit tres confortables. Chambre tres spacieuse. Nga est aux petits soins avec son mari et ses enfants. Idéalement situé au calme et rapidement au centre de Hoi An en vélo.

The owner is really sweet and can help with everything you need. The place is super quiet just in front of the vegetable villa. The room is big and have a big terrace with an amazing view. I ended up extending my stay as I was very comfortable.

The shower is located in a strange place and when you shower the whole bathroom floods. The water of the pool doesn’t look very clean, didn’t try it though

Miss Ang and her family are very welcoming, kind and helpful. The room was beautifully designed, simple and elegant. Nice furniture, beautiful bathroom, comfortable bed and stunning view. The swimming pool is clean and natural (no smell of chlorine) The breakfast is tasty, fresh and big :)

More isolated if you do not drive a motorbike. Getting a grab was relatively easy, but may have some difficulties in the evening time depending on where you are coming from/going.

Je peux vous assurer une qualité incroyable, une famille qui vous accueille comme si vous en faisiez partie. Des chambres très belles, propres et un petit déjeuner très copieux avec des fruits frais. Venez sans hésiter vous ne serez pas déçu. La piscine est incroyable et extrêmement bien entretenue.

I loved staying here. It is such a peaceful place, immersed in nature. As a solo female traveler in my 30s, I found this place to be safe, relaxing, comfortable. It helps you disconnect and gives you a lot of privacy while sometimes meeting other travelers at breakfast. The pool is amazing, surrounded by papaya trees. Rooms are nice, spacious, simple but elegant, with floors in beautiful marble. I found it a very good price for the whole experience and for this reason I asked to stay 2 nights more than planned.

The structure could make a more explicit/objective price policy for what concerns extras (like bikes). Bikes are essential to go around. Prices are low, but often are included/free in other hotels nearby, so I believe this should be more clearly communicated.

The place is beautiful. Tranquil, peaceful, staff was lovely.

I really didn't like the water pressure in the shower. It trickled. The button was broken to turn from tap to shower. The toilet seat flap was broken. The Bath water pressure was bad and after bath that was barely half way filled up there was no water for second person to shower with warm water. Plus by the time the bath filled up the water was luke warm . It Didn't fill right up to cover body. Also the bath drain leaked. The sheets didn't smell nice. Whoever slept their before must have sweat a lot and probably not enough detergent was used or two washes should have been done on the sheets. My senses are extreme and I notice a lot more than the average person. It was very unpleasant for me. I had to sprits essential oils all over sheets and pillows because the smell was very disturbing for me. My mum couldn't smell it. The bikes we rented were a disaster. I went a hundred metres down the road to go into town and the front wheel was about to come off. My mother's handle bars went totally crooked when we got in town and it's was really stressful organising a taxi to get us back with the bikes.

It is our second stay after a first visit in 2017, the place is still as nice and relaxing as before. Large and bright bedroom, lovely host, yummy breakfast and great walks around.

Everything was wonderful. The family that owns/runs it were delightful. Being in the vegetable garden is relaxing and gorgeous. So nice to be away from the tourist scene in Hoi An or the beach. It attracts a nice group of travelers. Topping it off was the universally adored arrival of Mango, the new puppy, for a comforting bit of home.

Fantastic location next to the vegetable gardens, coffee shops, and restaurants, and walking distance to the beach. Nga is a lovely host. Overall a great experience.

Some of the fixtures were broken (toilet seat and bathtub), but this was minor. I would’ve liked to have known about the breakfast option. I ate out not knowing the time or that there was a menu available, but I would’ve happily supported Nga and enjoyed eating at her home.

It is a lovely place with warm hearted people running it! The location is absolutely beautiful and we enjoyed our stay extremely. The family is very kind and helps anywhere they can. We couldn’t have wished for a better place to stay in Hoi An!

