Posizione fantastica, avevo la stanza che affacciava sul Colosseo. Piano terra sulla piazza ma completamente insonorizzata. Top!

Pecca un po’ sulla pulizia, per carità per il rapporto qualità prezzo uno non si lamenta troppo… Ma non bisognerebbe avere carenza su questo, diciamo che si può migliorare. Un’altra cosa, la pressione dell’acqua calda è pressoché nulla. Per farmi una doccia ci ho messo mezz’ora… Ma ripeto, per il prezzo pagato in quella posizione direi che è il male minore.

Nos encantó nuestra estancia. La habitación estaba muy limpia, moderna, cómoda y bien equipada. La ubicación es excelente, muy cerca del Coliseo y de otros lugares importantes de Roma. Andrea fue muy amable y atento con nosotros. Descansamos muy bien y nos sentimos muy cómodos. Sin duda volveríamos a hospedarnos aquí y lo recomendamos totalmente.

En primer momento la habitación no era la misma que salía en las fotos, no cambian las sábanas y habían obras justo en el alojamiento que sonaban de madrugada y sobre las 8 había un taladro que generaba un muy molesto ruido y no se podía descansar agusto

Bit off a faff collecting the keys, then walking to the apartment building & getting buzzed in

RUN, RUN FAR AWAY. I would give this place 0 stars if I could. I am not one to ever leave a negative review, but this is more of a warning for others to not make the same mistake we did. Book anywhere else besides this place if you can. We traveled with a group of 6 staying under 4 separate reservations in 4 different rooms. Upon check in, the receptionist let us know the check in location (address you see online) is just for check in and the actual properties Hotel Maximus owns are sprinkled all over the whole city of Rome. The tried putting each person in my group in a different location throughout the city. Someone was placed alone near the Trevi fountain, someone else was placed in a building near Roma Termini train station on the east side (not the safest area at night), and the other two rooms were on the opposite side of the city, a 15 minute walk behind the Colosseum. Multiple random buildings is not disclosed on their website, as it only lists the check in reception address (the orange building right in front of the Colosseum). As a group, we decided being separated within 30 minute walks of each other was not practical or safe. We decided to all try to pack into the two rooms near each other far behind the Colosseum. The receptionist took us to those rooms and wow what a surprise, they look absolutely nothing like or even close to the photos online. The room was gross, dingy, the beds resembled hospital beds like in an old haunted psych ward from the 1900s if that helps paint the picture of what we walked into. The receptionist was so nice and apologized profusely. He told us the owners of the properties use photos of other rooms from other properties on their website. We had no choice but to leave and try to find a new place to stay last minute on a Friday night, which was obviously a challenge and wildly expensive.

Localização, limpeza e ótimo atendimento

Sono spesso a Roma per lavoro e per la prima volta ho trovato questa struttura ad un prezzo inaspettatamente basso. Struttura nuova, ben arredata, con tutti i confort e con una vista sul Colosseo a dir poco spettacolare. Posizione comodissima, a due passi dalla metro e da tanti localini molto carini. Il ragazzo alla reception gentilissimo. Bagno grande, doccia grande e bidet. Letto e cuscini comodi.

Una piccola pecca è stata la richiesta di una cauzione, della quale non si fa menzione in nessun messaggio, comunicazione o descrizione. Si può migliorare la pulizia del bagno, ad esempio prevedendo kit di sapone usa e getta, piuttosto che i dispenser grandi. Telecomando della TV sporco!

A localização é excelente, bem na frente do Coliseu e perto de restaurantes e mercado. O apartamento é grande e super bem equipado, tem máquina de lavar roupas e lava-louças, além de splits, armários, cozinha completa, etc.

Läget var bra, kaffemaskin på rummet.

Lukten!! rummet luktade avlopp hela vistelsen. Rummet hade ingen AC. Den hade en ventilations öppning, vi hade 27,5 grader celcius i rummet. Det var svårt att sova i värmen och lukten. Lyhört från grannarna. Annars var allt bra.

Outdated a/c and safe was broken but then kindly replaced

Ubicación: excelente y segura, a pasos del Coliseo y del metro. Hay muchas opciones gastronómicas en la zona y un supermercado 24 hs. Habitación: muy amplia, cómoda y bien equipada, con heladera pequeña y cafetera.

