Good location, pretty clean, self checkin was excellent for us, due to a late flight.

I think the world has forgot to tell the British that we no longer live in the Middle Ages. The room was fine, pretty clean, great location, close to the beach, however the quality of the building is a nightmare. It was like we were sleeping in a cabin in the middle of the woods or inside a tree. Everything was so small and narrow that I felt like it everything could collapse at any moment. Of course, it is not the owner’s fault I guess, it is just the standard housing quality over there

I absolutely loved my stay here. It was way better than I expected for the awesome price. The room was beautiful and spotless. There was a huge array of drinks and even proper coffee and a cafetere. The bed was incredibly comfortable and the pillows were too. I will definitely stay here away. Awesome value.

Other people's toilets were a bit noisy but it didn't detract from my stay. It can't be helped in a hotel and it was better than anywhere else I've stayed

Very convenient location and easy check in. Also allowed us an extra half hour to check out with was very much appreciated.

We had an encounter with a mouse at 4am so then didn’t sleep, also do to an issue with our original room we had an ‘upgrade’ to a tired looking room that felt of lesser standard.

Beautiful row-house converted into a self-service type hotel. Didnt see any staff; got in with a code. I had not received any information regarding how to get in initially - so i called the number displayed on a BIG SIGN on THE MIDDLE OF THE PUBLIC ROAD- assuming that is the number one calls when there is a query. The lady that answered was extremely bossy and told me off MULTIPLE times for not checking my email. :D I explained i dont have email on my phone. And she just kept going on about it! And whilst she is telling me off for a good 5 minutes i thought: "Lady, just give me the code and lets move on, shall we?" :D She also told me several times that that number i had called her on, was strictly for emergencies - then why is it posted on the middle of the road, lady? :) She was however extremely accommodating when i asked whether i could put my bicycle somewhere safely- so that i appreciated immensely! Place was cozy and clean and very comfortable :) Also has a cute little area outside to sit. Definetely recommend!

Bossy grumpy commandeering manager-lady, who answers the contact phoneline. Dont tell me what to do on my holiday, please, lady. :) Dont post highly exclusive strictly emergency contact numbers on the middle of the street - if you dont want people to actually call it when they need help.

Good location. A short 15 / 20 min walk into Brighton centre. The location was nice and quiet (when we stayed it was anyway!) The bed was firm but we found it really comfortable. It had enough amenities.

I’d stay here again and recommend it. The only reason I have one mark down as the facilities are a little worn.

Smelled funny, mattress very old, hole in the wall, curtains dirty but overall a bearable experience. And funny how there is no staff but get asked how I rate staff on survey.

Much to my chagrin the small bathroom is not equipped with a bidet

My boyfriend and I stayed here for the night and had a great stay! The bed was very comfy, and the tea/coffee making facilities were great, plus handy having water and wine glasses. Was also a nice addition to have the fridge. The location of Colson's House was perfect - very close to the seafront and pier, and also some nice restaurants too.

I felt that the parking was a very misleading; it says you can reserve parking if you give 24 hours notice for £10, but this does not guarantee parking at all. You can request a permit for £12.50 for 24 hours, but when I asked if it would give you a guaranteed space, I didn't get a response to that question. I was however given very clear instructions and directions as to where to park near to the accommodation down two different roads/areas, which was £9.10 for 11 hours, but you could stay there for longer so we paid £13.20 for 26 hours which was actually very reasonable! Make sure you ask where is best to park as there are two options near by - there is however no guarantee you'll get a space. Also make sure you get the app 'PayByPhone' before you arrive, as the machines near where we parked didn't work. The shower wasn't particularly powerful but fine for one night's stay. We noticed the carpet by the table and chairs was damp when we arrived... but couldn't figure out where that had come from. Unfortunately our room was right by the front door, so when people were arriving and leaving it was quite loud, and again when they went up the stairs to the room above us, but was manageable.

It was in a good location in Kemptown, the room was exactly as it was shown so no surprises.

