Booked the usual superior King Size room I usually book once a month for work, checking in, room has been taken, was given a standard double room, if I wanted a view of a roof 5 yards from my window I would of booked that, gutter broken leading to constant dripping all night, noice from people working past, that’s why I book the superior king size, one of three rooms that your not disturbed, I have paid for the superior room & didn’t get that, but was told the duty manager would be phoning me later that day after check out, still waiting, checked out 10 days ago! Don’t stop in room 363 if raining outside.
Sausage butties for breakfast
We were very disappointed with our stay :- our bedrooms were to hot and the radiators wouldn’t turn down so we had to use fans in one room three fans The plugs didn’t fit in the holes so couldn’t have baths there was only two plug sockets in each room One bath had to be cleaned out as there was pubic hair in it The door keys on one room kept running which was a problem having to go back to reception And we were going to be charged five pounds a head for swimming with 12 in our family it would have worked out very expensive after a little moan it was agreed to not pay as I had paid in full before the hotel had changed hands I have stayed there twice before and I was very disappointed with the extreme difference.
Poor service and facilities. Very misleading information and pictures from hotel did not mirror actual condition of the hotel
the room was clean and comfortable with every thing but a fridge
as a dog owner needing a room we were located at the very rear of the hotel at the end of a long corridor which felt like we were underground it a small window with no view and little natural light It was a long way to take the dog for tiddles especially in the night No fridge
Excellent staff accommodated all our needs great breakfast beautiful building loved my stay
No complaints
Great value for money, professional and friendly staff. The bed was very comfortable. As it was a hot evening I had to use the fan which was lucky there was one provided otherwise it would have been an uncomfortable night.
The shower curtain wasn’t the cleanest but that’s nit picking and by no means a deal breaker. The plug sockets were the other side of the room but again it’s nit picking would have been more convenient for the sockets to be next to the bed.
The room was too hot. It would have been good to have a fan in the room. It was difficult to regulate the water temperature when showering. It is a good location and great gardens etc. I loved the stained glass window. The staff did their best under difficult circumstances. Overall I probably would plump for a Premier Inn if I was to stay in Burnley again.
Room was too hot.
Didn’t eat. The magnificent features of the building. Being moved to a room with no outdoor humming noise. The bed, the tea tray (in the new room, Bath in the room Friendly reception
Restaurant hours too short for eve meal Decor appears tired Seemed understaffed The noise from outside the window in 1st room
The mattress was comfy
The building is lovely from the outside but when you get to the rooms a totally different story,it needs a total revamp in decorating dirty carpets ,dust, window latches that don't work light bulbs that don't work, holes in hallway carpet cracked tiles in bathroom,we would not stay here again we checked out after our first night and that's only because we got there quite late otherwise we would not have stayed there, very disappointing and can't believe we paid what we did to stay there so overpriced.
For the price it was adequate but for the style of business one would hope for table clothe, more extravagant plates, cutlery and pleasanter presentation of cereals.
No lifts and too many ups and down stairways - we are old and feel thos, but know nothing can be done as it is a Listed Building.
Rooms nothing anywhere near to the photos on your website, extremley dated, dirty and even a health and safety risk One member of staff between the reception and bar. |reception and cleaning staff taking orders for breakfast. £12 each for a full english and there were items missing from the menu description.

The staff were friendly
The place was very run down which I expected. What I did not expect was how poor the service was in the restaurant and how poor the quality of the food was. It took nearly 1 hour just to receive our drinks at dinner. Breakfast was nearly inedible. We had no hot water in the morning and so had to have cold showers.
The proximity of the hotel to the place I was visiting
Dont serve food on a Monday and the rooms are dated, not what it looks like on the website.
I had two unsuccessful attempts to operate my key card. Because of this inconvenience, the hotel upgraded me to a platinum grade room - much appreciated!
Christy was brilliant, back there again in January. If she wants to keep in touch and i will take her for a curry my number is 07460445236😀
Nothing.
Very clean, food was good also, staff very helpful
Check in desk chasing me for payment when it was already paid for.
Me and my daughter had afternoon tea and use of the leisure centre. We fully relaxed and the afternoon tea compared from before it was taken over was worth every penny. It was fresh, tasty and we will definately be back in a couple of weeks. Compliments to the new chef 😊 The lady on the desk went above and beyond. We are looking forward to next time.
Check in and breakfast
We had booked the room and were hoping to have a meal in the restaurant but unfortunately the restaurant was shut so that was the only disappointment. We were starving other than that room lovely as were staff
Location to motorway and comfort
Everything was good
everyone was extremely nice! And the place is absolutely gorgeous!
we had some problems with keys and toilet light didnt work the last two night so they offer us to use toilet of the room near ours.
