Location and size
Worn furnishings
A short 5 min walk into town. Lovely and quiet
The appartments are a bit small especially for a family of 4 but it was doable in the 2 bedroom apartment we had.
The location and that it had lake views
The maintenance of this property is sub par bordering on dangerous. The second bathroom shower didn’t have its bottom seal so flooded the bathroom making it unusable. The light on the balcony was hanging down and would have been easy to hit with opening door to balcony - if we hadn’t been careful on opening we could have easily smashed the light bulb. I don’t understand why properties offer and Nespresso machine and no milk frother - this is not unique to this property and maybe fussy but it’s odd to me! We mentioned maintenance issues to staff who were pleasant, and said they’d get Manager to contact us a week later and we’ve not heard anything.
Perfect location walking distance to the center of town
A beautiful location just on the edge of a walk to town
The staff were less than engaging, and having inappropriate conversations at the front desk or loud enough in the next office to hear from the admin. There was nothing ‘luxury’ about the facilities. Shower pressure and temperature is inconsistent, bathroom mouldy and beds very hard. There was no milk for coffee without asking and no bottled water offered.
Location was fantastic as were the staff.
Apartment was extremely tired. Bathrooms: Mould in showers, built up dust on exhausts & fans. Broken heater in bathroom. Kitchen: Oven & trays were grotty. Overall just grubby. Balcony: Broken slate pieces, broken light fittings just stacked in one place. Massive stains on the balcony floor. Living Area: Gas fire did not work properly. Pencils & bits around the skirting from previous guests.
We loved the location and spacious living area with several zones.
Bathrooms were quite small and no luggage racks.
Great location!
Noisy fan outside of room all night No view Two single beds pushed together
Beautiful view, comfortable and spacious
No window in one of the bedrooms
Rooms were warm and cosy. Kitchen had everything we needed. Washing machine and dryer were a great bonus. The view was stunning.
The couches could use a good clean.
Location easy access to all desired activities
Our room was in a back corner with standing water at front door to get into room . There was also scaffolding around entrance and construction sounds were annoying ( working on apartment above ours). The failing keycard entry system was inconvenient despite how lovely the staff were about it.
Nice. Views from our room.
Construction works in the room next door.
Great location, good views and comfortable
The staff
location is fabulous
Not much
Location and staff
Facilities in room were in very poor condition, no dryer door, mould on bathroom ceilings, couch and cushions were disgusting.
Location
Paid parking. Rip off.
Great location. Good sized rooms
The room needs updating. Dishwasher didn’t clean. Many things didn’t work like floor heating and main aircon. It just needs some upgrading.
Front of staff house were the best I have encountered. Close proximity to town
Housekeeping was poor. Floors were not cleaned during our 8 day stay in winter so became very dirty very quickly.
Facade of the building is nice and the location is close to town centre, walking distance. there is nothing more to like.
nothing about this hotel is "luxury" as they describe and advertise it to be. what luxury accommodation asks guests to pay for carpark? it's one thing to be "first come, first served" in terms of car bays but where there is plenty of space, for what this accommodation charges, I'm mind blown that they charge $30 a night for parking. I'm surprised they haven't charged me for breathing there. let me talk about room service, I'd have preferred that no one came than someone to even bother doing a half-assed house keeping effort (see photos). i booked a hotel (not an airbnb) for housekeeping reasons and this is what we get? then there's the matter of bottled water. I couldn't find one when we arrived at the room so I asked and was told by reception to drink the water from the bathroom tap because it's potable. What???? if this was a personnel problem, hotel management should do better at quality control. I really can't believe that we experienced that in Queenstown to be honest and for this trip, we booked a total of 8 hotels/accommodation - this was the absolute worst experience.
