The property was just amazing. The room was awesome overlooking the pool and the beach. The hospitality from everyone was top notch. Cam at the front desk took care of everything no matter how big or small. Ms. Tori down at the beach made us feel like we were the only ones there. So a big shout out to Cam and Tori!! It was a perfect getaway. We'll definitely be back!

All staff including valet and front desk were extremely friendly and accommodating. I will be back in September to enjoy the new spa.

Great valet experience with Michael!

Had a wonderful time here. My wife and I kept saying how we can’t wait to come back soon. It’s in the perfect location, we walked to coffee, lunch, dinner and to some boutiques nearby. The hotel is clean and beautiful, the employees are kind and helpful. Valet was amazing- Michael and the rest of the team went above and beyond.

Very clean and vibrant resort feeling hotel. I was there for a conference so I didn’t get a chance to try the restaurant. However all staff was polite and friendly. Valley guy with the erring was particularly helpful and friendly. When I’d come down the elevator in the morning for coffee the front desk personnel immediately greeted me with good morning.

The Valet guys were incredible! So helpful, and went above and beyond.

We got the ocean view with balcony renovated room. The bed is now toes to the beach and the view is amazing. Great refresh of the hotel going on. Staff was very very pleasant and great vibes overall.

I've been coming to this hotel for 6 years and have had wonderful experiences consistently. Even now with the new ownership and construction, the incredible staff did everything they could to accommodate wherever they could. The front desk staff, Shannon, Lorraine, Ricki, Alyssa, and Lexis are always responsive and ensure my stay is enjoyable. The new team at the pop-up pool bar, Michael and Lucca, are very attentive, Tory at the beach chairs is a sweetheart. Looking forward to the new pool bar opening with Craig, hopefully at the helm.

This is where you stay! Dune House recently transformed, and it is more than worth checking out. Recent renovations at the hotel (formerly One Ocean) will leave you in awe - the rooms have been completely redone and are now modern, breezy and so luxurious. The lobby and guest reception area has been relocated to the 2nd floor, and it is STRIKING. There is a full wall of windows overlooking the scenic dunes and the impeccably blue ocean. With ample seating and an inviting vibe, you could settle in here all day, just taking in the views. On the first floor, their new restaurant Coastal Farmer is a must, must, must! From fresh seafood and perfectly cooked steaks, to mouthwatering desserts and cocktails, it’s a perfect spot to enjoy breakfast, lunch and dinner. I do not have the opportunity to enjoy the spa on this trip, but that space was also completely redone and upgraded, and looks amazing. The one thing I’m SO glad they didn’t change…is the people. So many great associates, so many smiles and so much genuine care…this is the only hotel I care to visit in the Jax beaches.

Great renovations and customer service.

Our one night stay at Dune House was great. We stayed for a little staycation / birthday celebration. Deborah checked us in and was so accommodating. The hotel even set us up with an early check in since we arrived early for pool and beach time. When we checked into our room our luggage was placed and we had a little birthday treat waiting for us! The pool and lounges are new and very comfortable. The bar staff and the beach chair staff are also super helpful and always making their rounds to ensure everyone is comfortable. The hotel to located right in Atlantic Beach close by to many delicious restaurants and coffee shops. We enjoyed our stay and will definitely be back for another staycation.

Dune House truly has the best location in the Jacksonville beaches area. There is so much to do around the resort, within walking distance. I love their updates renovations! We have stayed there many times in the past, when it was ONE OCEAN, but Dune House is so much more elevated in every way! We love bringing our kids, or staying for a quick getaway with my husband. The food it great, rooms are beautiful, and the staff is so wonderful!

