Central, room was lovely.Restaurant was very good . Very nice stay
Nothing
Herzlich wenig.
Nein danke!
Comfy bed and lovely bathroom
Comfortable room
When booking this stay I was under the impression that breakfast was included as it stated cooked breakfast in the facilities. Unfortunately this was misleading.
Goid
Great location and beautifully decorated rooms. Owner very helpful when I needed to retrieve something from my room.
Very noisy (it sounded like a party going on above us) from other rooms and when I commented about this was practically told I was imagining it.
Lovely apartment at the top.of the house, great meal at the restaurant in the evening and great location on the High Street
Nothing
It was a great location and perfect for a short stay!
It was very hot however it was 30 degrees and a fan was in the room which was good
Breakfast was lovely and allowed me to meet the owner.
The check in system is very impersonal but I understand why it has to be. An air conditioner in the bedroom would have been wonderful.
Good location, easy book in, comfortable bed, nice size bath in bathroom.
One side of the bed was against the wall.
Breakfast was fabulous. Freshly poached eggs with delicious seed bread & the other half went for the full Suffolk which he polished off in no time. Proper tea too, leaves not bags. Charming venue with friendly & helpful staff.
Nothing.
Clean and comfortable
The bed was against the wall
Location was very central and we were lucky to get a parking space as area suggested very full. Room was quaint and cute with large bathroom for roll topped bath and shower. Bed very comfortable and we had a tower fan on one of hottest day of year. Loved coffee and tea and great we had 2 large water bottles. Definitely return and recommend.
Noisy seagulls but to be expected 😁
great location
inadequate shower facilities.
Excellent position on Southwold high st. Staff very friendly and food excellent. Our room was small which we knew when we booked as it was the last available but had everything you needed for a pleasant stay. Would definitely book this hotel again.
Room was hot but a fan was provided and all the windows opened to provide a breeze when sleeping.
Friendly host. Excellent breakfast.Great location.
Rear access in need of TLC.
Southwold is a lovely place History of the building and unique architecture and decor of room. Very good shower and plenty of tea and coffee.
We had dinner when we arrived. We didn’t like the attitude of the gentleman running the restaurant whenever we just opted for the main course, additional service charge not optional. Breakfast was expensive and coffee not included and the service charge on top. Bed wasn’t that comfortable. Traffic noise outside. More personal approach needed, fewer emails, and face to face on arriving to direct to car parking etc.
Quality fittings everywhere. Hot shower all the time. Mattress expensive quality. Solid oak furniture. Fantastic bath.
Deception. Why on Earth was this sold as a double room? It isn't. It's a single room with a doubled bed crammed into a corner with access o ly o e side. The photo was a Deception. The room is really small with nowhere topic a suitcase Twoo people struggle to pass each other. And so all the good points are negated. All in my opinion.
Great location easy access. Spacious room.
The only issues, and personal preference was the pillows were very soft
The history, style, our room was large and well appointed, and the owner took a lot of time to talk to us about various items
Nothing
Location was perfect for drinking in the town and visiting the beach. It was quiet location and was nto disrupted by the main road.
The bells went off on Sunday early so couldn't have a lay in but this is nothing to do with the hotel just it's location.
The location is fantastic and the room was really clean. The staff were also very friendly and helpful
We knew the room was small - it would be fine for a single occupant or for just one night but three nights as a couple was too much. The bathroom had a lovely bath in it but the shower above it was very poor.
Great room and as good as our previous visit. Lovely tea in the room. Thank you.
Nothing
Charming property in a great location in the heart of Southwold.
Good instructions. Comfortable room. Location
Room a bit small
Location, value for money, clean, everything you need, comfortable.
Nothing
The room was spot on , everything i needed and extremely comfortable
There was an issue re breakfast or the lack of it due to a fault of an app. I suggest they go back to the old failsafe system of a paper form to be filled out on arrival and put in a box so the owners know exactly what's happening.
Closeness to town and beach.
No designated parking space . No staff at reception, lockbox in operation. No access/egress from property from main street doors.
Lovely little room, great location!
Room was small, perfect for one for a few nights. If it was a couple staying then 1-2 night max really!
Easy access Great bed & shower
Restaurant in hotel closed and all pubs not serving food on Sun evenings so had to get fish & chips but no table in room so had to eat on bed
Excellent location. Spectacular rooms with original period features.
I found it very cold and it was not clear to me how to adjust the temperature. The kitchen was closed although we had requested breakfast.
Central and good check in time
Garden needed to would have liked sit out
The room was gorgeous, very spacious and even had it's own sitting room!