I loved the location, it was so quiet amidst the vegetable fields. The host family was very helpful and friendly. You get true local knowledge and every advise for a restaurant or trip was a shot in the rose. I also rented a motorbike for a good price which I do recommend, since getting there with a Grab is a bit tricky. Rooms were comfortable with an amazing view and nice balconies. The location was beautiful in the fields, the pool was gorgeous too after a long day. The beds was comfortable and the room was cleaned each day. The bath was lovely as we hadn’t found a hotel with one for weeks! It’s pretty close to the town, only cost £0.71p on a grab bike to access. So close to the beach too. The whole family were really welcoming. Also super helpful booking trips - they booked our lantern making class and also trip to Hai Van Pass for way cheaper than we could find online. Truly would love to go back!

What a special place in a quiet location set in amongst the organic vegetable gardens. The property boasts a huge very clean well looked after swimming pool. Bicycles were available which were a treat to use and an easy ride to An Bang beach and restaurants. A delicious breakfast with many options was enjoyed most mornings. Such a sweet, caring family . We had a wonderful holiday and would definitely return.

The host family are so warm and welcoming. You immediately feel like part of the family. Al a carte menu is available and breakfast cooked by the host Nge is a great way to start your day. Rooms are spacious and have all the basics to make your trip comfortable. The villa backs onto the local herb gardens and you can watch the locals tender to the crops. Out the front is a view of the river .The area is peaceful and relaxing and a great place to unwind, 5 mins by scooter to the beach and 10 mins to old town. Scooters for hire can be arranged from the villa as can taxis and tours. A great place to unwind and relax from the hustle and bustle of life, and enjoy a peaceful sleep.You can sit by the pool under the shade of the trees kick back and read a book and enjoy the fragrance of the fresh herbs. Would definitely come back again for the peace and serenity and the warmth of the family feel ❤️.

Beautiful and peaceful location. All of the staff were very friendly and happy to help at all times. Great value and I highly recommend it. Walkable to An Bang Beach (20 minutes) and Hoi An Old Town (about half an hour) but it would be quicker on their free to use bicycles. I would give this place 6 stars if I could ✨️

This homestay was such a great find! A lovely place tucked away in the countryside amongst vegetable gardens and paddy fields. My room was clean and spacious, with all essentials provided- comfortable, big bed, large bath, fridge, AC. The views were out of this world, and I never got bored of looking at the sunrise each morning from my balcony. The homestay provided free bikes, so it was super convenient to ride into town (15 minutes) or to the beach (10 minutes). The breakfast was great. The salad came from the vegetable garden opposite so tasted really fresh. I would like to thank Nga and her family for taking such good care of me during my 5 week stay. Nothing was too much trouble, and I definitely felt very comfortable. I look forward to returning later this year!!

This was the most peaceful stay we had, excellent value and amazing location. The rooms were really clean and spacious. The owners are also so lovely and super helpful. The breakfast was delicious and we loved using the pool. This was by far our favourite place we stayed in our 4 months travelling! Couldn’t recommend it more!

I liked the owners of the hotel because they are very nice and polite and always willing to help you. The location of the hotel is a great way to experience the life of locals.Also the bicycle experience was really nice.

Is a little bit far from the center.

The most beautiful home, garden, view and family. I ended up staying here for 2 months and will visit every year for the foreseeable future. Oh yeah, amazing breakfast too!

Nga sure knows how to make you feel like family. She greets you everyday with a smile and checks in often to make sure you're happy. She even prepared breakfast for me one morning to have in my room when I was feeling unwell. The room is spacious and comfortable, with plenty of natural light. We also had a nice view of Vegetable Village from our balcony. The hotel is in a quiet location which made our stay here even more relaxing. We loved reading by the pool and jumping in when it got too hot. There's also bicycles to use for free. We loved cycling around the village in the late afternoon. There's free cold water refills in the reception area and a la carte breakfast where you can try something new each day. Nga was also kind enough to upgrade our room. We booked for 2 nights and ended up staying 5!

Superb places to visit the town of HOI HAN and the surrounding beaches. You can go to the beach or the city by bike (loaned free by the hotel) and you can relax at the hotel in the swimming pool during the hottest hours of the day. All in a pleasant setting thanks to the hotel's numerous green spaces.  Very clean room, well equipped, cold and hot water, spacious. Excellent and varied breakfast. But what makes us absolutely recommend coming here is for the kindness of the hosts. Always available, smiling, they do everything to make our stay more pleasant. 

