Our experience was underwhelming. The building was underwhelming and we did not stay the night, with the expectation that a refund would be fairly considered. The staff was unclear about this procedure and we were told that a manager would review the request in 3 weeks. Simply, don’t expect customer service and be prepared to deal with the reality. Deciding to leave, we found our claim immediately denied through our booking group. It would have been considerate to have known that we feasibly had no opportunity to recoup this expense. This would have helped with our decision making. The true experience, is a damp, confined building desperately needing improvements. Everything listed online is for show, as for the morning breakfast we were told that it was coffee with snacks. That could qualify as continental but advertised is a “very good breakfast” and a wine happy hour. The sole person at the front was not very enthusiastic about this information as we had to ask ourselves about this service, as it’s clearly a false sell point. The room did not have air conditioning, with the only option to fresh air from a window with no screen dumping into an abandoned alley. We are traveling with a child so leaving the window open would have been unsafe. The bedding had stains on it and the hotel generally has seen better days. As said, this was discussed and when asked for a refund we were told they had no control of issuing a refund, and that we would have to work with our booking agent. We facilitated this, but simply this effort was only a gimmick of their to be hospitality. For 260$ on a Wednesday night, you would think the cleanliness and comfort would be suitable. The carpet did not look suitable for crawling, and the mattress with it’s accompanying foam piece was as old as the historic row building.

Every time I stay in San Francisco, I stay at the Inn at Union Square. It’s conveniently near almost everything I find myself doing when in town. I’ve been helped on multiple occasions by Esly who is extremely nice and accommodating when I need to leave my luggage because I arrive early into town. There is a full day parking garage around the corner for $40 per night. I have never had any complaints with this hotel. It’s always top notch in cleanliness.

We had a *3-night stay as a couple at Inn at Union Square and had a really lovely experience. As soon as we arrived, we were kindly upgraded to a room overlooking the street, which allowed us to really enjoy the atmosphere and energy of San Francisco. It was such a nice touch and made our stay even more special. A special thank you to Antonio, who was absolutely wonderful. He was professional, extremely kind, helpful and attentive, taking the time to explain everything to us and provide us with all the information we needed. A truly lovely person who made us feel very welcome. We also really enjoyed the easy-going, relaxed American-style breakfast. You simply go down to the second floor and enjoy it in a cozy little lounge, with the option of taking whatever you like back to your room. Very chill and convenient! The location is excellent, making it very easy to explore the city. Our room was clean, comfortable, and the bed was incredibly comfortable. Overall, we had a fantastic stay and would definitely come back. Highly recommended for anyone looking for a comfortable, welcoming hotel in a great location in San Francisco! Wonderful room/suite, and location. Clean and quiet despite being in the center of all the action!! The complementary breakfast was great. The room was a suite - very spacious. Great shower, closet, refrigerator, etc. There are robes, coffee, 2 televisions, and enough space for two people who want to do very different things. Vewry well set up. I would recommend it to anyone.

Great experience at The Inn at Union Square! The hotel was exceptionally clean, they cared about every detail, and the location is perfect for accessing the cable car, BART, and other transport options. We were welcomed by Antonio, a super friendly guy who gave us all the details we needed for our stay. The neighborhood is quiet, safe, and close to great sights. We would definitely stay here again!

This is an older inn but the room was updated, new bathroom and everything was clean. Excellent value for the great location! Even though it is in the city, the room was quiet and the bed very comfortable. I thoroughly enjoyed my stay.

Fantastic location for site seeing and local public transportation. Room was spacious, comfortable, clean and we slept well. Staff were welcoming and very helpful. We will stay there again when we are in the area.

We had a very pleasant stay in very central San Francisco. The room was well equipped and cleaned. When we came we were greeted by Antonio, who helped us check in. He kindly offered us a room on higher floor, which would be less noisy in the morning so we could sleep in.

A very nice little hotel with personal touches throughout. Housekeeping comes everyday to refresh the room without needing prompting which is becoming a rare thing in 4* hotels. The continental breakfast was modest but satisfying with pastries, bagels, fruits and yogurt available. All in all, highly recommended

Perfect spot at a reasonable price! It's an older building, but the noise level is very good, could barely hear anything neighboring. The decor is really lovely and fitting for the time. Esly front desk was super accommodating and the sweetest! The rooms were clean upon entering. Very comfortable bedding and a cozy room. Amenities were simple and efficient.

We’ve stayed numerous times and have always appreciated the service of the staff, especially Antonio at the front desk. The rooms have always been spacious and comfortable. The rooms are laid out well, wifi and tv reception are satisfactory, bathrooms have adequate water flow and pressure, very clean rooms, and comfortable beds. The maid service is exceptional. The breakfast room is well stocked. The parking is convenient and reasonably priced.

