Location. Design of the hotel.
Bedroom and bathroom weren't as clean as I would have expected for the price.
Absolutely stunning hotel. We requested a room with aircon as our stay was during the summer and the aircon was amazing. The highlight of this hotel is “The Pantry” on the 1st floor there is a selection of free crisp, fruit, sweets and soft drinks and if you time it right, pieces of homemade cake!!! What a treat!!! I would highly recommend this hotel. Perfect location and very attentive staff
The price of the carpark
Nice slightly quirky hotel with friendly staff.

Great location close to the centre (5 mins walk to walled bit) Nice design place
It was the unique. Really nicely decorated and perfect location
All fantastic
Fabulous location, gorgeous and comfortable rooms - loved the pantry and we slept like logs in the very comfortable beds.
Great location and lovely staff. Quirky decor and added touches.
The TV didn’t work. Not a problem for me and the staff assured me they would check it for the next guest. The complimentary pantry was not as well stocked compared with a previous visit.
A lot of character in this unique property and the staff were fantastic!
Parking was a little tight
Loved to quirky yet traditional style

The location was great. Friendly staff and attentive. Room was wonderful and clean and overall the hotel was the highlight of our trip!
The hotel kept sending me a pre check-in link, asking me to share my bank card details, despite Booking.com telling me that the hotel would never ask me to do this via email or text and that I should be wary of doing so if they did. Made me feel a little uncomfortable because I also got another link on the morning I was due to check out asking if I wanted to pay early. The hotel and the room were lovely but it all just felt a bit strange. Also, the breakfast wasn’t good. The pain au chocolat was £3.50 for something that felt like it had come from the Sainsbury’s local down the road. Also they forgot my husband’s orange juice and so he had to remind them.
Lovely place

Well located, friendly staff, nice touches, great spa experience.
Our room was in the eaves. I’m 6’ 2”. So I couldn’t use the loo standing up, or stand in front of the bathroom sink to shave, and my head touched the shower head.
Beautiful decor, the snack pantry is a great idea.
Well positioned - lovely building. Room interior a bit all over the place. Good ‘communal’ areas although bar to brightly lit. A good bar atmosphere at night easily achieved - dim the lights!
It was all pretty good. Stained stair carpets should be replaced
Stylish and characterful accommodation in walking distance to York Minster. On-site secure parking (for a fee). Smart restaurant serving dinner from Thursday to Sunday, and offering breakfast daily. Loved the pantry idea if you need a snack.
It’s on a main road so can be noisy if your room as at the front. The shower is in the bath in a standard room.
The decoration and the staffs
The rooms were small, some places were dirty and got dust gathering on top of radio, bathroom tiles were broken and stained, could do a bit maintenance and upkeep.
Good location with helpful staff
Not quite as good as on previous visits
The staff, the building were great
The room size and bed. Room too small for the high proic and bed really uncomfortable
The property was beautiful and stylish Friendly staff
No hot drinks facilities in the room
Friendly staff, perfect location and excellent facilities! The bed was very comfortable!
Little room for suitcases, but we could have packed lighter 🫣
Centralt, hyggeligt, god betjening især i morgenmadsrestauranten.
Himmelssengslignende indretning der medførte meget lidt plads i værelset. Svært at komme rundt om sengen
La qualité de la chambre
La rue est bruyante et passante , prix du petit dejeuner
Room was Lovely Loved the vinyl
Tout! Du goût et du service au top dans une maison de rêve à 10’ du centre.
The property was quirky and charming.
Wonderful... Everything
Fantastic location, beautiful property and lovely room. Staff very friendly and accommodating. Lovely toiletries. My son loved the pantry! Good drinks list at the bar.
Very little not to like. The food is pretty expensive, but so are most things these days.

