There was NO breakfast The Manager was Extremely Accomodating.There was no vacancy to stay another two night,he did his best to help us find alternate accommodation Thanks To Vinny for your kindness!!

The room was clean, the shower was good, the staff were friendly, the location was good.

The internet/wifi connection was terrible and I could not get it at all some nights, only gave one tea bag and two milk sachets every day.

Very cute outside back garden, Got a little pond water feature, a few very comfy chairs :) Beds were clean and comfortable! Even had a lounge to sit and relax and free water and a coffee station Bathroom spotless!

It was a lower ground floor and nicely decorated but a dark blue. It made the room really dark. It needs a light colour on walls. Blinds didnt work so that didnt help matters

I planned to stay away from home due to getting up early to travel, unfortunately I was woken up at 4:30 am with other people going to work early hours banging around with no respect for anyone else. I stayed in the family suite on ground floor opposite reception, paid more for this room to be more comfortable. Bad idea to be honest.

Puvodne jsme meli mit pokoj v suterenu s vyhledem do zdi a hrozne maly, nastesti mel rozbite dvere, tak nas dali na jiny o dost lepsi. Rychlovarka uz potrebovala vymenit.

Favourite guesthouse - highly recommended.

Dobra lokalizacja, ok. 15-20 min. od stacji metra. Dojazd do centrum - 1 strefy, do najważniejszych zabytków, miejsc wartych zobaczenia to ok. 25-30 min. Niedaleko niewielki sklep spożywczy, pierwszej potrzeby. Parę lokali, gdzie można coś zjeść. Przy stacji metra sklepy spożywcze - Aldi, Sainsbury, lokale,puby. Odpowiedni pokój dla 3 osób, czysto jakby dopiero co po remoncie. Codzienne sprzątanie, wymieniane ręczniki. Bardzo blisko do parku, gdzie wieczorem można pospacerować. Na dole kuchnia do wykorzystania, lodówka, naczynia. Obok kuchni dodatkowe pomieszczenie, gdzie można było spokojnie zjeść posiłki.

Brak możliwości skorzystania z kuchenki gazowej. Duża 6-cio palnikowa kuchenka, ale nie działała. Szkoda, bo można by było podgrzać sobie obiad, kolację. Czyli pozostawała tylko mikrofalówka. Mogła być opcja ze śniadaniem. W kuchni, w przeciwieństwie do pokoi, czystość pozostawiała sporo do życzenia. Mieszkaliśmy w pokoju na parterze i słychać było odgłosy z pokoju nad nami.

Water wasn’t hot enough and pressure not good enough for a bath Water was ok for a shower only because weather was hot so tepid water was fine.

Clean, great value for money, and lovely staff. Short walk to the centre of Balham where we found exceptional cafes and restaurants. Also not far from a nice park.

It was very hot in the room, with only a small electric fan provided. However considering the cost, we would not have expected air conditioning, so overall we have no complaints.

The only issue was that it was very warm during the heatwave and in a west facing room was very warm at night. Fans were provided.

The manager upgraded me from a single bed to a double, free and unsolicited, which was nice. Very clean and homely place.

Di sicuro l'immobile mi ha colpito: particolare e molto ben tenuto, internamente è esternamente. La camera, curatissima, sia nella manutenzione, sia nell' attenzione ai dettagli, come ad esempio la tappezzeria. Camera pulita e col parquet (e non la moquette!) cosa eccezionale e molto rara in UK. Quartiere tranquillo e piacevole (residenziale). Acqua a disposizione.

Forse si potrebbe immaginare di offrire in opzione un kit colazione (ora non prevista credo per mancanza di spazi), un cestino che venga consegnato al mattino in camera.

Pleasantly surprised with the location and a really comfortable room. Staff were extremely friendly and a real bonus was secured car parking.

Staff were friendly. The cold/hot water dispenser in the common area was very useful. I was able to store my luggage at reception before check in time began.

The room wasn't very clean, there was a spider hanging in the corner of the ceiling and cobwebs all around. Paint/wallpaper is peeling and the bathroom had some wear and tear. Fine for a one night stay, but the place needs some refurbishment.