Since I rely heavily on hotel reviews before booking, I'm going to make this long and detailed. I hope it helps you when choosing where to stay. Construction: Prior to booking Dune House I read recent reviews which included one from this month regarding hotel construction. I checked the official website to see a small blue banner at the top which you might easily ignore. It goes to a page devoted to their 'story'. It does NOT include specifics as to the current construction status other than saying the rooms have been 'refreshed'. Experience: We checked in for three nights over a weekend The landscaping in front of the hotel has been pulled and not re-landscaped yet. We were greeted by two very friendly valet's who helped with luggage. Upon entering the lobby it was a bit confusing since there were construction workers and no sign of a check in desk. You'll see several seating areas with a very large staircase. Someone had to tell us to walk upstairs to a temporary check in. The women at the desk were welcoming and helpful and directed us to an elevator to find our room. I noticed old, tattered curtains hanging on the walls while walking to the elevator. I instantly wondered what the condition of the rooms would be. Also, when the elevator opened, the inside was very old and worn. There is a large space near the elevators where the new check in area will be. It seems strange not to have it on the main floor and to require guests to go up, then walk a long hallway to check in. Just my opinion. Very odd set up. The room: Exiting the elevator on the 4th floor we immediately noticed the carpeting was very dirty. Hopefully it will be cleaned or replaced in the future. According to the website, the rooms have been 'refreshed' by a designer named Islyn Studio. Upon entering it was obvious the room had a new coat of paint. The valet walked our luggage in and my sister instantly hit her shin on the corner of the platform bed. The valet said, 'Be careful. We've had injuries." I'll bet! They put mattresses on top of large wood platforms that stick out into the small space. There's almost no way to avoid these corners. They added worthless clear plastic 'bumpers' I guess since so many people hit them. Needless to say my sister hit them three more times. The room decor seemed to be knew but I wasn't sure. The large stone balls for drawer pulls felt weird, the useless bar cabinet takes up needed space and the natural fiber area rugs under the beds looked old and dirty. The small bathroom only had one vanity with one sink and looks dated. The shower tile is dark, dated and has no door but was overall very clean. There was a much needed vanity outside the bathroom but lightening is poor. The AC worked great. Nice and cold. Experiences: We utilized the beach chairs and umbrella's. Every staff person we encountered was friendly and helpful. They had drink and food service on the beach. The food was priced as expected, generous and very good. The small pool area has new lounge beds and umbrella's and there was a temporary small bar for ordering drinks. Cocktails avg. $15. The mandatory valet is $35/day and resort fee is $30/day. Also there is a beautifully decorated restaurant hidden on the main floor which we did not go to.

Awesome location and friendly staff. Would highly recommend. Close to local restaurants for several dinner options and shopping. Daily beach chairs with umbrellas and compliments boogey boards for my teens to play in the surf was a nice added touch. We will definitely be back.

We had a fantastic stay at Dune House & Spa and would absolutely come back! What stood out most was how genuinely friendly, welcoming, and helpful everyone was. The staff went out of their way to make sure we had everything we needed, and their kindness made the entire stay feel even more special. The property was also extremely clean and well cared for. The rooms, pool area, beach, and shared spaces all felt fresh, comfortable, and inviting. We really appreciated how easy it was to enjoy the beach since towels, chairs, and an umbrella were included with the resort fee. The location could not have been better. Shops and restaurants were all very close and easily walkable, which made it simple to explore the area without needing to drive everywhere. The renovations are beautiful, although some of the room space could be used more efficiently. There were not many places to hang towels or clothing, and every room would benefit from having at least one chair. Overall, we loved our stay. The wonderful staff, spotless property, convenient location, and easy beach access made it such an enjoyable experience. We will definitely be back!

What an incredible family getaway at the Dune House at Atlantic Beach! From the beautiful oceanfront setting to the warm hospitality and exceptional service, every detail made our stay unforgettable. It was the perfect place to relax, make lasting memories, and enjoy quality time together. We can't wait to come back and experience it all again. Highly recommend!

We were not aware that the hotel was under construction. We were NOT given a general tour or even an overview of the grounds. We had to find the restaurant and the pool on our own. We were not made aware of the amenities that we included in the room rate (we were charged full price for a hotel that is under construction).

This is our new favorite father daughter spot! It was an easy drive from JAX- PERFECT, walkable, location. Nearby restaurants were delicious and an added bonus but the hotel restaurant and bar was so amazing, you could have just stayed put the entire trip. LOVED the beach setup and quiet, calm atmosphere. If you’re interested in visiting St. Augustine, it’s a beautiful 45 min drive down the coast. Just an overall wonderful experience.

