The room wasn't overly clean and looked pretty worn, floor tiles were broken, fag buts in the courtyard, dead bird that has started to smell in the guttering, no tea towel to dry the cutlery, limited kitchen utensils, and the building inside looks very worn, and smell of fags and cannabis in the hallway was pretty over powering, tried to contact several times but no answer or no return call, i feel for the money and what you was given it seemed very expensive.

Great location and large and comfortable room, One of the best matresses I have slept on. The sea views from the room. Having a fridge and micorvawe was very useful

Tolle Lage. kleines Zimmer sehr charmant und mit viel Charakter. Die direkte Strandlage war einfach toll. Unkomplizierter Check in.

Wer viel Wert aus extreme Sauberkeit legt ist hier falsch. Matratze war okay aber nicht mega gut.

The bed was comfortable and the location was perfect.

There was no hot water throughout the duration of our stay and the walls were very thin so the noise of the outside and the other guests was quite noticeable.

La stanza (mansardata all'ultimo piano, raggiungibile tramite scale molto strette e ripide) era poco pulita. Il bagno non dava l'idea di essere stato igienizzato: la doccia ha una tenda in plastica ormai datata e l'intero spazio necessita di una ristrutturazione completa. Per la cifra richiesta, il livello di comfort e pulizia è del tutto insufficiente.

Topp Lage im queersten Viertel von Brighton, an der lebhaften und coolen St. James Street, viele Pubs, Cafés, kleine Restaurants und lässigen Läden - alles fußläufig, fast direkt am Meer gelegen, verlässliches und professionelles Service (e-mail und fon), trotz der sehr lebhaften Gegend war es in der Nacht ziemlich ruhig, man konnte mit geöffnetem Fenster schlafen und ließ sich von dem Geschrei der Möwen wecken :-) - das Hotel selbst ist in seiner Abgewohntheit einfach nur charmant!

Ideal location for the event on the beach we went too.

At first the room seemed ok, basic but ok for the price. Decent location next to the sea and near great pubs like the Black Dove.

The first night we were woken at 3am by the staff having a gathering in the staff room next to our room. Then at 4:30am the couple in the room above us were having a fight and they trashed the room and threw the kettle through the window waking us up and hearing the woman crying. We called the police and they came, but it made for quite a traumatic first night. 2nd night was a lot quieter I must say. The housekeeper was apologetic but the owner wasn't much help after the traumatic night has at his guest house.

The bed was comfortable. Because the room was downstairs (see negative about that one) it was a bit cooler.

If you have any kind of mobility issue, avoid at all cost or risk your life. The check-in was absolutely horrific. The hotel had sent an extremely long email in odd form that I was not able to read on my phone because zooming in on each line was a nightmare. It was a giant block of text with the important information (that we need to send pictures of our ID or we would not be able to check in) was burried in there. Its also not always easy to get great internet while coming from one hotel to the next and they had sent that message very late in the process. I am disabled. I used a cane. When we arrived, since we couldn’t open the door or call anyone (their phone number listed does not work!!) I had to sit in the cement in front of the property to try to solve the issue. We waited a long time, we had to wait till our very slow phone internet loaded the images to send to the email the hotel provided. Eventually around 3:30pm (we had arrived at 3pm for check in), someone opened the door. We tried to get information and to have a conversation but the person either didn’t understand or pretended not to and definitely made no effort. Upon seeing my cane, he made a grimace of disgust. He then told us the only room available for us was downstairs. The stairs coming down was covered in carpet falling apart AND did not have a rail, making it extremely dangerous for me to go up and down. I tried begging them to give us another room. They said the only one available was a tiny room on the top floor (the person saying that was the manager we reached by email who then called the person working there and the person just had the manager on speaker on the phone). We were told that since there was a free cancellation option on booking we could do that and get another hotel. I’ve used booking enough to know there is no such option! It says it very clearly: if we were to cancel, we would owe the whole amount.

Great location and useful room facilities including fridge and microwave. Bed comfy and en-suite clean and functional.

Sofa appeared to have lost all of its stuffing - not very useable.

Bathroom was a bit small but a fair for the room however, the shower curtain blew around while showering so was annoying.

