The staff were lovely

Builders were in when I was booked in with no prior notification. Far from being a relaxing stay at a ‘spa hotel’. I left early very upset at having my holiday ruined. Hall ways and shared areas were dated and in need of updating like the bedrooms. Single glazed windows with no secondary glazing meant I was woken up multiple times in the night by people out at the bins doing god knows what very noisily.

Nice room, clean and spacious. Very modern with a comfy bed. Lacks air-conditioning but had a fan on the wall. Excellent location for a short walk into the centre.

Poor parking, it is york so not many hotels actually have parking. But its like tetris getting cars in, if your car is large you will struggle. The building itself is a bit run down, looks like a cheap b&b on entering despite the room quality. Only one room key provided(an actual key). Lacks air con. The room price is high but it is possibly the time of year and location.

Location is perfect. Easy to get to York city centre, no more than a five minute walk.

Gym and wellness facilities were excellent! Staff were very friendly and helpful both before my stay and while I was there. Location is absolutely brilliant, easy to get into town but very quiet and peaceful.

The bed was unfortunately too firm for me so I didn't end up sleeping very well. The bed was obviously of a very high quality, and they of course can't be perfect for everyone! Otherwise, the room was very quiet and the pillows were excellent!

Loved the location, and the super friendly and helpful staff. The owner is charming and the whole team did theor best to make our stay comfort.

Our room was tiny, our fault for booking a standard room and not clocking the sqm size. I would definitely book a larger room next time. Just a tiny thing, the oven roasted tomatoes at breakfast could do with more roasting as they were raw in the middle. Other than that, the breakfast was lovely and it was extremely nice of the owner to arrange it for after our yoga session, this was much appreciated.

Die Lage der Unterkunft ist sehr gut.

Leider hatten wir ein sehr schlechtes Zimmer, die Möbel waren sehr alt und die Sauberkeit unzureichend, es wirkte alles ein wenig in die Jahre gekommen und speziell unser Zimmer sehr Renovierungsbedürftig, die Fenster waren mit Milchglas gefüllt so das man überhaupt nicht rausschauen konnte, hier fehlten auch 3 von 4 Verriegelungen. Der Teppich wurde in den 6 Tagen gar nicht gesaugt und auch ansonsten wurde maximal das Bett 1x am Tag lieblos gemacht. Wir hatten Schimmel in der Dusche. Was man der Unterkunft zu Gute halten muss ist, das anscheinend gerade Renovierungsarbeiten stattfinden.

Fantastisk beliggenhet med med kort vei til togstasjonen og kort vei inn til sentrum.Ca 5 min gåtur inn til selve sentrum av byen.Lå i en rolig gate unna bystøy.Personalet var superhyggelig og hjelpsomme og vi fikk valg om oppgradering til ett større rom og seng for en kun noen få pund ekstra pr natt.Dette hotellet var over all forventning.Her får du en god natt søvn så mann er klar for å oppdage York by fulladet.

Room nice and airy, the bathroom is on the smaller side. House is in a quiet location and short walking distance to the town centre.

One slight niggle is the is not possible to open the window properly due to lock fitted and during the heatwave with the window getting lots of the afternoon sun the room get uncomfortably hot. There also is extra parking charge of £ 18/per night which was not clear from the Booking.com advert, but given the difficulty parking in the town that is acceptable, just should be made clearer

No tiene aire acondicionado. Con 29° que hacía el día que llegamos, la habitación era un horno, a pesar de tener ventilator y estar la ventana abierta los dos dias que hemos estado hospedados. No tiene ascensor, y es un problema si llevas maletas pesadas y te alojas en la segunda planta, como fue nuestro caso. Hay que subir bastantes escaleras...de una casa antigua....

Fantastic location. 10 mins walk from the train station, 5 mins to the wall, near the minister. Room was large, comfortable beds and very clean. Staff were friendly and helpful. Couldn't recommend enough.

The hotel itself is OK. The breakfast was tasty. The location is excellent.

The person at check-in was incompetent and unprofessional. First, she attempted to question that I paid for breakfast through Booking despite a printed confirmation which unambiguously stated that "Breakfast is included in the final price". Only a threat to call Booking has stopped these misguided attempts. Second, despite my request for a quieter room, she gave me a room in a basement under the breakfast space on the side of the building facing the railroad. Just think about it: From early morning people would be stomping over the ceiling of that "quiet" room in addition to the trains passing by! I am sorry, but when you employ such incompetent staff, you should not expect more than 7 out of 10. I am sure you can do better than that.

Staff were so friendly and very helpful. The location is fantastic, so close to everything but far enough away that it's very peaceful at night. We loved the garden to sit out in the evening.

We were on the very top floor, no lift and would be tiring for older people (there are rooms on lower floors though). Being on the top floor during a heatwave meant the room was very hot too… they did open the windows and supplied a fan so I can’t complain too much. The room was very nice and comfortable otherwise.

Very clean indeed. The staff went out of their way to help with everything they possibly could. The beds were so comfortable & the room was massive. The breakfast was cooked to order every morning. Just about anything you could want.

The only thing I didn’t like was that the shower floor was too slippy. A silly thing really but everything else was exceptional. Amazing.

We loved the location just 10 mins away from the centre but in a quiet area. The beds were comfy, the staff were really helpful. We also had massages and used the hot tub and sauna which were brilliant and the outdoor space is very relaxing.

We visited on the hottest weekend of the year and though fans were provided, we struggled to get the room cool but we would absolutely visit again.