We got married on the ocean at Dune House on July 10, 2026. The whole was magical. All the staff were super friendly, from bellhops, front desk, our Event Planner, Shelley, and the bartenders on servers and reception. The views were spectacular and the rims were comfortable. Our guests waved all weekend, how good the food was at the hotel, and the reception buffet was fantastic. The wedding cake from Classic Cakes was also delicious. Chef Ashley at put together beautiful dessert table. Each bite was scrumptious. For the most important weekend of our lives, everything was fantastic. The bellhops Eli, Jadon & Cole especially friendly, reading us by name as we were ready to leave each day. Fletcher and Tori who manages the beach chairs also greeted and congratulated us as well each time we went to the beach.

The hotel and employees were great! Service was exceptional and I would highly recommend. The hotel was clean, food good, nice swimming area and easy access to the beach. The beach amenities were very nice. The only issue I had was with the parking valet company. The hotel does not operate this. Was overcharged but am attempting to get that resolved. So far, no luck.

The Dune House has been updated to a modern and classy aesthetic. The warm beachy hues invite you into the oasis. The front desk staff make check-in and check-out a breeze. The new jazzy restaurant is something right out of a wedding movie. The cocktails we enjoyed were superb and house-maid. We were treated so royally. The valets sure did “hustle” but, even in 100 degree temps they were polite and friendly. This resort and its staff go “above and beyond” to make certain your experience is one you will treasure. After all, isn’t that what life’s all about?

I grew up in Atlantic Beach and have watched The Sea Turtle convert into One Ocean and now Dune House. I am thrilled for the update and looking forward to The Dune being finished, but I find it surprising that it is open at this phase of its transformation. While the rooms were clean and quiet, the food at Coastal Farmer was delicious, and the staff was incredibly friendly, it was hard to overlook the whole hallways taped off due to construction, the constant (daytime) sounds of drilling, sawing, and hammering, the restaurant bathroom that looks like a construction site, and the makeshift poolbar in peak summer. The staff, I want to reiterate, was beyond kind and friendly, but there was an overwhelming sense of a lack of Dune House policy and culture-training between hotel and restaurant staff.

We had an excellent time at Dune House. The room was relaxing and clean. The staff was welcoming and very attentive to our needs. The overall experience was fantastic. The local restaurants were within walking distance, which made for a pleasant walk in the evening.

Beautiful ocean view, staff went out of their way to accommodate during renovations and exceeded expectations. A special shout out to the valet service team for their professionalism and kindness during our entire stay.

We’ve been coming to this property for approx eight years and wanted to share a little perspective during their renovation process. As a former restaurant and hotel manager, I know firsthand how challenging it is to complete a major renovation while still operating and taking care of guests at the same time. What stood out to me is how hard the staff is working to make everyone comfortable and happy despite the temporary disruptions. Every interaction we’ve had has been positive, professional, and accommodating. Trameka and Deborah were beyond hospitable. They went out of their way to make my birthday very special. It was completely unexpected and what true hospitality is all about. I’ve witnessed a few complaints over very small inconveniences, and I think it’s only fair to remember that a renovation of this size comes with temporary adjustments. The important thing to mote is the effort being made, and this team is genuinely trying very hard!!! The updates we’ve seen so far look beautiful, I love the new aesthetic, slightly boho chic and we’re excited to see the finished result. We’ll absolutely continue returning and supporting this property. Please be patient with them, it will be worth it.

Paid over $700 for two weekday nights during renovation. I would not return until completed. No bar, restaurant, gym, etc. Lobby in temporary location on second floor. Wanted to be on the beach, so stayed there knowing situation. But, wouldn't do it again. Staff members polite and helpful. Attendants at beach do a very good job.

Located in a walkable area with many restaurants and great activities nearby, direct beach access from the back of the hotel. Newly renovated rooms breathe new life into the resort that’s guests will appreciate. The great Housekeeping and Fromt desk team do an excellent job caring for the guests!

Making customers pay for parking $35 per day is crazy. Cleaning wasn’t done in rooms and getting basic hotel services were nonexistent. They also didn’t inform us that renovations were being done during our stay. High prices paid for a bad experience.

The whole place is ripped up in construction. DO NOT GO UNTIL THEY ARE DONE. The staff is still wonderful, but LOUD, DUSTY, DIRTY. No spa, no gym.

Not worth staying at while they are under construction. New design in the rooms lack care in design, comfortability and functionality.

