We loved the location of Frederick House Hotel — it’s incredibly central and within easy walking distance of so many of Edinburgh’s main sights. Being just around the corner from Rose Street was a real bonus with plenty of restaurants, pubs and places to explore right on the doorstep.

Unfortunately the room itself was a disappointment. It was very small, the bed was also quite small and the room was extremely stuffy which made it uncomfortable at times. Given the price we paid we expected a much better standard of accommodation. The location is definitely the hotel’s biggest strength but overall we felt it was very overpriced for what we received. A great base for exploring Edinburgh but the room and value for money could certainly be improved.

Overall, we had a very pleasant stay. The location is excellent — it takes about 10–15 minutes to walk to Edinburgh’s Old Town. The Hop-on Hop-off bus stop is only about 3 minutes away. The hotel is nice and clean, and the staff are very friendly and welcoming.

The only downside was the mattress, which was quite hard and made it difficult to sleep comfortably. Breakfast is served at the restaurant across the street. The food is good and we enjoyed the breakfast, but the service can be quite slow. On some mornings, we had to wait around 40 minutes for our order.

The location was fantastic, walking distance from the old town and plenty of shops and restaurants around. The breakfast was also great. The staff were very friendly.

The mattress was too firm for my liking, didn't find it comfortable at all. Also the WiFi signal in our room was very temperamental and the TV didn't work.

Ceci n'est définitivement pas l'hôtel 4 étoiles. Aucune isolation acoustique, c'était impossible de dormir car un pub vis à vis et les clients faisaient la fête jusqu'à 3h du matin. A la reception ils ont dit qu'ils peuvent rien faire et nous ont proposé les bouchons pour les oreilles 🤣. Le double lit mesure 1m40, trop petit pour dormir à 2. Les fenêtres salles ( voir image), moisissure dans la salle de bain.

Del resto no me gustó nada. El Hotel está viejísimo y necesita una buena rehabilitación más que reforma, el baño con bañera y cortinilla de tela, el colchón de la cama algo hundido y justito de tamaño, las sábanas , la moqueta y el suelo que en algunas zonas del dormitorio parece que se hundía como si hubiese pequeños agujeros bajo la moqueta, el elevado y continuó ruido nocturno de un compresor en las habitaciones que son interiores, la decoración tan oscura de pasillos y dormitorios . El precio del Hotel fue elevadisimo, el más caro con diferencias de toda nuestra estancia en Escocia, incluido el de Edimburgo en el que estuvimos los dos primeros días a la llegada y que estaba misma calle, y la calidad es de los peores Hoteles en los que he estado nunca, una pena despedirnos así. Me parece vergonzoso el precioo del Hotel ,a pesar de su ubicación , teniendo en cuenta su estado, un abuso total y al menos a mi no me parece que la valoración in de Booking responda a la realidad.

La ubicación es perfecta, la habitación es muy amplia, camas muy comodas, el servicio de habitaciones es diario.

El aislamiento acústico de la habitación. Se escucha el ruido de la calle y cono hay cerca lugares de ocio nocturno hay movimiento de gente hasta las 2.30am pero si duermes profundaments no es un problema.

Yerlerin tamamen halı olmasi bavullarimizi tasimamizi zorlastirdi. Odada klima yoktu. Banyoda dusakabin yoktu, perde olan bir küvet kullanışlı olmadı.

The location was good and the refrigerator was helpful. They did lend us an extension cord for the fan to be placed near the window.

Since there was no air conditioning, we had to have the windows open. However our room overlooked the street and the restaurant across the street was very noisy until 3 AM. We stayed on Tuesday- Friday nights and Friday was the least noisy.

Отличный отель, остались очень приятные впечатления от пребывания! Персонал вежливый, внимательный и всегда готов помочь. Отдельно хочу отметить сотрудницу на ресепшене Крину — она очень подробно и понятно объяснила, что находится рядом с отелем, куда можно сходить и как лучше добраться. Благодаря ей мы быстро сориентировались и смогли отлично провести время. Большое спасибо за такое внимательное отношение и гостеприимство! Обязательно будем рекомендовать этот отель.

