La piscina y el ambiente del lugar. Tranquilo y privado.
Hay problemas con el wifi y television. La piscina bella pero pensé iba a estar un poco más caliente. Estaba templada el agua. Tiene facilidades de corrientes de agua estilo jacuzzi pero no servian.
The closeness to everything
Location and charm of the hotel is amazing!
Honestly everything was good.
Es un lugar serca a la playa esta serca y encotre facil parque!!
The location right by the beach is great. The building itself is kind of antique and very nice
I have traveled extensively around the world, and thousands of travelers read my reviews. I am sharing this experience because I believe prospective guests deserve to have all relevant information before deciding whether to book this property. There are currently water shortage issues affecting the area, yet this was not disclosed on the property's website when I booked, nor was Expedia made aware of the situation. Had I known about the water issues beforehand, I would not have booked these dates. Rather than cancel, I asked for what I considered a reasonable solution: allow me to move my reservation to late September. The property refused. What has been most disappointing is the response from management. Based on my experience dealing with the management associated with this property, El Canario, and At Wind Chimes, I have not felt that my concerns as a customer were taken seriously or that there was any genuine effort to find a reasonable solution. I have now asked Expedia to escalate this matter to its management team. My advice to other travelers is simple: do your research very carefully before booking this property, particularly regarding current water availability and any restrictions that could affect your stay. I would not recommend booking here based on my experience. Travelers deserve transparency about conditions that may significantly affect their vacation before their money is taken, not after.

Muy buen servicio personal muy atento encantado
Todo estuvo a la altura para mi siempre hay algo que falta pero para sobre paso mis expectativas
They beauty, the history, the location, the atmosphere, the building itself is incredible the staff is absolutely amazing the pool is stunning especially at night. When you walk in the doors you feel like you are transported into another world
The only thing I did not like is the fact that I didn’t choose to stay longer ….. I love everything about this place
El personal, muy amable.
Habitación diminuta, colchón cedido y deformado, muy incómodo, ducha goteando toda la noche. Y la limpieza la hacen cada tres días.
Wifi was super SLOW 🐌!
Better wifi, and I stayed on the first floor close to the restaurant entrance, and it was horrible because I clearly heard EVERYONE, all day and night!
The hotel is lovely and so close to the beach. The staff was great and we appreciate Otto helping to get our room ready! Would definitely stay here again
Good location. Rooms spacious
Beds were a little hard. Extra blanket in rooms would have been nice as AC can be quite cold.
Location, the pool, restaurant and a few steps to a great spot on the beach. I stayed longer on my trip and rebooked right back here. Honestly a place I’ll keep going back to on future trips to PR.
The “hot” tub wasn’t always as warm as I’d like certain times. TV’s didn’t have the remote to the actual tv or at times the fire stick.
location
noisy unable to check in early, received email while on plane. had to find a place to wait.
Nothing but the staff
The internet was awful, the hotel hot tub didn’t work no elevator in a senior and the steps were too much , I asked for my room to be cleaned it never was had to run down stairs for towels every day just a bad stay a I travel 3-4 times a year this was by far the worst experience ever
Close to beach and nice area .!def will stay again . Great location

The restaurant was amazing.
No elevator
the location to the beach - and large room but a little out dated - no breakfast included

The check in time
The room was nice and clean, and the bed was comfortable. The small pool was a nice extra bonus. The aircon worked well and was quiet.
Check in is at 4pm which is the latest I've ever experienced, at any hotel, ever. Check out is at 11am. If you need 5 hours to clean rooms, then perhaps you should hire more cleaning staff. Its very inconvenient, having to wait that long to check in. The younger guy at check in seemed absent and spent most of the time either chatting with the cleaning lady or flirting with the female guests. This is something you would expect to see at a youth hostel, not at a boutique hotel. He definitely did not seem like he cared about his job very much, as opposed to the other staff which were service minded and friendly. Lastly, my t-shirt got white paint on it as I left the hotel, because the freshly painted walls weren't marked or had any kind of sign or notice on them.
