All staff members very welcoming. Beautiful outside area.
The staff are incredible. Friendly and so helpful.

Everything
Loved the quaintness of the hotel, the privacy, the ambience, the trustworthiness, the breakfast room, the breakfast...could go on and on. Absolutely brilliant 👏

Such a hidden gem! ❤️ I absolutely loved the enchanting interior of this hotel. It has so much character and charm, and the whole place feels warm, cosy and very homey. One of my favourite little touches was the outdoor balcony tucked next to a beautiful tree and surrounded by greenery — such a lovely and peaceful spot to relax. The complimentary breakfast was excellent, with a great selection and an amazing view. It was honestly such a lovely way to start the day. What I loved most was the atmosphere. The hotel has a very personal and welcoming feel to it, and it really does feel more like a home than a hotel. We even had a lovely chat with someone who has been a regular guest here for over two decades, which says a lot about how special this place is!
The only small downside was that the area around the shower could get a little slippery after use, so a bit of extra care is needed there.
The courtyard and the plants everywhere in general really elevates the place and doesn’t make it feel like you’re in the middle of the city. The breakfast was outstanding and all the staff were lovely. Charming rooms too.
I loved everything.
We were double booked only told the morning of our stay offered a sub standard room compared to what we booked not given any real options or they didn’t even try to go and help us in any other way
Beautiful property !! Beautiful room and great location Staff were great and the breakfast was delicious!
Wonderful stay!
Number 31 is a lovely place to stay -- a bit quirky (in a good way), but with all the comforts, and in a convenient but quiet area. The staff was always helpful, the room was spotless, and the breakfasts were delicious. I will definitely stay there again if I'm back in Dublin.
Our stay at Number 31 was an amazing experience. We have now found our place to stay in when visiting Dublin. The dedication of the staff in caring for all our needs, the tranquil and relaxing ambiance, the peaceful gardens, the cleanliness and decor and the superb breakfast all added to making our stay a very happy and memorable experience. We would not hesitate to recommend Number 31.
Great location and really nice breakfast. Friendly staff.

Breakfast fresh and tasty and great produce Great central location
Hotel 31 was amazing in all aspects - helpful wonderful staff, quiet clean room, beautiful facility, best location, incredible Delia’s breakfast and perfect recommendations for dining. We highly recommend you stay here.
Delia, the hotel’s chef, is a legend! I was here almost 20 years ago and her cooking is still just as fabulous. The breakfast is not to be missed. The hotel is located in a great area of Dublin and the staff is incredibly thoughtful. We definitely recommend.
I loved this hotel! I booked last minute for a solo stay and got a good rate, I loved the interior and the gardens. Location was great. Bed very comfortable and loved the little touches like the chocolates & lavender pillow spray. Staff were very friendly.
The communal seating for breakfast wouldn’t be my personal preference.
This was honestly one of the best hotel stays we’ve had. The warmth of the welcome, the history of the building and architecture, the design of the rooms - not to mention Delia’s breakfast (one of the reasons we came). Super quiet, super secluded yet within easy reach. The recommendations made were spot on. Wonderful conversations over breakfast with interesting people from around the world. The people and the details made this a more than 5* experience. Thank you
Room was spacious and quiet, and the bed comfortable. Only knock is that the room could have had better ventilation (got a bit warm and stuffy at night). The staff was friendly and helpful. The breakfast was absolutely first-rate: delicious and plentiful and served with good cheer.
room ventilation.
Thank you to Ray and the staff of 31. My family had the most beautiful time staying here after my son and daughter in law's wedding near by. The accommodation is stunning beautiful and the service is exceptional. I definitely recommend this as a city centre stay. Rose Swaine
Property was decent. Quiet even though the room window was by the roof. Felt cozy. Breakfast was really good. Excellent staff! Lots of steps which might make it not very wheelchair friendly. Overall positive experience.
This is a lovely boutique hotel and perfect if you’re spending most of your day out in the city. Rooms are comfortable and all have a unique identity. There’s a definite Divine Savages theme running through the whole property. Breakfast was the standout for us. Great variety and deliciously cooked. Plus, Delia, the chef, displays every bit of the Irish love and warmth. Thoroughly enjoyed the Guinness tour and the Trinity Walk. Library St Restaurant is also fab.
Beautiful hotel just a short walk from the busy city sights, with a lovely courtyard for a cold beer or warm coffee.
