The bed was large and comfortable, and the room was spacious. The location was excellent, right in the center of Kemptown and just steps from the seafront.

The ground floor view from the window overlooked a back garden with ongoing work, though it was unclear if the tasks were unfinished or not being conducted that day. There was a slight smell from the bathroom.

Lovely people. Comfortable, spacious, well decorated and spotlessly clean room. Huge bed which was extremely comfortable. Fridge in room. Lots of teas and biscuits. Owners run the pub two doors up which is also great. Room was quiet.

The door was a pain in the neck to close, even though it was fully secure when it did. I was concerned about the security of being given the door codes verbally in a pub to the side on check in. Even though the woman was nice about it. I was also left a little confused about what to do about checking out as there was no one to speak with.

Booked on behalf of a friend. He loved his stay here. Wants to go back.

Room was nice and clean, location is good, owner was helpful. I was only staying one night for work so I didn't really need much but it was ideal for my requirements. I'd happily stay again.

The room was very nice and a good size. It was a good location, near the sea and easy to walk everywhere.

Just two things, there was a safe which was locked, but no instructions on how to use it and there was no control to turn on the television

Accommodation was clean and beds were amazingly comfortable. Location good. Local pub was very close had a late night drink and a dance. Great fun.

We were located at the bottom of the house outside no view and needed a tidy up.

The proprietors were really friendly. From checking in at the pub next door in the afternoon to dropping in for a late night drink on my return that evening, the family were so welcoming and fun. The room was large and clean and the bed very comfortable. Fans had been provided, which was a boon in the heatwave! The location is spot on. The shower was great, and the tea very welcome.

Can you abide reviews by entitled influencer cheapskates who expect everything for free and even then a platinum service for terracotta prices? Thankfully this place is not for them, but it is for people who get the location, get the vibe, and get having a basic but nonetheless decent place to bed down in a very comfy bed, with en-suite shower and facilities, from which to explore Brighton and its environs. The Grand it is not, but then you get to save the money, stay in a safe and secure place, and spend the difference on more interesting things!!!

Room had everything needed. 2 fans. Range of toiletries. Lots of tea/coffee and biscuits. Extra toilet rolls. Good storage. Ease of check-in/check out. Great location.

Wasn't the easiest to get ahold of staff to confirm that I could drop some luggage prior to check-in - once I did they were helpful and accommodating.

check in was weird, as nobody was there when I arrived and it turned out I had to go to the pub next door to find someone to let me in. That wouldnt have bothered me if I had known before hand.

The hotel accepted me right away even though all the hotels were fully booked. The room was just right, no nonsense with a super comfortable bed and your own shower and toilet. What more could anyone ask for? Just a shame I didn't stay there the last time. And for only £65 per night, there's no reason to go anywhere else!

Room whilst clean needs some maintenance, recessed light hanging out of the ceiling, TV on wall wonky, lock on inside of door, plug socket doesn't like the bedside lamp plug so doesn't fit in properly so didn't work initially. Bathroom door doesn't open fully (90 degrees max) as it can't pass the single bed which is very awkward

Room only, everything provided, hairdryer, iron, fridge (quiet), kettle, tea, coffee, snacks. Bed very comfy, big fan and TV. Room was street facing so some street noise but I slept ok. Staff friendly and great atmosphere in pub next door. Easy to come and go and right near seafront and town. Three supermarkets, cafes, restaurants and a late shop just round corner. Would stay again.

Everything was fine, but batteries need changing in tv remote. Pub was shut next day when I left so unable to tell them.

Lovely central location. So close to everything. Comfortable bed. Reasonable standard of decor if a little eclectic. Lovely spacious shower so a rainfall head. I was in the basement room which was good as it was cooler in the hot weather.

Basement room in no.17 was right next to the St.James pub which was noisy. Broken latch on the window meant it couldn’t be closed to reduce noise. Could be an issue if you wanted to go to bed before it closes. Room wasn’t serviced daily - not sure I was aware of this from the info on the site. Towels were missing on arrival but to be fair that was sorted quickly when told. Fan provided in the room wasn’t strong enough and needs replacing with a new one.

