Room was definitely not worth £195. Shower had no pressure at all and as the air con wasn't working, the room was like an oven. I even see someone getting ready with the door open, as their room was so hot! We brought our fan but, it wasnt enough.

I feel like I have way overpaid for the room. The bed was so uncomfortable and you need to get new pillows. Mine was so lumpy I woke up with a sore neck.

Since my last stay in 2024, the staff has changed, and to be fair, the hotel has changed because of it; it is not what it was before, and I do not mean that in a good way. The room was a bit small for the price and the sea view? Not what I expected from the previous visits.

If you are on the front side of the building you have phenomenal views. The elevator connection to the parking lot is up and working (a challenge several years ago)

The building has seen better days- salt water is no one’s friend, but the property is doing its best to maintain!

Great selection for breakfast, really enjoyed it. Staff are very friendly and exceptionally helpful, especially with my disabled Mum. We were late checking in due to traffic etc so unfortunately we didnt get to try the restaurant and bar before our show.

Carpark is very cramped and the sofa bed was a little uncomfortable.

Not being left refreshments for 3 people including a drinking vessel. Unable to take a shower on our first full day due to the water situation. We were not left a spare roll of toilet paper, so having run out found housekeeping who told me to use the toilets available for guests on the ground floor.

We loved staying at the Holiday Inn. The room was big and comfortable and had everything one needed. The location of the hotel is great with a lovely sea view.

Whistling noise caused by the absence of the door seal. This is a breach of fire regulations. In the event of a fire, the missing seal would have allowed smoke to enter the room.

The breakfast was not that bad.the view was very nice and the outside sitting area had a good breeze.the car park was a little bit trouble but we managed and the staff was very helpful.

The lift was bugging and we had to go up the stairs it was very tiring.

Everything was absolutely fantastic. Room , breakfast and staff. Loved looking at the sea. Thank you.

Sofa bed was awful to sleep on and sleeping on a slant. Room could do with reform looking old and shabby. Paying for parking. Overall me and my husband didn't think the room was worth nearly £200 for the night.

Abbie on reception was brilliant, we could only book through Booking.com as the hotel was full and she helped us do this, she went above and beyond with breakfast and parking and on the day of check out let us leave the car there until 8pm that evening so we could have a full day in Brighton. I would definitely recommend her for employee of the month

The hotel was going through renovation, and we didn't have air con in the room, but they provided us with a fan, but as the weather had cooled it wasn't a problem and had a good night's sleep

Breakfast set up, not enough tables for 4, long benches and tables, had to share with others. Didn't like that.

The car park under the hotel was perfect . Room was spacious but could of done with a drawer in the dressing table or bedside table

Lack of staff. One poor girl as staff at breakfast , seeing people into restaurant, clearing tables etc . Coffee machines were either out of order or slow and not a decent cup of coffee. Served in paper cups. Breakfast food very basic and tasteless

The Seafront Location was excellent, Breakfast was great and inclusive Parking a real bonus in Brighton.

The lobby entrance area was drab, untidy and appeared not cleaned frequently enough, so did not give a good first impression. The room was not ready on time and we had to wait 20 minutes We were warned in advance that aircon was not working due to refurbishment and a fan was provided. The room itself was adequate but decor tired and in need of renewal, eg: chipped paint on window, carpet worn, bottom of toilet door worn. Would probably look at an other alternatives next time in Brighton.

Carpark ess terrible (got a few dents on the car doors) as all the spaces were extremely tight. Also, air-conditioning was not working - we did get a text to say it wasn't working & we're invited to cancel if we wanted BUT THIS WAS SENT THE NORNING AFTER OUR STAY SO PRETTY USELESS BY THEN.

Excellent location, friendly staff and room was lovely and clean.

We were made aware before arriving that the air con wasn't working, but the fan provided could not be felt more than a foot away on maximum speed. I also couldn't understand why one socket would not work unless the light was on, very strange set up and another stated we could only use for phone charging.

