The hotel was really nice also staff, room, all facilities was brilliant. Other than one miner fault the hotel never put into the system that I paid for the breakfast I had and the reception tried to charge me again when I checked out to leave.

Everything in the room (apart from the bed) was old, dusty, cobwebs, you could hear everything around you like neighbours showering, talking in the hallway. Also the TV channels didn't work.

The building, the staff and the location was lovely, sadly the room not so lovely.

The room had no hairdryer, no fridge, poor lighting, the shower kept running hot and cold, the carpet was heavily stained and the floor boards creaked terribly like an old gallon. At one point there was a patch that felt like your foot could go through ! Bearing in mind we paid for a premium room this was below our expectations. Further more we were in a loft room with no opening escape window in the event of a fire and there were no signs on the landing to direct us to the nearest fire exit. Sorry, but you did ask.

Nice location. Was once a beautiful facility in its day . Breakfast is good although ran out of items with a long wait for replenishment - hey, you only have one job to do and that is to cook breakfast!

It would appear this is very much a 'Wowcher' establishment. It used to have a nice restaurant but whilst friendly and reasonably attentive it is based mainly on burgers, pizzas and similar.( Small bites and sharing platters are good though.) Used to stay here when it was under the Hilton banner and it was tired then but is more so now. Please tell the youngsters manning reception that being referred to as " mate" is not every clients preferred form of address.

Great location, lovely building and grounds. Room was clean and beds were comfortable. Loved the sauna and swimming pool. Restaurant was very good and staff were excellent.

Loved being able to have a massage, and use the gym, pool, and sauna. It was a very relaxing stay which my mum and my self really needed. Enjoyed the bar where we got very very nice coffee. Also enjoyed the breakfast, have options for gluten free and different milks which were really nice, staff on the bar and at breakfast were really lovely.

Would be nice to have an earlier check in, even just 2 pm. Also the bed was so uncomfortable I’ve actually come home with a bad back. And bedroom doors slam, unfortunately we picked a night where a wedding was also taking place so I assume people were going in and out there rooms a lot but the doors were very loud.

The property was fine. Some outdoor areas looked a little tired and perhaps the building could do with a paint job on the window frames but that’s normal.

Hotel is conveniently sited just off main A27 but far enough away to be quiet from the road noise. Breakfast was very good value for money as was the evening meal.

Rooms cluttered with too much furniture. Deluxe room had a huge and heavy wardrobe, big desk and computer chair in it and so not enough to walk around bed or room with ease. Rooms need updating or prices reducing. Not really a spa service as massage part run by one person who wasn’t available the days we were there and so not really a truthful picture of facilities !!! Service in restaurant poor - 40 minute wait.

Overall happy but the dinner time staff was low so we had to wait 1 hour.

Good location.

Room allocated was around 250 yards from reception. A 5 min walk in this 140 bed hotel. Full of noisy wedding guests. When it arrived food was good but we spent 90 mins trying to get served our main meal. All around us were staff apologising to guests. In the end they gave us a complimentary bottle of wine and coffees while admitting there was a problem in the kitchen. Won't survive long if they have to give that many refunds each day. The room had a heavy duvet cover quite inappropriate for this summer. At 6 a.m. ear splitting fire alarm went off stopping around one minute later. At check out this was fobbed off with no reason given. We won't be returning.

Paintwork inside and out was well looked after, Lovely bedroom and bathroom. Probably one of the best hotels in this price bracket that I've stayed at. Hot plates provided at breakfast.

It hasn’t been kept up, wallpaper peeling off the hotel room walls, chipped paint and cobwebs everywhere. Can’t use the pool in the Mornings, it’s only a small pool and they cut off half for kids lessons. Our table wasn’t cleared at dinner so we still had dirty starter plates when our mains arrived, which were behind schedule.

It has the potential to have excellent scores with a bit of love.

They have an amazing outside pool unused. In the climate change this is a total no-brainer. Carpets were dirt in the room and bar area by the steps. Simple solution- get the carpet cleaner out. All the parking bays are too small and the wrong angels to park take a visa to RHS wisley. They got the angels right.

The room was accessed through a function room where a large party was being held. The toilets were near our room so it was very busy.

The room could have been cleaner. Spilt coffee up the wall and stained carpet. Bathroom a bit aged, but it didnt detract from our enjoyment.

The beds were uncomfortable and moved alot if the other person got up. Didn't really sleep very well as all!

Booked "Cosy" room, to be honest it wasn't much smaller than a normal sized room at other hotels we have stayed at. Room was clean and tidy as was the bed linen. Tray full of teas, coffees and biscuits. Unable to comment on breakfast as we needed to leave early. All staff we came into contact with were courteous efficient and friendly.

On the night we stayed there was a wedding reception in progress (nothing wrong in that) which mean't the car park was full plus vehicles parked in awkward places. Maybe some temporary extra overflow parking could be found somewhere. Just a thought, a warning, not really a complaint.

Didn’t appreciate my room being above the function room blasting out music until midnight with dogs barking and teenagers running up and down the corridors until the early hours banging on my door. My 9 year old son and I didn’t get to sleep until well after 1 am. I would not of booked had I know the close proximity of the room to the function.