• Excellent location, close to town • Beautiful views • Breakfast (served in the building next door) was fantastic
The unit was in serious need of maintenance: stains on the couch, lifting tiles and floorboards • We had to call staff out to fix both the fireplace and the dishwasher • Most seriously: no hot water for 5 of our 9 nights — in the middle of winter. We were reduced to boiling the kettle just to get a warm bath at the end of the day • Management said a part needed to be ordered, which caused the delay • For a unit costing $1,200/night, the compensation offered was a bottle of wine and a $150 peppers voucher— which felt completely inadequate given the circumstances • I’ve since declined that offer and am currently escalating the dispute through Booking.com, as management has not been in communication
Location is great
Dirty bathrooms, smelly rear bedroom & door handles to balcony had been removed so couldn’t access outdoor table & chairs
Location
Guest laundry was out of order and no floor heating in the main bathroom
Great room and location
Lake view wasn’t unobstructed from our floor (7) but higher would have been
This hotel was in a very good location. An easy 2 minute stroll down the lakeside and you would arrive in the town. Our room had an absolutely stunning view of both the lake and hills. The rooms themselves were easy to navigate, parking was easy and the staff were amazing when checking in / out. We stayed in one of the 2 bedroom apartments, the rooms were warm and comfortable. We had everything we needed, a nicely sized kitchen and sitting area. The bathrooms were lovely (especially the heater floor!) but of our the balcony was our favorite feature. It was a large outdoor area, with seating and a beautiful view.
Nothing - it was good
Apartment was great for 2 couples. Close enough to walk to town. View was fantastic. Staff very helpful, did not expect cleaners every day so that was a nice surprise.
nothing.
None.
A few hours after checking in, my allergy became much worse due to the condition of the room. It was extremely dusty, especially behind the TV, and I have photos and videos as evidence. The excessive dust aggravated my allergy, making it a serious health and safety concern. The bed was also very itchy, and when I took an extra comforter from the wardrobe, it had a strong unpleasant smell. I reported these issues to the night manager, who moved me to another room. While the second room was not dusty, the pillowcases and blanket still had an unacceptable odor. I chose not to complain further because I didn’t want to ruin my hard-earned holiday. However, the dusty condition of the first room caused my allergy to flare up and should be addressed, as it poses a genuine health and safety risk for guests. I am deeply disappointed with how I was treated as a guest. I hope the hotel will take responsibility and provide appropriate compensation for the inconvenience and distress I experienced. The issues I encountered throughout my stay made what should have been a relaxing holiday extremely unpleasant. No guest should have to deal with these conditions, especially when they affect their health and well-being.
Clean and comfortable. Short walk into the town centre and the staff were all lovely and coffee machine at reception is great for a morning coffee before you head out
No minibar or room service. Can always Uber eats two not a huge issue
Rooms were great, very clean and great location.
Access to breakfast. Maybe need a better connection to neighbouring resort for breakfast
The view was amazing
It needs some upkeep
Location was excellent, parking was a challenge with tight parks, view of the lake was lovely.
Rooms were warm and there were no instructions to work out how to regulate temperature. Fireplace was either on or off so room was hot or cold as we couldn’t adjust anything which was disappointing. Rooms lacked ventilation overall. We had rain and the water pooled on the patio quite significantly and didn’t drain. Patio door was missing a lock which mean the unit was unlockable.
size of apartment and felt luxurious!
nothing
Great Location, Staff are exceptional, Great room size with a balcony, Great prices in May and June. FREE guest washing machine and dryer which was a highlight.
Huge outside heat pump units at out window so very noisey, Bed and pillows not very comfortable, we did ask for a mattress topper which we got, it helped a little bit, Very small TV which is fine but one night we stayed in it was hard to watch,
The best thing about the room 202 was the bed.