Staff were friendly & the location was great.

The outside space was very dirty, tables needed cleaning, overflowing ashtrays, old drinks left on tables for hours. We had a meal in the restaurant that was very disappointing, starter came out same time as our meals, my partners food was cold & some of my meal was burnt. Told the waiter who was apologetic but we were offered no compensation. On this we would not stay there again.

Wasn’t happy with the nature and the ambience of the room. I’ve to called severally for room service cleaning the following morning on Friday. Also I reached the hotel at Thursday almost 17:00 and yet I’ve to pay full charge for car park the whole day. Although car park payment was not mentioned or stated when booking the hotel with booking.com. The whole trip was something else for me although the outside view and near to the beach was excellent. There are some broken plumbing fixtures with the bath making it stinks and the beds are not really comfy at all the way it was described in the bookings. A little refund will be appreciated at least. Am not asking much as the amount of money I paid plus parking does not actually reflect the service. Fan was not functioning properly and myself and the family had to be out as the room gets hot most at times.

It was just a normal experience, there was nothing spectacular to look forward to another time

The bed was so uncomfortable, maybe it’s the room I was but it was very bad. I understand they already informed guests that their air conditioning is not functioning now but they gave me a room without fan and it took up to 4 hours before they could get a fan to us. I called and had to go to reception again.

Very basic. Poor room amenities. The hotel informs you three days before arrival (!!) that the air conditioning isn't working, giving you the option to cancel at no cost. It sounds like a joke.

Myself and my daughter & grandson spent a few days at the Holidsy Inn Brighton, the staff were amazing, so friendly and helpful, went above and beyond! Big shout out for Chloe and Cliff, two prized employees, super lovely and helpful. We felt totally at home, lovely room and beach just across the road .. what could be better ❤️

No air con, windows don't ooen properly. Parking spaces to tight and lack off. More value for money at other hotels along the seafront. The hotel does not warrant a 4 star rating. Stayed in several hotels along the seafront inckuding a 3 star hotel that i would rate better.

Brighton is perfect. Your location spot on breakfast spot on value for money for the room I stayed in plus no air-conditioning which you made us aware of tiles in the bathroom. We’re all blown no pressure in the hot water plus I was walking through the property in my white socks and they were filthy so the room you give me for the price for when I’ve stayed in other holiday inns was a bit disrespectful I don’t moan cause I was staying with my dad who had cancer and I was spending the weekend with him. The last five rooms I’ve had Holiday Inn were amazing so I was a bit letdown. Because I was taking my dad away for the weekend with the room plus as we all know it was very hot and you give me the option to cancel the room and that was it. Thought you might have come to something in kind well-being but you give me the choice either to take the room or cancel cause there was no air-conditioning as you know it was really hot down there. The room was hot but I’d already my plans, so it’s hard to cancel so I just go with it. Didn’t mean the reception but I thought you might have give us something in kind for the air-conditioning just to say thank you for bearing with us but nothing I didn’t moment when I was here I never moan. I just go with it so I’ll let you know when here thank you Chris.

Bed was very comfortable. I love brighton and have visited several times.

The air conditioning wasn’t working due to upgrade work (during the summer heatwaves!?) which to be fair we were warned about. There was an effective fan and the window opened. Inside the window casing it was absolutely filthy and should have been cleaned. Also with the window open we were awoken very early Sunday morning (before 7am) with all the banging, crashing and rolling sounds of the hotel bins being emptied below our first floor room. It was very disturbing and spoiled my sleep and what could have been a nice lie in. I also noticed there were exposed wires on the kettle. When I told the chap at reception as we checked out he just said ‘ok’. A good concierge should have said thank you/sorry/we will deal with it straight away. Not impressed.