Nice location and ambience
Nothing to put here
⭐⭐⭐⭐⭐ Wonderful Stay and Exceptional Staff My child and I had a wonderful stay at Acacia Boutique Hotel. What began as an unexpected last-minute booking turned into one of the highlights of our trip to Puerto Rico. The staff was exceptional—warm, welcoming, professional, and genuinely helpful. A special thank you to Alex, Arielle, Johanna, the housekeeping team, and the restaurant staff for making us feel right at home. Their kindness, attentiveness, and hospitality made all the difference. The property itself is charming, comfortable, and thoughtfully appointed. Our room included a refrigerator, flat-screen television with a wide variety of channels and streaming options, quality toiletries, and other amenities that made our stay easy and enjoyable. The heated pool was a particular highlight—there is something special about relaxing under the Caribbean sky after a day of exploring Puerto Rico. Acacia also has an excellent restaurant on-site with delicious food, which was incredibly convenient, especially when traveling with a child. For solo travelers, couples, and families alike, having quality dining steps away is a huge plus. I also appreciated that Acacia has a sister property, Wind Chimes Boutique Hotel, just a block away. Both properties are beautiful, well-maintained, and offer inviting pools and a boutique atmosphere that feels personal and welcoming. The location is fantastic—just steps from Condado Beach and within walking distance of numerous restaurants, cafés, and coffee shops. Coffee lovers, in particular, will find plenty of great options nearby. We felt safe, relaxed, and genuinely cared for throughout our stay. The entire team exemplifies Puerto Rican hospitality at its finest. I highly recommend Acacia Boutique Hotel and would gladly stay here again on a future visit to Puerto Rico.
LOVED EVERYTHING
Easy access to the beach, lots of local eateries within walking distance
Room was smaller than expected, bed was a bit uncomfortable. Minimal water pressure in the shower and the sink was stopped up in the bathroom.
Love the look of the hotel
It was perfect
Super cute for what we paid for!
Parking was a little hard to find due to the location.
Great location, just a couple hundred feet from the beach. The room was small but comfortable. We could have used another small table to put our luggage on. The room was quiet, thank you! The A/C worked great, and it's a quiet unit. Although there is a tall building directly in front of our room, we could see the beach on both sides of it. The pool on the 2nd floor is small but it's a great place to relax. The restaurant is expensive but the food was amazing, both breakfast and dinner. Creative cocktails too.
The front desk people were pleasant but could show a little more friendliness/openness, like greeting people as they entered or came downstairs. The sit in the dark behind the desk like they're trying to hide. Sometimes it was hard to tell if anyone was even sitting there.
We loved this spot ! It was clean and so cute definitely embarrassed like an old San Juan vibes ! Pool was beautiful and so relaxing ! We loved that it was a shallow pool so we could relax and have some drinks !
We hated that there is practically no parking ! We rented a car so a couple of the days we had to park blocks from the property! “ our only bad night was the last night because our room was next to the pool there where guest there all night even after the pool was closed on a Monday night so we had no sleep that night “
The property was great
All was great
Tranquilo y su personal muy bueno
No hay estacionamiento y es bien difícil dejar el carro en la calle y lejos del lugar
Everything! 100 m to the beach, very clean with very kind sfaff .
The closest to the beach, the cleanness, very pretty villa with very KIND STAFF!! We had a cancelled flight so we show up at the hotel at 02.30 am in the morning and we had to call for RECEPTION BUT THEY MADE IT FAST AND PROFESSIONAL IN 2 minutes!!
The staff was very nice , the supervisor made sure we had what we needed.
No fridge or microwave Takes a while for the hot water to kick in, pool closes at 9 which is kind of early. You gotta drive or uber to all the main stuff which is a 10-12 min drive in old San Juan

The Food and staff were exceptional
No parking
Convenient and close to the beach
Difficulty in booking a second night from Booking.com
They are so friendly
Beds being twin size put together
Is great location the only thing is the parking it’s hard to find a parking spot around but other than that it’s fine.