The mattress was a bit uncomfortable (springy) and the fan didn’t work properly (made very loud noises when trying to rotate) luckily cause we were on the 3rd floor we could have the window wide open to get air. There were also a lot of stairs which was hard with our big bags.

Close to the beach and Bistros

I did not know that I need to Check my Email the day I arrived. Standing in front the door and try to get a Connection is not what I Like.

I had the suite with balcony and it's absolutely superb, nice coffee bar with hot chocolates and french press coffee. Big room with a comfortable bed, great decor and the balcony is the best bit, nice views and multiple seating areas. I loved this hotel.

Only downside is the shower is quite old and doesn't fit the high bar of quality set by the rest of the residence, works fine though.

The locarion was great, facilities great, lots of coffee making items, the mini fridge was a nive suprise, the balcony was great to people watch and plenty of furiture. It was relatively quiet.

It’s in a great location, on the quieter end of the beach so perfect for couples and families. You can easily get to the beach and it is not a far walk from the station although very hilly. The facilities are great. I really like that added extra of having a fan especially in the heat there is a coffee and tea making facilities with everything you would need a fridge and a television which is really helpful. Everything was clean and tidy and just exactly what you need. Check in was easy, and communication from the team was great!

The only this was I forgot my toothpaste and I couldn’t get any. But probably my fault.

Ubytování v centru, velmi pohodlné, dobrá komunikace. Cítili jsme se tu velmi dobře. Moc se mi líbilo vybaveni na pripravu caje a kavy.

Dostali jsme textové informace o tom, kam zajít na snídani apod., bohužel už nejsou aktuální, některé restaurace již neexistují. Doporučuji aktualizovat. Nicméně všude v okolí jsou skvělé podniky, nebyl problém si vybrat.

Good sized comfortable room and bathroom conveniently located in Kemp Town with lots of food options nearby. Response from Sylvia was very quick when I reported a couple of issues (she swapped out a fridge that didn't work and advised the correct WiFi code). Self check in was straightforward.

It was expensive but so were other options that weekend. We were there for a concert in the park on Friday so booked Thursday and Friday nights - only realising Saturday and Sunday was Brighton Pride. I checked the room price for Thu & Fri later in August and it was around half what we paid which seems more appropriate for a perfectly decent room. WiFi was patchy.

Very nice room, easily accessible, very clean with comfort bed.

The only slightest issue is the shower control dial needs a good turn to prevent dripping.

Nice place to stay near Brighton beach we stayed in room 5. Room was over and above what we expected would definitely stay there again Clean and tidy room tv and WiFi available. Fairly quiet area and building

There was no one on site, so I had to call the line regarding any issues, and the lady was not polite or very helpful. No response in any other form of communication, as telephone call is really the only way. The cleaners did not empty the bin in the bathroom from previous guests, which means cleaning and checks are questionable.

My room (5) was nowhere near a 4-star experience. It was so awful, I didn’t even want to take a photo. The cheap metal frame bed and the incredibly run down condition was a shock. I’ve honestly never stayed in such an underwhelming room before.

Due to it being hot, there was not enough ventilation and felt quite humid, despite leaving the exhaust turned on in the toilet, as there were no windows which could be opened. We did appreciate the stand fan as it gave some relief but it was quite uncomfortable during the night

Fantastic location for our purposes (watching a show at the Cairns Theatre) with good restaurants only five mins walk away. The parking permit is a great option and we found a spot right outside the property which was a bonus. Thoughtful "heatwave" touches including a fan and a mini fridge. Tea, coffee etc. always welcome.

Our room was on the second floor and the stairs were a bit steep for me, but I managed.

Lovely property. Very well-maintained. Brilliant location, close to the beach and centre but quiet. Loved the little touches, like the bowl of sweets in the entrance hall. Communication was excellent -all via email. Room was well-appointed and comfortable. Loved the balcony. Thank you for the fan, which helped to keep the room cool. Comfy bed.

Very handy as a bus ride from the station. The codes to get in meant that I could arrive late. Very clean room with shower , kettle and tv. You don’t meet any staff, so it is difficult to rate this part, but the online contact was very helpful.