Staff made a special effort by making a tent for my daughter in the room. Great toy selection for children, all supplied in the room

Lovely hotel in a great area.
Nothing really
Room had enough room. Everything we needed. Location perfect. Staff extremely friendly. Record player in bedroom an interesting and enjoyable quirk

The architecture was exceptional. Perfect for picturesque photos. Excellent customer service. Comfortable and clean facility. Extremely comfortable bed with room well stocked with refreshments (tea, coffee).
Nothing bad to say. An exceptional place would love to return for a longer stay.
Very stylish and very comfortable
Sometimes a lot of noise is transmitted from nearby - presumably the wooden floors don’t help.
It was slightly quirky but not overdone. The rooms were nice, the bed comfortable. There was no generic hotel art, nor a million pointless cushions on the bed. The staff felt real and friendly. There was REAL MILK in a little bottle for tea. There was a bath as well as a shower. The toiletries made me covetous. The larder idea is generous - free popcorn on demand! I really, really liked it here.
The coffee at breakfast wasn’t great, and the scrambled eggs tasted like they were scrambled in a great vat. The record player in the room, which I was very excited about, didn’t have an ordinary plug at the end and we couldn’t find a way to plug it in anywhere to make it work. Still, there were records there and it was fun and it’s such a great idea that I feel a bit churlish complaining.
Perfect for a couple