Take the address from Google Map, that from Booking indicates a restaurant two streets next door.

Location was beautiful, it was in the middle of pittoreske agriculture. Manager was really kind. Room was super big and comfortable with a nice terrace overlooking the fields. There is also a free water tap. We arrived early morning and could get into the room almost immediately. There we bicycles to borrow.

A beautiful and peaceful place to stay. This is exactly what you are looking for in Bali! Reserve a room and you will not be disappointed!!! I recommend staying at least two nights and why not book for a week. The place is well designed and immaculately clean. Large rooms. Great air conditioning. Very comfortable mattress and bedding. Delicious breakfast. Beautiful outdoor bathroom where you can shower under the stars. The room and amenities are excellent but what makes this place special are the owners and the location. Wake up to a view of Mt Batukaru. Fall asleep to the music of insects. Watch the birds and dragonflies flying around the rice fields. Just sit and read a book watching the clouds float by. Take a walk through the rice fields or the nearby village. Such a peaceful setting with hosts that will look after you to make sure that you have a comfortable and memorable stay. Other scenic locations are under a 40 minute drive from your accommodations and easy for day trips…Jatiluwih Rice Terraces, several beautiful black sand beaches, and beautiful waterfalls. I am writing this review as more of a thank you to Nga and her family for such a wonderful stay. Firstly for the welcome and kindness we received. We felt relaxed and at home straight away. Nga was brilliant for giving us reccomendations and was just a really kind person to interact with. We were exhausted after a 13 hour overnight bus from Da Lat and Nga's husband came to pick us up from our bus which was brilliant. We also decided to have dinner at the villa one evening and wow what a highlight that was! The best vegetarian spring rolls we have ever had, such a beautiful meal prepared with love. We had breakfast included every day with our stay and it was delicious with lots of options to choose from. Grab scooters are easy to get into the town from the villa, if you need a grab car like we did, just walk 3 minutes to the main road as it's an easier place for them to pick up/drop off there. The free use of bikes is also available which is brilliant. We loved our stay and even extended it for two extra nights! I was unwell for one of the days and Nga was so lovely and kind and made sure I was feeling okay and had everything I needed. We would highly recommend Osaka Riverside Villa Hotel and definitely hope to return again in the future! Thank you Nga and family! Cam On.

Loved being right in the Tra Que Vegetable village watching the farmers tend their plots of land… and bike riding around the area Nga and her family were so kind and couldn’t have treated us any better! We hope to return next year!

The best place to stay in Hoi An. Amongst complete beauty and tranquility. The breakfast was super. The family is wonderful. The hospitality was outstanding. I appreciated being able to order meals on-site, make use of laundry service, and bicycles, taxi service and the pool. If you use Grab app to get there-the location is not accurate so use "maihomehoiann" instead otherwise it will drop you off to the other Osaka villa. I did not want to leave the room, it had a balcony and was so relaxing. I will be back someday!

I suggest applying a bug mesh screen on the windows and balcony doors.

Really nice owner . She’s lovely and warmhearted

Double room is better than family room. It seems that it been a while not use family room so dusty everywhere. However the second night double room was comfy.

The most beautiful, tranquil area in the whole of Hoi An with amazing value and a real family feel. We planned to stay for 2 days and ended up staying for almost a month! The pets are gorgeous, the family are friendly, the rooms are cosy and the pool is perfect! They also offer cheap moped hire and laundry, plus free bicycle hire!

