The location and size of unit.

The units were covered in spiderwebs and debris, very dusty, leaking from cleaning in unit onto living-room floor making carpet damp. A lot of large roaches, beetle and other insects in the unit. Short towels in the unit, requested on the 1st day, did not receive until day three the night before leaving. Poolside refreshment area went on break during peak hours for two (2) hours. Always come here once a year, unfortunately this was my least favorite time.

Was in an older unit. You could hear the Dishwasher a mile away. I guess if its not broken don't replace it with an updated one. Missing the toaster. When we requested one it never showed up. When I told them just forget it that breakfast was over...it showed up within 5 mins. Basketball court directly behind us so we had to listen to teens out there late playing.

I will not give this hotel a low rating because the location is impressive, neat and clean - something I appreciate in my travels!

However, I will draw attention to future guests, to be careful with their credit card because the deposit is not returned! I have 6 days since check out and my money has been refunded! The hotel claims that the delay is caused by the bank, but this is simply not true. At every other hotel we stayed at during our trip, the deposit was released immediately after check-out. We had absolutely no issue getting our money back. It is very frustrating and, frankly, embarrassing for a hotel to shift the responsibility to the bank instead of being transparent with its guests. A $200 deposit is not a small amount of money, and guests should not have to chase the hotel to get their own money back. Very disappointing experience and definitely not the level of service I expected.The management is poor, and the staff come across as fake and completely lacking in genuine care or empathy. They show no real emotion or concern when dealing with guests and their problems.

The things I like was that I expected less for the price we paid, but I was pleasantly surprised. We had a spacious two-bedroom unit with plenty of room for everyone, including a dining table that comfortably seated six people. It was amazing. The staff was friendly, and I always felt safe during our stay.

Not enough parking near the house for guests. You shouldn't make them park at the pool nor anywhere further. There should be parking for guests on the side of the house etc. space needs to be created for them or multiple people who help pay for staying there that's not a guest in the three and four bedroom houses.

We did not have breakfast. We ate in our suite. I liked the suite and the connecting suites for extended family. I like the warm room in the back. I liked that we could park in front of door. I liked that the pool and playground was in walking distance for the young adults and children.

I was very disappointed that one of my suites were given away even after I checked in and paid everything for all rooms. I had told the lady at check-in that one party was coming a day later than everyone else. I was sure by me paying my rooms were secured. I also was not told that you all was cancelling my room. This situation did not make sense. The dvd player was missing and the dome was missing from living room ceiling light in building 68 suite 309C

Kitchen sink didn’t drain, dishwasher not tall enough to fit the plates or pans and dishwasher handle was missing. No can opener. The sofa was very hard. After check in we were told to go to the concierge desk for a welcome packet but it was a high pressure attempt to set up a time share meeting. That was not appreciated at all.

We've been coming to the Powhatan for over 10 years with our 4 kids. They love the property and all it has to offer. Through the years it definitely has changed a bit and become less family orientated and more 'hotel'. My hope is it will keep families in mind as this evolves as a Hilton property. All the same, getting to play tennis, mini golf, racquet ball, and basketball anytime of day is a huge win for our active family. We miss the coffee shop and hope that it will get back up and running! It was a cozy gem, being able to simply get a custom coffee/tea, or snack and then have a little walk around, or even having there for a mid-day break from the pool or after returning from downtown. In talking to many people while on our stay there they agreed this was a needed and great attribute to the property. Sounds like the vote is to save the coffee shop! Looking forward to returning next year!

The room was above our expectations! We come to Williamsburg 2-3 times a year, and we are definitely staying here from now on. Keep up the great work and excellent customer experience.

We have been going to Powhatan for years. This is a great family resort area. Pools, mini golf, tennis, playgrounds, basketball nets, restaurant, etc. There are small ponds that can be fished. Everything is in walking distance. Plan a vacation there.

Had to wait an hour and a half for my unit to be available then was told it will be ready in five or 10 minutes to go there and they will bring me the key. I got there. Had to wait another 30 minutes because they were still cleaning and was told by the supervisor that I would have to go back to check in to get a key. I went to get a key came back in the unit still not ready. Once they allow me to come in to a unit, realized the bid was never made with new bidding. The sink was stocked up in the master with hair and grit/sand in the sink. The shower still had the previous persons used bar soap in it. The commode was stopped up and they were ants all over the sink in the kitchen. Also, there was no soap I was at target bought soap and Lysol to clean myself.

The location.

1) I was double charged! The staff consistently blamed my bank. I decided to take my business elsewhere. I checked out early and explained the situation to my bank; to which refunded me. 2) Upon arrival the front desk woman stayed on a fifteen minute personal call without acknowledging I was waiting to check in. 3) The Garbage Disposal had a fowl odor of which the aroma filled the kitchen. Called guest service and a friendly maintenance person resolved that. 4) Both bathrooms had a consistent problem with various bugs. 5) Over 2 hours after checking out early, I received a call from the General Manager, to whom wanted to debate the double charge I showed his manager. I reminded him twice that he was being rude, I already checked out early, and that there was no need to continue the conversation.

