Good location.
Property was under construction when we visited. Very limited parking.
Very polite and friendly staff
Bit of a rabbit warren to get to my room but ok once I got the hang of the layout.
the view from the hotel was spectacular
the room was very inconvenient to get too, through carparks and loading docks, then when we open the door met with 15 stairs straight up, Not ideal whilst carrying 3 x 20kg luggage cases, Construction bagging all day. The buffet breakfast not worth the money, very minimal choices
view from room was exceptional!
it was all good

Room temperature too warm, Mable to change
The property was difficult to access, a bus had to perk across the driveway so I could not get in and in heavy traffic so had to drive to the middle of town to turn around .when I got there it was difficult to park and difficult to find reception, they had then lost my booking . Then the room was a small poky corner room with very little view . Definitely not a superior room . It had a adjoining room which I didn’t think to check the lock and had a women walk into my room as I was getting ready for bed and abuse me for being there . When I tried to ring receptionnto get them to come lock the door the phone didn’t work
Hard to access hard to find reception and hard to park
The spacious apartment with the best views of the lake and mountains.
Had to pay for the parking. The balcony should have had a rooftop so that during rainy days can still sit outside amd enjoy the view.
It was a really good place to stay. Accommodation was excellent and staff was excellent.
Didn’t like the parking facilities and having to pay $25 per day
NOISY : Room 505A BLOCK 1 is located in front of parking lot so very noisy not only because of ongoing construction but also people moving constantly standing in corridors to talk. Not just in the day but till very late at night. So if your stuck in the room due to rains your holiday is ruined twice as bad. HOUSE KEEPING once you’ve checked-in is just about replacing towels and toileteries. FOOD taste and quality is poor PARKING is not adequate and very inconvenient and expensive if not prebooked.
2 beds put together didn't work well. Dent in the middle...use a topper pad. Capturing was a shambles, its a cibtruction site too, vehicles parked on a sunny driveway ..rabbit Warren to find our way. Towel rail didn't heat and we needed it to...room 102A
Wonderful lake & mountain views from the apartment. Spacious sized with awesome balcony, full kitchen & very nice bathroom. Highly recommended.
Parking was difficult at time & need to pre-book.
Loved the beautiful view, exceptional service and clean apartment! Hot tub with those views-Couldn’t have asked for a better place to stay for our elopement and honeymoon.
Nothing
The staff, very friendly.
No milk provided for coffee or tea in fridge. Unaware that parking has to be reserved even when paid for, limited parking spaces.
We requested a 2pm check in as it states on their website “Check in from 2pm onwards.” When we arrived at 2 our room wasn’t ready and we were told it would be in an hour. Our room wasn’t ready until 4:15pm. Very disappointed and the staff weren’t overly helpful. The parking building was also hard to navigate. Would not stay here again
The apartment was clean and modern inside, and very spacious for a family of 4. Gardens well maintained. Water pressure in shower great. Comfortable beds. Location is perfect, quite but still close to town.
There is some renovations still going on at the hotel. With temporary routes to reception and work in the parking areas but will be stunning when finished. Buffet breakfast was average.
We stayed here in March this year in the penthouse and absolutely loved our experience, which is why we recommended the hotel to so many people and decided to come back. The property itself is beautiful and the location is fantastic.
Unfortunately, this stay was very disappointing compared with our previous experience. This time, the room was very small, the drawers didn’t even open in the bathroom, there was no outdoor table and we found underwear left behind in the room. We also received no assistance with our luggage despite having to take it up a full flight of stairs. For what we paid, we really don’t feel the experience was good value or up to the standard we expected.
Great location, clean and tidy rooms
Would be really cool if there was complimentary milk in the fridge and some smaller pillows for the beds. Otherwise great
Comfortable room, good view, convenient location.
We had to park on a massive hill street away from the hotel with no safe crossing back to the hotel (have to cross a busy main road). Room was half stocked with normal amenities. Shower had great pressure however changes from lukewarm to scorching hot throughout the shower. Bathroom had a vent but no exhaust fan. Very outdated for an Oaks. Still using single use small plastic tubes for soap, conditioner & shampoo.
景色太美了!房间舒适,设施齐全!性价比也很高!
Good location and spacious place, nice views of the mountains and lake, we were on ground level so we had easy access to the back to enjoy the view or a little walk at the back.
staff weren't helpful, one person at the reception which made every request take so much longer than usual, booked With a baby but there were no cot in the room when we arrived and didn't have parking spot. only beds got made during the days and sometimes there was still rubbish left behind.
How clean and fresh the apartment felt. Super new and tidy. Great views.
The construction was a let down....bit noisy and no compensation for that. Didnt use the outdoor space because of the noise.
good room, small view, the dinning room wow just loved eating there and the view best, the staff were just great friendly and very helpful good ambassadors for your hotel
I was an older client so I found the approach down to the reception rather steep as I have a walking disability and I also didnt appreciate how far from town the hotel is but that is the only complaint
Super warm, very nice. Lovely staff, facilities were amazing and very clean
How far to get to my room
Location, views, ease of check in
The double bed was two singles pushed together, the only flaw for the room
The view was amazing, very clean and beds were super comfortable
Location
Access to room, no real views from our room, construction noise
Great location
It under renovation so a bit messy
Rooms were lovely and clean, easy temperature control.
Lots of navigation required to get to each level. Parking was 2.2m which was not specified when we booked parking. Need thinner pillows
View from the room only
Hotel is undergoing construction too much noise from early morning no proper housekeeping done everyday we had to call them even fr making bed we stayed in 2bhk for 7days nt even once thy vacuumed or cleaned completely n when ask they to do they said 60$ fr vaccum if u stay more than a week then its free
Interior of apartment was clean and as shown in photo minus the fire. Complimentary shuttle bus service to town centre.