A stunning hotel with the most helpful, friendly staff — they honestly couldn’t do enough for us. The team are a real credit to the place. Breakfast was delicious too. We had a lovely stay and would happily return!
I like the hotel. Staff are always nice and helpful.
Lights were not working in bathroom. Made things very awkward. Also bedside light not working. No plug socket near bed. Room didn’t look clean. And the hotel didn’t seem busy but I was in a room the was probably the furthest away from reception.
Location.
It's like a maze finding your way around. Run down. Carpets on stairs a hazard. Bar closed. Shower poor, just trickled.
Friendly reception, lovely room and facilities
The hotel was lovely, staff were friendly. We stayed here 1 night to watch a show in burnley. It was only £5 in a taxi into Burnley centre. DIdn't get chance to use leisure facilities as we were only here for 1 night. Would stay again
The history of the building
Fantastic stay! The room was clean, spacious, and quiet. Our experience was already pleasant, but Mr. Andrew at the reception made it even better with his kind and hospitable attitude. Even after we checked out, he kindly offered us tea while we waited in the lobby for a few hours. Truly excellent service!
The staff are wonderful and an asset to the hotel .
Unfortunately very run down though was told being updated due to new management , I’m an ex Burnley resident and years ago this hotel was the most beautiful place . The building is stunning and has fantastic potential when it’s been totally renovated .
See below- The Breakfast Muffin or sandwich, which was best ever! Needs adding -with a choice of different fillings- to the Dinner menu. Also the staff were fantastic. The lady from Farnworth and her daughter were lovely, going out of their way getting me my favourite Tea-`Yorkshire.` Again this tea should be added to room provisions as standard. All in all, slept well and a Fab getaway! Dog was n`t a problem either and room more than accomodating.
limited food available on dining menu. Not the best choice at Dinner.HOWEVER, Got to be the best Breakfast muffin ever! Thought i`d have a change in the morning and forego the full english, for a breakfast muffin or Barm with bacon and egg on it.Just what the doctor ordered, and i recommend you make this more available, say at dinner, only with a choice of fillings- it would have gone down well(literally).
Dogs welcomed. Good location. Great parking. Nice building. Helpful staff. Comfortable. Breakfast available at reasonable rate.
Restaurant was closed due to refurbishment. A lot of stairs in a maze of a hotel.
Relaxing with friendly staff .

The location and the look of the hotel
No lift but only because I had hurt my leg
Our room was really comfortable and the bath was exceptional. Breakfast was the best we have ever had and we were looked after at breakfast by Dave who deserves a very special mention for the service he offered us on behalf of the hotel.
Nothing we didnt like.
This is a really interesting historical building with links to the tea trade. I had a nice room with a decent bathroom and everything seemed clean. The restaurant was closed and there are not many restaurants in the area, unless you want a takeaway which seem to be in every other shop. Good parking. The bed was not good, and really uncomfortable. This review gets an extra star thanks to Riddhika on reception who is really efficient, and very nice too. She is that star.
The area is good with good access for travel
I booked a room with 2 beds and was put in a double room The base of the bed was broken and on looking at the base saw the mattress and OMG, filthy The room smelt and there was no complimentary toiletries for price The pool was ages and tiles broken. There’s an added fee to access the pool now £5 per person The bathroom was dirty and the shower tricked Moved to a room with 2 beds and it stunk of damp dirty washing Bathroom in second room was dirty with no complimentary toiletries. The whole building needs to be updated as it’s shabby, warn and dirty
Beautiful property, original features, landscape area kept intact.
Staff very helpful and the hotel itself could be lovely, but it appears very shabby in places, worn and threaded carpets, damp patches and old brown leak stains, worn furniture, chips and marks to a lot of the bedroom furnishings, windows blocked out, vents in the swimming area are dirty and the pool ceiling was mouldy, black sealant to hot tubs, very dated decor Grand staircase lovely and the hotel has real potential if some money and care was thrown at it
as above - also a bit put out that the leisure facilities were extra cost, given the room was £125.00 for one night
A good location with plenty of parking. The restaurant was decent with a very hard working and friendly waitress.
The interior is very tired. Beds need new mattresses. There was a bucket in the corridor collecting dripping water which looked like it had been there a while.
Overall a nice hotel Only complaint was in my room the bathroom was repaired by bodgjt man and there was a loose electrical socket by the TV
Good location and very helpful staff with problems and late check in and early check out
While swimming in pool a lady poured in a liquid from a jug with warning signs on, so had to leave pool immediately. Also extracharge for pool didn't make sense...we had to change door card every night as it wouldn't work.