The room was quite light in the morning, so could do with a curtain to go over the blind.
Good location. Clean
Basic room for price. No reception.
Our rooms were very nice well equipped and spacious. There were three of us and we each had our own room each one different and all very comfortable. We had breakfast in the dining room which we all enjoyed
The stairs up to the main suite were very steep
Fantastic location. Comfortable room, lovely bath and great selection of tea/coffee/water. Easy and fuss-free key pick-up with clear instructions. Historical building.
Room a little on the small side, but fine for a couple of nights.
Easy to check in. Great Room. Fantastic location.
Nothing.
Comfort Location Spacious Excellent dinner
Nothing
The room was large and comfortable
The TV did not work properly and there was no satisfactory resolution to this
- Great location on the High Street & opposite the Adnam’s shop where you exit the rooms. - Short walk to free parking & all shops / pubs - Very comfy bed & a really nicely appointed room (Garden Room)
- The Church bells going off early morning is a bit of an annoyance, but not the fault of the property.
Garden room was supberb, great size and amazing bathroom. Very quiet and location perfect.

Lovely decor and very clean.
We stayed in the Earl of Sandwich room. Appreciate the building is very old and likely to have some creaks but we could not only hear creaks and stomping from above, but music and full conversations from the restaurant below. We were also disappointed at the comfort of the bed. The "king size Hypnos bed" is 2 two (albeit large) saggy mattresses pushed together. Perhaps a good mattress topper could be a handy solution for turning the two singles into one large bed.
Room was really unusual , ornate ceiling , very unique Bed was comfy , lovely linen Refreshment station very well stocked Excellent communication / instructions from owner/staff even though they were not on site and room accessed via a lock box Excellent bathroom especially shower and exceptionally clean throughout Perfect location for the town
Pillows on bed too soft A very minor negative -Floor boards squeaked and window rattled a little when opened , (understandably due to age of the building ) added to the charm of the room ,but for light sleepers broke our sleep
Decor was well thought out and the roll top bath was lovely. Everything worked well and we felt comfortable.
Sash window was difficult to open which meant it got a bit too hot in the night. And while this isn't something the venue can control, the church bells nearby woke us up at 5am and 6am. Not entirely sure why they were going off that early anyway.
Great location and very clean
.
The breakfast was nice but expensive . Location was excellent and the outside garden area was a nice touch .
The room was very small for two people
Location brilliant
External stairs
Location was fab Spacious Really comfy beds Really attentive staff
The room Was a little cold (due to -4 outside ) but they rectified within 10 mins !
Nice and handy location for shopping in Southwold.
The room was by far the smallest we have ever stayed in. Right next to the outer access door and with a motor running outside all night. The owner proudly told us at breakfast that it was the cheapest room in Southwold and that all other rooms were larger. Paid for breakfast but amount debited exceeded the cost shown in the room info. Assuming he added something for the coffee. No parking nearby and recommended “common” parking is a way off and not secure. Yes it was a cheap last minute booking but still expensive and not particularly comfortable.
Lovely place to stay. Full of character and excellent staff. Very clean and great location. Breakfast was very good too.
The area was very nice with plenty of nice places to eat
Nothing
Great food in restaurant Good location Lovely rooms

An outstanding building seeped in history, beautiful rooms and furnishings. The owners are lovely and the breakfast was amazing.
Excellent location. Decent value.
Location
Tiny room. No reception
Stylish, compact & bijous
Not much room for luggage but wasn’t an issue
Great location, cleanliness clearly very high on the agenda, excellent shower room, feather pillows, comfort was excellent, not stingy on coffee / tea facilities including cafetière, decorating has been done by somebody with taste, generally an excellent vibe to the place.
Not that I personally didn’t like but due to the nature of the building it wouldn’t suit people that are not good on their feet or people who don’t cope with stairs well, the suite on top floor incorporates a tight spiral staircase, I thought it was lovely but just be warned.
Clean and warm
No off-street parking - had to park on yellow line. Small room, no table, no grab rails in bathroom, expensive for what we got. Deffo should not be rated 5 star. 3 maybe.. Food OK, but expensive for what we got.
Quirky but nice! Always feel welcome and valued. Perfect position to explore Southwold.
Location and they allowed motorbike parking when requested on-site allow very difficult on large motorbikes.
The twin room (or double) had a fabulous huge bathroom but no shower (plenty of room for one), for twin room requirements (two male bikers in this case) a shower would be more practical.
Lovely old hotel, great location & a beautiful bath!