If you booked trough Expedia you will pay twice. The location is good, the room is good and clean. Hotel ask for $25 day fee for some pastries and bagels they called breakfast (offered on Expedia as part of the price), purified HOT water and ice. Nobody wants to listen to your concerns or complains.

We found this hotel to have wonderful & comfortable rooms & the beds were amazing. The staff were very friendly. I’d like to give a special shout out to Stella. She was so friendly and helpful. She went above and beyond to help us how to find different locations of interest in San Francisco. Because of her we enjoyed the cable car system, the piers and Alkatraz. We had a wonderful time in the city! Thank you Stella! Also, thanks for helping us get our luggage to the Uber to get to the airport on time. I recommend this hotel and it’s staff!

Incredible Location. Explore Union square within 5 mins walking. Great food options nearby. Main Powell Street Cable Car also within 9 mins walking with BART station just there allowing great connectivity to the city and beyond. City tours stops also at Union Square. Rooms were very comfortable and the included breakfast was also a great value add considering busy days for visitors. The staff was very friendly and we got lucky with an early checkin at 12 noon after an early morning flight from LA!

Perfect hôtel for our 2 nights in SF: nice desk persons, we gave our bags to start our visit, and we had a wonderful surprise: our room was updated and we had an extra room with a coach! Our private living room!!!Our room was in the back, so very quiet. The free ( rare in SF) breakfast was also very nice and I brought some food in our room. The location is ideal, close to public transportation and Market Street. We will definitely come back here.

The entrance to the hotel is quite narrow but the welcome inside is big. We had a 'suite' on the fourth floor, the living area looking out over Post Street. Our king size bed was very comfortable, bathroom small but adequate. This was a great location and very pleasant place to stay. A continental breakfast is included, cereals, yoghurt, fresh fruit, toast, a variety of pastries, hardboiled eggs, juice and coffee. The desk staff were great, special mention of Antonio whom we saw most of but the other two receptionists were also very helpful and welcoming.

Watch for the $25/night extra fee that gets taken out of your card hold. It's "legal" because there's a notice but it doesn't show up in search results.

We had a great stay at The Inn at Union Square. The cost was very reasonable compared to other hotels in the area. We were able to check in a little early, they allowed an extra hour on check out, and stored our bags for a couple hours. Our king studio room was a good size. We did not realize we wouldn’t have air conditioning (we may have just overlooked it), but the room had a ceiling fan and the ability to open the windows cooled the room nicely. The location is perfect to explore SF. Esly was an employee we interacted with a few times and she was exceptional. Look forward to our next stay here.

This hotel charged an additional $50 to my credit card without my authorization and continues to make unauthorized charges. I will be reporting this matter to the appropriate authorities and consumer protection channels. I will also share my experience publicly so that other travelers are aware of this situation. Based on my experience, I would not recommend this hotel to anyone who wants a positive stay. Be very careful when providing your credit card information and make sure you fully understand all charges before checking in. In my opinion, this was one of the worst experiences I have ever had with a hotel, and I am extremely disappointed with how this situation has been handled.

My mother, sister, and I stayed at Inn at Union Square during our visit to San Francisco, and it turned out to be a wonderful find. The location is excellent—less than half a block from Union Square. Two tours we booked picked us up right near the hotel, including one directly across the street, which was incredibly convenient. Our room was spacious and included a lovely separate seating area that gave us plenty of room to relax after a day of exploring. The complimentary continental breakfast was modest but exactly what we needed to start the day without feeling overly full before heading out. There were a few minor issues. Some of the wallpaper in our room was beginning to peel in places, and the bedroom blind was broken and would not open. Most of the staff were extremely helpful and welcoming, although I had an unpleasant phone interaction with one staff member before our arrival, and another employee was only moderately helpful. Those small issues aside, we thoroughly enjoyed our stay. The location, comfort, value, and overall experience far outweighed any shortcomings. I would stay here again in a heartbeat and would happily recommend it to others visiting San Francisco.

Since booking, I already have great expectations from public reviews. However, the experience couldn’t have gone any better after actually staying at the hotel. The location is really nice, you can go to union square just by a 2 mins walk, you can find food, walgreens, etc. nearby with ease, even public transport access. Then, I was greeted very warmly by EACH AND EVERY ONE of the receptions. On my final night, my room was even upgraded and I couldn’t thank this hotel enough that my stay here is really enjoyable and unforgettable.

Cute boutique hotel for mother daughter celebration trip. The room was super clean and cozy. Decor was up to date. Staff was warm and friendly. Simple continental breakfast and good coffee. Convenient and safe location for us to walk the city. We planned ahead and knew the areas to avoid. Hotel is set between two fantastic restaurants as well.

