The location is amazing, we have an incredible view to the sea and sunsets are beautiful, the renovated rooms are quite lush and clean. Prices make sense given that overall the hotel is good. However, service is slow at the restaurant and room service. It also doesn’t offer clamato in the happy hour anymore as well as a cherry on top of every drink and chocolate on the cup when ordering a dirty monkey. The menu was reduced (club sandwich is no longer in it!). The drinks took a downfall compared to past years.

Relaxing low key not noisy. Friendly staff great view. Easy beach access. 4 star property. No breakfast but good breakfast next door. Room had water running down on the floor twice but they fixed it twice. Very friendly staff. Drinks were lacking , no ginger ale ginger beer no mocktails. Towels plentiful.
I was so excited when I arrived and saw all the new updates on the property, the grounds are lush and beautiful - I felt like I had stepped into another world! The cleanliness surpassed all expectations. The personnel are very professional and friendly. Just the place you are comfortable with and want so much to experience again and again!!
With the change in resort ownership recently (now Fiesta Americana affiliated), there seems to be some disconnection between the focus on customer service around the pool area. The staff do an okay job in taking care of the visitors, but they are not focusing on asking simple questions like -- "would you like to see a menu" when they deliver a drink order, or "how was your drink or food today", or "do you have any questions or special needs during your stay". The resort management needs to reinforce the importance to staff that getting additional food or drink orders helps the bottom line for the resort and for the servers through tips. The staff were very friendly and assisted when we approached them with questions, so they do a good job in representing the Fiesta Americana brand.
See my above comments.
Our second visit to this resort, now under Fiesta Americana ownership. We enjoyed this stay and found the staff adjusting okay to the new management. Our general overview is that the remodeling will enhance the resort experience but the construction noise during the days was not so wonderful. A suggestion to the resort's management -- encourage your wait staff to focus on asking more questions of the pool visitors. If a drink is ordered, ask if they want to also see a menu. Don't wait for the visitor to ask for one. Offer daily special drinks during happy hour at perhaps a reduced price. Offer daily food specials prepared at the restaurant that is right next to the pools. Boosting drink and food orders at the pool areas will increase resort revenues and benefit food servers with more tips. This seems like an area to be addressed by the new management and it will improve visitor expectations.
I went to this resort as a pre purchased shore excursion, which was including lunch, lunch was terrible, not what everyone else was having, just items for tacos ( all liquid fillings) we were allowed 2 drinks for the day. The staff were not friendly, made me feel as though they hated having the tour group show up. The pool is small, access to the beach isn't what it looks like in pictures, there's actually a wall in the way, you need to go around the back of the resort to use stairs to get to the beach, when you get there, you will be harassed by sellers the entire time. Would never recommend this resort.
We recently spent two fantastic weeks at Sunvivia by Fiesta Americana, formerly The Inn. We have always loved the location with its great beach and plenty of nearby restaurants. But what really made this trip special was the staff. Outstanding!! Two individuals who really went that “extra mile” were Marco and Adrian. Thank you both!! We look forward to returning to Sunvivia by Fiesta Americana!!!
We traveled to Mazatlan on a Mission trip with our church All Creation. We coordinated our interactions in Mazatlan with the YWAM (Youth With a Mission) Head Quarters in Mazatlan. We were a large group and we had a wonderful stay at this hotel. It is at a wonderful location in the Golden Zone. The Hotel had wonderful rooms, good views right on the water, and enjoyed the restaurant co-located at the hotel.
It’s centrally located. Great services and personnel. Breakfast & brunch is wonderful.
Nothing except they are transitioning to another name under Sunvivia
The Inn at Mazatlan becomes “SunVivia” 1/1/2026. This past visit was good. Some construction noise, but not too bad. Just before Christmas not too many guests so plenty of room at the pool and no wait for the elevator. I have been staying there as well as many other places for many years and have considered it on the top of my list. Hope the change in management works out. I was told ownership will remain.
The location is perfect for our needs. The staff was outstanding throughout
The construction noise was very intrusive into our room all day. Housekeeping came late in the day, after we had already finished many of our daily needs, and then wanted to rest. They were extremely polite and helpful at all times, with a smile - so this is just a comment - not meant to reflect on their care and quality of service, just simply timing
staff very nice. all the restaurants but 1 were under construction. staff was always very helpful. it would have been better if we had at least 1 other restaurant to go to.
