Was in a good location, great food near by. Clean room.
.
Great property with friendly staff. In a good area and in walking distance to many tourist spots.
Excellent location which seems well maintained but in an old building A little noisy and I never got the internet to work correctly, but overall a nice place to be conveniently located for sight seeing in Florence
The hotel is perfect for access to rail station. The neighborhood is dirty, no amenities at the hotel, mosquitos in the room, no daily service and no second roll of toilet paper available. The access to restaurants was good and the management responded fairly quickly to requests. Definitely a two star hotel.
Fantastic spot, close to everything. Parking is not on site, need to contact them prior to arrival which I didn’t realize. Excellent communication and prompt respnses
Bonito
tutto bene
A very nice "on the budget" option that is close to both the train stations and all the major attractions. The staff is nice and generally responsive. The only problem we had was related to the general condition of the property. While the room itself was clean, there was a terrible smell coming from the shower stall (which was masked initially by a huge amount of air freshener spray). When we informed the staff of this problem, they called a plumber, who said the said it was a major problem which could not be fixed in one visit. So they moved us to another room, which was great except there was no drainage in the shower - we could not have the water running for more than a minute, otherwise we would flood the bathroom and the neighbors downstairs. The staff did not respond to our requests to fix the problem (it was a weekend, so I am guessing they were off duty). Other than that, it was a nice and very convenient place to stay.
Such a lovely area and very close to the Arno (River). Everything is within 10-15min walk. Room was clean and the bed was very comfortable.
on a passe un agreable momment.
The room itself was plain & simple but adequate for a short stay. The bathroom would have been fine if the shower drained away more quickly. After a short time the shallow tray overflowed. The staff we saw were pleasant to deal with but the check in system is not very customer friendly. We were given the wrong telephone number to phone for entry when the reception was closed.
Nice room in comfortable position. Cleaning and Maintainance could be improved. However, it is not really an hotel but an airbnb. The reception is never open. And the whole checkin/checkout process is confusing. I did not like that the check in was done through whatsapp.....
Lovely stay, thank you
The location, access service and communication was good, but the room had a terrible smell specially in the bathroom that we almost threw up. The building also smell bad, if you are okay with that then you can stay there. I wished they had air freshener inside the bathroom to aliviate the smell.
Lovely room. Great location and Staff were very friendly and helpful. Check in info was very useful. Rooms aren’t overly soundproof but it didn’t create any issues for me.
This property was an unexpected gem. The location was wonderful and the room was spacious with a very comfortable bed. The staff was so nice and very helpful & available. I definitely recommend.
Muh
Hair on the bed , we couldn't find reception as no instruction where it was. They sent an email asking what time we are going to arrive when we checked in already. After check-out ask to send our passport copy. Weird.... it is like AiRBNB , self check in ....
This hotel was wonderful value for money. Beautiful, clean, hot water, great water pressure, nice towels, great window that lets fresh air in and lovely view of the street. Will definitely stay again. I can highly recommend
Great stay, good communication from staff and lovely location. Great value for money. Would highly recommend. Thank you
Feels unsafe
Great value for price.
Room is as pictured, but AC is very old and won’t cool the room. I slept with the windows opened but then got bit by mosquitoes badly. But good bank for your buck especially if only staying one night.
All rooms were clean & comfortable. Staff helpful atcheck in.
Near the train station. Walkable to nearby museums and churches. Bars, restaurants, supermarkets and convenience stores nearby. Easy check-in and out. Hope to have a desk that I can work with my computer.
Convenient, very close to the station. The room was like on the pictures. The main door didn’t open when I called but I was helped by the host and could get in late
Very clear instructions to access the room. Safe area very close to the riverside and touristic places. Spacious room with crisp linens. Very responsive staff.
The host was quick to respond when needed and very accommodating.
Not easy to check in
Very nice place
a/c was malfunctioning
The property is in an old building. Bathroom is not clean.
