The booking procedure and with lack of human contact. There was no human present at the property on arrival creating a sense of chaos when not able to enter the building. Also no door on the shower and TV did not work

The booking in procedure does not work on older iPhones ie it does not open the link . I had to ask my daughter in law to use her later iPhone model to enter my details . Now she is struggling to open it for my next visit . Unless you find a better way to log in I shan’t be booking this property again

The property is in a great location, with a local ‘village’ feel but 15 mins walk from The Lanes. It is comfortable, clean and well presented.

The digital front door lock is a pain.

Beautiful room and fantastic facilities and easy to check in and get into room. The ample tea and coffee and biscuits and earplugs were very nice touch.

The shower temperature fluctuates every 10 seconds from lukewarm to scalding hot, made it an unpleasant experience & the walls are paper thin!

Clean and nicely decorated rooms. Close to restaurants and pubs. Just perfect!

the rooms were good value for money and comfortable. The fact that ear plugs were provided was a good idea it could be a bit noisy .

There was difficulty in paying at first at none of the links on their emails worked, this was frustrating and the multiple automated emails became confusing and at one point incorrect.

The location was good.

It was very hot with small window and a tiny fan that didn’t do much. The water pressure was very low and it was difficult for two people to take a shower consecutively. It was very overpriced.

Good location

There were no light curtains for privacy. The room was on the ground floor next to the building entrance door. So it was a choice between closing the light-blocking curtains (hello, darkness, my old friend!) or leaving them open and living on display (including bathing!). Uncomfortable bed, and it was impossible to sleep without earplugs. The "toiletries" provided were two dispencers of hand soap. That was it. Not even some shower gel.

Bath leaked everywhere, reported and a staff member turned up at 1am to say that all maintenance were not available until the morning which wasn't very helpful as I had to check out at 11am. Peeling wallpaper and ceiling cracks and the bathroom mirror light was not working.

Pas de réception sur place , tout est automatisé. Boite a clef, code d entrée par texto. C est bien fait, pas de problème mais pas d humain a part la femme de ménage le matin.Sinon ils sont réactifs et aidant pour le moindre problème.

Comfortable bed. Good location to city centre/beach. Parking permit was easily obtained, but it is difficult to find parking in the busy season. Staff very responsive.

The room had a lot of hair on the carpet and furniture and was generally very dusty. There was no air conditioning, and the small fan provided did little to help in the heat. The shower was particularly frustrating, constantly switching between boiling hot and cold water. There was also residue from previous guests’ shampoo left in the shower. The TV remotes didn’t work.

Very clean and beds were comfortable. Facilities were excellent and room was good

Gorgeous room, easy check in and out, brilliant location

The heat. Fan on permenantly in room but just blowing the hot 30 degree hear round the room. Was cooler outside.

The location was good and it was easy to access our room.

The bath was leaking, leading to a massive puddle of water in the middle of the room. We tried the chat function and called the emergency number multiple times and couldn't get through to anyone. When we eventually did (after about an hour and multiple calls), we were told there was no other room to move us to, and that we should just mop the water up with the towels in the room. They later contacted us to say the maintenance staff said there was a drain under the bath (there wasn't) and so the water would just drain away (it didn't). We eventually checked out and went to a different nearby hotel. The room itself was also quite dirty and very bare bones, with no soap in the bathroom.

Room was OK, Bed was comfy, bathroom very small, shower not great but worked, sink outside bathroom in room, tap was loose not great but worked, view not all that, very hot room, but they supplied a fan which was noisy. Door codes were easy enough to use and it's in a great spot close to beach and shops, parking was impossible, But Brighton is impossible in general so no surprise there. I went to the NCP by the theatre which was £30 overnight, and a 10 min walk, but not a massive bother, but if I had big luggage would be a problem. Overnight stay was cool but I wouldn't stay much longer than that. Great Breakfast spots round the corner though. tea and coffee always good.

The shower water pressure was non existent. Although maintenance came to look at it. I didn’t get updated on what was wrong and it still was very weak.

The location is brilliant, close to the beach, short walk away from the centre, lots of places to eat around it. The place itself was very comfortable, clean, the bed and the shower were great. I was visiting during heatwave and despite no AC (which I hesitate to use anyway) had very pleasant temp. No issues with loud neighbours and surprisingly quiet.