Great ocean view
I want to give it a 10-10 but our curtains had holes the main bed room door had a hole as well out of our 7 day stay they came to fumigate our room like what who does this on guest. There was no do not disturb sign so there was a knock every day
Loved the views from our balcony and the mini apartment suite worked perfect for 4 girls
My room flooded with 4 inches of water AC quit working toaster shock the hell out of me and trying to get it replaced was just ridiculous.

Costumer service is bad the check in was smooth but lady at front desk very rude they are not polite
Mazatlán: The Inn at Mazatlán is hands down the best place to stay in Mazatlán! The location is perfect — right on the beach, with stunning ocean views and easy access to everything. The staff is welcoming and always goes the extra mile to make you feel at home. The rooms are spacious, clean, and comfortable, and modern and the on-site restaurant serves delicious food. Whether you’re relaxing by the pool,(Luis the pool waiter is the best) enjoying the spa, or taking in the sunset from your balcony, every moment feels special. I can’t recommend it enough — I’ll definitely be coming back!”
The inn mazatlan! Both my husband and I had a great experience. The luxury ocean front view room was clean/spacious/comfortable with an amazing view! Their pool area is amazing you are only steps away from the beach. What really stood out was the staff Everyone I interacted with from valet, front desk to housekeeping — was friendly, professional, and helpful. Our pool waiter Luis is amazing he truly offers great customer service and he really made us feel welcomed. The location is conveniently located in the zona dorada area which has many restaurants, shops. It’s about a 15minute walk to letras de mazatlan if that’s helpful to anyone. There’s tons of vendors literally steps away from the pool Overall, I’d definitely recommend THE INN to anyone looking for a modern friendly staff personnel that will make your stay a pleasure able one I’ll gladly return on my next visit! Thank you again to all the staff at THE INN
I really enjoyed my trip. This was my first time ever going to Mexico. The INN is a beautiful resort, my suite was beautiful. The staff was warm and friendly. My house keepers were great. But the best part of my stay at THE INN was my bellboy (GUILLERMO)! If it wasn’t for him, I wouldn’t have seen Mexico! He was more than just a bellboy! He took me and my two little sons on an adventure! We got to explore MAZATLÁN! We got to try Mexican cuisine and we got to sightsee. Guillermo was my own personal photographer. He took beautiful pictures and videos of me and my boys. He helped me with whatever I needed help with. He helped me go to the ATM. He helped me order food. He helped me go get groceries. He helped me get diapers for my babies. He helped me get food and drinks. He helped me.! He really helped me! GUILLERMO the best part about coming to Mexico! He really made this a great experience for me and my boys! I feel like I made a friend! I recommend you ask for GUILLERMO when you visit THE INN! He was such as blessing to me and my babies! And he’s glad to help! He’s really friendly and has a beautiful spirit! All the staff is nice but there’s only one GUILLERMO! I pray that GUILLERMO gets a promotion and a BIG FAT RAISE, he deserves it! Follow me on TIKTOK @blessedmess(Tina)
This was hands down one of the worst hotel experiences we’ve ever had. We booked a family suite at The Inn at Mazatlán for our vacation with our two kids, my husband, and my mom, expecting something comfortable and family-friendly. Instead, we were hit with a nightmare. The first room we were given was full of mosquitoes, literally flying around and biting us. The room also had a terrible moldy/musty smell that made it hard to breathe. We complained immediately, and while the staff wasn’t rude, they didn’t do much to fix the situation. They moved us to a second-floor room, but it was just as bad, same awful smell, and still had bugs. To make matters worse, the toilet in that room was clogged. I asked to be moved again and was shown multiple other rooms — all of them had the same terrible odor. Clearly, this is a major issue with their HVAC system, and the entire hotel feels like it’s overdue for a deep cleaning. The front desk kept telling me the only thing they could offer was “the same room on a different floor.” It was obvious that this is just how the whole hotel is- not clean, not comfortable, and definitely not what we paid for. We couldn’t relax at all, and I wouldn’t stay here again even if it were free. Don’t be fooled by the pictures online. This place needs serious maintenance and accountability. I rarely write reviews, but travelers deserve to know the truth.