Great quality rooms and a very good location! The hotel felt safe and was next to Union Square, Powell street, and walking distance (10 mins) to Moscone center.

Didn't love that we had no AC in the rooms. We had a ceiling fan and left the windows open, which made the room cooler, but no AC. Would've liked to know about this beforehand, maybe I didn't check well enough :)

Speckles Suite was great, huge bathroom, and comfortable bed. Hotel amenities minimal. Nice continental breakfast. Don't know about other rooms.

It was safe, quiet and central. I was sick during my stay, and I spent a lot of time sleeping. The bedding was very comfortable! I also appreciated that it was walking distance to lots of restaurants and transportation. It was also nice that the hotel offers a continental breakfast.

The hotel is in an old building so it appears a bit run down at first. But once I adjusted my expectation, it was totally fine. I can appreciate the charm of it. (I only mention this in case anyone is expecting something modern). As I mentioned before, it was well-kept, clean and comfortable. And very central to what I needed from my stay. I would stay here again.

This hotel is a hidden gem. Literally hidden as I walked past it twice before figuring out what google map was saying. The entrance is tiny, with a tiny reception but the service was warm and friendly. My room is on the 5th floor, serviced by a small older elevator. My room however was nicely updated and very clean! Wha a nice surprise. And the ceiling fan was perfect to keep the air moving and at a perfect temperature. A continental breakfast is included, which is appreciated. Selection isn’t huge but perfectly adequate. And the location is perfectly walkable to streetcar, hop on hop off, major shopping and Trader Joes. Lots of cafes and options around. Price is more than fair for a San Francisco boutique hotel. Would definitely recommend!

The room itself was decent, but the experience overall was unacceptable. When I went to use the bathroom, I found brownish-yellow water in the toilet, like it hadn’t been flushed after the previous guest. It’s hard to understand how housekeeping could miss something that obvious, and it immediately made me question the cleanliness of everything else. What made things worse was the deposit situation. I prepaid for the room in full, and your own email clearly states that the $200 security deposit is only charged "IF YOU DID NOT PREPAY YOUR RESERVATION IN ADVANCE", which I did. Despite this, I was still forced to pay the deposit at check-in. I even showed the written policy, but the front desk staff dismissed it and told me I was wrong - even though I showed the statement IN WRITING to her. From then on, she was rude, dismissive, and uncooperative. Because of this, I had to use my debit card unexpectedly, and I’m still waiting on the refund - minus a $25/day “amenities” fee that doesn’t seem to correspond to any actual amenities other than a free newspaper (that I didn't get) and a fax machine that was available for use. Since we aren't living in the year 1995, I used email from my laptop in leu of the thoughtful and generous availability of a fax machine. These extra charges feel misleading and deceptive. All in, I spent nearly double the advertised cost for one night, dealt with poor service, was charged contrary to the hotel’s own written policy, and walked into a bathroom that hadn’t even been properly cleaned. No chance I would stay here again.

VERY nice facility located in Downtown SFO. Unfortunately, unless I’m wrong, there is NO A/C so staying here during the Summer months tends to be a bit hot. Staff and amenities was EXCELLENT!

Terrible experience. The rooms are OK but the bed is very uncomfortable. I woke up with aches and pains. The heat lamp and fan in the bathroom looked like it was left over from a remodel and there was no switch to control them. My colleague had no shampoo, conditioner, etc. in her room. They charge an amenities fee of $25 to every guest for Wi-Fi, holding your luggage and “free” continental breakfast and coffee, which isn’t served until 8 AM. (Are you kidding me?? Do they think all people that stay here are on vacation?). Very tacky and we used none of these because the Wi-Fi was down over 95% of the time we were there (ok so we maybe used it for an hour in the morning and that was spotty) we had no need for them to hold our luggage and breakfast and coffee was served too late for us to take advantage of it. I asked the front desk if we could waive this fee since none of it applied to us and she said no it’s a mandatory charge. Then why not build it into the room rate!? This place used to be a little gem and they used to put wine out for guests in the evenings. It's a great location in Union Square, but all the other negatives outweigh the positive. I will never stay here again.

This inn was a great place to stay! It’s conveniently located near the BART station and trolley, making it easy to get around and visit everything in the area. The staff was friendly, courteous, and very helpful. The inn was also very clean and quiet. The only complaint I have is that breakfast should be available earlier than 8 a.m. I would definitely consider staying here again!

Stay far away from here. They will scam you. We stayed here for one night and received a $50 fee for a “missing umbrella” when there wasn’t an umbrella to begin with. It was a sunny day with no rain in sight to even use an umbrella. We have had multiple conversations and they keep giving us the run around. Management will not speak with you so be prepared to accept any charges they bring upon you.