The staff were friendly and there were some good facilities and the bed was comfy

For £123 I am honestly really not happy with how clean the place was. I was told to inspect the bathroom on arrival which was clean but the kitchen facilities were actually shockingly dirty a dirty microwave and fridge and I had a few stains on the bed. I would honestly like someone to contact me about getting some money back cause it’s just not really on.

En el.baño no había enchufes y la verdad es que por lo menos se uno se necesita. La calefacción no funciona y en Brighton hacia mucho frío por las noches.

The pigeons in the court yard all night making noise and the wind the the door as would not fully shut, plus no heating in room.

Just one thing, the window in our room was rattling all night due to the wind.

Das Apartment entspricht überhaupt nicht den Bildern. In Wirklichkeit sieht es ganz anders aus, was auch viele Google und Booking Bewertungen bestätigen. Die Sauberkeit war im gesamten Apartment mangelhaft. Besonders im Bad und in der Dusche gab es Haare, Flecken und einen klebrigen Boden. Möbel, Fenster und Heizung waren ebenfalls dreckig. Insgesamt wirkt alles heruntergekommen. Am schlimmsten war, dass am Rauchmelder eine schmutzige Socke hing, offenbar weil zuvor dort geraucht oder gekifft wurde. Das wurde nicht einmal entfernt oder gereinigt. Alles ist durch Fotos belegt, siehe Bilder. Insgesamt wirkt es wie Abzocke, der Preis ist nicht gerechtfertigt.

I was upgraded to a double room on the top floor. It was like a small studio with a sofa, fridge, kitchenette and table with chairs, which made it comfortable. I can't complain about the shower or bed with were both good.

There was a smell of old cigarette smoke when I arrived; I used some air freshener that I left for the next person. It's not dirty as such just quite shabby, it depends on your level of tolerance. I found it convenient but it's by no means finished to hotel level.

The location was the only thing we liked

The stairs to the room are very narrow steps, so when coming down, they don't feel very safe, especially when carrying a lot of luggage. There was no hot water, and no good water pressure in the shower (not that we got to use it as it was freezing cold!). The pillows were extremely flat, and we could feel the springs in the mattress. Couldn't turn down/ off the towel rail in the bathroom, so the bathroom was extremely hot. The photos of the rooms look at lot nicer than they do in real life.

Bathroom needs a better clean around out side of shower. The towel heater not working and very dusty. There was no plug in the sink for washing plates and cups etc. also no tea towel for drying.

Close to the beach. Easy check in , tidy room I will mention that the room i booked wasn’t the room that we had but it had the same idea. There is not permit parking at the property as was told that we had to park at the car park at the top of a hill somewhere, was not given instructions on where this car park was. The member of staff told us he was finishing at 5.30om and that we would have to pay him £15 cash for the Permit. This was impossible due to it being 5.10pm as we are not from the area so was told that the parking outside the property was free from 6pm till 9am. That was good but had to end our stay early because we had to leave on time to not have a ticket. The member of staff was nice enough but I would say people skills would be something to work on, and to not shout out the access code for the entry of the rooms so loud as this alarmed us that other tenants could hear and people could have access our room. Amenities was good , but one of the glasses still had lipgloss marks on the glass. There was a gapping hole under the door so a cold breeze was coming from that and it was next to the left had side of the bed so had to put a towel down to stop any breeze from coming into the room. There are no locks for the door just for extra safety and peace of mind but Genuinely good for a weekend stay away if exploring Brighton as very close to the pier but parking was a massive issue.

No directions to car parking. No staff available to consult. All rooms bar rooms 1 & 2 are NOT on the ground floor. Can end up walking up 8 flights of very narrow stairs depending on the room number. 2 rooms per floor level. The ad does not reference stair access. Floor sloped very badly. Pub nearby and pub patrons still noisy until after midnight on Monday night. However, excellent proximity to Brighton foreshore. Good to have a microwave and fridge.

The location was perfect and our room was very clean and well decorated. The furnishings were very well thought out.

The bath wasn’t as clean as it could have been.

This property is very close to the beach, pier, restaurants, a laundrette, and bus stops. The proprietor was extremely helpful with storing our luggage until check in time and even took our luggage to the room for us once the room was ready. My only complaint is that it does not have A/C. The room did have a fan, though, and we could open the window to let some air in. Overall I was very pleased to find this little gem! It was perfect for my weekend stay.