The first floor was great for us as seniors. We asked them to move us to a first floor and they did. We didn't know there were two flights of stairs.

Moving our family close to us, but I understand because we requested our unit to be changed. The guest above us were very loud. We didn't get to sleep until 1:30 a.m. the first night. I suspect they had a little one with them that jumped and ran until wee morning hours.

It’s pretty. The adult pool is a gem! The texting customer service number is gold!

The WiFi is horrid. For such a great place I would want the WiFi to not buffer so much.

Place was beautiful, great staff, lots of activities. Room was larger than we expected. Everything was extremely clean. Activities building is nice and staff is very helpful.

Grill on-site is overpriced and slow, we were on ground level and kept finding bugs(spiders and centipedes), I could not get housekeeping on the phone to request extra toiletries.

Very good price for the stay. Text methods for communication was great and they were very responsive. Grounds were well kept. Beds were comfortable. Location was good. Pillows were good.

Bathrooms were tired. Popcorn finish walls, sloppy paint work and lack of finish to them. Pool was nice but several cracked tiles and just looked well below brand expectations. Pools were very crowded. Liked the concept of mini-golf but it was small and very basic.

Everything was so nice and easy during our stay. From the gate guard being friendly, check in was easy and efficient even though there was about 5 people ahead of us. We were given a map to get to our room that was easy to read. Our room was so large and clean and had everything we needed. We were very happy with our stay and will definitely be back!

I wasnt aware this was a timeshare and didnt like the timeshare pitch but I guess thats on me and not fully doing my research.

We had a wonderful stay! The room was clean, spacious, and comfortable. The pool was well maintained and a great place to relax. The staff was friendly and helpful throughout our visit, and the entire property was very clean. We would definitely stay here again.

The only thing I didn't like was that smoking was not allowed anywhere on the property, including the balconies. It would have been nice to have a designated smoking area for guests who smoke.

Property was beautiful and nice location! Ants took over in our room and got all over a pizza we brought back for lunch the next day! They sent maintenance out but the ants were there the whole time we were even when we put all food in fridge! They did not offer any discounts or money back for this inconvenience! The pools were nice but busy and not cleaned properly! You can see things floating in it like hair and just dirt and trash! Pieces of the brick and rocks were in the bottom of the pool that were very sharp! The pool where kids played mostly smelled like a toilet! Definitely need some cleaning there! My oldest really enjoyed the gym and the basketball court! The playground is nice and putt putt!

Ants and pool definitely need to be taken care of more since that’s where the majority of time is spent

Hilton Powhatan Resort is an Excellent stay. Would definitely recommend to anyone. Love the townhouse. It was beautifully done and very clean, everything worked and the resort pool was wonderful. My only issue is the onsite restaurant, they need help. Service was very slow but the food was good.

On-site Restaurant, it took forever to get some French fries. Need more staff at the restaurant and bar near pool.

The grounds and staff are amazing. The room fit 6 people comfortably, but is very outdated and worn down. We had a very bad odor (sweet rotting smell) when you came in and maintenance came and put air freshners to mask the smell. It didn't!

I wish they would have offered to move us to a different room due to the smell. They dismissed it and just put air freshners. It didn't help.

Clean room, different options for pools

Couldn't connect more than 4 devices to wifi, wait time of 45 minutes for a Togo order of 2 items after being told 20 minutes

my family and I are members at another resort and we were looking forward to trying out the Powhatan after high recommendations. unfortunately our experience didn’t meet that expectation. When we came in, we found parts of the room still dirty. We also found incomplete inventory of the dishware and shattered glass from one of the glasses in the drawer. This bothered us more because we have small kids. Also, the base Wi-Fi kept dropping from the two devices that were signed onto it, forcing us to use our data for the whole stay. The resort staff was very accommodating and kind. The amenities were great! But your room is where you spend the most of your time, and that was a big miss. if you are planning on staying at a Hilton resort, I would not recommend this one.

We are Hilton Vacation Club owners and this was our first time staying at the property. The property is lovely. The grounds are stunning and I love the historic home on the property you can walk through. The location is great for exploring the tourist things in the area. The staff was nice. The rooms are nice and clean. We were on a second floor, no big deal and preferred that. The living room though was sort of a loft on the 3rd floor and the ac didn't seem to hit that area. Different from other Hilton properties, but it was kind of neat. We just hung out in the dining or bedroom, which was fine. Loved that it had 2 bathrooms for a one bedroom unit. The pool area was popular and always seemed pretty crowded. Overall we enjoyed the property. I think some minor upgrades could be needed in the rooms and some areas; but its a nice addition to HGVC and we will probably come back some day.

I did not like to check in because I stood online for a long time and the receptionist did not give very good directions to the room.

The property was beautiful and the 3 pools were nice. I liked the historic building on site, and would have liked to see some live music near the pond by the house. It should be open more often as a wine tasting room.

I didn't like the extra daily fee, and it needs to be explained much better.