Excellent location, clean, fresh updating of room(s) in an old building. Comfy King bed with fresh linens and decent pillows, Bathroom finishes bright and clean as well. The split suite design put the decent sized bathroom between the modest sized bedroom and a similar sitting room: made the otherwise tight quarters feel very comfortable and quirky (note- two steps up to the bathroom). Negatives; our windows (203) faced a brick wall across a three foot gap, giving a claustrophobic effect and zero view/little light. Room was nicely quiet. Tiny entry and old elevator further revealed the modest bones of the older building. Very forgettable/limitedcontinental breakfast (but coffee good, including in room). Bottom line: a great choice at this price point.

This little inn surprised me with a darling superior king with a nicely appointed front sitting room in addition to a hallway and king bedroom on the back. Sitting room overlooks Post St with a functioning window wall over the fire escape. Very welcoming and bright. TVs in each room. Bed is very comfortable. Lots of fluffy clean towels. No air conditioning might be a problem August-October but otherwise not an issue. Ceiling fans in both rooms. Big plus is the filtered water available no cost. Wish they had coffee service in the lobby before 8am. Rooms have little coffee makers but only powdered creamer. Shelf stable half & half pods work be an upgrade. Tiny complaint. This is a well priced, perfectly located snuggly spot in the city. I’ll definitely return.

I had an incredible experience with wonderful customer service and a delightful stay at your hotel. I was greeted by the best hospitality and front desk service by your staff member. I was especially impressed by Mary Jane’s great attitude and willingness to help me check in. She greeted me with a very warm welcome and smile and was very polite and pleasant to interact with. Very clean rooms and comfortable bed. And quiet! Daily maid service if you need it. No need for a rental car. With the ideal location you are walking or short taxi cab distance from everything. You are surrounded by eating and drinking choices. I'll be staying here again.

We had a fabulous experience during our stay at the Inn. So close to restaurants and supermarkets and many attractions. Antonio was super duper helpful and informative. So we’re all others , they went out of their way to help especially as I had a little toddler with me . Rooms were cleaned daily and so nicely everything was stocked . I really loved the breakfast. There is enough options of items to get up full and satisfied. So many pastries and coffee and tea selections and they had oat milk too . Pastries are restocked so no need to worry that it runs out . We didn’t like the amount of homelessness around but that’s the case of downtown everywhere in the world . But using the robot taxis made it so much fun to travel to all tourist spots . Thank you Antonio .. U are a gem .. good job👍👍👍

A fabulous stay at this boutique hotel. Clean, quiet, friendly and helpful staff. From booking until checkout, staff were communicative. Continental breakfast provided fresh food and a good variety. Great location to central shopping district, restaurants and close access to Cable car for 10 minute ride to Fisherman's Wharf, via Nob Hill and Chinatown. Would highly recommend. Good hotel, but they illegally charged some pade up fees 2 days after we left the hotel. I am not sure how can they even be allowed to use my credit after I leff and without any booking or communication notice and for what exactly.

The Inn is small but cozy, the staff at the front Antonio, Esly and David were helpful and friendly. I enjoyed the classic San Francisco vibe, it is my new place when I’m in SF.

Central hotel with incredibly lovely staff. Quiet street but there are some sketchy areas surrounding, especially at night. Avoid the park square a block away and tenderloin at night. The room has the essentials but no ac unless requested. Room was pretty hot even with the ceiling fan but we didn’t know we could request an ac unit. Would recommend doing so if you run hot. There was an issue with our room and we told staff and they were able to navigate with ease and provide us with a new room. Very wonderful that they upgraded us and we were appreciative. Not much natural light in our original room since it faced a brick wall but we weren’t there for a view. There is a bit of an older lingering smell in the hallways and elevator but the rooms smelled fine. Breakfast was more of pastries and cereal and tea/coffee. Not bad but could be elevated. Overall, it is a great budget hotel with lovely staff. We got it for a decent price but would not have paid more than we did in the future.

I love this location ! Probably one if not my favorite hotel in San Francisco. Antonio was very helpful and we had a wonderful stay ! Would definitely recommend anyone to come here and stay. The place is very romantic and the amenities are top notch.

The staff was very friendly and accommodating. The room layout was beautiful. Unfortunately the bed was extremely uncomfortable and sinking in the middle. Additionally, it was rather warm and the hotel does not have AC. We appreciated the free continental breakfast in the morning

Central location, friendly staff

It is a nice little inn, but I was not happy with a number of aspects: 1) my room has no AC, and it was a warm and humid evening in SF, so I slept poorly. 2) the breakfast starts at 8 am, but I had to catch an Uber at 7:30 for the airport. 3) restaurants around the hotel, other than the steakhouse next door, all closed very early for a Sat night.