Located easy distance from town as well as the beach (an Bang) right on the Tra Que vegetable gardens, property is situated in relaxing, beautiful green surroundings. Rooms with big free standing baths, good healthy breakfast, swimming pool, option to lunch/dine at premises, free bicycle use, motorbike hire & airport transfers. Daily thorough housekeeping thanks to Băy. Some shops/restaurants/cafe's (some of them offering cooking classes) around the gardens. Run by a helpful, friendly family... great personalized service. We most definitely will be coming back here.... already planning😉

Booked a week, stayed for 3! Great room with a beaut view with thorough daily housekeeping. Perfectly positioned between town and beach with the vegetable gardens at your doorstep. A refreshing pool, free bicycle use, option to lunch/dine at premises and a nourishing breakfast in very peaceful surroundings..... The big freestanding bath in our room easily fitted 2 and the very comfy bed was huge! Did not care much for pillows but that's a personal thing anyway. It's a family run business and they made us feel very welcome and made sure we were comfortable. They are doing a great job. I appreciated the cups of ginger tea prepared for me when I got the flu as well as advise and help re dr. We most definitely will come back and stay longer, really enjoyed the relaxing atmosphere. *rooms have a variety of lay outs and views and transfers are in nice aircon car

Simply amazing stay. They are so friendly and helpful. Food is nice. Super nice location surrounded by green vegetable gardens, ponds and rice fields. We were very happy we chose to stay here instead of closer to Old town which can be quite busy. There are free bikes at your disposal. It takes 10 mins to go to the centre or 15 mins to go to the beach. They also have rental scooters if you like. Nice pool too!

Le personnel est particulièrement sympathique et nous gâte en toutes occasions! Nous avons été chouchoutés et aidés quand nous avions besoin, le gérant nous a emmenés voir un lieu très peu connu ( l’un des derniers ponts en bambou de la région de Hoi An) et a persisté malgré le peu de renseignements le concernant. Merci à tous pour ce 2 ème séjour toujours aussi agréable au milieu des jardins potagers , comme un retour à notre maison de vacances.

Noisy neighbour (they blast karaoke for hours sometimes). Unfortunately this is not under direct control of the hotel, and this problem is common in Vietnam. But I looked for a quiet place outside of the city, and it was a bit disappointing to have constant loud music. I went to the neighbour and made signs to tone volume down, but he didn't seem to understand.

Very nice family hotel, clean, big room with terrace,swimming pool, full breakfast. The staff is super friendly and kind and they provide free bikes.

The property has rice paddies views & garden views. The family running the place is lovely and super helpful. In here you can spend a quiet time. The room was clean, the bed was comfortable and the AC worked properly. There’s place to chill within the house , terrace and pool. Best place where you can stay. Also there are bicycles for guests to use. It is half way from the beach and hoi an’s city center, perfect to stay close by but not in the hassle of the touristic places.

The loveliest family ever own it. Nothing is too much trouble. Beautiful views, quiet, a lovely pool, good coffee, friendly kittens, huge bathtub, big soft beds. I'll be back as soon as I can. Outstanding vfm.

The place is family owned and run, and they are the sweetest people. My girlfriend (who speaks fluent Vietnamese) chatted with the family for literally hours. They were so warm and welcoming. Due to the time of year, were also the only guests at the hotel for the first two days of our stay.

I love the place, but it's a little far from the rest of the "world" out there. It's beautiful outside on the balcony where you can watch the workers in the rice paddies, but it's quite a distance from the touristy part of the town. Also, Grab drivers are hesitant to drive up to the house due to the awkward roads leading up to it

Incredible oasis of haven. We went there fleeing the crowds in Hoi An center and absolutely loved it. The room is huge, the views are amazing. It is really quiet and calm. You can enjoy the pool after a hot day exploring and the breakfast was good and plentiful. The hosts are also amazing and kind

The location is beautiful. So peaceful and yet close to everything.

It's not possible to use the bathtub because the plug doesn't seal and the water runs.

The top floor rooms are worth the 3 flights of stairs. The room we were in caught both sunrise and sunset. The location of the property is quite far out from the main area but the allotments surrounding the property are beautiful to look at and nice to cycle/walk through. The property also has bikes to use free of charge. Good breakfast offering too. The bed was large and comfortable. The room was incredibly spacious and the bathroom was nice. The pool is great and a lovely way to cool off in the hot Hoi An sun. We ended up extended for a few nights and the owner was incredibly grateful. They have only reopened in the last 6 months after being closed for 3 years due to covid. They are incredibly deserving of your custom.

I wish there was a lift as lugging suitcases up the stairs was tiresome. A more comfortable lounge area in the lobby would be nice as we didn’t always want to stay in the room.