Such a unique and welcoming place. I stayed in the architects room and was in love with the above bed skylight. The breakfast here is absolutely amazing. So good to have a quality filling breakfast before a day of exploring. I'm also writing this review because I noticed a QR code on the candle that was left in the room as a gift. So smart, because every time we light it, we think about wanting to go back.
An absolute hidden gem! Very deceiving from the outside and very beautiful from the inside! The rooms were beautifully decorated and very spacious. Staff were all very friendly and accommodating.
There was absolutely nothing I didn’t like about the property!
We loved the unique property and the central location. The staff was so accommodating and even facilitated an early check-in after our red-eye from the states. Our room had an outdoor patio which was perfect for an early morning tea and a place to relax and regroup for the next adventure.
This is a really unique boutique property and we absolutely loved it! The staff is warm and helpful, the breakfasts cooked by Delia was absolutely incredible. The rooms are well-appointed and each one is different from the next. We stayed here before going on a walking tour of the Dingle Peninsula and returned on our way back through Dublin; we were treated to a bottle of Prosecco by the hotel on our return trip as a thank you for returning. Both rooms we stayed in were fabulous in their own way! This will, without a doubt, be where we stay from here on out whenever we are lucky enough to return to Dublin!
I loved the beautiful building and gardens and the location was perfect for going to a concert at the Aviva and for going into Dublin to shop . I also loved the quirky interior and the rooms .
Number 31 was truly an oasis in a busy urban environment. Calm, quiet, stylish . . . the hotel's location, staff, comfort, and breakfasts were exemplary. In particular, Mihai, our concierge, went out of his way to be helpful and friendly; he even suggested and booked a table for us at the lovely French bistro, Foret, where we had a memorable final meal before leaving Dublin.
Magical setting
Room stuffy. No cover over mattress protector. Door opening onto breakfast room. Over priced through booking.com better if had directly booked.
Nice oasis in the city. Beautiful decor. Excellent staff and delicious breakfast.
Lots of steps - wasn’t an issue for us but note if you couldn’t handle that.
Location, friendly staff, gorgeous decor and the best Irish breakfast
Easy access, parking spot, exceptional staff, comfortable bed, gorgeous breakfast. Also delighted with the recommendation on request of where to eat, we had a beautiful meal in HOUSE.
Loved the decor . Loved the ambiance. Superb breakfast .
Possibly food , but understand there are loads of local places to eat.
Thanks to Mihai and the fabulous team at Number 31 we had a wonderful stay… excellent hotel which surpassed our expectations .. warm welcome, fabulous room, excellent bed linen and pillows, beautiful breakfast all served in a fabulous location with tip top service.. we’ll be back! Olivia & Richard
Perfect location
This is a great boutique hotel. Excellent breakfast. 24-hour reception, which came in handy when I learned in the middle of the night that my flight was cancelled. Nice modern decor and beautiful outdoor space.
The best experience Ever , would always come back to this place. Everyone was very friendly, the breakfast was the best, the service was in top and the rooms were very nice. It was a little brillant Oasis in the middle of the Big city. We Highly recommend this hotel to everyone
Lovely setting, facilities and location.
The location was perfect. The staff were so helpful. The breakfast was amazing. The room that we had on the top floor had AC (room 44)
If you need an elevator this won’t be your hotel. Lots of stairs but we were fine with it
Number 31 was just grand. The staff was warm & welcoming and made our stay so special. By far the best part was the start of our day with the full Irish breakfast made by Delia & served with love. She is a gem. It was a trip I will never forget and will come back again and stay at Number 31. Just lovely.
On our third visit to Number 31, we were again welcomed as family. A young man at reception remembered us and even recalled that we stayed in Sam's room, and #7 for our daughter, during our last stay 2 years ago. We appreciate the quiet seclusion of this location that is so close to all of the hustle and bustle that is Dublin, and this trip was no exception. I am a city planner and admitted public transportation nerd, so being right on the bus line makes getting to and from anywhere in the city an absolute breeze. Having enjoyed different rooms on each of our experiences (aside from Room 7 per above), we were delighted to be placed in Room 9, which was perfect for us - the door of which opens directly into Delia's breakfast room! We of course enjoyed the honesty bar and the always-chic sunken lounge area for a Dingle gin & tonic, and the courtyard was equally lovely. Another wonderful visit with Delia, she is so sweet and offered a take-away continental on our (far too) early departure day. I like to say that the price of breakfast at Number 31 includes a well-appointed room rather than the other way around. I cannot say if it is the best breakfast in town because I have no desire to try anything else, but the full Irish is about as close to perfection as I can imagine. Looking forward to our fourth visit as soon as we can make our way back. Thank you to all of the outstanding staff at Number 31 - family indeed!