The pictures online are definitely nicer than in real life
The property was very dated really needs a refurb, when getting to our room there was hardly any lighting in our room, receptionist was absolutely amazing and moved us to other room, wasn’t much better but had a one more light Bit disappointed with our stay, probably wouldn’t come back again anytime soon, wasn’t offered the option for breakfast either or anything about the spa, which is why we originally booked for as a relaxing Sunday morning. Wasn’t that impressed so left early the Sunday
S
The staff & location
Facility is tired & needs updating
Location..the grandness of house bathroom big good shower
Being told at checking " there no restaurant open to night because no one was checking in ! So had staff issues sent kitchen staff home" I looked at my friend as we checked in and said obviously we don't count as checking in guests !!! Unbelievable!!! Reception said sorry to disappoint you...looking down... is there anything close to get food? " don't know " .. anytakeaways? Don't know! But if you find any we can loan you plates etc but eat in room ...... WHY was there no message a coming in guest that there's no restaurant open ........ Very disappointed will not stay again .......
Absolutely would recommend staying here the staff were very polite and helpful will stay hete again
Conveniently close to family
Building etc tired but then discovered it had just been sold so that explains it.
Location
It was a little uncared for. Room was ok but not what we expected
Enormt god atmosfære, kompetent og høflig betjening, fantastisk engelsk morgenmad
Very nice
Sadly this hotel has lost its shine. We have been going to the hotel for over 40 years and cannot believe how depressing it now looks internally. The building and grounds are fabulous on the outside but the inside has declined significantly. The bed was comfortable but the bathroom was poor due to poor water pressure in the toilet and the repairs to the bath was ridiculous. The corridor had a bucket collecting water from a roof leak. Staffing levels appeared very limited with some customers sat waiting for service at the bar or reception. Didn't stay for breakfast so can't comment on that. The price was average but wouldn't be worth a higher price. Many years ago this hotel was the place to go and spend a happy event or a lovely evening meal. There was a pianist playing in the voyer along with a lovely roaring fire with comfy sofas to sit in and relax. No such thing now. Very sad
This hotel has a very impressive reception area and dining area and the checking in process was easy, and the staff were pleasant and welcoming. The hotel layout seems a bit confusing with a warren of corridors, but the signage got me to my room ok. The room itself was rather dated with carpet and furniture circa 1985, but it was a good size and there was a well stocked tea point and decent free wi-fi The room was clean, but it's hard to get it completely spotless when the fixtures are so old. I had a really good night's sleep and the bed was extremely comfy. I didn't eat on site, So can't comment on that.
The hotel itself was lovely but a little tired decor wise. The bedroom was well enough equipped and the bed was actually really comfy. The staff were friendly and accomodating, and the food was lovely. The leisure club adjoined to the hotel was a nice extra, and the jacuzzi and sauna were lovely and well worth the 5 or 7 pound entry (dependant on weekday or weekend) Would happily stay again as overall it was value for money and situated within easy reach of local transport routes.
Lovely old building in nice clean grounds
Probably the best night's sleep I've ever had in a hotel due to it's comfy bed and black out curtains
It's a bit of a cop out that you should have to pay extra to use the leisure club when you have already paid for your stay. The room could do with TVs being upgraded for something a little bigger and more modern, as it is the only thing that lets the room down.
We can't fault the friendly staff and food was decent along with location for what we needed it for.
The Room was looking tired and had cracks in the ceiling, had signs of damp on the wall by the window. I have stayed in better hotels for less money.
free parking friendly staff nice room spacious nice breakfast rooms are dated have been informed new owners will carry out new rooms for guests.
The car park was spacious. The room was alright. The staff were so smiley and lovely
We didn’t have a telly remote in our room. The bed was really hard and the pillows weren’t that great.
