Comida y servicio.
Swimming pool
Nothing
Pool, layout of the property and great location.
Forced into mandatory presentation selling you into a 30-year timeshare scheme with pressure sales tactics.

I love royal sands! I have been coming with my family for a couple of years and we always come back. I want to give a special shout out to Kevin Dominguez, the supervisor. Very attentive, polite and professional.
Was a fantastic trip! My kids did not want to leave and neither did I. The food was excellent & the resort was spotless! Fernie was our go to guy and made sure our stay was perfect.
Really nothing but if I had to possibly think of one thing maybe the beds could have been a little softer, but it was not awful and I would still stay again without any hesitation!!!!!
Beautiful location, no real atmosphere, no nice adult bar/lounge, beachfront rooms are nice becausse of location. Maid did not come every day. No real amenities!!!
My stay was excellent. Very friendly staff and clean vicinity. The food was delicious. I highly recommend the Royal Sands and Spa to everybody .
This place was AMAZING and I would definitely come back here. I have been to Cancun before, but this Resort out shines the others I have stayed at before.
The staff is outstanding, Mario and Roberto at La Veranda are second to none. It doesn't matter how busy they are they take the time to say hello and talk with you and are constantly checking on you. Daniel at La Trattoria at the Royal Cancun is also great The beach staff, Jonathan, Wilfredo, Victor, are also great, they kearn your name and your order and bring you things without having to ask. Cancun is beautiful, the Royal Sands is beautiful but the staff is what puts itcover the top. !
Just finished our sixth visit to this lovely resort. We appreciate the family atmosphere, the bounteous and delicious buffets at La Veranda, and the first class service from the staff. We also enjoyed a delightful dinner at Hacienda Sisal, complete with live mariachi band, and a buffet at La Palapa at the Royal Cancun, both included in the all-inclusive package. A special shout out to Eliazar for the warm welcome, Riccardo and Sergio for the turtles, and Regina in reservations who always takes good care of us. However, one cautionary note this trip was the lack of sargassum mitigation on the beach. In prior trips, every morning the mechanical beach rake tractor cleaned the beach. This trip, nothing was done from Sunday to Thursday, then on Friday a tractor finally came but only cleaned about 20% of the beach. In some spots the wall of sargassum reached three feet high and ten feet wide, making it difficult to access the water even on the days when it was clear enough to swim, and making it almost impossible for the baby turtles born each night to reach the sea. Whomever made the decision to cut back on sargassum mitigation made an extremely short-sighted decision. Whatever little money is saved not having the tractor every morning will be more than offset by lost revenue, as few people will buy a time share or book another all-inclusive week for an unusable beach. This needs to be addressed.
We’ve been owners for 21 years and have been very happy! We just returned from our week and have mixed feelings. The lobby in Phase II was not well air conditioned and was under whelming! We don’t remember this from prior years. The rooms are adequate - nothing fancy. We face the ocean and enjoyed watching the turtles come to shore at night and the egg retrieval. This was the first time we did All Inclusive and overall we were not satisfied. There are limited options and some are at the sister resort for which you need to take a shuttle. We decided to not go due to the shuttle times - not enough shuttles in our opinion. The breakfast buffet was decent, it’s basically the same every day. Not enough variety. The omelette and crepe station saved the day! We went one night for dinner and decided to not return - food was cafeteria quality at best. The Hacienda Sisal was our go-to. Very good food, good options, great service. We went to the Bistro for dinner on our last night and the steaks were fantastic! The pasta dishes were not good - they tasted like day old reheated pasta. The Red Berry Cheesecake was really good! Room service was good - it takes abut 45 mins, regardless when. Call the night before and give your breakfast order and time you’d like it and they are punctual! Poolside service was inconsistent, more help was needed. The mixed ceviche poolside was really good! The resorts french fried were decent when hot otherwise tough and dry. More variety and better quality food is needed. Tip: the Aqua Park (kids waterpark) serves corn dogs! The Aqua Park was fantastic! Our 2 year old grandson had a great time there and even adults can go on a couple of the slides! Hidden gem! All the pool activities are at the main pool - hyped up like being on a cruise. We prefer the Phase II pool - very quiet with great regional music playing. Some activities on the Phase II side would be nice - like Bingo. The chairs are reserved very early at the main pool, so good luck. Not so with Phase II pool! The removal of the sargassum was not consistent and could be better - the few midweek days it was not done at all. The market onsite is good for last minute items and snacks. It’s not overly expensive. There is gelato served inside the market at the coffee bar but neither are included in the AI - this is unfortunate. One thing that hasn’t changed is the breathtaking landscape. Overall it was a great stay! With a few tweaks and attention to detail and a total food revamp, the Royal Sands would be returned to the great resort of years past.