Excellent location just a few blocks from the fun Portobello scene, but the rooms and service really stand out. Gorgeous boutique design with intentional touches throughout and everyone at the hotel was fantastic. Breakfast was also wonderful and the setting very pleasant out on their covered terrace. Would love to stay again!
The room, the architecture, the friendliness, the breakfast, and the little garden with a fire and water garden feature.
Wonderful boutique hotel. Beautiful rooms, tastefully decorated. Quiet location whilst still within easy distance of the lively dublin Central areas. Absolutely fabulous breakfast. Delia cooked everything to perfection. Proceco on my hubbies birthday was a lovely touch. All the staff are so friendly and super helpful. We will definitely be back!
We travelled as a group of four , two couples, and all agreed we couldn't fault anything.
Charming inn, great location, lovely staff.
There isn't A/C, and our room was pretty uncomfortable for sleeping.
Beautiful hotel, lovely service and delicious breakfast! Loved our stay ❤️ highly recommend.
posto accogliente, ottima colazione. Consigliato per una visita alla Dublino georgiana
Not my first visit to Number 31, but yet again the consistency in hospitality, luxury of rooms and that excellent breakfast by Delia excelled. The environment is like no other in terms of providing the opportunity to interact with other guests in the sunken lobby area in the evenings, or the communal breakfast tables. It is such a peaceful haven within the city centre of Dublin.
A perfect place. Staff is amazing and went out of the way to make sure everything is perfect We got to the hotel after breakfast hours and the cook made sure we had breakfast freshly made. The restaurant recommendations were perfect. 5 starts
number 31 is such a beautiful, stylish hotel full of so many amazing details. Fantastic art, lighting & furniture and my favourite was the sunken conversation pit! Very comfy beds and all you need for a great stay. The breakfast was exceptionally good and Delia the host, such a lovely lady full of great chat & tips - and the food top notch - thank you Delia
The overall style of the hotel was really nice, my room was very charming.
There was no airing of the bathroom which ended up to be quite hot during those very hot days in May after a shower or by the end of the day. No coffee maker like nespresso in the room, no TV channel working, no option for streaming. Room was also very small although I have to say that I was offered a sort of upgrade to a different room when I arrived but that room I did not fancy that much albeit it was much bigger that the one I ended up staying. Staff was nice especially the man who did my checkin, Claudio I think his name was. Breakfast was also delicious.

Very nice hotel in a pretty convenient location—not absolutely central, but good enough. Friendly staff, pleasant rooms and, above all, fabulous breakfast.
Little touches like the bar, lounge areas, and special drinks to kick off our stay were perfect. Love the sun porch area for breakfast. Intimate spot to relax after touring the sights.
Great location, incredible staff, the breakfast was amazing, and the hotel was beautiful.
My daughter and I stayed at Number 31 for a week in May. It is a quiet refuge after a busy day sightseeing. Number 31 is peaceful without the hustle/bustle of a large hotel. The location is very central to all that Dublin has to offer with many sights and restaurants within walking distance. We each had our own room. Each room was decorated differently but both were stylish, comfortable and well outfitted with amenities, coffee, tea, a Dyson fan and high quality sheets and towels. The staff are friendly and efficient. One of the highlights was the fantastic and tasty breakfasts made by Delia and her wonderful helpers and servers. We enjoyed the courtyard where we relaxed after a long day. The honest bar is also a great perk to enjoy a drink or a nightcap.
This is the fourth time we have stayed at Number 31, the staff are welcoming and the location and property are exceptional. The breakfast lovingly made by Delia is amazing and we look forward to seeing everyone next year.
Friendly staff. Very small shower; some people will not fit through the door. No lift; can be multiple flights of steps to room (75 stairs). Lobby has self serve bar; pay attention to what you grab as you may not be taking what was intended. 50 euros from airport to Number 31.
Loved it! Great location, beautiful place, staff were so friendly!
Number 31 - great staff, location, rooms, and breakfast. Loved the eclectic feel, the common spaces, and our amazing room. Shout out to Delia and Gus who made the visit special.
A truly boutique hotel. Beautiful common areas, fascinating art and decor.
