Nicely furnished. Great location for the train station, harbour and some local shops.

Very thin walls and floors, so could hear things from other rooms loud and clear. Slept poorly both nights because of this. Shower had very poor drainage. Had to stop after a couple of minutes otherwise it would have overflown into the bathroom.

Being returning guests, we love the location and the rooms, great design and very comfortable.

Very loud and noisy. Doors have no dampers or any form of noise reduction. Thin walls can't be helped, but perhaps some felt/rubber in the doors wouldn't cost much. Doors were slammed by other guests repeatedly, disturbing sleep. Both front door and individual rooms.

The room was so comfortable and clean. The bed was very comfy and the whole property was clean and welcoming

The room was quite small and noise could be heard quite easily from other rooms. This didn’t bother me but just something to consider if you prefer a lie in! I really liked the stay though and would use again

Bed being against the wall was tricky, but ok for one night. Would definitely stay again, but would request a bed with space both sides.

Room 6 was far too small, I know there are cozy rooms but that was taking too far, we had to walk separately by the bed to the toilet or so called wardrobe.. I could even sit on the toilet because my legs were hitting the small sink..

It was a pleasure to stay there. The room was ideal. Everything you needed and towels were replenished everyday. Plenty amenities around that area. Would recommend it to anyone as it was perfect.

Location was good, short walk to pubs/places to eat. Easy self check in, free ample parking roadside of the property. Comfortable beds, free high speed WIFI suitable for both working and streaming.

No mini toiletries provided in the bathroom. Lots of noise from other guests, noisy stairs, walls very thing could hear everything from other rooms

My brother was in room 7 only fault he would have preferred a larger room was shown the large rooms at the back they were fab he would go for one of them our next visit he said .

1. ROOM 1.No sleep what so ever. Constant unexplained noise above my bed the whole night. I expected a certain amount of noise as it is an old building with single glazing on window. Even hearing guests above, snoring walking about and phone beeping could be explained. I wasnt expecting the unexplained noise akin to a cupboard or wardrobe door being shut and vibrating. I recorded the noise, the owner came over when I messaged him in the morning, whilst still in the room. The noise had stopped, I admit that. However, I had proof on my phone. He listened, but did not show any interest. Instead asked me what I thought the noise was. He couldn't get away fast enough, saying numerous times that he was busy. Obviously a guest who had, had not rest ; but had already paid, was NO longer a concern. I raised a complaint on Booking.com and he refused to make any recompense. There was a security issue also. The security door , which should be closed at 10pm , according to signage was left opened all night. People in the courtyard until 4am. I was unaware of this until my friend told me when we were leaving. They were in room 4, also on the ground floor. They had a sleepless night also; for different reasons. There is no staff on the premises at night, and as our experience the security of residents didn't feel like a priority We had spent an idealic day in Irvine, only for the night time events to taint our memory. Ironically, the rooms are beautiful and I was thinking of booking a further three days, come December. This was before the events of the evening. I have left an honest account of our time and cannot in good conscience recommended this place. I would not stay here again. Not only because of the actual experience; but the indifference of the host.

Stayed close to the Harbour and beach. Good value. Easy access into Irvine, pubs and restaurant nearby. Nicely presented and commication good. Kettle in room, so take own breakfast.

Shower room quite small. Ok for short stay as rooms aren't that big for 2 people. Need to bring your shower gel.

THE HARBOUR GUEST HOUSE WAS PERFECT FOR OUR STAY.. 2 ROOMS 3 PEOPLE. BEDS WERE VERY COMFORTABLE, ENSUITE FACILITIES SPOTLESS AND LOCATION CLOSE TO THE NICHE RESTAURANT WHERE WE ENJOYED A DELICIOUS DINNER AND GREAT BREAKFAST BEFORE WE DEPARTED FOR THE ARDROSSAN FERRY TO ARRAN. ALL THE LOCALS WE MET MADE US FEEL VERY WELCOME .. SO FRIENDLY AND HELPFUL. A LOVELY EVENING STROLL ALONG THE HARBOUR TO THE END MADE THE LOCATION EVEN BETTER. HIGHLY RECOMMENDED.. THANK YOU.

Perfect location, very clean and bed was comfortable.

A solution to somehow being able to open the windows in room 1 which faces the main road but still maintain some level of security would be nice. Had to keep the blinds shut the whole time for privacy and the locks on the windows didn’t seem the most secure.