Nothing
Beautiful old building right on the High Street. Lovely big comfortable bed and huge bathroom. We ate in the restaurant in the evening, amazing food and wine followed by a delicious breakfast the next morning, all served with great service.
Nothing.
I really enjoyed the breakfast. There was a good choice of cooked dishes like Greek eggs so not just the standard options.
The location is perfect 👌
The room was smaller than we expected, but the bathroom was perfectly sized x
My friend and I visited the lovely Southwold for two days, and we chose Sunderland House for the price and location. We were emailed and messaged clear and easy parking and access instructions. The location was fantastic right in the heart of Southwold and easy walking distance to everything. The room, although very small, was comfortable. The hospitality tray was very generous with a lovely selection of teas and great coffee. A carbonated and still water was even provided. The bed linen and towels were of high hotel quality. It did get hot in the room, but we just opened the window. There was a good quality fan if needed. We both slept well. We would recommend to other guests and would stay again.
The enclosed garden was lovely but could do with a tidy and a sweep of cobwebs. That's just being picky.
Great location. Room very comfortable.
Clean , comfortable bed , bath and nice coffee .
Tv kept going off,
Quaint accomodation
Location lovely room
Nothing
Great location, historic building with the issues that come with that. Creaky floors and virtually no sound proofing. Beds were very comfortable.
A strange experience as you let yourself in through a back door so no staff were met. The bathroom was huge with a large roll top bath in the middle of the room. Not the most convenient for taking a shower.
Lovely character building in a great location. Clean with tea/coffee facilities. Friendly/helpful cleaning staff. We booked the small double and that’s what it was.
The Garden Room was delightful, with its own little patio; unfortunately we weren't able to take advantage of that because it was raining but the room was spacious and comfortable. The dinner was really excellent - a good range of fish, not surprisingly, but an outstanding vegetarian option of roasted cauliflower and my husband was very delighted with his duck. Breakfast was equally delicious, with some unusual options, and served with charm by a fine young man.
We would have loved to eat in the garden which, unfortunately wasn't available due to a fallen tree branch....
The location and facilities were great
Lack of any staff interaction at all
Great location in the heart of Southwold Extremely comfortable bed Lovely little garden area right outside the room
There was a strange smell in the bathroom but it went after we ran the tap for a little while.
Brilliant location, right in the centre of the village. Very comfy and spacious bedroom with a separate sitting room. Great shower.
Access to the first floor is via an easy staircase. But the start of the stairs to the second floor are very steep on a bend and with no hand grab. Anyone with any mobility issue would really struggle. They should mention this clearly in the booking information.
The evening meal that we pre-booked was really good. The owners were very friendly when they were about. The bedrooms were well appointed and had a charm about them. The location was good for Southwold.
We booked a breakfast for Thursday on arrival on the Tuesday night. On the Thursday morning everything was shut, with no one about for breakfast and no messages from the owners. The cleaner was not aware. The rooms can be noisy, with restaurant users and traffic, due to us having to open the window. Good fans in the rooms would have been a good addition during the summer.
The room and bathroom were gorgeous. Thank god there was a fan in there as it was very hot but the tea and coffee facilities were lovely. The birthday banner for my partner was a lovely touch so thank you!
The parking situation was terrible. We had to park on a residential street 10 minute walk away. The two car parks that were recommended were full and when I tried to call the only number I was provided it went straight to voicemail which was quite stressful. Without having a front desk or a helpline makes it quite hard especially when you are not from the area.
Lovely room and slept so well! Shower excellent and location was on the high street perfect! Very friendly owner who gave us advice and history if the hotel.
Would prefer fresh milk in the room. Breakfast was tasty but not enough of it. Was expecting a buffet with additional fruit, cereal, yogurt tea or coffee etc. Had to pay for additional coffee which shocked us. We left hungry :( and a hole in our pocket.
Great location , restaurant excellent room clean and comfortable
Nothing to complain about
Room too small for 2 people and too much furniture
Breakfast was very nice but selection a little over the top and herbs and pumpkin seeds not really necessary. I wasn't aware that the total price didn't include breakfast so the price was a little excessive, especially having to pay for tea and coffee too.
Breakfast was extra but cooked to a very high standard
Seagulls were very noisy but it’s a period building so you cannot expect double glazing.
Location is excellent, right in the middle of the high street
Small double room maybe ok for 1 night but really only a single. Lovely coffee provided in room, terrible coffee served at breakfast
The room was spotless x good directions to find it
Can't think of anything
The hotel was bang in the centre of Southwold
The restaurant didn't appear to be open but it wasn't a problem