My review Week 32 families are the best with your crew. From Moises & Oliver pool server, Ricardo at La Veranda, Leo bellboy and lifeguard, Nanci excellent supervisor and hard worker, and Noehmi at front desk. You have an exceptional staff and I pray that they get paid well when we paid a heavy price for a week. The staff is what keeps us going for 6 years straight. Please help each family reach a healthy and loving income for their families that they work hard for. A resort is a resort but the love from your employees is what makes everyone keep on coming back.
Is beautiful hotel. I loved !. Excellent general service. Please I need to be in touch with the entertainer Manger thank you .
Exceptionally clean.
All of the floors were slippery.
The poold were really nice and the staff was friendly. Our main concierge Romi was really friendly and communicated with us well and attentive. Royal Sands slso had pretty decent food options. Romi was such a great help and very good at her job.
The resort is conveniently located under 30 mins from the airport. Rooms are spacious and clean with great views. We had a two bedroom beachfront suite with full kitchen and two full bathrooms, so lots of space to allow for family time and alone time. Food options were great, although offerings at La Veranda were not always consistent (some things were better than others), but because of the variety offered, it was not an issue. The only thing I would be mindful of when booking is the distance of your room from the main lobby which overlooks the beautiful pool you see on the resort's main page. We were in building 5, the furthest away from the main lobby (we checked in at the Garden lobby), so we had to walk about 5-7 minutes to get to the main pool, the buffet, the convenience store etc. While it wasn't an issue for us because my kids are older, it might be a trek for a family with young kids.
We loved the food, actually it was much better than the previous years. The best part of our vacation at the Sands is having a dinner and listening to the fantastic music of maestro Jeorge Duran. He makes our vacation.
We have been at the Sands for almost 25 years and multiple times a year. There are very few places better. Great place for families.
This is a great place for a family holiday. The kids loved the pools and the beach. Restaurants, spa and rooms were all fantastic.
We had a wonderful stay at this resort! The property is beautiful, well-maintained, quiet, and exceptionally clean. The food and drinks exceeded our expectations, and every staff member we encountered was friendly, helpful, and attentive. The shows were fantastic. Our room was spotless, and the ocean and bay views were absolutely stunning. We were especially impressed with the Kids Club. The staff and activities were amazing, and our children loved it so much that they wanted to go every day. The only minor inconvenience during our stay was having to change rooms midway through the trip due to room allocation related to timeshare guests. Fortunately, we only had to move to the room next door, and the staff handled the entire move for us once our belongings were packed, making the process as easy as possible. Overall, this was an excellent vacation, and we would happily return. We highly recommend this resort to families looking for a relaxing, clean, and enjoyable getaway!
The staff at the Royal Sands is always amazing, but we especially are grateful for two staff members who always go above and beyond. Rosa Hernandez at the front desk was so helpful in getting accessibility equipment for my elderly mother, and always provides clear answers to any questions we have. She goes out of her way to assist with any issue quickly. Jimmy the bellman in Phase 2 takes extra good care of our family, especially making sure my mom is always looked after and safe in the resort. Leanne and Marge
It was an overall just neutral experience from vibe to food. No music at all at the pool. Very little shallow areas for kids. Main pool depth was about 5ft. Service was ok. Food edible but blah. Just overall neutral. Most stuff had an up charge on menus.
The facility is overall nice & staff incredibly hard working, but upselling and some of the processes were disappointing.
Beautiful beach, quiet, relaxing, wonderful chairside service. Staff are friendly and helpful.
Gorgeous location and the friendliest staff. Beach was always clean and inviting and everyone I’d always smiling and making sure you are taken care of.
A localização, a comida e os funcionários
Nada
It is Basic Inclusive, premium alcohol not included as well as things like bottled water on the beach. The Facility itself is very nice and the staff are very friendly.
Great resort, but the beds were a little rough. Loved the bench, pool, tours, spas, food, service, etc., but again, the beds leave something to be desired.
Our suite set up was wonderful. Lots of room. The pools were so clean. Often saw staff at all hours cleaning the grounds, down to under the sinks in public bathroom!
