Fabulous location, the outside space was so clean and tidy, lovely hotel, spacious rooms, food was lovely, bar prices for a hotel are very reasonable
The lift is rather small, and the steps up to the main door are rather steep but that's all
Hotel was very clean. Serving staff at breakfast were pleasant, helpful and efficient. It was nice to have a sofa in the bedroom.
The bed wasn't comfortable. Sound-proofing between rooms was poor. We could hear the TV and conversation from adjacent rooms.
everything arrived on a late night ferry night manager excellent
leaving?
The stay was enjoyable we were made welcome the staff was pleasant helpful and friendly room very clean and comfortable food and service excellent a nice experience all round
No complaints whatsoever ever
There were several coach parties staying. They had to depart very early (6.30). As a consequence the cooked full English breakfast has been cooked very early and when we went for ours at 8.30 it was getting very dry..the fried bread was rick hard. The scrambled eggs had caught at the bottom and the server had just stirred the burnt elements into the egg. It looked revolting. In contrast, the sausage was delicious as were the mushrooms
Both my bed and my friends bed were very old and very hard. Both had very thin mattresses, sunk in the middle. Additionally, very little,if any sound insulation was in the stud walls on the 4th floor as when other guests walked along the corridor,it was as though they in your room. Floor creaking, you could hear every word the spoke. Quite disturbing. We dined at the Rutland on our 1st night. Opted for the fish pie . Very tasty but such a small portion and not much fish in evidence. Pudding was a manderine cheesecake...we were charged £22. Pretty outrageous I feel for the quality and portion size. Ate out on our 2nd night.the
The location and staff
The lift and getting around.
Staff were incredibly helpful and accommodating, location was excellent, room was spacious, beds were comfy.
Location and sea view room were great.
Disappointed they no longer have gluten free sausages as standard for the breakfast menu. Gluten free sausages were cooked for me on request but they were horrible! After that experience, I stuck to Gluten Free corn flakes each morning.
Nice, clean and comfortable
A bit noisy out the back.
Nice and clean and friendly staff
Hotel was to hot
Very clean
Clean, friendly staff, everything you can ask for
Nothing
wifi was good.
the room is outdated bathroom door was locked on me i could not lock my door properly leaving my property
The room was spacious and comfortable, bathroom and shower, excellent. A great breakfast with a generous choice of food.
The front steps are a bit steep.
It was very clean and the staff were all Extremely friendly, polite and Professional. Good food
We had a view of other windows, flat roof & pipes. So no view. Bed was too firm for me.
Room great. Immaculate and clean. Bathroom immaculate

Sea view - spacious bedroom and en suite
Lots of stairs
Great location very clean staff was fantastic and breakfast was great
Room was clean, spacious and comfy breakfast was delicious staff were nice right on the promenade beside a bus stop coming and going from the airport and port erin so very convenient elevator is tiny, honestly me and my partner stepped in and started belly laughing at how small it was, but it fit both of us and a bag each, could probably fit another bag or person if they were slim, but it's completely fine for going between floors, no issues there the bed was comfy, the reviews are mixed because it's pretty firm but it's comfy, it's very much up to personal preferences about it so don't over think the negative ones
the stairs are a bit of hassle, no straight staircase, gotta go through hallways, but it's all very well labeled with signs too so if you like to wander it's a boon no accessibility, it's protected Victorian architecture so it's not their fault, but you MUST use stairs to get in, we were fine but it'd be impossible for a wheelchair user to reasonably stay here, sadly most of the promenade hotels are like that though, so it's pretty unavoidable
Last minute booking, easy to find on the main sea front Able to sleep 3 adults
A long walk to buses and train
Staff friendly, hotel clean
Bed uncomfortable
Fantastic friendly staff couldn't do enough for you, breakfast was first class plenty on offer freshly cooked, clean comfortable room excellent showering facilities, all in all a very enjoyable stay will stay again highly recommended.
Nothing
Breakfast, buffet style, had plenty of choice and was served from 7am onwards. Room was spacious and very clean. Staff where very polite and helpful.