Best location in Brighton and yet nice and quiet even I’m at the front of the house. Staffs are most wonderful people I met in the UK hospitality industry. They are nice lovely and warm. The lady who checked me in was so sweet and kind to me. I shall remember it for a long time. Thanks . I will definitely come back here to stay next time when I’m lucky enough to escape from London.

Jag uppskattade inte att bli störd av att någon knappade in koden i kodlåset till rummet och var på väg in med sin resväska. Personen bad inte om ursäkt utan gav ifrån sig ett missnöjt ljud. Efter detta kände jag mig inte trygg i rummet. Personalen sa att han var en gäst som bott i mitt rum ofta. Efter ännu en störande händelse fick jag ett annat rum som hade en nyckel, men det var besvärligt att behöva flytta alla mina saker och sen vänja mig vid ett nytt rum för att kunna vara trygg inför natten.

The room was perfect, I chose a small room for my needs and it was still fab. Very helpful and friendly staff. Location to beach and surrounding entertainment is excellent. Alot of love and care put into this property and their service. I will definitely stay again. Many thanks.

It was good for supermarket and places to eat. It was quieter than centre of town.

The television didn’t work. I found short dark hair on the bed and in one of the mugs. The shower hole was blocked and water overflowed in bathroom.

Location however room was on back courtyard and local pubs, etc were very loud until dawn.

I booked this room at 11 am and just after clicking the button I realised that and was running between heaven and earth to reach them. I travelled to Brighton and arrived there and the place looked like a ghost house. No reception, no check in, no phone number. Only a sign you can hardly see it from inside that the check in is through a pub which was close!!!. I lost my money thanks to booking.com and those unreachable people. Never again

2nd time staying in these lovely rooms,the owners were so accommodating letting us put our bags in early and showing us the room while it was still being cleaned

Sulle lenzuola del letto c'erano degli insetti che purtroppo non conosco. Forse potrebbero essere degli insetti della moquette che vivono negli ambienti umidi. Questi insetti mi avevano irritato la pelle, ma non erano cimici del letto. La stanza piccolissima all'ultimo piano. Faceva tanto caldo, ma per fortuna c'era almeno il ventilatore.

Super comfy bed, big powerful fan which was great for the heat wave when I stayed, kettle and teabags etc , I had room 3 so easy straight through front door and down corridor, lovely and clean, nice big window for air flow, you go two doors down to pub to get room info, very welcoming staff, so helpful, had a drink at table outside watching the world go by, they have a good menu selection too, when you set foot outside you can see the sea from the hotel, a good selection of coffee shops, a few charity shops along that road and a bus stop about 1 min walk that takes you up to the Marina so for me the perfect location in wonderful Brighton, definitely will be back

There wasn’t anything I didn’t like it was all very good

The location is excellent. It’s being so central, but yet it’s very quiet at night. Everything is walking distance to the beach and supermarket and cafes. When they said soundproofing room and they really meant it. I heard no noise from next door or upstairs or downstairs. I had a wonderful sleep even its hottest day of the year. I could open my window and they provided me a big fan which is wonderful. Overall I’m very impressed. Check in was so easy. No fuss at all and no waiting time even I was early . Fabulous service.

The location wise it’s very near to the seaside.

The room was super hot. Though the cooler was available, but we had to open the window and the windows didn’t have curtains.

Great location. Comfortable bed. Staff lovely in StJames pub where we checked in, also handy to eat there but plenty of great places in the area. I stay in the area a lot but first time here & now my favourite! I treated myself to the room with the spa bath & 4 poster bed & my friend had the other 4 poster bed room. Really nice furniture, whoever is responsible they have great taste 🤩

Staff absolutely lovely room very comfortable and clean exceeded expectations. It was really lovely.

The location. The cleaners were friendly and always asked if they could get me anything. Check in at the pub was not good, but they tried.

My room was highly overpriced. Literally wasn’t room to turn around in. Bathroom was small but fine, other than wobbly toilet seat needs fixing. The kitchen was poor and unusable, the same dirty plates were there my whole stay, I didn’t even want to use a cup. Just because you leave chocolates on the bed doesn’t make it 4* or worth that amount.