The room was beautiful, and spacious enough for the four of us. The window seat was a lovely spot for a morning cup of tea before adventuring. Very walkable to all the spots in Old Town we wanted to visit. The staff were lovely. We ate at Rosa Thai and it was so delicious.

It was quite warm in the room, and too noisy on the street below to leave the window open overnight. Really not a big deal though, it was a wonderful stay.

Tutto perfetto, ottima posizione, hotel scelto quasi last minute per rimanere più vicini al centro di Edimburgo ( a 2 min si raggiunge Princes Street). Stanza super comoda e pulita. Personale gentilissimo e super disponibile, ci hanno consentito di effettuare il check-in un po' prima del previsto perchè la camera era già pronta, peccato non aver potuto usufruire della colazione dal momento che siamo andati via molto presto la mattina. Sicuramente lo terrò in considerazione in un prossimo viaggio e Edimburgo.

Hotel in ottima posizione, in meno di 15 minuti si arriva sulla Royal Mile e in 1 minuto su Princess Strett dove sono presenti le fermate dei mezzi di trasporto, sia autobus, sia tram e dove sono presenti qualsiasi tipologia di ristorante/fast food. Il personale è molto gentile e sempre disponbile. Ad ogni piano e disponibile un distributore d'acqua gratuito. Le camere sono pulite.

Il letto matrimoniale è molto piccolo (quanto meno nella nostra camera), in due si sta stretti. La colazione, se acquistata, non si fa in hotel ma in un ristorante a 50 metri a piedi fronte strada.

Posizione super strategica per visitare la città e polizia delle stanze sono stati punti di forza di questo hotel. inoltre, abbiamo molta apprezzato e caffè, cioccolata calda e biscottini al burro in camera una coccola gradita sicuramente.

La struttura è davvero centrale per chi vuole muoversi a piedi tra i vicoli della movida e nei pressi del castello. Le camere erano accoglienti, ma ho scelto la location perché le struttura che avevo in programma al mio arrivo non era ricettiva (Point A)... surprise!.... Per cui la mia scelta è stata forzata da cause maggiori essendo l'unica disponibile nel weekend dei giochi del Commonwealth. Almeno ad ogni piano è presente un distributore di acqua per il refill naturale o frizzante

Friendly and welcoming staff. Clean room and bathroom. It is located in the centre of Edinburgh, great for sightseeing and a variety of restaurants. Refillable cold water fountain in the corridor. This was a bonus! Lovely interior decor 👌

Noisy street - drunk yobs shouting and fighting nightly (that’s Edinburgh I guess - sad reflection) not the fault of the hotel of course but disturbed sleep for sure. Would prefer more of a Scottish decor flavour - tartan cushions? Scottish themed artwork etc

Die Lage in der Innenstadt ist top. Das Frühstück außerhalb des Hotels war sehr gut.

Unser Zimmer hat nach Marijuana gerochen. Der Geruch ließ sich auch nicht weglüften. Kühlschrank tropfte, das hat einen großen nassen Fleck auf dem Teppich gemacht. Das Personal war nur mittelmäßig an dem Fleck interessiert. Insgesamt war das Hotel viel zu überteuert für die gebotene Qualität.

Staff was rude, abnoxoius and condescending. It's one thing to not be nice, it's wholly different when you're always disrespectful to guest for no reason. This was my first time facing racism in the UK, if you don't welcome foreigners just say so and let us another hotel that respects their guest.

Prenotato per esigenza in una delle notti più costose di Edimburgo a causa di vari Festival insieme. Lo staff molto scortese mi da una camera al piano -1, piena di polvere e con una finestra da cui si vedono solo grate e ringhiere. All arrivo non mi spiega nemmeno dove andare per colazione ( che non è all'interno dell hotel), e non ricevo nemmeno il voucher da presentare al ristorante della colazione. Chiesto allo staff di cambiare stanza per allergia a polvere mi rispondono scortesemente che avendo richiesto all ultimo non ho molta scelta (anche se il costo della stanza era esorbitante). Mi danno una stanza a livello della reception, sempre piena di polvere, con un una finestra sempre che dal nella parte interna. Ho sentito per tutta la notte rumori di porte che sbattevano e i piccioni fuori dalla finestra. Per non parlare della muffa vicino alla vasca da bagno. La colazione non è in hotel ma devi attraversare la strada. Menù limitato. Così come le bevande. Letto scomodo, materasso morbido che ci affondi dentro. Rapporto qualità prezzo estremamente sconveniente.