Hot water please please please!!!!
Convenient to where I wanted to be.

i like that our request for transfer of room was accommodated without hassle. with more space and better view of the beach. the location from the beach was my favorite part. almost a stone throw away. all the staff were nice. although it has no accessibility for PWDs. there's also drinking water access 24/7.
i think they should put comforters instead of thin blankets because the AC can be very cold. we're from NY and we like the warm weather but a cozy sleep with comfy comforters would have been nice with the AC on. my husband and i ended up having the AC off and just having the ceiling fan on. which was also okay. but i prefer a cold temp with enough blanket. :)
Location, location, location
Rooms are a bit small
Comfortable room in a great location. The staff were friendly and helpful. Walking distance to most things that you need. There is a great restaurant attached.
The place could do with a bit more maintenance. You have to lift all your cases upstairs to your room. Wifi was not very stable. No room safe.
Excelente ubicación. Habitación amplia y tranquila. Muy atentos los muchachos de la recepción.
Very nice location close to the beach Excellent restaurant Very helpful and polite staff
Nothing
Nice place great location good price
I wish the amazing restaurant was open more
Close to beach and amazing staff
No elevator, Room 103 should be for solo travelers. No room for luggage for 2 people, pedestal sink in bathroom loose from wall, everything looks dirty, the bed horrible (an old camping topper on top of mattress) and you can hear everything from lobby.
Amazing location steps from a beautiful beach! Tons of great food choices a block a way! Uber to airport was less than $15 and only about 10 minutes away.
I fell on the stairs at night due to the low light.
Restaurant
The bed was terrible & the air conditioner & refrigerator leaked. Room too small. The floors didn’t look mopped in a while
Very nice boutique hotel. The beach was nice! Could walk to multiple restaurants. Great hot tub.
Ocean view is blocked by other buildings.
The Acacia Boutique Hotel deserved more than the single night we spent there. It's a beautiful building, our room was clean and lovely, with a balcony from which we could see the beach. The location can't be beat, and the ample hot pool (way more than a "tub") was a delight! Restaurants and entertainment are nearby, but the beach is mere steps away. My only quibbles -- the wifi was weak and intermittent, and the mattress was a bit soft for my liking. On one occasion we had to wait a minute or two to get the staff's attention, but in every other circumstance they were helpful.
Location to the beach.
Boutique means small. Room, bath, lobby, bar/restaurant were small
The pool was lovely, warm and relaxing. The restaurant was amazing. Staff was polite.
No place to sit around the pool. Many people needed early check-in and the ability to accommodate that was limited. It seems that this is a chronic issue given flight arrival times so staff must be tired of dealing with it. Tough for incoming guests, especially those who come in on red eye flights.
Quaint and charming. Excellent beach accessibility. A variety of restaurants within walking distance and a nice soaking pool.
Rooms, while clean, could use some sprucing up- fresh coat of paint, etc. We stayed in 2 different rooms during our visit- one bed was comfortable, the other was beginning to concave. The restaurant on site was unimpressive, and it would've been nicer to have accessibility to purchase soft drinks, etc. instead of ordering from a high priced menu only to be told they don't have the ingredients to prepare said order.
Close to the beach, quaint, clean.
That check in was so late! You don’t even get a 24 hour stay for the cost of a room.
Great location, it was a unique property with so much charm, right on the beach
No vending machines on site to grab a water, or soda. Our bed was uncomfortable.
The worst experience ever, they don't even clean my room, the tv remote was broken, no towels is the shower wow can't believe the worst place to stay
The location was perfect for the beach! Parking garage less than a 10 minute walk at the hospital!
The beds were really uncomfortable. It was also really loud. Doors closing, people, ect.