Every thing it was good
The bed sheets smelled bad. Bathroom was dirty. Doors didn’t close properly.
What an incredible experience at The Inn! This was our first time visiting Mazatlan and we cannot say enough good things about The Inn. The shrimps at lunch were fresh and moist. Thanks to Luz Marie, Maria de Jesus, David, Luis, Alphonso and Samuel. We will be back! Mike and Cindy R.
Always a great trip at the Inn at Mazatlan! Our friends make us feel at home with amazing service!! Thanks to Luz Marie, Luis, David and Alphonso!! Food keeps getting better both at The Inn and all over Maz!!
Rooms
They charge you 1 thousand pesos for each additional person that stays in the room and also 50 pesos per day to park your car half a block away from the hotel and is not mention when you reserve online if you loose any cards parking or door car you will be charged I would gladly pay but is not mentioned
Family has been coming here for the past 30 years. We have seen the evolution/transformation of this resort. Currently going under a renovation and staff has been very professional and helpful with any request/accommodations. Daily housekeeping is offered-kudos to Daely, our housekeeper. In-house restaurant and bar waiters are amazing specially Luis. Grounds are keep very beautiful. Looking forward till our next time to visit with more family members again.
We Love coming to the Inn, this was our second time there, and we're glad we came back, the staff are very friendly and helpful.
Na
When I made my reservation I reserved Ocean Front view, I did not get the the room I reserved I had ocean view to the pool not Front view, I asked the front desk and the person said I should’ve reserved the Inca building that’s not offered on the room listed on Expedia room also had access to the Main Street was very loud, the hotel is in a real nice spot walking distance to a lot of restaurants and coffee shops other than than we had a great time.
Loved our stay.
An older hotel and certainly dated, but clean, great service, location
Large room. Booked an oceanview jr suite.
Very dated and poorly constructed. Wifi went out several times. AC down a couple of times. Staff not attentive at pool
Great service. We felt very safe. The food was very good. resort is in front of a Starbucks, Rico’s cafe and Oxxo. The resort was always clean. Security sits out all night to make sure no one walks onto property. Beautiful views! Inexpensive laundry service-you drop off your clothes in the morning before 11 and they have it ready around 5pm.
Clean hotel, good service, big rooms but City view rooms are expose to the main street vehicles with high volume music playing.
We really enjoyed our room. The size of the room was terrific and so were the views of both the city, which you can see (for miles!) from the front door, and the beautiful beach and sunsets that you can see from the main living area and balcony. We felt safe and comfortable, and we found the staff to be very helpful and kind.
Some of the room features could be upgraded and the kitchen needs a few more items for cooking, including salt & pepper.
The restaurant
I would give an excellent review, but two of my towels were stolen from the beach. The staff refused to investigate this incident, although they would be able to see what happened on the camera, and made me to pay money for these two cheap towels. I was very disappointed.
Friends weren't allowed to come to my room when I changed to go out. Low quality liquor was being used as top shelf.
Staff always friendly.
The location and the view
Toilet paper of low quality. Lack of a cutting knife in the kitchen
Great place in the middle of all the action
Great beach area in Mazatlan, pools are very well maintained and clean. Very nice
The maid service was not as good as it should have been. We complained several times that the soap dispenser in the bathroom didn’t work. Never fixed.
Love the staff. Love the location. Love the pools. Love the food. Love it all.
The first room we had was old in need of repairs , run down older side of property! The next room wasnt much better sliding door lock was missing, safe was laying in closet not secured to shelf or anything else, front door wasnt screwed to frame, huge gaps all around door in need of alot of maintenance!
housekeeping was excellent. Bellman Carlos was always very helpful, courteous and a true gentleman
my room got chilly from the winds. asked for help but was told by technician that everything was working correctly. The restaurant had 2 happy hour nights that included music and special food. It was fantastic but hardly anyone came. I think these events should be widespread throughout the hotel. Something is lacking in advertising
Very nice hotel on a beautiful beach thats well maintained. The grounds are beautiful. Hotel area is safe & many restaurants within walking distance. The staff is absolutely amazing!
Everything was fine with the room except sometimes CNN & Fox News did not come in very well. The new Starbucks across the street was open, so now another choice besides Rico's.