We were at breakfast both days a little after 7am, sadly, on both occasions the breakfast was cold. We mentioned it to the receptionist on checking out who said he would inform the chef.
Big room, Good breakfast, friendly staff.
The extract fan from the kitchen. Started at 7 o'clock every morning.
Cleanliness, shower, tea making facilities and good breakfast
Temp of room - bit too warm TV - small Both above minor gripes
Great location, friendly staff, spacious rooms, great breakfast
Nothing
Breakfast was excellent ,Dinner was good but not a great selection
The Rutland was very clean, all the staff were welcoming , our room was beautiful and bright, the food was great and had plenty choice, the bar prices are good too .
There is nothing I could say
Wszystko super tak jak w opisie. Personel mega pomocny.
Die Lage war gut.
Unfreundliches Personal. Im Zimmer war alles schräg, viele verwirrende Treppen.
Great stay here. Didn't spend much time in hotel as was at a funeral. Missed breakfast but was told it was amazing.
Nothing. Room was very comfortable.
friendly and helpful staff and wonderful food
Good location and clean, great breakfast
Our rooms faced inwards to the rear of the building, in the morning at 6:30 am the fans started up for the kitchen, with the windows open it was noisy
Our room was lovely and clean bed was comfy the staff was so nice friendly and very welcoming. Breakfast was really nice overall we just really liked the hotel and can’t wait to visit again.
I love a big blanket and I would say the only thing I wish I could have changed was how big the quilt was it was a little small for bed but apart from that perfect.
Clean tidy and efficient
Buffet breakfast was excellent and the staff were amazing and so helpful in storing our bicycle (group of six cycling around the island for a few days).
Nothing.
The breakfast was beautiful, plenty of choice well prepared and the food was hot. We celebrated our wedding anniversary and the hotel provided prosecco in our room for our arrival. All of the meals were beautifully cooked. There were a number of starters available, usually 3 main courses and accompanying veg was served buffet style. Dessert was a choice of cakes or cheese cake served with cream and a hot pudding of the day served with custard or ice cream. The staff were very friendly and helpful.
There was entertainment in the hotel 3 nights of the week but this was definitely aimed at an older audience. The television in the room was quite small.
Clean room and excellent breakfast choice and friendly staff.
The beds mattress had definitely seen better days and was 5nights of backache
Good breakfast.
We had the carvery on one night it was the worst carvery we have ever had.poor choice and everything was cold.
It was very clean and the staff were helpful and friendly
None
Excellent room, booked a single room but it was a double bed and beautifully done, looks like it has a very recent refurb! Excellent breakfast, could not have asked for more. The staff are just lovely and nothing was too much trouble!
The breakfast in the hotel was excellent. The rooms where light and airy.
The bed and pillows where a little on the hard side.
Excellent customer service.
Breakfast should be till 10.30
Hotel was clean, breakfast was good and the staff were welcoming and friendly. The room and bathroom were a good size and very clean.
The mattress in my room was very firm and I slept on the couch instead.
Rooms were big
The small lift and narrow hallways very clostrophobic
Lovely rooms and lovely sea view. Staff very friendly. Staff very helpful. Breakfast was really tasty it had everuthing you need.
Nothing everything was perfect
Nice breakfast. Spacious room with a nice sea view.
The location was just perfect, right by the seafront, with a beautiful view for the sunrise and sunset.
The bed was very soft, too uncomfortable for my liking. It's very difficult to figure out how to lock the door in the room. I'm sure other people have the same problem.
Bedrooms were spacious and comfortable. Breakfast was very good and we used the restuarant one night, which was excellent. Staff were very helpful and attentive.
Steps up from the prom were a bit difficult to navigate for some of the older members of our party. (Same for most Promenade hotels though.) There's only one lift up to the bedrooms and that's VERY small. Problematic when the staff are moving luggage round and/or a coach party is going in and out.
Very pleasant staff. The room was a very good size and comfortable.
The lift was extremely small.Breakfast was ok but good value for the amount paid.