I didn’t like having to pay via link, it felt incredibly dodgy, but that’s how they decided to handle their payments and there’s no way around it.

Good location and easy self-checkin

The bath is a nice thought but is not installed properly, water residue remains.

The room was clean and the bed was comfortable. As we were on the 2nd floor and it was hot we could have the balcony door open at night. There was also a decent electric fan in the room.

I booked a 3 bed room. But only 2 of us ended up staying. This could be used by a family with a young child. However, I would not advise anyone letting their child out onto the small balcony as the decorative, original old metalwork definitely needs some attention. Unfortunately, on the morning we were leaving the hairdryer packed up, which wasn't a major problem for me, but it could happen to someone else and it may be difficult to source a replacement quickly as the building is not staffed. Also, there was only 1 clothes hanger in the room, so I ended up draping clothes over the two chairs. We were attending a wedding on the Friday.

Stayed for business, decent location. I got a clean(ish) single room, not much more to say.

Multiple plug sockets in a dangerous state, some not functioning/supplying power. Bathroom tap didn't supply hot water. Sink u-bend pipe leaking due to water damage. Broken shower head meaning it couldn't be adjusted, inconsistent temperature and pressure. Shower door broken and not able to be closed properly, leading to leaks. Evidence of unopened beer cans and cigarette butts in public areas during my last night. Room door was stiff to open from the inside which made me late for meetings. Customer service response times are lacking (I've emailed this complaint to the owners, who haven't responded since my stay), and potentially misleading promotional images.

The bed sheet wasn't even tucked under the mattress. Bedside lights didn't have sockets within reach to connect them and turn them on. Shower pressure was very poor. Overall not value for money.

What was showed in the picture when I booked is what is shown with the tub but we got a very small tiny room on the ground floor which didn’t even have windows it was so hot at night as the little fan couldn’t circulate cold air and we couldn’t keep the door open due to privacy and security reasons .chandelier was dusty and with cobwebs ,limited coffee &milk , no HDMI port on the TV .only one coat hanger provided .

I had a struggle checking in and paying. It was confusing getting emails and messages on the app. I had the same issue in checking out.

The hotel is in a good location - with the seafront at the end of the road. The room was decorated nicely and the bed was comfortable. For info - There are no staff present in the property - so the front door requires a key code and the room keys are in a coded key box on arrival.

The price was high for what it was - likely due to peak demand in the summer. Unfortunately, the room was unbelievably hot during the UK high temperatures. The small desk fan provided was needed, but not adequate to cool the top floor room down. The en suite was very small and cramped. This property has lots of stairs, so take this into consideration. You have to pay extra for room cleaning, as the property isn’t staffed. Parking is a bit of a nightmare, but this seemed to be the case across Brighton. You can park on the street outside the hotel overnight, but during the day you can only park for 2hrs and are not able to extend.

Great boutique experience stay with a cute little kitchen area.

The room is beautiful. Great location., nice to disappear and relax for the night. The bed is really comfortable if you like soft.

Nothing really. The fact it's on the floor zero meant that strutting around on my bathroom utilising the giant circular bath meant that I had to close the curtains during the day but that's not the fault of the beautiful room.

Only doors in the room, no window. Roasting hot day and the door opened onto a yard where there was a garage. Did not feel safe leaving patio door open. Fan provided in the room was laughable and not working. Room was very dusty. Was woken at 9am with someone trying to access the lock box outside the room, no peephole to see who it was. When I opened the door it was a staff member. No reception to store luggage.

The decor was nice and the big window on a historic building

The locker for the key is very fiddly and gave quite a lot of stress both entering and leaving the property. Change that one it’s broken I think. Room 9 The shower room didn’t have a door to close the shower cabin. I think it fell off maybe and wasn’t replaced. The shower itself had a stain on the bottom big and orange brown. Probably rust. There wasn’t a TV license and so no tv channels. The internet on tv was very poorly and nothing loaded when we tried.