The Pool áreas
Bathrooms need to be updated, walk in showers or something newer
What an amazing resort, our whole experience was fantastic so many options to eat and do every day perfect for family trips would definitely recommend to anyone!
I used to love the Royal Sands growing up, but with the takeover of the holiday inn it's become unrecognizable. Management treats staff poorly, prices are too high for the quality of amenities you're provided, and all-inclusive has become a tiered scam. Go somewhere else

I loved the lap pool! The beach access was great, the staff was very friendly and everything was working as it should, with no issues.
The lighting in the rooms can be improved (it is terribly cold and makes the room look dated) and the waiting times for checking in and checking out were a bit long. If there are five or six computers available, having a single person managing those procedures is not ideal.
I had an absolutely amazing stay and received some of the best service I have ever experienced. Every team member I encountered was warm, professional, and genuinely committed to making my visit memorable. A special thank you to Cecilia Mazon, who was an incredible housekeeper. She took so much pride in caring for my room, and her attention to detail did not go unnoticed. My room was always spotless, and her dedication truly enhanced my experience. Yaz in Concierge was exceptional. She went above and beyond throughout my stay and made my birthday incredibly special. Her kindness, attention, and willingness to help with anything I needed made a lasting impression and turned a great vacation into an unforgettable one. I would also like to recognize Francisco and David at La Veranda. They made every breakfast feel welcoming and enjoyable with their friendly service and positive attitudes. Manuel at the towel area was wonderful and consistently provided outstanding service with a smile. Lastly, Marcelo in the Preview Center was fantastic. He was professional, knowledgeable, and a pleasure to work with. Thank you to the entire team for creating such a memorable experience. The level of hospitality and care I received was truly exceptional, and I cannot wait to return.
Our server Fernando at La Veranda week 6/27/26-7/4/26 was phenomenal! He made our week 100 times better. Medallia your team is awesome and Fernando is the best!
Definitely gotten more expensive and quality has gone down since Holliday inn purchased resort. Also it is better to eat off premises get better value and much better money exchange rate.
Not the worst All-Inclusive, but also not the best. We had fun and the food was pretty good. I drink whiskey and Jack Daniel’s was an up charge over Jim Beam, which I found pretty comical. My family had a good time. I’ve been on a few trips and would classify it as average.
Very good accommodations. Excellent maid service daily, excellent transportation choices. Excellent waiter service at the pool and on the beach.
Good location, great pools
It's not all inclusive when they constantly take your room card for every drink or meal. No introduction or explanation about amenities - we had to ask other people staying there where to take towels, or where to find activities, what time they functioning
Perfect vacation, wonderful experience at this beautiful hotel... the service, entertainment, food, grounds, gym were excellent!
Massive fraud due to confidential data leak and zero accountability from the company.I want to share our story to warn all current and future members of Royal Resorts. A few weeks ago, we were victims of a fraud totaling $4,000 USD ($72,764.00 MXN). The most alarming part isn’t just the financial loss, but the complete negligence of the company and the blatant security breach in their systems. We were contacted on our home landline by individuals claiming to be company staff (names: Jonatan Herrera and Aarón, calling from +52 998 345 3647). They pressured us, stating that we were about to lose our contract due to alleged outstanding maintenance fees for 2024, 2025, and 2026. They sent official-looking documents, and we fell for the trap, making deposits to an account under the name Operadora Real Arenas S.A. de C.V. Why are we absolutely certain this information came from inside Royal Resorts? Because the scammers didn't guess a single thing; they had our complete file with highly specific data that ONLY the company and we could have known: Our full names, physical address, home phone number, exact contract number, and registered emails. The exact history of our previous villa/interval contract that had expired and our transition to the current points-based system. The precise dates of our last reservation and our last payment. The internal, real status of our alleged debts for the 2024, 2025, and 2026 annual fees. Anyone with common sense knows this data only exists on Royal Resorts' servers. Either an internal employee is selling member data, or their systems were severely breached. Royal Resorts' Response: When confronted, their stance has been completely evasive and cold. They limit themselves to saying there is "no proof of a data leak" and that they sent a mass email back in June 2024 (an email my wife never received) stating they no longer accepted wire transfers. Basically, they wash their hands, blame us for getting scammed, and refuse to offer any kind of commercial support, discount, or credit on our actual contract to make up for their failure to protect our private information. We are already proceeding legally, filing formal complaints with INAI (the Mexican Federal Agency for Data Protection) for the violation of privacy laws, and PROFECO (the Consumer Protection Agency). I am making this public so you think twice before trusting your hard-earned money and personal information to a company that completely turns its back on you when their own security fails. Protect your data and be extremely careful with your contracts at Royal Resorts! #RoyalResorts #RoyalResortsMembers #TimeshareScam #DataLeak #INAI #PROFECO #Cancun #TravelScam #DataPrivacy
Beautiful grounds, wasn’t hassled for any extras or “upgrades” … food is amazing (better than the Hilton!). Kids had a blast at the water park which was included. Heaps of pool chairs and the ocean there has very little sargassum.