Enjoyed our stay. Was a little more busy than expected, but overall very nice area. Nice location to the beach and restaurants.
The view of the beach would have been better but that was something you couldn't control.
location to beach is nice
Ceiling was leaking in bedroom. Noisy! When I told front desk about leak they didn’t seem surprised at all lol
beach location was great. Loved the restaurant Niche
The unavailability of front desk. Being able to check in early or add hours of late departure. Would have been willing to pay extra fee. When we returned at 4 to check-in No one at front desk. No water or snacks available at facility
We’ve come here for years. Our flight was cancelled, and we had to leave our ten day stay with Vrbo for the Acacia until our flight home. I thought we ordered up a Queen Bed with balcony through Booking.com but were given a more expensive “accessible” room on the first floor. (I’ve got beef about Booking.com and hope they address a message I sent.) Somewhere behind our room, maybe it’s the property behind the hotel, is a machine that makes a loud, churning sound for five minutes every hour. Workers should be a lot quieter in the early morning hours. They need to make repairs pronto!
Hotel is in a great location - very easy walk to Condado area restaurants and Loiza Street restaurants and easy beach access. Staff was very nice and easy to interact with. Our room was very spacious and comfortable and clean. The hotel was a very cool and unique, we liked the character of the design. They did have beach towels you could check out which was very helpful.
Would have liked more common area seating outside - the pool area was small and didn't allow for many chairs.
I loved the area, the hotel was very clean, super friendly staff. Near the beach. Felt very comfortable.
Everything expectacular 0
The hotel was beautiful and the staff was super friendly. The room was clean and comfortable.
The room is advertised as ocean-view but was not. We were on the second floor. At one time it may have been ocean-view but now there are tall buildings blocking the view. We did talk to staff and they said Booking.com needs to change the advertising of the room. Staff did say the third floor rooms have an ocean-view. But keep in mind there is not an elevator.
The desk clerk, Brian met us with such a smile. It was a great happy landing.
Could use a little maintenance around the edges. But right on the beach and short walk to anything you need
Romantic and location

Location
Room are ok. Very loud.
The staff were very nice! Also it was very close to the beach and pier.
I’m asthmatic so I didn’t like walking 3 flights of stairs. But that’s my hang up. No elevators. However, if they had elevators it would take away from the Spanish style rustic decor. So actually this is a compliment instead of saying something bad about the hotel. If I wasn’t asthmatic, I would enjoy going up the stairs. So please don’t use this from renting a room at this hotel.
Close to the beach ⛱️
Cleanliness and details overlooked. Stored luggage but had to wait for room.
Excellent location and perfect for a short stay. We stayed one night after our cruise. I was nervous based on reviews but I like unique, smaller places. And the price was good. They held our luggage until our room was ready (wasn’t ready until right at 4pm). Condado beach is right outside the hotel. We chose to walk about 5 minutes to Ocean Park Beach, which is safer for swimming. We found a shady spot and had a great day. The room (102) had everything we needed. Comfortable king size bed. Mini fridge got ice cold. Very nice ceiling fan that made sleeping so comfortable if you are used to a fan like we are! I’d definitely stay here again.
The aesthetics were absolutely beautiful. The walk to the beautiful beach was less than two minutes. The hotel restaurant was expensive, but very good! The hotel reminded me of a beautiful villa in Spain or Italy. Staff was great and very helpful.
Lack of amenities. No elevator. If you have mobility issues, either stay on the first floor or do not stay at all.
Location, architectural style
No elevators
Great vibes and footsteps to the beach. Be prepared to park and walk to the hotel a bit...
Parking all over the area is hard.
For me a cane toting senior the first floor location was great; the other times I stayed at Acacia I was on upper floors and w/ no elevator, well it was difficult to say the least.
Rooms are still not updated but I ignored that. Noisy de-humidifiers kept blaring but you get used to it; noises from elsewhere every now and then, well, you get used to that too