The room is clean and very Tuscan. It’s about a 6 minute walk from the train station which can be very convenient if travelling out. It’s about 2 minutes to the Arno River in a safe area and across the street from the best little bakery in Florence. Self check in was easy and smooth. We arrived later than the official check in but let them know. It was no problem and super easy
Mold in shower and smelly, ac didn’t work
WiFi did not work during my stay, dirty glasses in hotel room, kinda dirty room in general. Wasn’t bad enough to be grossed out but wouldn’t recommend or stay longer than needed. Also got no response from the hotel once during my stay. Sadly wouldn’t recommend
I genuinely hated staying at this hotel. Here is everything wrong with it: 1. You enter a dark and creepy building that smells musty and unclean. If you inconvenience them by checking in after 6 pm, you are charged 30 euros which makes no sense since there is no reception. 2. The hotel room smelled quite musty which meant that we had to keep the windows open for the majority of the time that we stayed to keep the air flowing. The shower had quite a bit of mold or mildew on the walls and the small fridge had mold growing in it. Note that they do not do ANY cleaning at all while you are there regardless of the length of your stay. 3. The mattress was extremely old and likely purchased second hand. It was so old that there were two permanent big dips on either side where people have laid. It desperately needs to be replaced. 5. There is a wifi connection, but we were unable to access internet on it for the entirety of our stay. 6. The shower did not drain and the AC unit did not work at all. 7. The walls are paper thin, you can hear everything going on in the street and in the hallway. 8. We brought our concerns to the management, but nothing was done to rectify any of it. The response was “I’m sorry to hear that.” Also, they charge €7 per person per night as city tax because they are a ‘historical’ building. Watch out for this. Save yourself the trouble and stay somewhere else. There are much nicer and cleaner places in the city for the same price.
Comfortable and easy access for local attractions here. A little impersonal as access is through remote instruction - no staff present. Wi-fi doesn’t work most of the time we visited and when it does it’s very weak. A nice room however and a fair price.
Wifi didn’t work in the property after requesting for it to be fixed. Bed was uncomfortable as it sunk your body into the mattress. No reception for the stay at all. However, staff were contactable via whatsapp and accommodated our request for an earlier check in. Location was very accessible for many restaurants, key point of tourism and train station.
The apartment faces a busy street and is noisy late into the evening and early morning. We had to use a white noise app to try to drown out the street noise. The internet only worked in the early morning. I believe that all of the apartments shared a single connection so if anyone else was online then each user only got a very, very small portion of the pipeline. Don't expect anything fancy or extra in the room. There isn't even a box of tissues. The mattress needs to be replaced.
Everything was perfect , just the WiFi was really bad , other than that , it’s great
The property is well located in Florence. Perfect and walkable to any where within 10 min or less. Right on the street you have several options to dine and right across an express Conad market. The mattress is horrible. It sinks to the point of looking deformed. The interactions with staff is good, but the method of getting things done, not friendly since there is no one really there. I recommend to pay here rather than pay there. We had a hard time with the site and had to give the cc number on WhatsApp. Internet? You may as well consider it is inexistent even when is working, and cell phones signal’s can’t get in thru the walls. You must be literally at the window. They need a good internet there. The little fridge there, doesn’t really work. Makes noisy and gets cooler around 21 C but that’s about it.
Tye property was ok, just never received housekeeping the whole 11 days
I'm so glad I chose this property! A lot of people complained in reviews about the check-in process but it was easy and exactly as described in the directions provided. People also complained about a dark entryway but there were light switches and the fact that the hall lights are on a timer is good for conserving energy. The room was adorable and perfect for two. I love that there was a hot water heater and coffee and tea. I also love that there were electrical outlets on both sides of the bed for cell phone charging, which is not always the case. We visited in winter and the heat worked almost too well. The location was fabulous, really close to the train and close to the center of the city. I hope to get a chance to stay here again!
Auto check in was not easy, but the room was good and location is very good
Perfect location and easy check in, just what we needed for our trip to Florence.
