Location is perfect in centre of a pretty village
Beer, food and rooms
The establishment has a licence till 1am not 12 as stated and "the noise disturbance " you mention after booking, was so loud it was vibrating two of the bedroom floors. 77.6 Db was recorded in my room.
This was the third time we've stayed at the Royal Oak, so obviously we know the place and what to expect. We like that the rooms are easy to access - only one flight of stairs and no long corridors to negotiate with luggage - and that it's right in the centre of Helmsley.
No dedicated parking spaces, and using those right outside the door means either paying to park or moving the car early.
I liked the convenience of it being a place where you could book a one night stay in the area. There really isn't much more to the venue that was enjoyable. Good for a one night kick off to a big walk, but that's all.
Music was playing in the bar below our room until midnight and live music kicked up at 9pm til 11pm. The bed was extremely uncomfortable with individual springs kicking into my back if I moved at all during the night.
Central location
N/A
Its a great location in Helmsley market square.
No toiletries or soap available, the dispensers were empty. Only one bath towel left in room when there were 2 people staying.
Great location in central Helmsley. Staff were friendly and helpful.
They are rooms above the pub, so there was noise from the live music. But we were warned about this and the music did stop when they said it would.
Location was perfect
No breakfast option even though states bed and breakfast on outside of property. Bed was very poor quality, creepy and worn
Location was excellent.
Bathroom was dirty. Asked for it to be cleaned and they only cleaned the toilet. Don’t get rid of the dirt or spiders around the sink!
Had lovely meal there
Breakfast Not provided to my considerable surprise and annoyance : only source did not open until 9am
Pillows seemed particularly hard
Excellent location
Louis was a standout help with our booking in when we arrived, and helped us with the refund and book out shortly afterwards
The room’s bathroom was filthy, it had not been cleaned since the previous occupier. The bedroom furniture, especially the bed looked as if was a reclaim from a skip. The carpet was un-hoovered, there was hair on the bedding, and a large, taped up crack in the bathroom window. No towels available on our arrival at 13.15 and still none available at 16.30
Great location right on the square nice size room shower good.
Nothing really probably would be nice if they did breakfast but not a problem lots of places to eat.
Location great.. lovely place. Friendly welcome from staff. Only £5.00 extra for pet👍🏻
You have to pay for parking between 9am-6.30pm hotel advised other places further away can park for free.. room bit dusty, some other small details not right but otherwise ok for us. Would stay again
Very central
Parking situation
The room was big, the view was nice, the town is wonderful. The hairblower and the iron and ironboard were good.
It was difficult to flush down the toilet. There was no brekfast, they didn´t offer it.
Very nice location in the heart of the town. Smallish but very comfortable room. Easy and free parking close to the hotel.
We didn't mind the late music on Sat night but might be a problem for some!
The hotel was in a great central location, which made it very convenient for exploring Helmsley. The food was amazing, and the staff were friendly, helpful and welcoming throughout my stay.
Nothing in particular ,I had a very enjoyable stay.
Great location
No air con’ or fan in the room, windows left open and room full of flies
Guy at the bar who welcomed us was friendly in the evening. Position is great.
Dust on the kettles in our room. Smoke coming up from people smoking outside the front door from the bar. Woman who cleaned in the morning was very unhelpful about where one could park without paying in the morning after 9am - I foudn out there were numerous roads just out of the main square. She made us feel unwelcome. She was the only staff member around in the morning and very rude and unfriendly.
Brilliant location, friendly staff and highly recommended.
Nothing
Nice rooms
Large premium to stay Friday nights so often have to entirely book elsewhere when staying in the area
Location is good but parking is expensive and a problem.
Twin beds were very soft and bases very old and torn. Food was very poor with instant mash with the steak pie and the scampi and chips were straight from a iceland bag it seemed.
Very welcoming Staff Lovely Big clean Room Big Comfy Bed Beautiful Food Excellent Location
Nothing everything was perfect
Venue
Nothing I disliked about property. It was quaint like I expected. Parking is chargeable outside hotel in day 🥴
Location
Outdated
Location/parking/clean/good facilities
Nothing really
The room was really dirty ,there was still water in the kettle from the previous person who stayed and the kettle was realky scaled up,there was a bottle of water opened, the tabke leg fell off ,the handle on the bathroom was hanging off ,the whole room needs updating and a good clean,i would not stay there again, the oy good thing was the location.
Location
Large and well equipped room. Very central.