The area was ok had to search several streets for parking

Trying to contact innit bliss as problems using key code because room 14 dangerous steep step to bathroom from bedroom very steep step shower did not work had problems talking to AI about problems AI kept saying hotel will be in touch had to make many calls to AI before hotel got in touch when they did they said go down stairs to use shower in room 11 eventually I sent message back saying that's not good enough we want money back so we can find another hotel then they climbed down and said we can have room 4 from the Wednesday when it's ready so use shower in room 11 but sleep in room 14 so rating only 1

There's no reception. The photos advertised are nothing like what the rooms actually look like. There was no water in the taps or shower, which is shocking!

Value for money and great location

Nice enough room. Mine had an ensuite. Comfortable enough. Clean enough.

It's just a basic room, so no issues. Space is a bit tight. Sea view is not a sea view and there's a lot of stairs up to that room with luggage. No lobby or breakfast room (fine for me). Parking is difficult. Situated on a hill.

Location was good close to the seafront about a twenty minute walk to the centre - quirky property it was clean and very tidy tea and coffee facilities and towels etc.

Parking is a nightmare - no parking close by we used buzz bingo just park costing £20 - also there was a leak in the ceiling in daughters room which was dripping into the bed which isn’t ideal but could have been other guests or from the rain

Really liked that you felt like you were in a hotel without the unnecessary fuss of staff but they were very ready to respond with any requests. The room was clean and spacious and the bed was superbly comfortable.

There was no socket for the bedside lamp on one side (rm 15) which is annoying for a reader! So I had to pull one plug out of the TV sockets to make it work and pull the side table closer to the tv. Also the positioning of the coffee table which had the kettle on it was 2 metres away from the nearest socket so we had to move that completely. Additionally the shower was appalling- pressure and temperature consistency! Because im pretty chill these weren't enough to make an issue out of but on reflection are probably irritating things that could be remedied for others.

Shower was weak and water went from cold to hot, back and forth and last morning there was no hot water

Comfortable bed, nice interior design, nice big TV. Good location a stones throw from kemptown high street for good food selection and the beach. And a short walk into the city centre.

The water pressure on the 3rd floor deluxe room was abysmal, meaning the shower didn't work most of the time. And it meant standing in the shower for a long time without water, until the pressure came back on. I suspect you would need to shower when others are not in the hotel. It did put a big downer on the stay, and the hotel wouldn't offer a partial refund, but booking.com did.

There was an attempt to make the room nice. There was some thought and some nice touches.

Poorly finished all around. No obvious place to plug in the kettle so was on the floor, shower ran hot and cold, only 3 cost hangers one was broken. Iron supplied but no ironing board. Bath moved around when you tried to get in. Door security was lapse, feel mildy unsafe and not particularly secure, especially during the day.

My second stay. Convenient location. Excellent price. Quiet. The bed was clean and comfortable. I would stay again if the price was competitive but I would request a room on the lower floors

My room was on the top floor. The room was quite small. It was very warm overnight (stayed early May). It would be extremely hot in the summer. A mirror in the room would have been useful and some power sockets by the bed. The shower was terrible. Not at all powerful and alternated between cold and scorching.

I never went there, the property told me they are not able to charge my card, asked me to update my card details which I didn’t update. It still says on booking that the property was not able to process the payment but they did without updating or informing me. I never received any check in information, and when I contacted the property they said I checked in and checked out. How?? I asked them to explain and help and they provided zero support. They said I need to contact booking, booking also gave them a call and they didn’t respond. They are still saying that my reservation is valid and I checked in and checked out.

Horrible experience so far. They charged me without informing me, even though they sent me an email saying that my card is invalid. I never received any notification that my card was charged at the end.

Great value for money. You can’t argue with the facility for the money. Check in simple etc. I did have to push too make sure I wasn’t moved to the room with the separate bathroom though, after booking specifically for one in the room, but I was moved and the comms were simple.

No heating source in the room, other than a plug in radiator in the wardrobe and it was chilly in the morning but it was too much of a pain to get it out. Sink in room vs in bathroom. Not the hotels fault but dog barking incessantly from fairly early in one of the nearby houses, lots of flats behind it.

I had a great stay overall. The location was excellent, the room was clean, and everything was well-equipped just as advertised.

The only minor downside was the front door access, which could be a bit tricky to open at times and took a few attempts to get right.
