Helpful staff Clean and nice set up

Room was spacious and immaculately clean. Very well appointed with kitchenette. Super comfy bed. Standout for me was the attention accommodating staff who went out of their way to make my stay comfortable and enjoyable.

Beautiful and clean inside. Character styles kept and maintained really well. Great shower pressure and very helpful staff.

Beautiful room, with good facilities. Great continental breakfast and service from the owners. Close to shops and sightseeing.

One of the curtains was hanging off the top track and couldn't be closed properly, letting in sunlight in the morning. Otherwise everything was perfect.

It didn't like the fluff, dusty carpet and dirty skirting boards No tv reception No tea and coffee supplied as advertised Supposed to be 4 star but I wouldn't give it 4 star ...

Very clean room and bathroom. Plenty of Heating on a very cold day. Lovely roomy space in restored old building. Very pleasant and helpful female manager tried to help us . Language barrier did not help.

No TV reception over two days and nights because of weather which had blown down the old inadequate aerial. We were not offered any compensation even though the horrible weather meant we had to stay in our room all afternoon and evening with no TV or Radio. Some compensation would be good for customer relations.

Gorgeous old world building with a taste of history

Not really a problem unless you have walking difficulties, but no lift, only stairs, which is quite understandable in a 115 year old building

The accommodation staff were wonderful, especially Vanessa, who was incredibly welcoming and gave us a detailed introduction to all the facilities and how to use them. We had an absolutely amazing stay and felt so well looked after. We will definitely choose to stay here again on our next visit to Dunedin. Highly recommended!

Location good and room was all we needed for a short stay.

Unfortunately only had enough hot water for 2/4 of us. Parking very tight to!

The traditional old house is located not far from the city center, with some convenient facilities nearby that can meet travelers’ basic needs. The front desk staff were very welcoming and provided us with all the necessary information for our stay.

The hotel does not have a restaurant, so breakfast can only be prepared in the room using the provided kitchen facilities. This was somewhat different from what I had expected when booking. It would be much better if the hotel could provide a breakfast restaurant with hot food options.

Beds are so uncomfortable and couldn’t able to sleep after a long day. No lifts so have to carry luggage and very inconvenient.

Old world charm, the very good breakfast delivered the night before and the comfortable bed. In addition, it was within easy walking distance to the Botanical Gardens.

A very minor issue, but it was not always easy to find the receptionist.

Nice old but large rooms , good shower and bed

The property is in a very convenient location. Lovely historical building with beautiful high ceilings, cornices etc. Parking onsite, but angle parking and tight so have to reverse out onto the street. Very spacious room, comfortable bed. Kitchenette had everything required. Bathroom was large and nice.

I stayed in Winter and the room was very cold, so did not stay for full booking time. Electric blankets were hard to get to work. Thermostat heater was on a time switch for a few hours - so turned off in the middle of the night.

Car parking is a little tight around the back.

Vanessa, the manager of the hotel, is absolutely amazing. She's a little legend! Very funny and friendly ; she will make sure you'll have a comfortable stay and will certainly look after you. The rooms are spacious and have all the needed facilities needed. The cleanliness is always spotless, and the building itself certainly has a charm to it.

The first time I stayed there, I arrived late in the evening, and there was no more hot water for a shower. Guessing the place runs on hot water cylinder and that particular day it must have been busy. Although I have came back multiple times over the past year and this issue has not happened again.

At our request, the staff member on duty allowed us to come earlier in day to drop off our belongings, which meant due to sporting commitments we could do this in daylight rather than after which would of been in the dark. Appreciated 👏

Immaculately clean!! My five year old was absolutely thrilled for waffles for breakfast that was left for us. Made her weekend extra special! Staff were so lovely and accommodating.

The room was clean and quiet, Vanessa (staff) were friendly, and the location was convenient. Wi-Fi was reliable and check-in was easy. Overall it was a comfortable stay.

It’s good!

We have been coming to Dunedin since 2022 and at least twice a year. We have chosen to stay here every time as it’s very clean, comfortable and easy access to where we want to go. We walk to the Octagon area too. Vanessa was very helpful and lovely. Thank you team.

Hot water pressure in shower was not great

It was near the university and we were able to have an adult son in his own room. There are useful amnesties and a convenience store over the road which was great. I like the character and the feel of it being a house. The electric blanket was much appreciated now it is almost winter.

Could do with a few little paint touch ups as it is getting a bit tired but it has a nice atmosphere.

Parking was a bit tight and probably signage that parking was at the back would’ve been helpful for non local tourist. Luckily it wasn’t a busy street so is accessible. Property is on the older side so the size of the parking area is understandable.

Vanessa, who does everything in the hotel, including helping us carry our bags upstairs was wonderful. Our room was lovely. Comfy, cozy, crisp bedding and clean. Would happily recommend a stay in this historic building.

The one available staff member was very helpful and professional. Taking the time to show us the rooms and explain, how the door locks work. In addition provided good advice about the local area.

I felt the bed was a little uncomfortable due to the age of the mattress. The hotel car parking is large enough for the expected number of guests and not large enough for larger modern vehicles such as SUVs.

Room was clean and spacious. There was angled off street parking and ideally suited for cars, not SUV's.

This cant be helped, but the beeping from the green man on the pedestrian crossing at the lights outside the room seemed to go off regularly through the night

Loved the high ceilings and large bedroom with large comfy bed and kitchenette and antique fireplace. Very large bedroom with beautiful large roses outside window. Lady who gave us the keys may be owner was very friendly and helpful. The room looked nicer than the photos. We enjoyed our night there and would recommend. It was at the north end of town, so was good for us to leave to go further north without having to drive through the city. The on site parking was appreciated but larger cars would have to reverse out.

I did not like the limited parking. I got back from the city centre late to the motel and there were no longer car parks available at the property. I noticed a visitor took up two parks. So i had to park my car on the street, near the hotel. Then the next day I saw that my car’s windscreen has been smashed by someone. I could not drive my car, and unfortunately the repairers still cannot fix my windscreen. Interrupting all my plans. I understand it is not the hotel’s fault. However it was still annoying. On a positive note I enjoyed my room, it is clean and tidy. The staff were very friendly too.

Curtains were hard to move and not entirely attached to rail. parking *at* the hotel is fine for small/medium vehicles. larger vehicles will need to be parked at nearby site.

Vanessa was very welcoming and attended to any requests. Considering room faced a busy road, it was surprisingky quiet. Great to be near the gardens and bus stop right outside.

Location of powerpoints made it very hard to access as beds too heavy to move so could not plug in lamp nearest window. Hard to open heavy curtains with single bed so close. This is feedback and not a complaint.

Das Frühstück war für 3 Personen ein Witz. Wir haben für 2 Tage ein Toast, 3 kleine Butter 3x Marmelade, 1 Milch 2x Orangensaft 3 verschiedene kleine Tüten kornflaks und 3 Äpfel +3 orangen bekommen. Wir waren dann noch ein wenig was einkaufen. Also nicht auf das Frühstück verlassen. Ansonsten war unser Zimmer genau an der Ecke und somit hat man die Hauptstraße immer gehört und die Ampel.