Valet service Jadon, Anthony and Matias were exceptional. They were friendly and offered us all drinks. They retrieved vehicles fast and loaded our cars quick.

My stay at the Dune House was an amazing experience only because of these wonderful people that work so hard at this beautiful hotel. To begin Shannon, the hotel manager went above and beyond to accommodate us and always has a positive attitude no matter what is going on. She is so kind and friendly as well. Trameka is also a very hard worker and always has a smile on her face. Lastly Anna is so sweet and friendly but all work very hard and make everyone feel good and happy. I highly recommend this beautiful newly renovated hotel to anyone wanting to have a great positive relaxing beach experience with great group 😊

They didn't tell me they were undergoing a rennovation until AFTER I booked my reservation. The spa, restaurant, and pool were all unavailable. And they charged me full price. It didn't help that you could only valet park. This has caused me to lose trust in this hotel. Don't stay at a hotel if you can't trust the owners to provide you with what they say they can deliver!

Last of the Mohicans type of hotel, independently owned and managed. We loved it. We went for a weekend of renewal, Hotel is still undergoing renovations yet we still were most impressed Adrian and Alyssa were amazing. The views awesome. Some advice to the owners, this should be a 5 star hotel and minor details should be addressed, I assume they will be once construction is over. We will do this again.

Jayden and Andrew were amazing, and the front desk staff was absolutely wonderful. Adrian, Laura, and Ms. Garner truly provide that Chick-fil-A level of customer service—warm, attentive, and always going the extra mile. I have medical conditions that require both a CPAP and an oxygen concentrator, and they not only noted everything carefully but also made sure the pickup process went smoothly. That kind of care means everything. We’ve been coming here for years and truly love it. It’s the staff that keeps us coming back—they go above and beyond, every time. Even the bartender, a handsome gentleman with a beard, was intentional about learning our names and made our drinks like we were in Miami. I’m a little nervous about the new rates, but I hope you’ll continue offering the GA or travel agent rate. Thank you for all that you do!

Service could use some improvement for the price and the reputation of this hotel as a luxury destination in Jax. Restaurant is not available still due to renovations which was communicated prior to arrival but the food options they did have were extremely limited; could stock the pantry area better in lieu of no restaurant. Elevator went out potentially due to construction worker use. Room was beautifully decorated though and location is great. Hopefully, once the reno is completely done it will improve just unfortunate it was not fully up to par just yet for the cost.

I love the renovated rooms ! We have been staying at this hotel for close to 40 years. Shannon the front desk manager made our anniversary stay special. She always goes out of her way to make everything perfect from rose petals and swans on bed to chocolate covered strawberries and wine. An upgrade to the room was so appreciated too !!! We will probably have 3 or 4 more visits this year.

We had such a great stay at Dune House. What really stood out was the service. Everyone we interacted with—from the front desk to the team throughout the property—was warm, attentive, and genuinely helpful. A special thank you to Alyssa, the front desk supervisor, Amber, the Director of Rooms, and Anna from F&B, along with Jadon from valet. And all of the bartenders were especially great, making everything feel relaxed and easy. It’s one of those places where the people truly make the difference. Even with the renovation happening, they’ve created an atmosphere that feels welcoming, thoughtful, and well taken care of. We would absolutely come back.

My husband got me a night away for my birthday. The room was oceanfront and newly renovated. Perfectly laid out with the bed facing the sliders so I could lounge in bed with my book and gaze out into the ocean. A plate of scrumptious treats were in my room with a birthday card from the staff. Sweet touch. The valet is required and they were so wonderful and just simply kind. George was excellent and flexible with the fact I didn’t have my tesla card - he just worked with what we had!

Great hotel, bathroom showers are too small hopefully this will be fixed one day or at least do one floor or end units with larger bathrooms literally the smalled shower I have ever experienced in a luxury hotel. Great location, decor, and exceptional food.

Quick weekend trip for a birthday party in town. Renovations are coming along nicely. The new rooms are immaculate, great new look, very comfy bed, very nice upgrades to the bathroom. Can’t wait to come back and stay longer.

This hotel has a great location and friendly staff but it has ways to go to live up to the online images that they advertise. I know that the remodeling was supposed to be finished in spring of 2026 but it is not, so we couldn't use lots of the amenities.