Nothing
Really enjoyed stay. Lots to do or just relax! Nice rooms! Close to beach! Water aerobics, card games! Would like more gluten free choices in restaurants.
I would say I loved my suite and the beach. I loved the beach was not crowded. Staff was kind and respectful. property was nice and clean. Food and drinks need improvement. I would describe as affordable mid-level resort great for families. I would come back again if looking for a nice place at a nice rate.
This is the 3rd year and maybe last. They had shows most nights in the years before but now only 3 a week. Karaoke is super fun and we sang last year as a family. Small kids and all. This year, its in the sports bar and kids aren't allowed. Bars in swimming pool close at 6 pm so if you are looking to have a drink while in the pool, (pool is open till 10 pm) you have to get out and get a drink from the buffet or sports bar which is definitely a walk. Also, yes its nature but the price is too high for this resort when 1 day out of the week is the only day you can enjoy the beach, if that. Lots of sargassum and crazy big waves. We are going to find a resort that is worth our money.
My wife and I spent more than a year planning our vow renewal ceremony. It was supposed to be one of the most memorable and meaningful moments of our lives. We chose this resort believing it would provide the perfect setting for us and our 35 guests who traveled to celebrate with us. Unfortunately, what should have been a dream event quickly turned into a stressful and frustrating experience. After checking in on Thursday, we were shocked to learn that all of our rooms would be changed on the day of our ceremony. We were told that members would be arriving and that our group would need to be relocated. This was completely unacceptable and should have been disclosed long before our arrival. Had we known there was even a possibility of this happening, we would have chosen a different resort. The room changes created absolute chaos. Many of the women in our group had scheduled hair and makeup appointments for the day of the ceremony and were left scrambling, unsure whether their rooms would be ready in time. Instead of enjoying the excitement leading up to such a special occasion, our guests were stressed, confused, and frustrated. No wedding or vow renewal party should have to deal with this kind of disruption on the most important day of their celebration. Another major issue involved Mia, who works at the front concierge desk handling excursions. Shortly after arriving, she approached my wife and me in the lobby and offered what she described as a free excursion if we attended a 90-minute seminar. She assured us there was no issue and simply asked us to sign so she could reserve our spots. The next morning, I informed her that I would not be able to attend the excursion or the seminar because my feet were severely swollen and I was having difficulty walking. She told me it was not a problem and suggested I sign up for a different seminar later. I never attended another seminar, nor did I sign up for one. Despite this, she continued messaging me throughout the day about the excursion while constantly changing details, prices, and what had originally been promised. Eventually, I told her to forget the entire thing. To my surprise, later that evening—around 9:00 PM or later—I received a message stating that my credit card would be charged for not attending. I am currently disputing this charge with my credit card company. My advice to future guests is simple: read everything carefully and think twice before signing anything related to excursions or presentations. To make matters worse, we also had a disappointing experience with room service. When I attempted to order additional food, I was told that I had already ordered "too much food." I found this comment extremely unprofessional. This is an all-inclusive resort, and the ability to order food is part of the experience that guests pay for. Being made to feel judged or criticized for using a service included in the price of my stay was both embarrassing and inappropriate. After spending over a year planning a once-in-a-lifetime celebration and investing significant money to bring together family and friends, I expected far better. Instead of focusing on renewing our vows and creating unforgettable memories, we found ourselves dealing with unnecessary stress, poor communication, questionable business practices, and unprofessional customer service. What should have been one of the happiest weekends of our lives was overshadowed by disappointment.
Fabulous room! Wonderful service. We only wish there were more activities available daily, but otherwise a fabulous week!