Beautiful guesthouse - Awesome decor and facilities away from the mayhem

We were wowed by the place itself, but the staff need their own applause - Top tier stuff. I had made a request for our room as a surprise for my girlfriend and they completely exceeded expectations, wow. We have to come back in the near future. 11/10.
We liked the location as it was only a short walk to the attractions / pubs and restaurants. The breakfast was very nice and the free pantry was an added bonus especially as we like jelly babies and pop corn.
We found the room rather small had to be careful not to stub your toes. The bathroom was also very small.
Had a great three night stay at No.1 York. All staff were very welcoming, friendly and helpful. Our room was well appointed and very comfortable. The facility to pick our luggage up from the railway station was very welcome as it gave us additional time to explore York. Full breakfast range. Quirky additional offerings such as the vinyl record player in the room, the doll’s house housing the tea &coffee facilities and free access to the pantry providing snacks and drinks was very appreciated. Would certainly recommend for a stay in York.
Location
Restaurant was acceptable but not somewhere I would book out of choice
La ducha del bano pero todo en general fue excelente
Liked the homely touches radio record player and pantry and having breakfast thrown in was appreciated.
We were glad to be at the back of the property the front would be noisier
We really enjoyed our stay at this hotel. It is located about a 10-minute walk to the heart of York. The atmosphere was fantastic with beautiful furniture. Breakfast was outstanding. Service was terrific. We really enjoyed staying at this hotel.
It was a lovely hotel, the staff are so friendly and the food was beautiful
Toast wasn't brought out with breakfasts but everything else was great, only a small thing!
This is a lovely hotel in York. About 15 minutes from the central york action by walking so nice and quiet. The room was well appointed and comfortable. I had a nice bathtub and big soft bed. The breakfast room service was complimentary which was really nice. I had two slow mornings with a breakfast tray. The pantry was also a nice treat even through I think some of the candy can be refreshed. Overall I am hooked on Guesthouse and would stay at any of their locations. Many reviews said you could hear everyone around but I didn't have that experience.
Stylish, great food and location
Good ambiance, good location. Liked the pantry.
The dolls house difficult to access coffee machine.
This is a really excellent hotel. It benefits from a great location for people visiting York, the building has been cleverly and stylishly renovated and it's staffed by a very friendly and professional team. We had read some reviews that the standard double rooms were small and/or noisy but that was not our experience at all. The reception team put us on the top (second) floor in a lovely and perfectly decent-sized room (no. 24) which looked out of the back of the hotel over a quiet residential street and nearby playing fields. We had a wonderful stay
Beautiful hotel. Everything about our stay was lovely. Thank you.
Clean well maintained
A wonderful stay. Beautiful hotel with very friendly and welcoming staff, helping us feel welcomed and relaxed. Our bags were taken to the room while we had an excellent Spa treatment followed by a delicious afternoon tea. The twin room was comfortable and spotlessly clean. Record player and coffee machine in the well appointed room. A highlight was the Pantry on the landing where you can get snacks and soft drinks. Will definitely return, such a great hotel and perfectly placed to visit the town 5 mins walk away.
A really beautiful guesthouse, helpful staff and a nice bar. Room was lovely and very clean. Location was fab - minutes walk to the Minster and York town centre. Our room was also air conditioned which was much appreciated.
Not an issue but worth considering - hard to access the room! A bit of a maze inside with lots of stairs and only one entrance via reception.
Great location! So close to town and amenities making it easy to explore:
The hotel seemed quite run down and in need of some renovating- the room we were in was particularly run down and very small/ quite worn. Very noisy when other guests are walking around upstairs etc. Breakfast was also a very limited offer and not all items were fresh.
Guesthouse largely delivered as promised. Staff was very helpful and pleasant. Bootham Suite was spacious with nice little balcony. Very comfortable. The housekeeping was sloppy, did not empty trash, clean balcony table or clean one of the two coffee cups. Record player was cute but sound was horrendous, not driving me back to vinyl. Breakfast at restaurant was fine. Sunday roast for dinner was good but service that night was terrible. We waited over an hour for main courses as did other diners. When we left we noticed a party of 20. Servers apologized but their should have been a dessert or drink offered as an appeasement. Big miss. The pantry was cute but most of the snacks were not to our liking and beverage selection very limited. Overall, we would consider a Guesthouse in another city.
The thoughtful touches really make this hotel special. We were able to utilize the luggage pickup service from the train station and our bags were waiting for us in our room when we arrived. We brought our dog along with us and she was treated like a celebrity throughout our stay and received a dog bed, treats, bowls and a tug toy. The bed was so comfy I slept soundly through the night. The pantry was available for snacks, I just wish there were more drink options as the only sparkling water had apple in all the flavors. The soaking tub was divine, especially after walking through the city center all day. The building is gorgeous, but old, so the stairs are noisy when people walk by. Luckily our room didn’t get too much foot traffic around it, however, the provided radio or record player could help drown that out. I wish I booked a longer stay and tried out the spa as well! Maybe next time!
Our daughter had her wedding reception here. Amazing, from the fabulous staff especially Claire in the restaurant tip the excellent food we couldn’t fault it! Gorgeous accommodation with comfy beds. The bridal suite was superb. Loved it all - thank you ! ❤️
Great hotel within easy walking distance of the city centre, stayed in a larger room which was ideal for the 2 of us. Spa treatments amazing with a shout out to Sophie. Dinned in the restaurant the first night which again lived up to expectations. Overall a great hotel and will definitely be trying a sister hotel in Bath soon.
This is the third time staying at this wonderful hotel . The location is a 10 minute stroll into the city or you can walk along the river to get into a city again a stone’s throw away . The hotel is decorated beautifully. The bar does amazing cocktails , the breakfast is superb. The restaurant which was open at the weekends has wonderful food . The bar menu offered outside of the restaurant again lovely . We travelled with our dog . Room was great with a bed for him to sleep in . Our bed was a 4 poster ! This hotel has something on the 2 nd floor I believe called “ the pantry” . Nip along and help yourself to all the goodies that await you at no cost . Highly recommend this lovely hotel with the amazing staff .
Relaxed atmosphere, warm energy, central location. Few mins walk to York minster. Fabulous breakfast, wonderful air con and excellent service. Loved the pantry and the record player.
Fab boutique hotel right conveniently located for York. Great staff, rooms spacious and comfortable, air con was a nice surprise during our visit and needed in the 30 degree heat. Fabulous breakfast, reception very helpful. Loved the train in the bar toot tooting and the pantry treats. Will definitely be a go to hotel for York city breaks in the future. Highly recommend.
The location is okay, but the vibes are good! The room is a bit in the smaller side, and no airconditioner found. The best part of the hotel is its free snack and drink area. The food quality over there is amazing! Overall, the hotel is quite, beautiful, and the value is good.
Charming hotel with a delightful staff and fantastic food. We requested a quiet room and stayed on the top floor facing the parking lot. It was indeed very quiet. The room and bathroom are small; however, the bed is very comfortable, and there is a large tub for soaking.
We stayed so that we could visit the Minster, for which this hotel was a 10 minute walk away. Really nice place to stay with car parking, very pleasant room and a well cooked breakfast. Did not eat supper in the hotel. Staff were all friendly and helpful and very engaged with making it a nice placed to stay.
Lovely decor, great location and helpful stuff
Bed was very soft
Everything was great!