Location was very good. The building inside was tastefully decorated and very clean. Other than the bed issue that I have mentioned below we loved this hotel. Once they put in new king sized beds we will definitely stay again.

I hated the bed, there were two of us sharing a double sized bed. I couldn’t believe that there wasn’t a king sized bed when we entered the room. It was far too small and we didn’t get enough sleep to properly enjoy our day out in Edinburgh. The pillows were also very uncomfortable!

La ubicación era inmejorable, había agua potable gratis en el pasillo de cada planta. La habitación era bastante amplia para 4 personas. El desayuno si bien era en un bar de enfrente, estaba delicioso

A kád koszos volt, tele volt szőrökkel. A szoba elég lelakott, ráférne egy felújítás. A szomszéd épületet felújítják, reggel erre keltünk, és utána végig nagyon hangos volt.

This was my birthday and I took mum, my Sister and my nephew with me. I asked for a ground floor room as mum is 83 with a bad hip and was given the 4th floor. Mashes scared of the lift so we had to walk up and down the stairs. I wouldn’t go there again. Very disappointed.

Excellent location — right in the heart of Edinburgh, easy walking distance to everything. The hotel itself was good overall.

The evening concierge was a real letdown. We arrived around 21:00 after a rough, delayed transfer, hungry and hoping for a bit of guidance — and were simply told there was nothing open nearby and that Deliveroo was our only option. We ended up heading out into the Edinburgh night on our own and found a place to eat just two blocks from the hotel with no help at all. A little more effort from the front desk would have made a real difference at that moment.

Die Lage ist sehr gut. Das WLAN funktioniert sehr gut. Das Badezimmer war sauber und modern. Die Dusche funktionierte sehr gut.

Ich kann nur für das Zimmer im Untergeschoss bewerten, in dem ich untergebracht war. Im August, zur Festival Zeit habe ich 270 € bezahlt. Der Teppich ist seitJahren im Zimmer und zeigt deutliche Laufspuren, so daß ich darauf barfuß nicht laufen wollte. Das Fenster ließ sich nur 15 cm um morgens zu lüften. Der Blick durch verrostete Eisengitter das Fenster in einen schmutzigen Lichtschacht mit einer schmutzigen Klimaanlage war keine Freude. Im Lichtschacht hört man Tauben gurren und wenn sich jemand im Zimmer darüber bewegt ist das auch zu hören. Eine Toilettenbürste gab es erst nach Nachfrage an der Rezeption. Zum Frühstück muss man ca. 100 Meter über die Straße laufen, was bei Regen nicht so toll ist. Das angebotene schottische Frühstück (Haggis) ist mäßig. Ich habe 4 Tage Rührei mit Toast gegessen, da Schinkenspeck und Bohnen, teilweise mit Haggis nicht meinem Bedürfnis zum Frühstück entspricht. Orangesaft kostet 3,50 Pfund zusätzlich. Es gibt nur normalen Kaffee oder Tee kostenlos zum Frühstück. Latte 4.15 Pfund, Cappuccino 4.15 Pfund oder "besonderes" muss zusätzlich bezahlt werden.

The room unfortunately doesn’t really live up to the 4-star rating suggested. The room felt quite tired, with worn and dated décor. There was only one set of towels provided in a double room, and there were no toiletries apart from cheap wall-mounted dispensers. The bathroom also needed attention, with tiles coming away from the wall and a broken bath panel. To make matters worse, I was woken at 7:45am by builders next door using a pneumatic drill. There had been absolutely no warning from staff that building works were taking place, which was particularly frustrating when staying in a hotel. I was also disappointed to find that breakfast isn’t actually served at the property. Instead, you have to cross the road to an independent café that the hotel has an arrangement with. This wasn’t what I expected from a 4-star property. Overall, the location may be convenient, but the standard of the room and facilities fell short of what I would expect from a 4-star hotel.