The room was adequate. My main issue was with the service. Everything is offsite and no contact in person. Further, they insist on checking being between only 3 PM and 6 PM. We were traveling by car and it was very difficult to get there in that timeframe because we were coming from Venice. Please read their guidelines carefully before booking. It can get confusing and cause delays for tired Travellers. I arrived, and was given the wrong code to open the apartment door. I was able to reach them immediately over the phone, but I had to keep running outside to get the code because there’s absolutely no service inside the building. The Wi-Fi is very poor and inconsistent. After figuring out how to get me into the apartment, things went more smoothly. Another thing that really made this stay negative was that I plugged in my iPhone charger into the outlet upon arrival, and after about 10 minutes, the power went out completely in the entire room. They discussed troubleshooting it over WhatsApp. The power came back, but my charger no longer worked. I had to go buy a new iPhone charger which is expensive. It was especially difficult to find one that didn’t have a European plug-in. I asked them to compensate me for destroying my charger and they refuse to do so. The amenities in this room are sufficient for the price, but I can’t imagine how frustrated I would’ve then if the power was out for longer or if the Wi-Fi didn’t work at all. Id pass on this hotel.
Cannot recommend. Clumsy check in process having to go somewhere else to collect keys. What you see on the site’s photos is not what you get. There was no shelving at all in the bathroom or shower. There was mould on the wall next to shower
Amazingly terrible! One of the worst places I've ever been: 1. Overpriced & mischarged city tax - €170 paid for a night. Thought it was a hotel yet a hostel style room. It doesn't deserve a "star". It also mischarged city tax, forcing us to pay €14/night, while others charged €8. The room is worth €50 or less per night. 2. Confusing self-checkin process - address provided is confusing. You can't locate it using Google Maps. It forces you to get keys between 3-6pm or €30 Euro will be charged. It has an e-lock but owner changes the code after 6pm. Conclusion is owner trying to charge extra €30 for every stay as flight doesn't always come within 3 hrs. For self-checkin, all should be more flexible. We're in 21st century and why can't you just have an electronic door lock to enable 7/24 check-in? Don't use ancient keys anymore! 3. Blind box room hunting - a code was provided without room nos. There were 6 rooms, meaning I had to try up to 6 times to find the right room. It's for people who like room hunting game or blind box opening but wasn't me. Just put a room number there! It wasn't fun at all ! 4. Old, simple renovation & unclean - It's old with a woody ceiling & floor which looks dirty with lots of dust. I felt the bed was dirty as it made our skin itchy after laying down for a while. My skin allergy has persisted for 5 days even now! To Host: Comments from HK. Contact me when you visit HK. I will show you the contemporary 21st century technology & installations!
Floor needed a vacuum. Feet covered in dust and dirt. Not enough toilet paper either. Good location and not terrible, just not ideal
The check in process for this property is very restrictive and the property is not transparent about the costs. We were charged €30 to check in outside of a 3 hour window between 3pm and 6pm which is not standard for accommodation in cities like Florence and wasn’t declared up front in the check in instructions, but hidden in the terms and conditions. We were also advised that the later our check in was, the more we would be charged.
There was a lot of mold in the bathroom.
A great place. Comfortable beds. Great shower. Very secure. Our room was facing the Main Street which was a great view as well. Best thing it has an elevator!!!
Sadly, this property was well below my expectations. I booked it because it had air conditioning. The air conditioning blew hot air. It was terrible and I could not sleep. There was no Wi-Fi. There was no one to contact to ask for assistance. The fact that the air conditioning did not work properly made it impossible to sleep. I could not open the window because there were swarms of mosquitoes everywhere. Imagine, being upstairs it is incredibly hot and humid and you cannot open the window. It was disgusting. I would not recommend this place to anyone. Perhaps it is a nice place to stay in the winter when it is cold, and you do not need the air conditioning. There were also three small steps leading to the restroom. I fell and hurt my knee. This did not make matters any better. I would like to add something positive. The elevator worked. The shower worked great. The bed was OK. We did have clean towels every day.
Despite appearing as a hotel type property on Expedia, it was an AirBnB style accommodation run remotely (no front desk, no luggage storage etc). The check in process was extremely confusing (the instructions were not clear, the address given is different on google maps etc). Make sure to look for the larger blue/black address #s, not the smaller numbers in red/white. Once you through the front door of the building, make sure to give the second wood/glass door a good push to open. Bed and pillows were terrible, worst we’ve had while travelling in Europe. Mattress must have been ancient and provides no structure/support whatsoever. Space was clean and secure once you’re in. Shower drain was completely clogged with hair and was flooding the bathroom and my husband had to unclog it himself for us to be able to shower. Wifi didn’t work in the room unless you are right next to the door to the hallway. Air conditioner was functional but blew out room temperature air. Location was great, very walkable. Overall, cheap accommodation in a great location but uncomfortable/frustrating stay.