No breakfast available and a bit on the expensive side for "room only".
The bedroom was ok. Basically it was a room above the bar in a pub
No breakfast. The milk and cream in the bedroom was rancid. Not much friendliness from the staff. Parking a problem
The location
I think for £100 breakfast could have been included , bathing towels could be larger
Location. Friendly staff
Hotel looking a bit tired and shabby
Location
Not clean. Not serviced. No interaction after check in
Location was excellent. Room was well equipped and bed comfortable.
Very, very loud music on Saturday night but this stopped at 11.30 and wasn't a huge issue. Room could do with a dust (very big cobwebs!).
Amazing friendly place and excellent location. Value for money
Located in the marketplace and close to the castle
Lovely room set in a friendly pub. Perfect location. Room clean and big comfy bed. Excellent value for money.
Location for the helmsley 10k was perfect Room was especially nice and food was really good Added bonus we heard live entertainment from our room which we loved lol
Hot water tap in bath didnt work but improvised with shower instead lol
The location
Dated decor.
Fantastic location, friendly staff, comfy beds
Room and shower room need a good deep clean, blind didn’t work, bedside lamp shade broken, furniture very stained. Very loud live music until late
Location
Cleanliness and food availability
Nice big room great value for money it’s above a pub so there is a bit of background noise Didn’t drink in the pub but it looks a nice cosy pub Overall great
The music from the bar below my room was so loud you could feel the vibrations through the floor.
Cracked and dangerous shower tray, no heating in the bathroom, tv reception was rubbish, internet not connected to tv so no chance of Netflix
No breakfast
Nothing

Friendly staff lovely friendly bar and nice and clean
Staff
Unclean and worn out
There was a loud generator running the whole night right outside my window that made it difficult to sleep. I will not be staying at this property again.
We absolutely loved everything. Staff were friendly and helpful. Room was lovely and the location was gorgeous.
There wasnt anything at all that we disliked
Absolutely everything. Amazing price, Amazing room, staff very friendly. And me my partner have booked to go in April for my partners birthday
Nothing
Room was at the rear of the pub and was a great size, with a view of the castle from the window. The staff were very helpful and accommodating especially a young man called Louis, who was really good at his job and very helpful making sure everything was okay with our stay.
We loved the friendly atmosphere The staff were friendly, kind, knowledgable especially Lucy It was really dog friendly Room was great Beer was good, food was good Will definately going back but everytime we try to book its all full up Will keep trying
Nothing not to like oh parking was quite difficult but easier later in the day
Location central, large room, clean and comfortable
Rooms could do with the decor updating and the mirror was nowhere near a plug for drying hair. Overall good value for money
There isn’t a breakfast included although it is advertised as such on the board outside
It was a Saturday night with very loud live music directly below our room up to 11.30pm.This meant that sleep was impossible. There was a fair outside with very loud music also from 3pm until 10pm so not restful at all. Toilet flush was inadequate. No parking near hotel.Had to pay for a 24 hour car park.
The property is perfectly situated to access all the local amenities.
I was slightly disappointed that breakfast wasn’t included in the price. I accept I should have checked this before making the booking.
Friendly and welcoming staff
Great Location, dog friendly , good price .
The room was large with a nice comfy bed and everything we needed & more. Louie behind the bar was excellent. He showed us up to the room & carried our bag. The kitchen had stayed open especially for us so he took our order promptly. The homemade food was delicious (lasagna & steak pie) and generous portions but they do offer smaller portions at a reduced price. Louie was very attentive & gave us lots of local information to help us enjoy our stay.
Nothing.
Cleanliness, location, staff, entertainment and locals.
Nothing.
Location excellent, clean, nice staff, great steak pie. Dog friendly.
Noise at night but it’s to be expected above a pub. No breakfast option. Parking was quite a way from pub as was really busy.
Central friendly and good value
The shower wasn’t great
Clean and welcoming. Great location.
Nothing- it was exactly as I expected.
Central to Helmsley , good staff , nice food and drink and room clean and tidy . Price per night was good and was pet friendly.

Really liked the vibe from all staff members...
Wine choice could be better
The bed was comfortable and the room was clean. The bathroom was clean and the shower was good. The room was warm enough. Good supply of tea and coffee
The live music was extremely loud from downstairs in the bar on the Saturday night. There was further music for a short time after till after 11pm. There was a dirty spoon on the tray looked like it had been used to eat a dessert of a yoghurt
They ve. Stopped doing brekky.shame