Excellent breakfast, fantastic location, friendly staff. We loved being in a quiet area, yet a short walk to St. Stephen's Green and all the great things that Dublin has to offer. Our only observation is that bedding leaves a bit to be desired - the mattress was in need of rotation and the pillows are WAY too soft and thin. Firmer pillows would be welcome. Still, highly recommended and would return to the same place if we go back to Dublin.
My experience at. Number 31 was absolutely magic! From the moment i entered Gus and Claudio were welcoming and friendly. The lounge was stylish and fit for meeting people and sharing stories. My room well it was appointed with details that were unsurpassed touches that were relevant to my personal taste, history, and even eye color. The gilded ceiling and jazzy touches as well as the supremely comfortable bed. Breakfast with Delia and her staff was exceptional delicious every time. Number 31 is a stylish respite with comfort and style. Actually I didn't want to leave. I recommend it highly it was a stay to remember. note: I have stayed many places and Number 31 is one to remember.
An amazingly quiet location for Dublin and wonderfully quirky art deco decor. Our room was large, with a separate sitting room. The bed was quite comfortable. The curtains were the best at blocking light I have ever seen (extra baffles around the edges). Breakfast was outstanding. The staff were friendly and helpful. There is a common sitting room with a gas fire that we admired but did not use. It was a wonderful start to our Irish vacation, and very romantic. Minor complaints: the shower only had a rain head, and there were some trivial issues such as a loose shelf the shaver outlet did not work.
Echt jammer!
Delightful, boutique Hotel. Very nice entry and sitting area. Staff was extremely hopeful. Conveniently located for walking. Had great sightseeing advice from the desk and the morning breakfast were special with hand, baked items and wonderful eggs.
Cozy and comfortable. A little bit different but that made it so special. The breakfast is perfect, we almost never have breakfast at a hotel but this was excellent.
There is no elevator, and we where on the 3rd floor
Delia, Ray, & the front desk staff went above & beyond to make us feel we were their most important guests. From Delia’s made-to-order breakfasts & Ray’s knowledge of local dining, pubs & how to navigate Dublin, we felt catered to. After the first day, the front desk staff had ice waiting for one of us who’d just had a knee replacement. We’ll be back if/when we go back to Dublin.
excellent et copieux
I loved my 2-week stay in Sam’s Room! This is a stylish “townhouse” (similar to a B&B in U.S.) with super clean and well-appointed rooms, friendly service and gorgeous breakfasts cooked from scratch by lovely Delia and her staff. It is well-situated within walking distance of St Stephen’s Green, Grafton Street and bus transportation, but tucked away on a side street for quietude. I’ve already recommended this haven to friends who are arriving next week. My daughter and her family live nearby so I expect to return time and time again.
My visit to N. 31 was absolutely exceptional in every way, and I can’t wait to come back! Thank you for such a wonderful experience! Staff: the staff is amazing! They are warm, helpful, knowledgeable, and take every opportunity to go above and beyond! The staff alone make this hotel a true delight to visit! Food: Breakfast is superb! The spread and options are many, and every item is truly delicious! My favorite was Delia’s cranberry bread - SO good! Room: I loved my room! I stayed on the 4th floor, and had the loveliest view of the garden and charming front part of the property. Every detail is perfectly designed, and there are so many thoughtful extra touches that will help prolong my delightful experience! (Like the pillow spray that will help me feel like I am still there!) 🥰 The design of the room was gorgeous, and was a lovely size for a solo trip, with plenty of space for my luggage and relaxing in the room when I was in. Toiletries: The products deserve a note of their own, because they are Irish made, feature seaweed which my skin loved, and smell incredible! Property: This property is gorgeous, lovingly maintained, and with details to delight at every glance. The interior design is gorgeous and thoughtful, the garden is completely charming, and you feel simultaneously that you can enjoy the best of the city and have a gorgeous place to sit and relax!
Fantastic and cosy. The best breakfast ever!!
We loved it all, even if the four flight of stairs made us remember that we should go home and excersise
Booked for my wifes birthday surprise and enjoyed everything about our stay here. From the first moment you reach the entrance there is something different and quite special about staying here. The team are great, really friendly, helpful and informative. Rubs off on the guests too, everyone seems to be in good spirits. Room was beautiful, those large windows and draped curtains! Nicely equipped too. Beds are super comfy with cosy duvet and pillows. Breakfast as per many reviews was a stand out. There's home made cake and fruit which greets you and the menu offer plenty of further options, all laid out clearly with dietary requirements. Will definitely be back.