This place is incredibly difficult to find. There are multiple same numbers on the same street and Google takes you to the wrong “23”. The check-in instructions say to type in “black” into Google maps, but that doesn’t actually work. The check-in instructions should say you need to go to the black “23” and need to provide better directions! Once finally inside the property (it was nice and clean) there was literally no sound barrier. You can hear every footstep outside (this is worse than other city centre places I’ve stayed in Florence). In the morning, we had staff banging on our door making sure we checked out right on time - which we found very rude.
Fabulous stay and great value for money! The staff were helpful and the property is centrally located ! Only a 7 min walk to the station and 15 mins to the Duomo. Room was very clean and had everything we needed for a comfortable stay. Would definitely stay again .
Noisy, bed was uncomfortable, and we had trouble paying city tax through the link,no cards would work. You can not get in until you pay, so multiple phone calls we paid over the phone. The positive was location, walking distance to all.
The check in process for the property was way too complicated. I received numerous emails about the process and how there was a strict time to be present since nobody would be at the facility. We were not given a name for the room we were supposed to be in, so we had to check all of the rooms with the combination we were given to see which door would open. The mattress was the absolute worse I had slept on. It was completely hard and lopsided, I woke up with a sore back, and I’m not one to be picky about mattresses. For the second night I had to roll up towels to tuck under one side to make it somewhat even. The pillow was non-existent, and no spare pillows. The room was very stuffy and with mosquitoes. The air condition did not work, blew neutral air on and off, but didn’t cool down the room. Cleanliness was not great. Dead mosquitoes were stuck on the mirror. Would not recommend staying here. Nobody is on-site to help with issues as it’s all “automated,” even though process wasn’t clear. The only positive was it was a good location. But there were plenty of b&bs nearby.
Honestly I don’t know how this has 8 stars. I’d rate it a 4 at most. The location was in a good spot but this felt like a bad Airbnb. The room was relatively clean but the bed mattress felt collapsed and like it had been there for years. It was very hard and was pilling too which felt gross to sleep in. The bathroom was clean but missed the basics like a rack/holder for a hand towel. There wasn’t one so you had to find a place to put it. The shower was clean but had a 3-in-1 shampoo conditioner body wash which felt cheap and didn’t do a great job. As for noise level? The windows kept zero noise out. We could hear every footstep outside which made for sleepless nights. The AC unit didn’t blow cold and the room was hot and stuffy even when it was 65 outside. We left the windows cracked while we weren’t sleeping to try and cool it.
The room is one of 7 in an apartment. It’s dated but reasonably priced and in a great location. The codes for the door really confused some guests so we had people buzzing at different times of day because they didn’t understand how to get in. We asked for a late check-in (quite expensive) which meant we were met on site, which was easy, but surely the door codes could be used 24/7. With the weird check-in process you can’t leave your luggage which is a pain but the station has a service for 6 euros per bag for 4 hrs. The room was a decent size as was the bathroom with supplies of towels, tea bags, loo rolls and an ironing board you could help yourself to. The power sockets were very irregular and pretty’s scared so we found ourselves juggling what we could charge at any one time. There’s a kettle and a small fridge which was a real bonus for keeping milk and cold drinks. We had an issue with mosquitos and got nibbled a bit. It wasn’t till we were leaving we found the plug-in repellant! Overall not a bad choice if your looking for no frills.
The property was ok. The staff is horrible. Their checkin system didn’t work and in stead of working with me, they simply said “Do everything online or you will have to walk to our main office or you can’t checkin”. Not very helpful when traveling. There is no one on the property if you have an issue. There is no light in the stairway unless you find the switch in the dark. Not a very pleasant experience.
It was a block away from the Arno River, which makes it walking distance to a lot of places. It was also in a quiet area near St. Regis and The Westin.
Very cute room and great location. Staff is not onsite but they were very responsive when I needed help. Hallways are dark and do not automatically turn on, you need to find the switch. This was a bit scary at first. No frills hotel but a nice overnight stay.
Lovely apartment, central location.
Great location, nice clean property. Onl downside, the Wifi hasn't been working for three days.