Delicious. Breakfast was healthy a great variety to suit all tastes
Can't think of any way to improve it
Nice beach view
Reception staff was little rude
Very convenient for using the trams etc and the Manx Museum

Spacious room Good location Great views
The situation of our room was overlooked by other rooms had to keep curtains closed.
It exceeded my expectations. Room was bigger than I expected. Furniture was nicer than I expected. It was spotlessly clean and smelled so fresh (I’d love to know what they used). They were very attendant to my vegan requirements, all staff courteous.
The lift was very small.
Lovely rooms for money paid
All good
Apesar d3 antigo e a precisar de algumas obras, o quartos era confortável e a localização excelente. Bom pequeno almoco, funcionários simpaticos
Very friendly staff
The matress was a little soft for me
Clean and modern
Returned on early boat asked for Packed Lunch was informed cost would be £8.50 per person Anoyed as we had already paid for 4nights Bed and Breakfast
Everything about the hotel was fantastic there was only one problem. The mattress on the beds are far too thin which makes the beds hard and very low. Staff were all exceptional.
The beds were two hard and two low. Could do with a ramp as steps get very slippery when wet.
The lovely friendly staff. The excellent food. The sea view.
The very small lift, the steps up to the front door, would have liked more choice of a later breakfast till say 10am after all we were on holiday. If we let staff service the room, they left the curtains open so the room got too hot as it was in the sun all day. We only had room serviced once in 6 nights for this reason.
Breakfast good choice of food
Nothing
Good selection
Nothing to dislike
Clean, comfortable, spacious rooms. Very hospitable, friendly staff.
Our room was opposite the kitchen, which was quite understandably noisy, and the lighting from the alley made the room very light during the night.
It was clean room was a hold size
Nothing
Large very clean twin room and a good breakfast. Typical older seafront hotel, but exceeded our expectations given the price. Have stayed at many such places on the island any will noy hesitate to book here again
Las habitaciones espaciosas
El desayuno muy sobrio y cada día lo mismo
Everything was good as usual. Room was good, cleanliness was excellent and breakfast terrific. Scores highly on all counts. This was my fifth visit so that says a lot.
All good
Great breakfast. Friendly staff and spotlessly clean.
Steep steps up to entrance
Staff were very helpful & efficient.
Clean & comfortable
My room was next to the lift so noisy when people opened door to come into corridor . My room was very noisy , I could hear conversations from other rooms . Very hot as only one window opened a tiny bit and no air con. Steep steps up to hotel are not great if you hand mobility issues . Tea & coffee at breakfast was not great .
Staff excellent well looked after
The step steps outside but we managed each day, As disabled but managed doing it slowly and safely. Mattress needs atension.
I loved the room the staff where so helpful and the breakfast was excellent.
The room was nice
The lift was very small
Perfect for our needs
excellent location , very clean , staff lovely and a very good breakfast . Couldn't fault it.
Nothing
Strong shower, coffee making facilities, friendly helpful staff
Shame not to get a sea view room When hotel seemed far from fully booked
Good staff, easy check in, decent breakfast, lovely view. Very big room and bathroom
Mattress had a big dip. TV very small.
Bra läge nära centrum och strandpromenaden.
Ingen naturell yoghurt, bara billigaste sortens bröd. Ingen ost.
Breakfast ok. Staff pleasant.
Coffee at breakfast was average! Very hot in the bedroom. No a/c.
Once again, everything went well. This was my fourth stay and there hasn't been anything to complain about in all that time. Location great, staff great, rooms great, cleanliness great, and breakfast fantastic Located right on the front of Douglas Bay and lots to see and do. Transport links great also. If you haven't been to the IOM before then go and visit. Lots to see and do and the people are lovely.
If I had to be picky I could mention the very small lift and the numerous narrow corridors. The signage could perhaps be better also. Also, the higher up the building you go, the warmer the rooms tend to get. Gets very warm particularly in the current heatwave conditions. None of these would ever put me off though, just a few polite observations regarding my stays.
Location, good staff, very clean and very good breakfast buffet.
No air conditioner but they provided a fan.