I just returned from a five day trip to the Royal Sands. It absolutely exceeded my expectations. We booked an oceanfront room for a family of four. The room was huge, spacious, and comfortable. The views were breathtaking! The housekeeping staff did an excellent job of turning over the room and keeping the refrigerators stocked with ice cold beer, pop, and water. The new waterpark area was an awesome addition that my children, ages 6 and 10 enjoyed. At the char hut swim up bar Pedro is the man! He hustled all day long and made sure that everyone always had a fresh beverage in front of them. He always had a smile on his face and knew what everyone’s favorite drink was. I can’t thank him enough for his service while we were there. The Hacienda Sisal restaurant was pretty good, but honestly, we preferred the breakfast buffet at La Veranda, and lunches at the char hut and phase one poolside grill where there was barbecue and steak sandwiches. Overall, our trip was fantastic and I would absolutely go back to this resort next time I’m in Cancun.. I can’t wait to return.
We have been going to Royal Resorts for almost 30 years. This was our first time at the Royal Sands. I love the white sand beach and the ocean waves! The views are beautiful and we love watching the turtles at night come up and lay their eggs and how great the security is and taking care of those eggs! We had a great week in Mexico, and the sands was very accommodating for the five of us. We also traveled with a six-year-old!
There were 10 of us for a Birthday celebration. The facility and food options were great. Loved our large room with a balcony view of the pool and beach. Staff are extraordinary- helpful, friendly and professional
In a great location on the strip with a very relaxing atmosphere. The rooms are very clean, cold and roomy. Suite has wonderful kitchen and living room.
Food is ok, diverse and fresh Dinner place options limited, difficult to book Not many activities to enjoy Service is fantastic
Even though the territory is big all loungers near pools and most of them on the beach are occupied before 6am so if you want to have a seat you need to reserve your place in advance otherwise you can have a chance to get a pair of loungers after 2-3pm. Big territory and unfortunately not a lot of activities for a kid but there is a water park of course and you will not find official working hours for it anywhere but you will probably find out that it's something between 11:30 - 4:30pm. Room was spacious and quite comfy. Good food mostly but buffet is quite limited sometimes and you get used to it after dining for several days. To have a dinner at a different than La Veranda restaurant you have to book in the morning by calling reception or through your host but in general, this experience is quite horrible.
If you arrive on Saturday, be prepared that you will not be able to eat until La Veranda is opened again at 12:30. Everything else is conveniently closed. And they will not check you in until La Veranda breakfast is closed. After check‑in staff may invite you to a 90‑minute sales presentation promising discounts. These offers are often high‑pressure: advertised 90 minutes can stretch to 2–4 hours, and discounted excursion prices still exceeded online rates. That's exactly what they are doing. They will tell you that you have just to visit their 90 minutes presentation and then you will receive discounts for excursions and of course that's a lie. First of all, they are selling overprice so even with discount the price is much higher than you can find on internet and secondly, if you search similar reviews you will find that 90 minutes can easily become 180 or 240 minutes which you can spend on the beach. We were told we must attend with my wife (and child) or incur a 'no‑show' fee (posted as 500–1,000 MXN). Read any consent form carefully before signing and do not accept conditions requiring family attendance. Another thing is that you have to carefully check what you are signing in restaurants as every time you eat you have to sign and sometimes the check will have some items which you were not ordering at all and which might be on top of all-inclusive so in the end of your stay you will be presented with some additional charges which might be quite big. Better to keep copy of all checks and verify everything day before check-out to have enough time to dispute some charges. The water park closed early at least once without notice. If you want a smoother stay, avoid presentation offers, verify all bills daily, and try to arrive around noon or later not to spend hours on their "garden" reception.
Everything was great and the cleanliness of the room and resort can’t be beat. The workers who do all the activities are the best. Everyone loves all the activities and the staff make them even more enjoyable. More food options with all-inclusive would be nice. The daily room cleaning by the maid is the best we have ever had.
We had an excellent stay. The service was outstanding from the moment we arrived. Every staff member was friendly, welcoming, and attentive, always willing to help and make our stay enjoyable. The hotel was also exceptionally clean. Our room was spacious, comfortable, and spotless. We would definitely stay here again!