El servicio de limpieza diario era muy básico: solo hacían la cama y sacaban la basura. En toda la estancia no cambiaron las toallas ni parecieron haber barrido el piso.

Absolute scam, property did not respond to my messages and did not give me check in information, left me stranded with my baby. Had to book another accommodation, no cancellation or refund. Disgusting behaviour.

C'était de la publicité mensongère. L'emplacement n'était pas celui indiqué sur l'annonce mais beaucoup plus loin dans un immeuble loin du Colisée dans une petite ruelle. Les photos sur l'annonce ne concordent absolument pas à la réalité. En résumé c'est une pure arnaque.

Veey close to the Colesseum but then very far from most other major attractions. Taxi required since no parking if you use your car

This is the first time I make a negative review on Booking. I had book 2 quadruple rooms for 2 families. and instead I got for me and my husband and one child two different rooms thus sleeping in different rooms. As for my daughter, she got an old room in which the AC broke in the middle of the night, felt like a sauna in the room, had to go out of the building to get fresh air, 1-year old baby cried all night in sweat. For the bathroom, you had to manually pump water to be able to flush. I wrote the property to complainv to be reimbursed or at least get some kind of discount or even an explanation or apologies but email left without reply. I do not recommend this place. Lots of other choices in Rome close to main attractions and breakfast included

Serdecznie polecam! :) Pokój elegancki, wyglądał na świeżo po remoncie. Duża łazienka z prysznicem i klimatyzacja to dodatkowe atuty! :) Apartamenty są oddalone o ok 200 m od recepcji.

Basically nothing because it's a scam!

Extremely disappointing experience. This accommodation felt like a scam, as it was absolutely nothing like the photos shown on Booking. The apartment was old, dated, dirty, and poorly maintained. The room felt unsafe, with steep small stairs leading to the bed area and a very low ceiling where I could not even stand properly. There was no one to greet me upon arrival. Although the self check-in was smooth, everything was left open, from the building entrance to the apartment door, which did not feel secure at all. I immediately contacted the host to complain, but received no reply whatsoever. Considering the high price paid, this was completely unacceptable. I have already opened a case with Booking. I strongly believe listings like this should be reviewed carefully to prevent other guests from being misled.

Die Lage war extrem gut. Unser Zimmer hatte direkten Blick auf das Kolosseum. Anbindung an den Öffentlicher Verkehr sehr gut. Viele Restaurants und auch ein Minimarkt in unmittelbarer nähe. Personal sehr nett und freundlich.

La posizione ottima. A pochi passi dal Colosseo e dalla metro. La ragazza della reception è stata molto gentile ed educata.

Camera vecchia, non pulitissima, al posto del letto c'era un mobile con branda. Il bagno non aveva il bidet (c'era il doccino nel water ma non essendo un wc per disabili era molto difficile da usare). Il telecomando della TV era tutto sporco e impolverato(lo abbiamo pulito noi). La persiana non chiudeva perché ci passava in mezzo un cavo di antenna TV che era a penzoloni. La parte più bella era lo scarico dei sanitari, ogni volta che si entrava in bagno e si toccava l'acqua o si utilizzava il wc partivano dei suoni terribili, credo ci fosse un sistema tritturante con pompa, un rumore infernale che poi risaliva dallo scarico del lavabo della cucina. Non c'erano prodotti per lavarsi, fare una doccia, solo un triste porta sapone vecchio e rotto sul lavandino. La cucina lasciamo perdere...

The bed was comfortable and the location is amazing. You are right in the middle of all of the big sight seeing locations. Everything is 1.5 miles or less from this apartment, so walking everywhere was very doable. They actually moved us to this location which worked out well. The staff were helpful and made the move easy so that it wasn’t stressful.

Finding the office was difficult. Maybe in the instructions it would be helpful to say it is the orange building and that the entrance door is on the main road. Google Maps took us all over the place and we ended up having to get help from a local to find the entrance.

Stanza orribile con materasso imbarcato e scomodissimo , se qualcuno avesse una disabilità lo sconsiglio, molto rumoroso

The room had two floors. We had to climb the wooden steps to access the bed. There were huge windows in the ground floor. The AC worked well.

The reception desk is two lanes away from the actual accommodation. We had to walk a few meters with our luggage. Early check-in was not allowed. We couldn't access common washroom.