The location is unbelievable good! The bed is very very comfortable and the room is so cute

The bathroom is too old and The toilet drains very slowly and water backs up. The shower has the same issue. It was very unpleasant. Also, the bathroom sink is very small and fills up very quickly. I was out most of the time and my stay was quite short, so I didn’t report it. Also another negative point : the host is not reachable. She is too busy and doesn’t answer calls or messages.. but if you can find her, she is very helpful and kind . The pub is next door. If you are sensitive to noise, it can be difficult to sleep at night.

The room itself was great.

Location is right next to a busy pub so be warned that there’s a lot of noise that seeps into the place. As a solo traveller I was a bit uncomfortable.

The shower was too hot and I didn't know how to turn the temperature down. The Internet connection wasn't fantastic. When I arrived in the place I wasn't told there was two buildings so I spent some time trying to enter number 18 when I actually needed to enter number 17.

Areas of the room were dirty, there were bloody splatters up the wall in the bathroom. The pillows were badly stained with no pillow protectors on them. The staff were in the pub next door and not in the hotel. There was no breakfast.

Everything was great! Both myself & a friend had a 4 poster bedroom each. I’d sprained my ankle so it was great as my room was on the ground floor. Also I had a spa bath 🤩So luxurious. The bed was really comfortable & I slept so well. Really nicely done with lovely antique furniture. In the process of doing the garden so I expect it’s going to look amazing. I know the area well but hadn’t stayed there before but now it’ll be my ‘go to’ when in Brighton. Being next to St James’s Pub is a plus but I imagine it could be slightly noisy at weekends so a back room would be good & you wouldn’t hear a thing. Lovely staff too.

I liked the location but it’s not for everyone’s tastes. It’s close to the sea which I like. It’s in the middle of the lower end of kemp town which is a little rough. Lots of bars, cafes and restaurants near. The address is 18 Madeira but you check in at the pub on the corner. I liked the pub. It’s not clear that this the case but a little eyeballing reveals it unless you are tired. Energetic, helpful host figured out a safe place for my bike quickly. The room was nice with its own functioning bathroom. A pleasant place to land and a decent pub. I enjoyed staying there.

Well, a better explanation of the check-in process would nice and ‘18’ in the address is deceptive. The sink in my bathroom did not drain well. The room size was OK but not big. Bed was comfortable..

A warm welcome and easy check-in. Room was modern, spacious, well equipped, clean and comfortable. Really good value for money.

The room was pleasant and clean and alright for 1 night. The owner very kindly moved me to a room on the ground floor instead of 3 fights up. Unfortunately it didn't have any towels or toilet paper.

I did message the owners explaining that there were no bath and hand towels plus no toilet roll. Towels or toilet roll didn't arrived . These items are essentials really. The bed was a bit uncomfortable.

Kempfield was good BOOKING.COM were terrible and caused me to book elswhere - then BOOKING.COM said they had booked me, causing double booking. I WILL NOT BE USING BOOKING.COM AGAIN

My room was very quiet at the back, but looking at the rubbish for 2 days. WiFi was fast and shower room was good. Lighting is excellent and I have coffee marker in my room which was nice.staffs are excellent. I would consider to go back.

My room is at the top floor without lift.

The number available I tried to call twice for information no one answered just answering machine. Had to wait in the bar 20 minutes to get keys the bar guy man couldn't say how long I'd wait he was waiting for a response from his boss after a long journey from Hull travelling I was sat waiting there with my bags

My room was close to the front door but one level below, and I was kept awake until 3am by people coming back to the guest house from their night out who were loud and mostly seemed to have forgotten their key or the code to the main door… really poor sleep

Not the fault of the host but parking isn't easy. The host can provide a 24 hr parking permit for £10 which is great vallue if you can find a space.

The room (3) was very clean and had all I needed even though my room was somewhat small and basic in furnishings it was fine for a short stay for one person. There were tea/coffee/biscuits and kettle, hairdryer and ironing equipment needed in the upstairs store. Plenty of nice shampoo/conditioner/hand wash and moisturiser, cotton wool. I found the bed very comfortable. The shower was a good pressure and nice and hot. The sink quite small but It wasn’t a problem for my needs. The staff were very helpful, friendly and welcoming and the pub next door was a great place to relax with an old traditional pub feel. Very good value in a place where accommodation can be expensive.

The only issue was the external noise at night, however it was weekend and there are lots of bars and restaurants around and I like to sleep with a window open so this did affect my sleep on the first night, though I slept better the second.