Very disappointing stay. The weather was exceptionally hot, but the real problem was the location of the room: it was on the top floor, directly under/above the rooftop, and became unbearably hot overnight with no air conditioning and restricted windows due to safety reasons (fall risks). We were not warned about this in advance, and we were travelling with very young children, so the room was not suitable for our family. We understand the hotel was fully booked, so there was no alternative room to offer, but that meant there was no real solution to make the room suitable. We had to move to another hotel for the second night, and the hotel refused to refund that unused night, even after we explained the situation. There was no commercial gesture and no acknowledgment of the problem, which made the experience even more disappointing. Would not recommend, especially in hot weather or for families.

Dinner was perfect. Breakfast was perfect. The staff are so attentive and friendly. I asked if they had a spare fan and wham! One appears immediately. Ditto with Bottles of water. They can’t do enough for you. We will be returning soon. The location is ideal. There’s a lovely little garden too with seating and a bbq. Spa. Sauna. Hot tub. I could go on. Mandy and Greg and a couple of others are perfect. Feels like home from home 😀

The room we were given was very spacious and the bed was really comfortable with good quality bedding. The staff were very helpful and couldn't do enough for you. The spa facilities were an added bonus at an extra cost. The outside lounge area was very relaxing and peaceful. Parking was an extra cost but well worth it and we were able to extend parking to midnight on the day of departure, which meant we could have an extra shopping day. The location was ideal - only 10 mins walk into Town. Early check in was also a good advantage.

We booked breakfast, but it wasn't brilliant for the cost. We ordered scrambled egg on toast but we got an omelette on toast, which was very dry, we also had to chase the pot of tea as it never arrived. The room was very warm, due to the sun being on the front of the building - it could do with a fan as we had to keep the curtains closed to keep the sun out, so we had no air blowing around. The dressing table could do with a stool. We struggled to fill the kettle as the sink was tiny so had to use glasses to fill it up. A fridge in the room would be an advantage but we did take a cool box to keep our drinks cool.

Very friendly team running the hotel. Bedroom was very comfortable and spacious with fantastic views over the rooftops. We were on the top floor and there are no lifts but it kept us fit getting up the stairs! Luxurious with a friendly feel. Will definitely return.

The standard bed was on the smaller side . Our room was in the loft .We had booked months in advance so we were expecting slightly bigger room on a lower floor for the price we paid . The bathroom was too small . I hurt myself on the sink while trying to wipe myself after stepping out of the shower . I was with my daughter and we both are of small stature so we managed , but cannot imagine a taller adult to be able to move about in the room

The spa, while clean and efficient was lacking. The only downside and something that I thought was very cheeky was the £18 to park my car in the hotel car park. If we were parking on a public car park ok but not on the site of the hotel. Although we'll probably stay again.

We stayed in a family suite with two rooms and were really pleased with the space - a great size, with very comfortable beds and plenty of furniture to put everything away. It made an excellent base for exploring York. The hotel is also close to the train station, which we really appreciated with luggage in tow. We made good use of the exercise room, which was very convenient to have on-site. Breakfast was great and the service throughout our stay was excellent.

The only thing we missed was air conditioning. Coming from the US during an unusually hot spell in UK, the rooms got quite warm, and some cooling would have made the stay more comfortable.

Lovely hotel in a great location

We stayed at Hedley House Hotel Wellness and Spa and had a mixed overall experience. The apartment was spacious, clean, and comfortable, and it made a great base for exploring York.

There were a few drawbacks. The water pressure in the apartment was poor throughout our stay, and although we reported it, it wasn’t resolved, which was disappointing. The spa facilities also felt like a missed opportunity. We likely would have spent more time at the hotel and made more use of them, but the additional charges put us off, especially as other central York hotels often include similar amenities. Because of that, the overall value for money felt weaker than expected. Overall, it’s a nice property with a great apartment, but the unresolved maintenance issue and extra spa charges affected the experience.

This is an excellent non-chain hotel. Great location - nice walk into York. Room clean and comfortable. Shower hreat. Breakfast nice. All in all very pleased with my stay. And parking included!

Great hotel with lovely staff. Good location and great breakfast! Could hear the minster bells and the birds tweeting as I had a little nap before I got out of bed! Bliss!

The hotel was located close to the center of York, yet in a quiet neighborhood. The rooms were well kept and comfortable. The breakfasts were excellent, and the staff was very friendly and helpful.

There was no elevator to the second floor, but staff offered to help me take my bags up to it.

The bed was very comfortable, the bathroom was clean and nicely done inside. The lady on the front desk was welcoming and friendly. The outside seating area was such a nice touch!

I did like some of the features until many of the issues we had were met with utter disregard from the owners

Our shower head broke and completely came away at the fitting and hit my child on the back of the head. This is apparently 'user error although required a repair to fix'. It was reported at the time and no offer of even a bottle of water to the injured party was given. I contracted scabies from the room, apparently washing the bedding and towels is enough to kill scabies mites. It is not. The mites can survive in mattresses and on hard surfaces for over 72 hours, yet the hotel owners are saying they adhered to guidelines and will not address the room cleaning that's required to kill them. So if you contract it, it takes 3-6 weeks for the infection to appear of you have not had it before, or 1-5 days if you've ever had it in your lifetime. They charged us £18 for breakfasts, which before I arrived and paid for I advised I couldn't stay for breakfast on the last day as I had to return early. I asked for my bill to be adjusted or a packup to be made to the same value. They offered the packup, which until I had already paid for it, I wasn't informed of what it would be. It ended up being a basic sandwhich, a piece of fruit, a bottle of water, a packet of crisps a penguin and a croissant. For £18 pp.... Apparently this is also justified. They also overcharged for a return item which my son had left behind but only returned half of it. If they found one part, they'd have found the other if their cleaning is as good as they purported. Finally, on booking.com it clearly states there is additional charges for yoga but NOT the jacuzzi and sauna. These were added to my bill upon arrival with no clear pricing structure. Absolutely horrific people to deal with.