I would have liked a bit more clothes hanging space but not a problem for 1 night. I will re book and will recommend to others.

Our recent in had a fabulous balcony overlooking a beautiful traditional style Brighton villa tree lined street. Towels good quality, coffee and cafeteria a great touch.

The location was very good and very easy to get to a lot of different restaurants and cafes. A 10 minute walk to the Law Courts and a short walk downhill to the beach. The room and bed were very clean and comfortable.

The toilet system was dripping and seemed to be filling up during the night then in the morning it wouldn't flush. I notified the owner and by the evening it was fixed. It was quite difficult to find a parking space, but really expected as Brighton is a very busy place.

We had the room at the front with a fabulous balcony. We sat out for our evening meal and breakfast....wonderful. NB No meals are included. Remote check in as no resident staff works vey well. The room contains everything you need. Tea and coffee, good shower and toilet. Comfortable bed We have stayed before and always been delighted with a good night's rest. Position is brilliant

Thermostatic control on shower broken (temperature locked on scalding hot), toilet seat broken, pealing paint on outside wall, windows (sealed units) completely misted. A sad and neglected room. No staff available on site or responding to phone number provided.

Location, brilliant - a stone's throw away from the main seafront promenade and a 15 minute walk from the Lanes. Good en suite room. Not the Ritz, but complete on most aspects.

The self check in policy means you're talking to staff down the phone. It's much more amenable and frankly easier to talk to staff in person. The bed was on the shorter side. If you're over 6ft then it's going to be annoying (luckily I wasn't). The fact that the permit parking wasn't included in the price is a little frustrating but £12.50 for the day is not an extortion. A few water stains on the ceiling in our room. Artwork - did we really need a scantily clad lady on the main wall over our bed? At least it was funny.

+ points for remote check in so we could arrive whenever and not worry about reception hours and having non dairy milk available in the tea+coffee in the room. close to cafes shops and the beach :)

Wij hebben genoten van ons verblijf. We hadden een kamer met balkon, wat echt een grote meerwaarde was. Daarnaast sliep het bed heerlijk dankzij het comfortabele matras. Het hotel ligt in een fijne wijk met voldoende voorzieningen, zoals winkels en restaurants, op loopafstand. Bovendien bevindt het zich op een uitstekende locatie, vlak bij de zee en de pier. Een ideale uitvalsbasis voor een ontspannen verblijf. Ook het parkeren was uitstekend geregeld. We wilden onze auto in de buurt van het hotel parkeren, wat geen enkel probleem bleek. Het hotel had zelfs vooraf een parkeerkaart voor ons klaargelegd, waarvoor we €11,- betaalden. Deze service maakte ons verblijf nog comfortabeler.

We paid for a parking permit before arrival and was told would be available on arrival at 11:00am. However it was not available. Luckily someone was there to ask for one when we arrived. WiFi was non existent on the top floor.

Felt strange never actually meeting any staff during my stay. Didn’t like their online check-in system that had credit card details and photos of ID as mandatory, even though I’d paid in full at time of booking. I messaged them, and they waived the requirement.

Al tocar la cama, me di cuenta de que se notaba la estructura metálica debajo del colchón, así que entendí que no iba a descansar bien esa noche. La habitación era un poco incómoda para moverse, ya que el espacio era reducido. Además, el baño estaba en la planta superior y había que subir unas escaleras para acceder a él. Respecto al baño, le daría un 9,5 sobre 10 por su tamaño y comodidad. Lo único negativo fue que la ducha tardaba hasta dos minutos en sacar agua caliente y el regulador de temperatura no funcionaba correctamente. Por lo demás, todo estaba muy bien.

Property was perfect for an overnight stay and a really great location just a short walk from the beach!

Only downfall would be no air-con in summer months and no breakfast otherwise I couldn’t fault it.

Great stay at Colson House I could recommend staying there. Good facilities, great staff and close to the city & beach.

I didn’t get to stay at the property that I had booked and paid for in advance as there was absolutely nowhere to park, despite me buying a parking permit! Colson House have refused to refund the room cost although the situation was not fully explained when I made my booking.