The pillows were too thick for me but that’s not a complaint just my preference the rest was great

Great location. Close to pubs food and museum,Very clean & tidy.

The room was nice and clean and was attended to every day (e.g. with new supplies of tea/coffee etc). Rooms are nicely designed with everything you need (e.g. iron, hairdryer etc). Instructions before arriving were clear, and entry to the property was easy (no staff in attendance so DIY).

Nothing really - the only thing was poor noise insulation between rooms.

The location was good and everything was very clean.

The problem we had was that we had been up since 5.00am and had driven up from East Devon which was more than an 8 hour car journey. We went to bed around 10.00 pm but were constantly disturbed by other residents arriving at various later times and noisy when they came in still talking and letting doors slam. Some came in around 11.30pm and others much later. The worst problem was that we were on the ground floor which had a small garden area outside our window and at 1.00am 2 ladies went outside talking and smoking. The sign in the door said not to use the garden after 10.00pm but they ignored this.

The guest house is perfectly located for us to visit family and is only a 5 minute walk from the station. It clean and the rooms are well appointed. Breakfast isn’t offered however there are plenty of cafe’s along the harbour to eat in.

Exceptionally clean and comfortable, all amenities in working order as required for refreshment, and the Kitkat bar was a pleasant surprise! Shower has excellent pressure.

A clean and comfortable room for a one night stay close to the ferry for our trip to Arran. It was close to amenities and a good pub almost next door for dinner

Ground floor room at the front, overlooking the street - but no net curtains at windows so people would see straight in. Had to close the heavy curtains for privacy. Nets (even lower half of windows) would be better.

We had a very noisy neighbour upstairs during our visit, with lots of going up and down the stairs until the early hours (we were in a downstairs room) which was the only disadvantage, otherwise clean and comfortable room with all facilities

The bed was very comfortable, and the sheets were lovely and clean, smelling very fresh.

The shower cubicle door was very difficult to open.

The location was VERY close to the attractions I was interested in and dead easy to get to from the train station. The building was very attractive and the room was nice. Bijou bathroom but good amenities.

I was a little noisy with people on the pavement late at night but the is totally out of control of the proprietor.

It was a lovely room with a pleasant view, comfortable mattress and lovely bathroom en suite. There was a nice pub about 5 minutes walk away with good food. I was able to park right outside on the street.

The bed base was a solid wooden plinth and the mattress slid about on it. I rolled out of bed in the night and banged my cheek on the base. A tradional divan would be my preference.

We were given clear instructions on how to access the house. It was spotlessly clean & small but perfectly formed!! Space was used really well. It's location is great - near the sea & places to eat & drink.

As the bed is against the wall there was nowhere to put your drink, phone etc at one side.

Really comfortable and well-appointed, a very pleasant stay.

The owner was really helpful, it was much appreciated. Probably the best place to stay in Irvine.

Front facing rooms into road are very noisy and can’t sleep much as windows are not double glazed Rooms are not sound proofed to a degree as you can hear everyone’s conversations next door and upstairs and walking about all the time

The property was really clean, very comfortable and great value for money. Nick was fantastic at replying when I wanted to check the parking in advance. The ‘important’ information like WiFi codes and checking out details were there straight away in your room and the instructions on how to get in came through in good time. A really pleasant stay. Also the hot water and shower pressure were fabulous.

Walls a bit thin but all the guests were respectful when we stayed. Also, probably just the structure of the building.

The noise!!! From other lodgers, them or their visistors knocking loudly at their doors and making insane noise. It didn't help that the footstep of those above the room could her heard and that was disturbing.

Location good, parking on the street good, we just needed a bed for the night. It was clean, tidy and easy walk to restaurant for food. Would recommend without hesitation.

warning that there is no toiletries like shampoo soap etc would be beneficial. Massive surname on envelope on the wall for everyone there to read is not my preferred method. having window overlooking smoking place outside- I was glad it was not summer. Squeaky floor boards on my ground floor and the room above. the guy who was above was coughing and talking to himself, was a bit scarry. I put my suitcase against my door for the night, and slept well. Over all it was not the cheapest place to stay.

Noisy neighbours coming back late at night or early morning. The walls have little noise insulation but I thought of it as just a minor that changed my rating down to 8 from 10.
