The staff. When cleaning the room. They forgot to clean the bathroom twice and replace the toilet paper. Had to call front desk to ask. For the price. I was expecting so much better from the amenities and staff

The hotel is dated and it shows. The bathroom tiles are old, discoloured, the grouting dirty, there is mould. The room is so so, many switches to get the lights off. The pool is tiny and dated, just not inviting at all. Also i received multiple reminders to do the pre-registration. I don’t see the purpose or benefit of doing so, still need to line up on the reception. Its ok to send a suggestion to do the pre-registration but i really dont want to receive 27 reminders just because i dont want to do it! Overall its not a nice stay and compared to my recent trip to Bacolod a few months back, staying at a similar priced but much more modern and clean hotel, i would be really hard pressed to consider SEDA Bacolod in any next trips.

Reviewed Jul 24, 2026Very good location in Lacson Street close to all restaurants. Next to Ayala Mall and close enough to SM. Room is good size and kept clean by the staff. Buffet Breakfast has good variety of food.
Not enough parking. The front desk didn’t explain to me clearly that the breakfast only covers 1 person even though I booked a double room.

One incident our Aircon stopped working in the middle of the. Night . It was a quick fix ...our room changed immediately. My hubby said to get a good sausage brand

Reviewed Jul 9, 2026Overall, we enjoyed our stay. The location was perfect, it's right in the city center and close to everything. The staff were super courteous and would greet us all the time.
The pool area could have been improved? Maybe if it's located on the roof deck, it would have been even better, so that guests can enjoy the city view while in the pool.

There was part of the building in disrepair near the bathrooms at the pool. It was the only eyesore. I assume that it will be repaired. There was a hefty charge for my daughter’s breakfast, being that she was the third guest in the room. Booking.com was not clear about this.

A little bit hot to our room, we tried to lower the temperature but it set up to 20 degrees. We wake up in the middle of the night sweaty.

Reviewed Apr 6, 2026Location, good hotel. Staff is very good. Start with the fantastic doormen and guards. Always helpful esp if I bring a car and have to park. Or worse when there is no available parking spot. They really help me. And they see I am tired coming back and offer always to bring my stuff. Very nice gentlemen. Resto and housekeeping staff and front desk are also very nice and helpful. Overall kudos to Seda Capitol Commons!
Sometimes there were too many guests, my room does not get cleaned till late and they would occasionally ran out out water, towels, toilet paper etc.Need to call for them when I got back late in the day. A minor inconvenience.

They were so helpful all the time always smiling And so polite, I would highly highly recommend this hotel to anybody. And without doubt I will be stopping here every year. Now best hotel in bocolod
There was absolutely nothing I didn't like. From time, I contacted them from England right the way through to the time I left the hotel. The whole experience was superb.

Reviewed Jan 19, 2026The hotel is accessible to Ayala mall, park, restaurants and museum. It is nrar the main street.. The breakfast is delicious. Many choices of food. Love the arroz caldo,,KBL, and many more. Friendly staffs. The services are fast. Keep up the good work!
There is no room for smokers. My husband had to come out to have a smoke. It would be nice if there is an accessible smoker's room where you can comfortably sit and would be nice if the room is cooler as well. The big window glass as I observed were not properly clean. So much stains and dust.