The location next to the beach.

We paid nearly 300€ for three nights and the experience was dreadful. The room was tiny, with a sloping floor that made it uncomfortable to walk around, and the carpet felt dirty under bare feet. The bed smelled unpleasant, the mattress was completely deformed, and every movement of one person was felt by the other. The duvet was also in such poor condition that it was obvious neither it nor the mattress had been replaced in years. Cleanliness was also a major issue. When my pajamas slipped behind the headboard, they came back covered in dust. The shower joints were black with dirt or mold, and the kettle was full of limescale. The shower itself was extremely small, and the ventilation system blew the curtain against you while washing, which is both unhygienic and uncomfortable. Rest was nearly impossible, as everything happening in the room above could be heard, with creakings for each footsteps. On top of that, the Wi-Fi kept cutting out, making it practically unusable. To make matters worse, on our second day another guest was locked outside because they had never been given the access code. The owner needs to make a real effort to improve the state of this property (starting with hygiene, maintenance, and basic comfort). It's not acceptable to make people pay so much for a place in this state.

The first room given was not possible to stay in due to the neglect of its condition especially bathroom especially bath surface and shower hose caked in black mould etc . The small yard at back gas an u locked shed which holds 2 boilers for the hotel. The second room was top floor . The staircase rail is weakening due to elder age. It is a Victorian building. There isn't a reception point. A person who can't speak English helps you to your room. Guests are many in summer but stay less than a week often. The person in charge messages well upon the mobile phone. Can speak English well. She is v helpful. The rooms have a code which unlocks the door and the front door. You are given this when you wish to enter thd room .Bed was not changed over 2 weeks but was v clean well made on arrival. Shower curtain lower was so mucky and washed it immediately. Shower a mira and good except the hose has split at fastening and needs renewing immediately. Bathroom floor rather mucky un cleansed in long time. Carpet in bedroom not too bad. Floor not flat so table at a slant and causes difficulty when eating a meal. The table is a flat sheet of thick glass balanced upon a wooden Base. This is not fastened to the base. No pan to cook any meal. All in all mucky dusty. Window opens well but traffic noise v loud so it's little use having it open . Hotel is nearer thr marine drive so thr traffic is very busy with buses and all usual traffic. 3 Worst of all some members or one member of staff kept up a violent slamming of doors which caused pain and bad shock. The cost is not v low of the stay. The hoover kept on a landing is v neglected not cleansed. Totally depressing stay. I felt unwelcome. I will never stay again and cannot advise anyone to stay at Amherst Hotel 2, Lower Rock Road Brighton. Nearby and on opposite side of the road a new hotel called The Willows has recently opened.

The location was great as it was close to local shops and to the event we were attending. We could just about see the sea from our room which was nice.

It was overpriced for what the room was and the amenities were a little disappointing. The bed was not comfortable for two people.

The hotel was very very dirty, the first night we stayed in the basement and the room was not the one we have booked. The manager moved us in another room upstairs the day after but the entire place was very dirty with hair and staines in the shower.

Was a little worried that everyone might have the same codes to all rooms?

Expected a room like the one depicted in photos. The room was nice, but small, with no aircon. Paid for parking voucher, but no parking available so paid for NCP parking. The wording of “off-street parking” should be changed, as that is not the case.

The location is good. Right near the waterfront, Kemptown cafes and a short walk to the pier. This place is very basic, definitely a guesthouse, not a hotel, but is fine for the low price.

Wifi is patchy and unreliable. Often cuts out or stops. No reception or onsite reception staff. I ran out of toilet paper and milk quickly and it's annoying finding someone to give you more. Towels were a bit ratty, torn and stained, they could do with an update of these and also the bedding. The whole place is a bit tired, but you get what you pay for.

A szállás nem olyan minőségű volt, mint a képek alapján amit vártam! Földszinti szobát kaptunk, így, mintha portás lennék minden be hallatszott! A konyharészen csak tányér és pohár volt, még egy főtt tojást sem tudtam csinálni a szendvicshez( 1 kés? két főre)! Az ágynemű és törölköző tiszta volt, de a szoba nagyon le lakott! Én egy nappal hamarabb ki jelentkeztem!