We have just returned from our 22nd year vacationing at The Royal Sands in Cancun, and once again, our stay was exceptional thanks to the outstanding staff. I would like to express our sincere appreciation to the many employees who helped make our visit so enjoyable. At The Bistro, Francisco provided excellent service each evening we dined there. His knowledge of wine is impressive, and his tableside Caesar salad preparation is always a special treat. Samuel greeted us every day with a warm smile and friendly welcome, making us feel right at home. We would also like to recognize Caesar, one of the poolside waiters, who amazingly remembers my name year after year. Roberto provided outstanding service both at the pool and on the beach, always attentive and professional. Miguel, the beach bartender, consistently served some of the best margaritas on the rocks we have ever enjoyed. A special thank-you goes to Felipe at Hacienda Sisal. He went above and beyond to ensure that every dinner we had there was memorable and enjoyable. The dedication, friendliness, and professionalism of these staff members are a major reason why we continue to return year after year. We are already looking forward to our next visit to The Royal Sands. With sincere appreciation, John Solis
I have been to the Royal Sands several times. The food was average and drinks less than average. Just a little disappointed at the quality considering the price
My guest was subjected to blatant racial profiling by a member of the security staff. While walking along the beach, my guest was approached by an employee, who aggressively questioned him multiple times about not wearing a wristband then asked why he was the only individual on the beach being singled out and questioned. As a member of over two decades, I have always held The Royal Sands in high regard. However, I have never had a guest of mine experience anything like this. It has made the beginning of our stay feel incredibly unwelcoming, unsafe, and uncomfortable. I am deeply disturbed that this is how business is conducted at a resort I call home.
Great and spacious villas with ocean views. Recently went on a family trip was fun and service was excellent. Beachfront property.
Everything was great except the resort and other resorts took no effort on cleaning the Sargassum. Once you got passed that, the water was great!
quality has been on a steep decline since they got bought by Holiday inn. Used to be a great 4 star resort that rivaled some 5 stars then got bought by a barley 3 star hotel brand and it clearly shows in every aspect from food, service, and staff
We had a good time at this resort. What we loved the most was our balcony overlooking the ocean and right on the beach! Our balcony was huge and the week we were there it was rather chilly (for Cancun that is). So we spent a lot of time on the balcony reading. The Hacienda restaurant was our favorite as the food was amazing. Otherwise, the food in other restaurants were what we normally see in all-inclusives in Cancun. We have been to Cancun/Riviera Maya/Playa Del Carmen numerous times over the years. Not sure we will go back to this resort. There were a few families that got out of hand in the pool which was odd as it seemed staff didn't want to take care of it and we kept thinking someone would get hurt. It was difficult to find chairs here. Most days my husband had to go down by 5:00 a.m. just to find us 2 chairs. We stayed from Tuesday-Tuesday and oddly enough they made us move to a different room on Saturday so that was a weird experience for an all-inclusive resort.
This was our third time staying at Royal Sands, and unfortunately, it will likely be our last. Before the Holiday Inn takeover, Royal Sands was one of our favorite resorts in Cancun. The staff was always welcoming, the customer service was exceptional, and the food quality was excellent. We also appreciated having access to a variety of restaurants beyond the sister properties, which made each stay feel unique and enjoyable. From the moment we arrived, the front desk staff and greeters made us feel valued and appreciated as guests. Sadly, this experience was very different. While the resort itself remains clean and well-maintained, the overall hospitality has noticeably declined. We often felt like staff members were bothered when we asked questions, and the customer service from the front desk, concierge, and other team members was disappointing. The warm, welcoming atmosphere that once made this resort special seems to be gone. The food quality has also gone downhill. In previous visits, dining at the resort was one of the highlights of our vacation. This time, the meals were underwhelming, and our family chose to eat outside the resort several times because we were dissatisfied with the food and beverage options. We also noticed several areas around the property that were extremely slippery and potentially dangerous. I nearly slipped while wearing running shoes, which raised concerns about guest safety. Overall, we truly loved Royal Sands before the takeover and are disappointed with what it has become. While the property remains clean and beautiful, the decline in hospitality, customer service, and food quality has significantly impacted the guest experience. Unfortunately, we can no longer recommend Royal Sands to our family and friends for future vacations.
Hotel location is very nice and in the beach side, rooms are spacious, value for a great stay, clean and there is a lot of activities to do onsite and offsite. Amenities are flexible and walking distance to shopping and offsite fun.
My husband and I recently celebrated our wedding, and we cannot say enough GREAT things about the resort. The level of service was exceptional. The team made the entire wedding process smooth & memorable. A special thank you goes to Maria and Cristina, who were phenomenal throughout our wedding journey. I can't thank them enough. They went above and beyond to make sure every detail was handled with care. It was absolutely magical! If you are considering a destination wedding, anniversary celebration, family vacation, or simply a relaxing getaway, I highly recommend booking reservations at the Royal Sands Resorts.