Friendly staff always willing to help, large clean comfortable room. Breakfast had a large selection which was excellent. Position on the promenade is ideal.
Nothing.
Friendly helpful staff, clean hotel throughout which has been refurbished to a good standard. The buffet breakfast was well cooked and plentiful with a wide selection. The room was cleaned each day and tea/coffee/milk replenished The free left luggage facility was handy on the last day after checkout
Due to the heatwave we slept with the windows open. What I presume to be the kitchen extractor switched on at 6am and was loud but didn't stop us going back to sleep. It's an old building and the only lift is the size of a double wardrobe. This didn't matter to us but may possibly mean a lengthy wait at busy times
Had a really great time here. All the staff we came into contact with were brilliant. Room was lovely, bathroom was excellent, very modern. Beds were comfortable. It was exceptionally hot but we were provided with a fan. Breakfast was brilliant.
Drinks in the bar were expensive.
Central location, character building
Entrance steps are rather steep
Lovely clean
Small showers
Very welcoming
Room was hot
Breakfast was great. Staff were very polite. Location was central and excellent. Room size was great.
The room was unbearably hot with no air conditioning, only a small tabletop fan. We even had to sleep with the door propped open one night. Also, the maid left our room door open while we were out, leaving our belongings unsecured.
Staff and location were great for us, we had breakfasts in the hotel and they were excellent 👌. Room was basic and clean as was the bathroom.
Truthfully the bed was uncomfortable 😫 could feel the wood work of the frame through the very thin mattress, didn't complain at the hotel and I know I should have but I didn't. Steps up to the building are steep and the lift is very small and slow but does the job.
Beliggenhed
Morgenmad var absolut det værste jeg nogensinde har oplevet. Kunne ikke spises.
Sea front room with the sea sight. Close to bus stops and centre, reception open all time, bar, cleanliness of the room, internet access, toiletries in small pack rather than in refillable bottles, bath tob with shower.
Lack of air-conditioning (though there was a fan). No complimentary water bottles in the room, no mini-fridge.
Very clean and comfortable rooms
Showers very small, for the bigger person, but we managed
Great location near Douglas Beach, with exceptionally friendly, warm and flexible service. I especially appreciated that food was still available from the bar when the restaurant was closed.
Nothing – I enjoyed everything about my stay.
The staff are very friendly and helpful. They went out of their way to help me in any way necessary. Highly recommended. They took into account my request for a bath, and upgraded me free of charge. Exceptional service. Breakfast was awesome very wide selection from full Breakfast, fruits and yoghurt, cereals and would cook you fresh poached eggs if requested. Location right on the sea front and bus routes. 5 star service from my point of view.
Only, minor quibble. I don't like brown or tomatoe sauce in little sachets.
The hotel exceeded my expectations and was much better than the price would indicate. I had informed the hotel of my disabilities and was assured staff would be available to get my luggage from my car into the hotel and be placed in the lift. This was done promptly. When leaving I asked for help to take my heavy suitcases down as there were three steps up from my room to the lift. A most helpful young man mad them look light as he did this for me. All the staff were charming, kind and so helpful. The food was excellent with a good choice at both breakfast and dinner. The room was spacious and the en-suite very clean and all things worked .
The only aspect of the hotel that was difficult was the steps on the entrance. As a person with restricted mobility these a bit steep. There were good handrails on both sides. Staff were quick to ask if I needed help. The answer was no but my rate of movement is slow. The Physio's words "the good go up, the bad go down" rang in my ears as I tackled the steps. The style of the hotel was inkeeping with all those along the promenade at Douglas- they all had steps up the the entrance and some others were steeper or longer.
Good location and very clean and comfortable
Nothing
The quaintness of the hotel being a Victorian property. Tiny little lift too which is fully operational. The staff were pleasant and helpful. The breakfast room was set up very nicely. Enjoyed the breakfast immensely.
Not the hotels fault but very inconsiderate patrons at 6.30 am talking very loudly by the lifts!? Which was right next to our bedroom. That annoyed me! The dining tables are very close to one another. Can understand this at a busy season though.