Room 202 accident wait to happen. Glaring issues with the room, some of them safety issues. The carpet in the living area was a trip hazard with a baggy raised area through the middle of it because the carpet wasn’t secured at the edges. The bathroom closet to the waterfront is a serious accident waiting to happen. Entering the shower is a rather large step into the bath with rough chipped tiles on the edges. Being an awkward entry and because when turning the shower on, water shoots out of the shower onto the tiled floor and bedroom carpet. My partner and I both ended up slipping getting in, scraping on the rough tiles, breaking skin and receiving some rather good bruises on our legs around the knee area (we are in our 50’s and well able to manoeuvre) the handle is of little use until you get out. The pathetic guard to keep the water in the shower, does absolutely nothing, the tiled floor ends up like a lake, leaking onto the rotten carpet. All the joinery is blown by the water and looks hideous, there is a musty smell, probably the carpet rotting. Bathroom no 2 as you enter the apartment had serious issues with leaks in the tiles, joinery blown with water leakage and shower hose & fittings absolutely buggered. The kitchen had big brown water stains all over the curtain, blown kitchen joinery with water. After making a complaint about the safety issues with the room, it was dealt with in a very professional manner although not a surprise with this room, they knew the room well as it receives frequent complaints and she is embarrassed that it still gets rented. We then read the reviews, room 202 receives feedback, not the positive sort and the replies from management are obviously to appease people, because clearly nothing gets done about it. We were moved to another room, which, unfortunately the maintenance and upkeep of these apartments is appalling especially the bathrooms, so much the same.
Great location, right next to the lake and town centre. sadly the room booking.com showed me I was going to get did not look anything like the room I received, it showed a balcony, with a lake view and I didn't receive either (that was the main reason I booked this particular hotel). However, the rooms do seem to have really nice amenities and high-end technology eg. heated flooring, bidet hose. The hotel has complementary laundry machines, which is a great bonus they might need to upgrade them as I did find they took over 2 hours to dry my load. The staff were amazing and friendly.
Great location and very cosy..
Queenstown is a beautiful destination and Peppers Beacon is in an incredible proximity. A short stroll into and out of town is perfect and being situated across from the lake is spectacular
Unfortunately the shower water suddenly becomes very hot and at times scalding. This could be very dangerous
It is close to city center
We need to pay car park overnight
My partner and I just checked out of a two night stay at Peppers Beacon, Queenstown. Our room was clean and comfortable. Highlight of this hotel is location.
Got upgraded to apartment
Floor in kitchen marked by previous flooding
Convenient location into Queenstown
A little different to the pictures I expected online
It was comfortable and close to everything. The staff were really helpful and everything was clean and to a high standard. There were great views from my room and it was warm.
There was nothing that needed to change for me and my stay . For what i wanted and needed everything was great.
How close it was to town
Nothing
Location and view
It was very tired and old. Bathrooms were tiny and very worn. Furniture was tatty. Blinds were broken. It was not luxury at all but was very expensive for what it was.
Marvelous view from the living area and a well functioning kitchen. The fireplace is a bonus.
Separate the king size bed into two single bed in each room. Very considerable bed preference.
The location to the city centre was great
They gave us a room right by the scaffolding where workers going in and out through our front courtyard. And our view = scaffoldings
Kathy et Tamatea venant de Tahiti avons été satisfaits de notre nuit, le personnel très accueillant et réactif.L'etablissement est bien situé à quelques pas du centre ville A recommander. Mauruuru
room and location
no reception restaurant area / room service
Size of the 3 bed apartment
Staff were indifferent to guests.
The location and view was great.
The room was in need of renovation. Shower was dangerous. Scalded myself. The water mixer was faulty and very stiff to use. The TV was very old and had a set up box on top. Had to struggle to use it with 2 remote controls. Mold in shower. Housekeeping terrible. Didn’t make bed properly. Just pulled up top cover, didn’t straighten bottom sheets. Left wine bucket and a glass and an empty bottle of champagne for days. Keys to room never worked.Had to keep going back downstairs for them to reactivate them, every time I went out and came back in. Paint peeling on chest of drawers and on the bathroom door and vanity.I have looked at a previous review, and it says exactly the same comments as what I am making. Ot has not been addressed. I would hate to think if a child got into that shower, they would end up with burns. Not worth the money at all. These things need to be addressed. The staff on the reception were lovely. However this must be an embarrassment to call this a luxury apartment. I don’t understand how the housekeeping standards can be that low.
The room is comfortable and warmth. The location is excellent. Few minutes walk to the City Centre. Even though , there was no window in the room where I stayed to see the scenic view of the mountains, I am still happy during my stay as I am out and about during the day.
The internet connection could be improved.
Staff and views
Bit of noise from workers on site during our stay
Great location for views over the lake and easy walking distance into the centre of town for restaurants and shops
Limited car parking but we were able to find free street parking along the road outside
The location is perfect.