Beautiful beach, fantastic staff, awesome amenities and REFINE All-Inclusive package made this a first-rate vacation. Literally, best Cancun visit in 25 years since our honeymoon.
Location is great, especially for the younger crowd. Our room was the smallest they have and my wife and I couldn’t share a bed, so that was odd. Service is generally excellent, food is pretty good, and normally the beach is really nice. This time it was covered in smelly seaweed. We had an issue with the toilet that it took them 2 tries and much of a day to resolve, so that made our room marginally unusable most of one day.
Everything is nice with the exception of the constant badgering from the need to sell you more time shares or points or this to get to this level. We said no the first time and they just kept coming at us. The lady was nice but told us she only gets paid if we do the presentations. We went for that reason alone. The sales person stated we should disconnect the phone and say no because we have the option. However he told us he did not understand because we were waiting his time. I will be rude and make sure they understand. We did buy more but are reluctant that it will work as we were sold. If not it will be another list of lies.
Royal Sands Resort was absolutely beautiful. We had an oceanfront view, and it was truly breathtaking. The resort was very clean and smelled wonderful throughout. The food was delicious, and the staff was friendly and accommodating. We had a fantastic time and created memories that will last a lifetime. I highly recommend this resort to anyone visiting Cancun.
The ocean here is awesome, and the rooms are good, almost all have balcony, they have daily cleaning service, a descent area for kids, some good food and alright food, alcohol free drinks, lots of towels, you can exchange them once a day (get two clean towels daily) they have another hotel further north with free transportation there and back at certain hours throughout the day, you can use the beach there and eat at their restaurant (included)
The staff is good but if you want better service at the beach, then you have to tip them before they serve you! The restaurants get fully reserved early in the morning. Sometimes you have to stand in line for breakfast (very boring) swimming pool bar closes early, and you have to leave 300 U$D payment per room in case of damage (they refund when you leave) They put us in two rooms very far separated. (Took at least 10 minutes getting to the other room each time) tho they do have rooms that are connected.
Moises and Head Waiter Nanci at our pool bar provided exceptional service throughout our stay. They consistently anticipated our needs and showed remarkable kindness and attentiveness. Nanci even made a memorial plaque and origami flowers for my grandmother at the palm tree that I always set up near!! Eduardo also delivered outstanding service and hospitality while assisting us upon our arrival at La Veranda for our first meal, making us feel welcome from the very beginning. Brenda, our concierge, was incredibly helpful and knowledgeable. She provided excellent recommendations, arranged our massage appointments, made reservations on our behalf, and coordinated my marketing presentation appointment—where I ultimately purchased additional points. Each of these team members contributed significantly to making our experience enjoyable, memorable, and seamless. Their professionalism and dedication to guest satisfaction are truly commendable.
French toast
The rooms were in extraordinary conditions, including family room and the bedrooms. The kitchen appliances were in top conditions. The location is excellent close to the kids pool . The resort atmosphere is fun and family. We’ve been coming since 2005 and every time there is something new. This time was the Wster park for kids. Definitely a come back with the family
This a great place for a family vacation. This was our 3rd time. Everything was great besides the sargassum. It was pretty bad late May.
This place is amazing but the food is sub par ! Accommodations are wonderful and a beautiful resort. Need work on offering good affordable options for dinning.
Great location, good food and drinks, especially shrimp ceviche and live water aerobics and water volleyball. Love Havienda Sisal
Absolutely amazing here. The staff were amazing. Looked after so well each time we ate, drinks just kept coming. The food was amazing had such a good time. The shows were fantastic especially Michael Jackson. Big thanks to the kids club Monse and Yareth were great my Essabella couldn’t stay away she loved going every day and she usually doesn’t like leaving us perfect holiday
Pool was awesome and the I loved how the pool stayed open late. That's a plus for me and my kids I would level up on the drinks. Need more pool events and night shows
We have been to The Sands over many years. Although the resort continues to be beautifully maintained, we have noticed a drop in overall service and experience since The Holiday Inn took ownership.
My vacation at the Royal Sands was excellent. We could not have had a better experience. Staff and amenities were great.
This was our second time here in 2026 and will not be our last. From the amazing staff service to the overall cleanliness of the resort it was astounding. You won't find a better beach.