We got married at Dune House and we were actually their first wedding, since the remodel and renaming. First off, the hotel staff is amazing. They make you feel very welcome and special. The staff went out of their way to make sure we had everything we needed. Shelly, who helped us coordinate the wedding was absolutely wonderful to work with and made everything so easy. We were able to put together an amazing wedding in about 30 days with her help. The food was also amazing, from the Hors d'oeuvres, to the salads and cold bar with shrimp and crab claws, to the buffet which consisted of flat iron steak (incredibly tender), citrus snapper, parmesan crusted chicken and a really good pork option with a few different options for sides. All of the food was a 10/10. The Chef and the kitchen staff's attention to detail in the presentation and the flavor was first class. There was never a moment that my wife or I ever felt like something could have been done differently. The staff operated like a fine tuned machine, focused on perfection and executed, to the highest degree. I never imagined we can actually put together and have a stress free wedding, but The Dune House made it possible. The all new renovated room was also beautiful and well thought out, we had a wonderful view of ocean from the 7th floor. All in all this is an absolutely wonderful hotel with great management and a staff that is eager to make sure you have a wonderful experience. Bravo to the Dune House and their amazing staff.

Hotel is in amazing location, right next to shops and walk right onto beach from the hotel pool. Everyone at front desk was very accommodating to our little dog and me and wife for anniversary trip even sent us up an anniversary card, chocolate covered pretzels and strawberry’s and a doggy bandana lol. Room service hit the spot too.

I spent a girls weekend here, and for over $800 a night the service was embarrassing to say the least. The lobby has not been renovated, the front desk help and bartender were not willing to help or friendly. The separate elevators to get to your room are old, smelly, small and not worth the $800 price. The beach access chairs are rusted and old. I cannot describe to you my shock after suggesting staying here to my out of town friends. The only good part was the room. Do not expect to get ahold of anyone on the hotel phone. There are no ice machines, no new towels to be given. No service at all, no late check outs accepted. 1/10 rating, just for the room.

We liked the location, right on the beach. Room was clean, but had no chair. Just renovated, so there were a few kinks being worked out, but overall a good stay. Lots of restaurants nearby, but you need a reservation to avoid long waits.

The remodeled room was nice, no complaints on the room itself. However, the experience as a whole was unimpressive and no where near the value paid. We spent over $800 on a basic oceanfront room that in my opinion had a value of $250-400 max. First, we arrive at the hotel and no one even offers to grab our bags and take them to our room. We are 3 women stuck lugging all of our bags to the room with no help from a bell hop. We then tried calling down to the guest services to ask for a robe- we called twice, and it would just ring and ring and ring- no answer. We then had to walk down to the front desk to make this request. Then we went to go to the pool to find out that there’s only one open bar in the entire hotel, which is in the lobby and doesn’t even offer popular drinks that are normally offered at beachside hotels- couldn’t get a piña colada or a spicy margarita. At this price point, we were surprised that the pool was not even remodeled, it was outdated and un impressive. So we then walked over to the beach, where a gentleman handed us old rusty, dirty chairs that looked like they had been picked up off the beach years ago. There was nowhere to even have breakfast or get food in the hotel other than that tiny little shop with chips. They also denied us for a late check out when I had told the front desk in advance and again the morning of requested 30 minutes so that the bride can get an in room massage since your spa was closed.. I understand that the hotel is going through remodeling, but it should be priced accordingly until it is complete and the service should be making up for all that it is lacking and it is absolutely not. I could hardly find anyone who worked there whenever I had questions. And even more shocking was that I had made a note that it was my friend’s bachelorette party and not even a chocolate or a nice note or any type of small gesture was made to acknowledge this. unless they drop their prices- do not pay more than $400/night for this place.

Couldn’t say enough positive things about this hotel! What they lacked in amenities due to construction, they made up for in hospitality. The staff were incredible, friendly and accommodating. The room itself was stunning, having the bed face the ocean was such a unique touch. Normally we would never splurge for an ocean view room but this was absolutely picturesque. The location is amazing, and we loved bringing our dog to the beach! Thank you to all the staff for creating a perfect stop on our honeymoon road trip.