We- parents ( 2 adults) booked this stay after saving for a whole year, hoping for precious family time with our children (aged 14, 11 and 8). We chose this hotel mainly for the free parking, but sadly our experience fell far short of what we paid for. Our room allocation was very disappointing, our children were placed on the second floor while we parents were on the first floor, splitting our family up. The room itself was in a state of disrepair: exposed wiring on the TV cable, a broken TV, faulty room phone and one electrical socket that did not work at all. The air conditioning was non-functional. Even the shower had such weak water flow that we could not wash properly; I understand water conservation during the dry weather, but this was not acceptable. I repeatedly asked about exchanging our room and waited for a very long time at reception, but eventually had to give up. The male manager I spoke to never introduced himself, offered no reassurance, and provided absolutely no compensation for all these issues, a complete lack of empathy and understanding. The reception team on Monday and Tuesday were a huge letdown: zero stars for them, with very poor communication skills, unnecessarily long queues, and a rude, unhelpful attitude. That said, there were bright spots: Jack and Monika were absolute angels. They were incredibly kind, treated everyone with genuine respect and care, and went above and beyond to look after us. Jack always had a warm smile and made sure we were doing well. The breakfast buffet was also fabulous – delicious food, lovely music and a wonderful atmosphere in the dining area. Overall, we paid a large amount of money but received very poor standards in return. It is not worth the price we paid, and we are left feeling deeply disappointed by our stay.

Posizione ottima, proprio davanti al lungo mare e comodissima per il centro città. Vicina a molte attrazioni del posto. Camera comoda e ok. Colazione con tutto il necessario e personale molto gentile. Parcheggio comodissimo

To be honest the whole thing was a MASSIVE LET DOWN

No aircon in the room (due to an apparent upgrade ) it was beyond comprehension literally a swear box , so much so I was hallucinating and so was my child . This would have been extremely dangerous if you had a young baby in the room . The room was easily 30 degrees , the most horrid nights sleep ever and the staff didn’t seem to care . My children were both distressed through the night . We all couldn’t wait to get out the room in the morning so much so we woke up ridiculously early and sat outside to try and cool down and regulate our body temperatures !!

Family room was cramped with the second bed being a creaky uncomfortable sofa bed.

The room we booked balcony with sea view was very roomy and comfortable.The hotel is well situated as not far from anywhere.In genera most of the staff there were helpful and friendly.

We had a problem one day with our room not being cleaned and I had to find someone to give us clean towels etc.No room service as staff shortages .

Locaition is great and staff were lovely.

I was promised fans if the aircon wasent workinng and when we got there the air on was blowing warm air so not working at all and there was no fans either!. The restaurant toilets were absolutly discusting to the point i couldent use them not a nice experiance for me and mu son. We had the worst nights sleep! Bairly a few hours and drinking water only available behind the bar in expensive small glass bottles.

The place is run down and feels likes a business that the owners have given up on. The description of the room and the what should be included did not match the reality. Totally overpriced.

Pas d'air conditionné. Nous avons été prévenus deux jours avant. Aucun geste de leur part alors qu'il faisait très chaud. Le ménage dans la chambre a lieu un jour sur deux et est réduit à sa plus simple expression. Le personnel n'est pas particulièrement agréable. Un employé m'a même demandé si je logeais bien à l'hôtel et m'a demandé de donner mon numéro de chambre pour le prouver. Son explication ? Il avait eu des plaintes qu'une femme avait fait du bruit la nuit et qu'il.ne savait pas de qui il s'agissait. Il y a plusieurs travaux d'entretien dans l'hôtel qui n'aide pas à se sentir bien (façade refaite donc terrasse en partie fermée, ascenseur en panne...). Pour le prix, c'est très décevant.

The room was a good size and comfortable. The staff were all lovely, patient and kind. The food and drinks were great too. The room was also clean and it was a nice shower too.

The only small thing is some of the hotel is a little dated but I see there are ongoing improvements and it didn't take away from our stay at all.

The dinner and breakfast were so delicious. The personal was so good. Monika from the bar was so kind and a amazing woman.Generally it was 10/10!!!

Dispite booking months in advance, you only informed us of no airconditioning 2 days before the booking.