The scenery was nice All the amenities were amazing.

When I arrived to my room right after check in it smelt like cigarette smoke and also when it came to parking, they did not enforce parking spots. I never had my designated spot with my room number that was assigned to me the whole time I was there at a park on the grass. I called security multiple times and they did nothing to help me in that situation but tell me park on the grass so we had to park our car far away, looking all our luggage and bags to our designated room. I also didn’t like the fact that there was not a good amount of cell service and you had to pay $25 a day for Wi-Fi

The pool and amenities were nice

Bathroom was not clean upon arrival. It was BAD. There are minimal sidewalks and crosswalks making it someone dangerous to get around the property with young kids. The pool was was hot. There was no insulation between upstairs rooms and downstairs rooms, so the family upstairs kept us up all night.

We booked this vacation through Costco. We are not “timeshare people”. I was apprehensive because the deal seemed too good to be true. I saw some mixed reviews online and debated changing hotels. Our cost for a two bedroom suite was much less than most Williamsburg one-room hotels we have stayed at in the past. Let me start by saying, I’m so glad we didn’t change hotels. I have no clue what the online complainers are talking about. From the start, everything went great. Check in was fast and friendly. They asked if we would be interested in learning about timeshare, we said “no, thank you” and that was it. No pressure. We were able to check in early. Our suite was an upstairs suite. Everything needed was included down to paper towels, dish soap, and laundry detergent. The rooms were large and clean. Both bedrooms could’ve easily served as a master as both had spacious bathrooms. The in-suite washer and dryer made things so convenient along with the fully equipped kitchen. Everything was clean and the room seemed modern (no carpet, bathroom upgrades). The amenities were great. We didn’t use the gym but went to the outdoor pool and played at their (free) mini golf course. The outdoor pool was a 10/10. It had a great adults-only area along with two additional family pools. It also had an outdoor pool bar that served food. Towels included. There were always open chairs. The mini golf was also a lot of fun and, did I mention, free. The hotel also had various events included for children and families. We walked around the property on our own. The main house was cool to just walk around inside and check out the grounds. The property is kept in pristine condition. The employees were always very friendly. The location is also ideal. About a 10 min drive to downtown Colonial Williamsburg and a short drive to Busch. There are restaurants, coffee, and supermarkets (inc a Trader Joe’s) in the area. If you have a Costco membership, definitely book through them. We got a rental plus the suite for the cost of most single rooms alone. Whoever is complaining is really expecting wayyyyyyy too much. This place was a home run.

We really like enjoying the pool in the summer heat. There is a pool for 18 and older. We enjoyed the pool side bar and the extensive hours during the summer. We also love Williansburg. A beautiful place to visit with alot to see.

Overall everything was great. I would've like to stay longer but I had to get back home to my fur baby. It would be awesome if small pets were allowed even if there's a fee or deposit for them. Everything else was great!

No pets allowed. I probably would've booked for the whole week. The rain but that happens sometimes. Everyone still had a great time on our weekend getaway.

It exceeded our expectations. There was so much space. Nobody felt like they were on top of each other. It was amazing!

I wish we had gotten more of a heads up that our ground level room had steps outside. The ground level was requested due to my sister’s disability so it was a bit of an issue getting her up and down the steps.

The apartment was a nice size. It was close to town.

From the minute I arrived they were trying to get me in a 90 min seminar. After saying I was not interested they called the unit the night before I left offering a free night and a gift card. I was with my family and had no interest. The queen bed was very uncomfortable but the King was compfy.

It’s a bit outdated but that probably made it more affordable for our family.

The location was great; it was about 6-miles from Williamsburg. Originally we were placed in 2 bedroom in building 64 but when we got to location it hadn’t really been inspected and ready… the manager immediately upgraded us to a better location near the pool (building 62) which I was happy with that one and it had been renovated.

It was the on the 4th of July and crowded but we expected that. Some units have not yet been renovated.

We liked the location being close to New Town Williamsburg. Also having a washing machine and dryer in site was helpful.

The bed was not too comfortable but the rest of the property was reasonably well laid out.

I like that there is difference things to do there.

Some of the staff was kinda rude.

The entire complex was huge and very clean, the room was very comfortable and had everything we need.

The AC unit was immediately next to the bedroom window and I would wake up every time it turned on.

We r repeat guests and as usual we love the adult only pool, the instant text messages for assists, very friendly staff and overall location of the resort.

The WiFi this time around was horrid and we had the hardest time connecting consistently. The outdoor room leaked in 3 spots and couldn’t be fixed. Getting towels exchanged this time around was more difficult than usual.

the suite was substandard. It needs to be taken down to the studs. The popcorn ceiling and walls need to go. The furniture is outdated and uncomfortable. The bathrooms need to be updated. The carpet is horrible. I will not be coming back to this place and will not recommend it. In fact, I am inclined not to go to any Hilton location.

The rooms were in excellent condition. Reminds of a comfortable home. I enjoyed my stay. Will be returning someday soon.