The room was in a noisy part , directly above the kitchens I think and we were woken up by noise quite early .

The staff were fantastic. From arrival to departure, couldn't fault them. We stayed in the back patio area and had dinner brought out to us, which was excellent. We thoroughly enjoyed our night at this hotel.

Room was incredibly old. Dusty and smelly. Bathroom was disgusting. We had to wait for 10 minutes for the hot water to be good enough for a shower. Shower head was rusty and disgusting. We had only 2 sets of towels although there was 3 persons booked. No bathrobes although they have a pool.

The location was exactly where I needed to be.

Overall cleanliness. Which I fed back to the reception staff. Given I upgraded my room I'd have hated to see what I would have been given. The carpet was truly disgusting in the bedroom!

Hotel was very clean and well cared for. The staff were extremely friendly and approachable. Drinks and food are well priced and good quality. The gym is a lot better than other Hotel gyms and has well maintained Technogym equipment. There is also a pool sauna and steam room that you get access to during the stay.

No A/C in the bedrooms. Which wouldn't be a problem any other time of year except during Andy Burnhams "Nuclear warning" for no BBQs because it's a bit too dry at the moment.

The rooms definitely don’t reflect how it looks from the outside. Considering the hotel rating, the rooms were basic and old. Especially the bathrooms. I’d expect these types of rooms from a much lower rating hotel.

We were very impressed by the very friendly and helpful staff who were professional and attentive. Our evening meal and breakfast were delicious. The hotel was full with a wedding taking place. We were concerned there may have been noise but that wasn’t the case. It was a very peaceful and relaxing stay. The location was perfect for us, surrounded y beautiful countryside. We will absolutely return. We walked the grounds after breakfast and were treated to watching a green woodpecker feeding.

The hotel was full and hosting a wedding which reflected in the wait times for diner service but this was to be expected and the staff were highly impressive. Our room didn’t reflect those advertised and was outdated awaiting a refurb. We were shown the other rooms which absolutely reflected those advertised and we still had a wonderful stay.

Check in was quick and easy and the size of the family room was excellent

For the price the rooms need updating. We were woken really early by the noise of a delivery vehicle even though the window wasnt open as it wouldnt stay open.

The hotel is off the road and has plentiful parkland. The gym and pool are an added bonus.

The hotel is in dire need of a large cash injection and is run down in most areas, but to be fair clean and comfortable.

My husband uses a mobility scooter, the hotel is not disabled friendly with all the steps to different levels.

We expected our 'cosy' room to be small but actually it was spacious. The hotel has character and is a listed building though declining gracefully. It's surrounded by a golf course so is in a peaceful and attractive setting. We'd happily stay there again.

It's a shame the outdoor pool, croquet lawn and putting green are no longer in use. Must have been lovely once..

Accueil sympatique mais succint. Aucune information sur les services de l hôtel, ni sur la situation de la chambre, les activités touristiques dans le secteur. On a posé la question pour accéder à la piscine, restaurant. Pas de serviette à chaque fois qu on a voulu aller a la piscine alors que l hôtesse d accueil nous a indiqué qu'ils les fournissaient. Il devrait être envisagé un autre fonctionnement pour éviter insatisfaction. Quand on arrive là première chose qu on voit c est les sapins brûlés par le soleil dans les pots de fleurs. Mieux vaut les retirer ce sera plus jolis de voir le pot de fleur seul. Retirer le sapin de Noël pendant la saison d été , dommage ca ne fait pas soigné Fauteuils tâches dans le sas vers piscine. Pas d étagère ou rangement dans la salle de bain

We have stayed at Avisford Hotel twice already this year, and it has quickly become one of our favourite places to stay in Sussex, especially when travelling home from Butlin’s. The hotel is very family-friendly, welcoming and relaxing. Our rooms have felt fresh and comfortable on both visits, with clean towels, a powerful shower and everything we needed for an enjoyable stay. One of the biggest highlights for us is the leisure area. The swimming pool is warm, clean and ideal for families with young children. The sauna and steam room are also lovely for adults who want a little time to unwind. The hotel’s beautiful open grounds are another real advantage. The abundant meadows and golf-course setting give children plenty of space to enjoy the outdoors, while creating a peaceful countryside atmosphere for parents. It feels calm and spacious rather than crowded or enclosed. Avisford is particularly convenient for families visiting attractions around Sussex or looking for a comfortable stop before or after a Butlin’s holiday. The combination of a warm pool, clean rooms, relaxing facilities and lovely green surroundings makes it much more than simply an overnight stop. We have enjoyed both of our visits and would happily return again. A lovely, dependable family hotel in a beautiful setting.

Was a room for a night

Staff rudeness Staff member pouring chemicals into the pool whilst in it so left. Being told food finished at 9 so a after a 7 hour drive had a drink in the garden to later on see other people ordering and it be 9.30 last orders which we then missed. Poor communication and effort from all staff we met

It need a complete refurb and modenisation and a lift. The prices you are charging are not warented for what your getting. Staff very friendly.