First issue was the fact that the address has a red and black number red is one side, black is another side of the street so it was had to actually find the street so remember this is 23 black when you look for it, the person meeting us was helpful. Another issue is after 6pm (18:00) until 11pm(23:00) they charge 30 euro for late check in. No check in after 11pm. What if you arrive late? How ridiculous is that, they could just install a key lock box so we can get the key and go inside the room. And the city tax per person per day in Italy seems like its just another way for them to make extra money. and its different in every city so its a bit annoying. I think its a hustle. Anyway the shower was dirty with mold that could be cleaned with bleach and room was not clean as it should be. Not recommended.
The wireless internet was out for our entire stay so that wasn't great. Since there was no reception desk I had no idea how to resolve this issue. Other than that the room was nice. The beds were comfy and everything was relatively clean. It did get noisy in the early morning since our room faced the street but that can't be helped when staying in a city.
Really good location - only 10 mins walk from train station, and 15 from Duomo. The room we were in was very clean, with a comfortable bed and a kettle! (Not very common on the continent)
Great apartment, lots of room and storage for four people. The only complaint I have is the large bed's mattress needs to be replaced, high in the center and low on the edges. If you're not careful you may roll of the bed.
I would never book here, checking in is very unfriendly, arrived at the property 5.45pm no was answering the phone. We almost were about to book a hotel. Not nice place.
NO air conditioning. It was 100° during our 2-day stay and unbearable trying to sleep. A fan in the room would be helpful. The room was spacious. The hotel was in a good location close to a grocery store, but on a busy street, so loud at night. Staff was kind.
Location was good but reaching host is next to impossible. She doesn’t even considers to check-in few mins earlier so as provide the access codes before hand so that the people travelling shouldn’t have to face difficulties. As the check-in time is 2pm you will get the access codes only at such possible time when you can get inside by 2
Office converted to rooms bathrooms are not been the drain water takes lot of rime to drain shower area and lot off rhubgs missing no space for soap and tooth brush and towels . air condition was very old so could cool the room . Despite called the manager she said it is very old , we Maintaines is required ....

I really liked the location of where we stayed, it wasn’t full of the hustle and bustle of central Florence, and we had a lovely walk down the River Arno every day very easy to find the location. The room was pretty clean, although there was some orange marks on the bathroom wall which looked like make up. Our first night sleep was very broken because the street cleaners were coming around the roads at 2am, and it felt like you could hear everything on the street. The bed was also very uncomfortable and hard. However, it was all self serve, in terms of check in and getting more towels/toilet roll and iron (although the iron wasn’t great) and it was quite nice to feel independent where we were staying. Good value for money and a spacious room with working tv and easy access to and from the street.
Great place located in the middle of everything, the staff was really nice and helpful they storage our luggage until 1pm during our last day. There was a lot a noise from the street but we were so exhaused that it didn't affect us, so if you are light sleeper get one of the rooms not facing the street.
It was definitely an amazing stay, especially for the budget-friendly price. I would stay again.
Room was just like in the pictures classic but well maintained. The room has everything you need and the bathroom is spacious which was nice. The location is great it took us less than ten minutes walking from the train station and is really close to all attractions in town. My room didn’t have a view to the street so it was quiet. Overall really pleased with the stay.
NO AC, regardless of what is said the AC that they have is probably from the 50s and doesn't work at all. The service was friendly, but there was nothing they could do.
Nice room in convenient location. The staff were friendly and helpful. We had no issues with our stay except that the room was full of mosquitoes and we were bitten all night. There were about 10 in the bathroom so I assume they are coming from the vents.
A lovely hotel, very close to the train station and a short walk into town (along the river is very pleasant). Good condition, well maintained, clean, comfy bed, good shower.
Close to attractions and great for tourists. Staff was helpful in finding parking. City view. Cute room.
Friendly staff, clean room
Room small, window opened to construction site. Staffed for limited hours. Nice location.
V Good location , pleasant room, friendly would use again
Great location - clean and tidy - good welcoming text with link to help us find our way. All was good except for minor problems: key to front door VERY stiff and hard to use, and other residents proved noisy/rowdy in the early hours (2/3am), of course, not the hotel's fault.
two steps in room is kind of dangerous