We've been going here for 25 years - it's always great. The people and staff are the best of the best. Just avoid the corporate staff/sales people for the hard-sell from Holiday Inn and you'll love it there.
You will like this resort if you a time share holder of this resort…. I am only giving this resort 3* out of 5*. There were some positive and some negative things about this resort. Check-in was a breeze. I had received an email stating that Concierge would be able to help me with dinner reservations. After check-in I went over to concierge for dinner reservations. The gentleman informed me that this hotel is a time share hotel and members get first choice. I was told the I can only try to pick a restaurant the day of the reservation. Members can choose 4 days before they arrive. He informed me that there were no restaurants available for the day I arrived and the next day he could get me a reservation at 9:00 PM, but the buffet is always available. He suggested calling each morning at 8:00AM to get a reservation for a restaurant. He then went on to tell me that if I sat through a 90-minute presentation that he could guarantee me a reservation at 7:00 PM at whatever restaurant I wanted. I’m here on vacation, not to listen to a presentation. How can he guarantee a reservation if there were none available??? I mentioned this to the front desk and they said that their website clearly shows that they are a time share resort. I check their website and did not see anything about being a time share resort. I set my alarm for each morning for 7:55 AM to make sure I called at 8:00AM. I stayed for 4 nights, and not one day could I get a reservation at any restaurant. I was forced to eat at the buffet only. I have been to many all-inclusive resorts and this was the smallest buffet I have ever had, not much of a food selection. I checked in on a Thursday and on Friday morning there was a letter under my door stating that I need to change rooms as on Saturday morning by 11:00 AM. I went to the front desk to inquire about this. I booked and upgraded to a beach front room. The room I was being changed to was a partial ocean view. The front desk person stated that “The Owner Of The Room” was coming and that is why I had to move. I said, fine, then I want a refund of $400 that I spent to upgrade my room. Her reply was, wait a second and let me see. 2 minutes later she said that I did not need to change rooms. ?????? So basically, this was a lie, because if the owner was really coming, I would have had to change rooms because this is a time share resort. I did enjoy the actual resort. The room I had was very spacious and well equipped. All the people in the buffet were very friendly. There are 2 phases to this resort. I stayed in phase 1. All the bartenders, and pool servers in phase 1were very friendly and quick to bring me what I needed, even on the beach. The pool was very clean and there was amble room on the beach to lay out, not so much at the pool. When I checked in, I was given a flag with a number on a plastic stick. They said that I needed to put this on the pool lounge chair. They also said that if there was no one there for over an hour, they would remove the stick and towel and bring to the front desk. That was another lie. Every pool lounge chair was taken by 8:30AM, but not many people were there. So, I would go to the beach and stay there. BY about 2:00PM pool lounge chairs became available. While at the pool each day I noticed that many chairs that had these flags were vacant for well over 2 + hours. So, just so you know, they never check. I would not recommend going over to phase 2. The service ther is very slow, they didn’t seem to care as much. When I checked out there was a charge on my bill that I did not recognize. They said it was to clean the beach. The charge was only $4.80 per day. But when you think out it, there are 340 suites. 340 suites x $4.0 = $1,632 a day to clean the beach????? When I was there, there was only one day that they cleaned the sargassum off the beach. I guess lesson learned, ask first if the resort is a time share resort.
We were at the Club Bistro at the Royal Sands three times during our time and each time we had Orlando as our server. He was excellent. He went above and beyond in his service and would remember our drinks. I mentioned that I missed having the coconut shrimp and key lime pie on the menu and the last day we were there he made it happen and brought me the coconut shrimp and key line pie. It was delicious. They always go above and beyond.Love Orlando and the staff at the Royal Sands.
The room view
Not that clean and some staff are rude like restaurants manager.
We love coming to Royal Sands. It’s great for families. The rooms are spacious and clean. Pools that are quiet and pools that are more fun and options for kids at the aqua zone. This is great for all groups. I love that they stock the fridges with beverages every day. Food has improved as well. We loved all the options. We’ve been coming for years and this is the first time we took advantage of all the amenities. My daughter loves the kids club. They ladies are so kind and friendly. We also did so many of the adult activities. Aqua aerobics, Pilates, dance class were all amazing!! We loved all the instructors!! Karla, Roger, Rodrigo, Walter, Omar, Zairy, Felix are top notch. Always so friendly and fun. Can’t wait to come back.