La suite avec vue sur Colisee maus qu’une nuit sur 2 bien qu’ayant reserve 2 nuits

L’etablissement devrait me rembourser le differentiel entre une suite vue sur Colisee et une chambre standard (que j’ai payè) sans meme une reclamation de ma part ce qui parait tout à fait normal. Malgres ma reclamation je ne suis toujours pas rembourse ce que je trouve malhonnete.

Wir hatten 1 Appartment gebucht und wurden in eine Kammer verfrachtet, ohne Küche.Es war nicht sauber!Es ist sehr laut,auch nachts. Wir hatten ein Problem im Bad, welches am Sonntag unter Wasser stand.Das Problem war bekannt.Lausig und eine wahre abzocke.

Acomodação muito boa! Bem localizada e com boa estrutura para hospedar.

Tive um problema inicial com a localização do quarto. O fato do escritório/recepção ficar em outro prédio, confundiu no primeiro dia. Sugiro que o horário de funcionamento mude para até as 22h.

The moment we walked in our room- there were bugs flying around. When the toilet was flushed - it came up in the shower drain. Then when it was time to sleep- a buzzer went off every 2 minutes. Non stop. No sleep. After trying to contact them the next morning- I called booking.com and asked for a refund and went to another hotel.

Het uitzicht op het Colosseum was prachtig. Ondanks dat het aan een drukke straat lag was het toch niet gehorig. Kamer was zeer schoon en netjes en leuk ingericht. Bed was aan de harde kant, maar prima. Genoeg stopcontacten. Badkamer prima in onder. Bed werd steeds opgemaakt en handdoeken verschoond. Keurig.

De mozaïek tegeltjes kwamen op sommige plekken van de muren. Dat doen ze in de Sint Pieter toch beter. Misschien kunnen ze dat repareren. Verder een keurige nette ruime kamer schoon, goed bed, goede douche en toilet.

The listing made it seem like you would be able to see the colosseum from the window, however that was not the case. We did decide to splurge more on a place because of that factor alone and was disappointed to see that we in fact could not see the colosseum.

The room is quite small and basic..the bed was very firm.

Posizione e vista colosseo eccellente per il prezzo pagato. Camera al primo piano con ascensore. Mini frigo in camera con bollitore e macchinetta del caffè. Rifacimento del letto e cambio asciugamani giornaliero.

Stanza con qualche pecca, porta d'ingresso a 2 ante piccola e per passarci con il passeggino bisognava aprire anche la seconda anta. Appendiabiti con grucce e macchinetta caffe/bollitore/ minifrigo messi assieme dentro a una nicchia con porticina. Bagno senza finestra con qualche mattonella della parete staccata. Camera un pò impolverata e pulizia non ottimale.

The location was great. It is right by the colosseum. Easy transit to and everything was walkable. But that was it maybe the price was reasonable too?

Water pressure needs improvement, especially when it comes to the hot water. The room can be better when it comes to its cleanliness, and presentation. Toiletries needs better labeling (shampoo, body wash). The walls were thin enough to hear other people.

Location was perfect, very close to Colloseum. Everything inside was clean and comfortable, with kitchen and private bathroom.

We stayed at this hotel in Rome, and the location was absolutely unbeatable – right next to the Colosseum. We had a two-level room, with the bed and a large TV upstairs, and the toilet and shower downstairs.

The WiFi was a bit glitchy at first but worked fine after a while – we were even able to stream movies on the TV. On the downside, the hot water pressure was weak, and the showerhead was fixed to the ceiling, which made rinsing off a bit more time-consuming than usual. Despite the central location, the room itself was very quiet. The only noise issue was some nighttime roadwork outside the Colosseum, but that’s obviously not the hotel’s fault. The air conditioning didn’t work – only the fan. However, this might be because it’s not very hot outside yet. We found it worked well to just open the windows and air out the heat when we came back in the evenings. Overall, a mixed experience – fantastic location and quiet room, but some maintenance issues with the bathroom and A/C.

The only plus is the location

Cleanliness leaves a lot to improve. From the bathroom you could smell the stench from the sewage system, you had to keep all the windows open at night too. On the walls visible fungus. The rooms are not as in the photos in the description it is that there are new furniture and renovated rooms, which is a lie. I do not recommend avoiding it, fear to wash in the bathroom

Booked studio double room with washing machine. On arrival we had been given a 6 bed apartment with some doors that were locked (including the one with the washing machine in it). Took a short time for host on WhatsApp to sort out. Property was a couple of blocks away from the Colosseum.