We have stayed at The Oaks Hotel. It has changed hands, since our last visit in June. Although we had a good stay, there were changes that the new owners have put in place. For us we don't think all for the better. The staff were really nice as usual. We had booked the all inclusive deal, we should have gone in Feb but had to move the date because of illness. Stay in double room, drinks 6-11pm 2 course Evening meal (we had a sweet we could have had, gesture of good will from June) use of leisure centre. Full English breakfast in the morning check out 11 am. We had an email 2 days before our stay saying of the changes and if not OK, could cancel. Changes were limited drinks 6 each which was fine. Charge for Leisure facilities, which I don't think should have applied, but just said I won't use. We got there early as go on public transport, which is why we like this Hotel. We went into the bar which was empty, the furniture has been re arranged, the comfy sofa's have gone and 3 leather chairs, which when there are 2 of you already not very good for getting to know other guests, which we did in June. I went to Reception and asked if we could get drinks, and Louise came & obliged, still only us in the bar, previous times we would have seen other people. We did see 2 others and said we went to Reception and Louise served us. Which they both did and left. We went to our room had a snooze & checked the menu out and decided what we would have. I checked with Reception we were choosing off the right menu as prawn cocktail was a starter, she checked and yes we were. We went down to the bar no one in again at all waited 1/4 hour went to Reception to ask to be served which we were. Went for our meal at 7pm, still no one as guests came into the bar,I noticed a man in dining room as I went to rest room. We gave waiter our order, he came back all items weren't avl. There was only 4 of us in dining room. We re ordered and it was lovely. My Husband didn't want his sweet he was full, I was also full but was having my sweet on principle ! Waiter said special Eton Mess thought it would be light enough, you guessed it off the menu ! Didn't want any of the others so said I wouldn't bother, as most were filling, Icecream I had in June and although lovely to cold on stomach to go to bed. I had 2 drinks , my Husband had 3 and we did have a lovely time, I found it all quite funny as though we were in a Faulty Towers Sketch. Had a lovely night sleep and shower in the morning. Went down for b/fast, the continental wasn't as varied as the last owners but fine, cooked b/fast was lovely and I think the same. Waiter said it had changed 2 days before we came, there were no fresh fruit yogurts or jam, which was fine just different. We learnt that the Restruant wouldn't be open Fri Sat or Sun, which doesn't affect us as usually stay Thurs/Fri, does seem strange as I would have thought those would be busier days. But our visit was a lot quieter than usual whether it's because of decision no all Inc. I will wait and see what prices will be as we do like to visit as convenient for us. I know a lot of reviews say tired, we find it part of its charm, for us cleanliness good food, friendliness of staff and feeling comfortable in your surrounding is important to us as my Husband has early Alzheimers and we haven't ever felt un comfortable. We always book the same room as have tried a few rooms and this suits us Thank You
Professionally run, very friendly snd supportive staff They have good gym, swimming and spa facilities Breakfast was good
none
Not much really
Very old and dated. Breakfast was really poor
Room was not cleaned. I wiped every single bit of the bathroom and when I saw the water in the bathtub drain with mould in I decided to check further. There was hair on the bath towels. Then I found the same hair on the pillows and everywhere on the bed. Decided to check out after less than 4 hours of staying there (nearly 2 hours spent at the nearby pub). When I said to the receptionist we want to check out she didn't ask any questions. Also I found very strange the fact that you need to go up and down the stairs to get to your room which didn't have any air-conditioning. The "magnificent " view was a wall with a small alley where the fire exit was. Another thing is when we returned from the nearby pub there were two cars that pulled into the car park. Those lads went out of the cars and then they decided to rev their engines loudly.
Look at the cleanliness reviews before, this hotel Where do I start? Well booked a 3 night stay online a "so called Luxury Room" ( not luxury in any way ) well the room when entered was filthy and it is not like service filth but aged filth, Bathroom full of limescale , Taps, Bath, Shower screen. All skirting boards and white doors absolutely riddled with dirt. Dust over desks and tv Bed was broken and at a slant. Carpet are badly stained. Furniture broken and ripped I refused to sleep in the room or even stay stay at the hotel, and asked for a refund as I was not going to be staying in there, its been over a week now and not had any issue of a refund so I will be taking this further and onto legal this is not acceptable level of service. Claire on the reception who I walked around the room and also was taking pictures on all the issue's and totally agreed with the on condition of the room, My recommendation is check the room it you are staying here before you pay!! When I see the reviews left by other reviewers I am not the only one so there is a pattern in regards to this hotel.
Used this hotel when going to a night game at Turf Moor. (Burnley). Great location. Comfortable bed. Great shower. Clean throughout. Ideal.

Found this hotel by chance by doing a search online of available hotels in the area. Loved the old fashioned charm of the maze of corridors and going up and down steps. Reception staff were very helpful when asked where to go in the area. On the cons. The TV remote did not work, and they tried spare batteries but that did not help so had to use the buttons on the side. There is a garden that backed onto out room and they kept chickens and a cockerels and every morning it started crowing long before it got light. It was so loud that I could hear it even when all the windows were shut.
Nice staff
The bed and pillows. Easy booking and check in/out
I brick wall window, fairly dated rooms and bathroom.
Food itself nice
The room was a bog standard travel lodge - prices in the restaurant extortionate (food itself nice) Rooms need updating
The window lock was broken and would close, the bathroom door was rotten on the bottom and dirty, hair on the bathroom floor. The chair in the room was peeling, the bunk beds were uncomfortable and noisy and in the pool the safety rail was only held on with one bracket in the middle