Le charme de l'hôtel, la propreté et la gentillesse du personnel.

Les équipements et le manque de confort. Matelas à ressort donc pas agréable pour dormir, il faisait chaud dans la chambre et il y avait qu'un ventilateur, pas trop de possibilités d'ouvrir les fenêtres facilement sachant que dehors c'est un peu bruyant (fenêtre sur rue), une vitre fissurée où le soleil et la chaleur rentrait, la vmc de la salle de bain faisait un bruit insupportable. Pas de mini frigidaire ce qui en été et surtout en canicule peut manquer.

Basic Hotel. Very clean very well located for visiting friends in the Balham and Clapham area and exactly as described.

Nothing to dislike. It is however a basic hotel and this is reflected in the price of you pay. No-frills but clean, comfortable and exactly as expected.

Wonderful staff, very hospitable and helpful with all queries. Very clean rooms, with all key resources required, including fans which was very much appreciated in the heatwave. Location excellent to walk to village and lovely little cafe a few mins along the road in the common, which was good as they do not offer B&B.

Room was a little dark as blinds down, as no view, but a little natural light would be good. Everything else was great.

La zona donde está ubicado es muy bonita y segura. También hay pubs, restaurantes y supermercados. A 15 minutos andando tienes la estación de metro para visitar las atracciones turísticas.

El colchón de la cama no era cómodo y hacía ruido. No había enchufe en el baño (al menos en nuestra habitación) para conectar el secador o cualquier dispositivo. Como nos tocó la planta baja, también se escuchaba bastante el ruido de los coches o personas que pasaban por al lado.

I thought £12 for parking was too high. I had actually missed this info in the booking somehow. The shower head in the room needs a repair that would only take two minutes. These things are minor though in the overall stay.

Room had a pedestal fan which was amazing during hot weather. Staff very welcoming and super easy check in and check out.

Would be good to be forewarned the room was on the 4th floor. We didn’t have lots of bags but I can imagine with a heavy suitcase this would be difficult.

Forse siamo stati sfortunati ma davvero tante cose non sono andate bene. La nostra camera era all'ultimo piano più in alto e nel caldo di questa estate era BOLLENTE, non c'è aria condizionata, solo due ventilatori mollati lì, persino quando all'esterno durante la notte la temperatura era scesa noi stavamo ancora morendo di caldo. Niente acqua calda il primo giorno, ma poi è stata messa a posto. Non c'è modo di comunicare con la reception, quindi bisogna farsi ogni volta le 4 rampe di scale (la prima sera non so quante volte... la tv che non funzionava? giro 1... l'acqua calda inesistente? giro 2... carta igienica? e avanti così)

The beds are comfortable, the room is clean and quiet. The bus stop is literally a few steps away. There is a lovely lounge with a Nespresso coffe machine and even if they don't serve breakfast you can order take away food and have it at the bar lounge, which is lovely. The best part was the chilled atmosphere and the host who is super kind and friendly.

My single room at Balham Lodge was clean and comfortable with a nice big window. Perfect for my one night stay. Felt like a home away from home.

As a personal preference I would rather a small new bar of soap over the liquid soap in the pump dispenser and at least one if not two small bottles of water.

Lovely big space with a sofa made relaxing super lovely. Nice big bathroom and lovely drench shower. And weirdly, I enjoyed looking up at the plaster work on the ceiling, very period!

Probably would ditch the free "nescafe" and tell customers to use the pod machine by reception (and money saved on the nescafe and kettle boiling electricity, let people use pods for free.) Also being clearer on the parking - it's £12 a day, but also free at certain times on the side roads...

Perfect stay. I stayed for three nights while my home was getting renovated. It was so homely. Very comfortable and spotless and the staff were all so kind. Great value for money and would recommend.

The location was ideal for why we were in London, and parking behind a closed gate was also a good choice, however we weren't told there would be an extra cost for this. The gentleman on the desk was very pleasant.

The room was very small and pooky and the bathroom even smaller, we were in the attic and as a "feature" in the room there was a hatch into the loft space. The location was great for where we needed to be and it was only 1 night