Space and facilities, the small moka and the gas stove meant a good coffee first thing in the morning. Proximity to the Colosseum and metro meant access to the local attractions, (Col and Forum) & Vatican activities easy each morning.

Lokalizacja bardzo dobra jako baza wypadowa. W pobliżu metro i całodobowy sklep. Dużo restauracji, choć lepiej odejść ok 500m od Koloseum aby zjeść smaczniej i taniej. W pokoju nr 4 mieliśmy wspaniały widok z okna na Koloseum. Pokój wyposażony w czajnik oraz ekspres do kawy na kapsułki. Byliśmy w bardzo zimnym marcu i ogrzewanie klimatyzacją sprawdzało się doskonale. Łazienka w porządku, suszarka i ręczniki na wyposażeniu. Pani w recepcji bardzo uprzejma i pomocna. Polecam jako baza wypadowa, wystrój pokoju to wczesne lata 70-80' ale do Rzymu nie jedzie się po to aby siedzieć w pokoju...

Brak większej szafy na ubrania.

La ubicación es estratégica, muy cerca del coliseo, restaurantes cerca y zonas turísticas.

Friendly and educated staff on reception. Very close to station, Colosseo and restaurants. Nice bedroom and bathroom with nice space.

Tight elevator would be an issue if someone is bigger or with many large luggages. For two people with 2 small luggages and 2 backpacks it fit but in other cases would require additional trips on the elevator.

It was very close to the Colosseum and some great little bars and restaurants.

Our room looked nothing like the pictures. Definitely dated. The rain shower was disgraceful, I had to clean all the black mould off of it so it flowed out better, not a job I should have done. The coffee making facilities were very poor, so we went and bought our own stuff and “borrowed” the communal kettle in the mornings for coffee. We needed to buy milk, and sugar. The bed was reasonable, although the bed in room 19 had a dip in the middle so one of us kept falling into the middle. The toilet paper was not re filled in our 3 nights, but luckily we just about managed, despite being a couple who both have ibs. I’m sure if we had asked for it, we’d have got that refilled. Overall, the property is tired, our friends were in room 18 which was nicer than our room. Our room, 19, definitely needed a facelift. The photos showed a kitchen area and washing machines which we never saw. It was a pain having to walk from the office to the flat with cases, but we are fit enough that it didn’t bother us, but had we been elderly, it would have been difficult.

La dame de l’accueil était très gentille. La chambre était spacieuse et avec des équipements très utiles (sèche-cheveux, machine à café, bouilloire,…). Elle a été nettoyée (lit refait, poubelles vidées,…) tous les jours. L’emplacement était idéal.

The room was very comfortable had everything you would need and was very clean. It was so easy to check in with the lockbox available and the codes to the doors felt very safe there.

Best location / view in Rome, my room was across the street from the colosseum, so can't get more central. Historic Roman apartment block, that's visible in all of the documentaries about ancient Rome, with stunning rooms / facilities. My room had a basement bathroom, and additional, unadvertised 2nd bedroom that could be good for children. Having office staff on site came in handy when I locked myself out of the room, after a run around the forum, in a thunderstorm. They didn't laugh too much. Easy access to subway, bus, and taxi rank outside the door - also, has 24h minimarket round the corner, and lots of touristy restaurants - some of which are great

No faults with the place, but should be aware - this is the closest you can get to the Colosseum, Forum - so will be busy with tourist groups, traffic etc. However, you do get easy early access to the key sites - and looking out of the window at 3am to see a deserted Colosseum - magical experience

Todo estuvo genial en nuestra estancia, la habitación no era la del bloque principal con vistas al coliseo, pero solo estaba a una calle, así que la zona la increíble, la habitación súper bien, muy grande y con todas las comodidades que se necesitan, hay radiador para el invierno y calienta la habitación muy bien, la cama es muy cómoda y grande, increible para ir con pareja, el baño muy bien también. En resumen repetiría sin duda.

Por poner alguna pega la tv no conectaba con app como Netflix para poder ver una película o serie por la noche y solo habia canales en italiano, pero como digo por poner alguna pega. El resto todo genial.