Good location, walking distance to the historic centre of York Comfortable bed Authentic historic atmosphere Snacks and drinks available during the stay
Cleanliness was beneath expectations: dirty toilet in the lobby when checking in, hairs found on the bed upon arrival, black mold around the bathroom sink, dirty spare roll of toilet paper in the bathroom cabinet, only superficial housekeeping service during stay (did not replenish toilet paper nor tissues, only very limited cleaning) - for a hotel at this price point, which positions itself as a luxury property, this was unacceptable No ventilation in the room (impossible to open windows, no fan or other ventilation in the bathroom): room was hot and damp after every shower, and stayed like this for several hours Poor sound isolation (the pantry for hotel guests was just outside our room, and we could hear guests come and go all evening; the pantry was supposed to close at 10 pm, but stayed open longer in the evening) Despite specifically choosing a larger room type (and paying a significant premium for this), the room was small and impractically furnished; the signature doll house and record player took up most of the space that could have been used to place our personal belongings Staff was polite, but when the cleanliness problems above were mentioned only the bare minimum was done to improve the situation (extra toilet paper brought to the room, hair removed from the bed)
Very welcoming team, despite having a wedding party to cope with they made every effort to look after us. Dog friendly with dog beds, treats, bowls and toys all provided in the price. parks and the centre all within easy walking distance. Quirky room layout but very comfortable; loved the provision of an LP player and a selection of Vinyls in each room. Very quiet despite the wedding. Very secure private parking.
Very nice and clean, very big comfortable bed. Had Netflix in room which was big plus. Had radio next to bed. Very big bath that fit the 2 of us which was great! Only trade off for us is we were in room 1 which was bottom floor so couldn’t really open windows (not sure if rooms higher up could)
We spent two nights here in early May. Excellent hotel just a block or two outside the center city area. Hotel is older with all the character and quirks that involves. Our room was the second from the smallest, but it provided plenty of room or two female travelers. Room was clean, and the bath was excellent with one of the best showers I have found in a hotel with options of rainfall, handheld, and four body jets--or all three together. The breakfast was delicious--highly recommend. The proximity to everything we wanted to see (easy walking distance even for the senior citizens we are) and the great snack pantry--with fresh baked treats at times were real positives! Tight, but good, parking right behind the hotel but a fairly high extra cost. Minor mistake in the bill I discovered after checkout, but they immediately corrected it when I contacted them. Excellent and friendly staff overall! We highly recommend and hope to stay here again!
Location great. Style of property great. Atmosphere great.
Cost for parking at 50 pounds was a surprise and travelling on Australian dollars adds $100 to our stay
Quirky
Small room
Stort härligt rum. Trevligt med ett rum med chips, godis och kaka som man fritt fick gå och äta av
Pantry, toiletries, bathroom
No suitcase rack.
Lovely hotel, about 10 minutes walk from the old city and the Minster. The room was very comfortable and immaculately clean and the staff were friendly and very efficient. Loved the baggage pick up from the train station, that made it very convenient for us. Only issue was the 60+ stairs that we had to climb to find our room. The Receptionists comment about a ‘few stairs’ when we checked in was a bit of an understatement. As we checked out we were told that there are other similar rooms more conveniently located. If only we had been told that on check-in. We were able to get in and out through the back door during the day, which cut it down to 2 flights of stairs, but the back-door is shut at night.
Comfort, Staff, free goodies 😊😊
The suite we stayed in was stunning. I don’t think I’ve ever been in a nicely decorated room. The pantry is a great touch. The whole stay left us pampered. We couldn’t have picked a better hotel for our wedding night.
How amazing it was - we can’t wait to try the others in the chain!!!
A lovely, clean, modern, charming, boutique hotel located in a heritage building with all the amenities one could ask for. We also liked the addition of a “pantry” that all guests could help themselves to- this was an unexpected delight that we’ve not encountered elsewhere! The short walk to the city centre was also a bonus.
There wasn’t really anything we didn’t like. However, the maze to get to one’s room could be a little confusing for some initially.
Amazing service & facilities. Hugely accommodating. Highly recommend for something luxurious but incredibly comfortable.
Lovely one night stay for the bank holiday. Gorgeous building. We booked a room that included a little tippee tent for our daughter and it was perfect. Toys inside for her to play with. She loved it. Even a baby size bath robe. Staff were very helpful and accommodating. We didn’t pre book parking and the car park was full but there is a public car park only a short walk from the hotel. I enjoyed a spa treatment before we explored York. A great option for a boutique stay.
Myself and I stayed at No.1 as part of a weekend get away for our anniversary. From the moment arriving to the second we left, I was blown away by our exceptional stay. A particular mention must go to the brilliant staff who all go out of their way to make the stay feel special. The hotels room are of a high standard and clean, with everything you need for a few nights away. I won’t go over the other nice touches mentioned in other reviews but the pantry is a great touch. The location is excellent for a quick walk in and out of the City centre and parking was easy and convenient at the hotel.