The hotel room has bad insulation (draughts and sounds coming into the room, can hear voices from next room), bad water heating system (getting a perfect temp is tricky - it's either extremely hot or cold, and parking needs to be paid (was expecting it is included as part of hotel room booking).
Location. Gas fire.
Construction works at rear - made entry to carpark difficult.
I liked the location - nice to walk along lake foreshore and close to town centre.
I didn’t like the external access to my room or the very small landing as you walked into the room. Also thought there should have been documentation explaining how to use the tv and multiple remotes.
Conveniently located with on-site parkinเ
Our floor has a public restroom, and unfortunately there was a noticeable odor when we first arrived
Great views
Carpet pretty worn
Comfortable. All the staff were friendly and helpful. A large room with a very comfortable bed. The location was brilliant and an easy walk into town, with beautiful scenery along the way. We will be back
Great location with short walk to downtown area and waterfront. Underground parking available for daily cost . Front desk reception staff very friendly and helpful.
We stayed 5 nights but didn’t get regular house keeping. Made our own bed most days and had to ask for clean towels.
Close to all shops and city centre. Amazing view. Staff were excellent and nothing was too hard and were very helpful. Would definitely stay here again not sure why there was some poor reviews on google we found this place 10/10 Thanks
The apartment was clean, spacious and well furnished. Location was perfect, view was amazing.
The only thing that would have been awesome would have been a mini bar with some local snacks and drinks. We only had one night and it would have been great to have the convenience of staying in and having a wine by the fire.
Location was great so accessible to town.
The noise from outside was loud so we couldnt sleep sounded like a generator or aircon outdoor unit which you could hear from inside the room.
Very comfortable accommodation with outstanding facilities and views! Easy walk into main town. Excellent customer service from staff. Wish I had been staying for more than one night.
Staff were kind, friendly and helpful
Very worn furniture
View was good very comfortable
Car parking had to pay of a night which I did not and parked on the street $30 a night extra on top. We just ended up walking and leaving car lucky we are able to get around and able.
All bathrooms were moldy
The view
地理位置好,房间面积够大
设施有些陈旧
Location. Parking.
In bedrooms near the door it was incredibly noisy from both the corridor and from units above. The curtains also did not block out the light from the corridor. One of our party was woken up on night at 2am and 4 am by the door to reception and doors slamming on the floor above.
L’emplacement
La Clim qui fuit à 3h du matin en plein sur le lit obligeant à dormir dans le canapé. Chambre 1020 bruyante (circulation, travaux,…)
Great place to stay, everything was unreal, from the view in our room, size of our room, 3 minute walk into town and the staff are the best, 100% we will be back to stay with them again.
I had to leave to go home.

What guests love
Areas to consider
Cleanliness
6.5/10Mixed to negative: multiple guests reported mould on bathroom ceilings, stains on couches, dirty floors and inconsistent housekeeping, though not every stay reported problems.
Service
9/10Generally excellent: front-of-house and staff repeatedly praised as helpful and wonderful, though one guest reported poor management communication during a maintenance dispute.
Location
9.6/10Consistently excellent: many reviews highlight the close proximity to town and fantastic lake views; location is the standout strength.
Room Quality
7/10Mixed: some apartments described as up to date and well-sized, but several reports of maintenance issues (lifting tiles, broken dishwasher, no hot water for multiple nights) suggest variable room condition.
Amenities
6.5/10Mixed: breakfast was praised and apartments offer good views, but guest laundry/out-of-order equipment, lack of certain conveniences (dryer door missing, broken heating, paid parking) reduced scores.
Value for Money
6.5/10Below expectation for some guests: several reviewers felt the accommodation did not match advertised 'luxury' for the price (including high parking fees and inadequate compensation for major failures).
Food and Beverage
8/10Generally positive: breakfast served in the adjacent building was described as fantastic; little else mentioned about F&B.
Overall Experience
9.3/10Overall positive due to outstanding location, views and frequently excellent staff service, but tempered by intermittent cleanliness and maintenance problems for some guests.