Was a lot of building work on site opened bedroom curtains to a building site with scaffolding etc and interior carpark. layout of actual property very confusing had to take a lift to car park area walk through there and then another lift and eventually to apartment, no lake access as building work also happening there, no parking on site available so had to park up a hill on the opposite site of a main road, generally driving on to hotel property to drop bags off etc was a nightmare. Think this will be lovely place to stay when all the building work is done.
Everything
good location, nice room and view. Friendly staff
parking situation was horrible. if you didn’t book in advance, you need to park 200m away, up a very steep hill on a public street which you needed to cross a main road to get to. Also the walls are paper thin and can hear every word our neighbour says. Kitchen area was very dirty.
Location was great Courtesy Bus was brilliant Staff were excellent Room services excellent
A pillow option of soft, medium, firm would be a great option for guest.
Fantastic views, great facilities
Wifi was terrible and wouldn’t hold Parking was not available so we had to park on the other side of a busy road
Great location
Underfloor and towel rail heating not working
Great location and parking . Very plush decor and comfort in everything. New and trendy
Nothing
the room was double booked. paid the money, turned up... only to be told there was no room for us
The room and the view were great, but the parking was inconvenient. It would have been helpful to know before booking that reserved parking wasn't available. If I had known, I would have chosen a different place. Having to park on the street and walk back in the cold with my family was disappointing.

The apartment was a very generous size for 8 adults. The free shuttle bus service into town was fantastic.
There was nothing we didn’t like.
Location and the staff where amazing
Amazing views, clean, spacious, had everything we needed and the staff were excellent.
It was a bit of a maze to get to the room, not sure if this will change once construction is finished.
Loved the rooms, staff were amazing, the views were beautiful, heated flooring in the bathrooms were so good. Would definitely stay again if I ever returned to Queenstown.
The room was nice and comfortable nice view. Quite
It was very confusing trying to get to your floor. Parking was ridiculous and expensive for what you get. Breakfast was so over priced for what you have on offer.
We had a lakeside view which was well worth the money. From the moment we walked in, it was truly beautiful to see the spacious and comfortable furnishings coupled with the sparkling lake view and snow capped mountains.
It would have been great to have some milk supplied to go along with the coffee machine but it's hard to fault anything else.
The view was exceptional and the fireplace was the best thing alongside the view. Beds are super comfy and the room is very spacious.
There was a door to the undergrounds parking underneath our room and it closed very loudly whenever it was used (a lot). It kept us awake for hours on the first night. The next day we worked out which door it was and we pegged it open each night. There are a lot of renovations going on so sleeping in is not an option. That was okay for us but may not be for some. Also, the gym wasn't open due to the construction. Heated towel rails would have been great, especially for the price we pay.
Room was tidy. Staff were nice.
Tv system didn't work. Got staff in room swapping different Chromecasts units to try get it working. Took 4 different units, then volume very low and kept lagging for anything streaming. Phone wasnt working and had to get fixed. Carpark situation was bad. Paid for car park separately then one of the nights there was no parks available in carparking building.
Beautiful outlook . Staff were great . ESP the shuttle driver called Davie
We liked the location of the hotel. It was central to woolworths and pack n save but then also Queenstown itself. The lady at reception who checked us in and out was very friendly & good with our kids. (Can't recall her name but she did say she had only just moved to Queenstown in December and was from Brisbane as well- thank you; you were lovely!)
The carparking and access road/driveway is tricky. It's steep but also not wide enough when cars park on the side to then get into the carpark, especially since it's supposed to be 2 ways. The carpark itself is tricky to manage. Very little parking space and tight to manoeuvre a car. We knew there was construction happening (fine). However, the construction workers would park in the main carpark as well, so limited space even more. We booked a 3 bedroom apartment with a lake view, fireplace, and underfloor heating. However, we received a 2 bedroom apartment with an adjoining single room.. which i normally wouldn't complain about. However, the door between the 2 rooms was a fire door and wayyyyyy too heavy for our kids to open & close (we as adults could barely hold it open..but it had to stay closed otherwise it would alarm) so we had to cram 5 of us into 2 bedrooms. Our apartment also didn't have the fireplace or underfloor heating and wasn't really what we paid for. We were also situated under the main reception area in the building and heard noise from above us at all hours (kept waking the kids up). One of the days we came home and our electricity had been turned off? They said it "checked us out." This was day 4 of our 10 day stay. Our phone after that didn't work again, and the manager said he'd come the next morning to try to get it to work, but never came? Every time we needed to ask a question or to tell them about the power or that we had no hot water (2 days after that); we had to keep going back to the reception. I really expected more for the amount of money we paid & for the fact of being a well established hotel chain. However, I was pretty disappointed! I unfortunately probably wouldn't stay here again when visiting Queenstown.
Can't beat the lake view, and having a spa on the balcony in the 3 bedroom apartment was amazing, looking at the stunning view. It was clear it had been recently renovated, so was very new and pretty. Having the fireplace was lovely also.
The parking was fairly tight, and I feel like check in took a while, considering I had booked everything online. I was also never told about other services, such as shuttles into town (which I read about when I went to check out), breakfast etc, or the fact that the lakeside walk into town was shut due to council redoing it (we worked it out when we went exploring to find it), which is more annoying when we had a 4 and 8 year old with us thinking they'd get to explore (I realise they didn't close it, but would have been nice to know before we made the effort), plus the fact there was a lot of construction going on, as they were obviously renovating the rest of the hotel, although luckily there was only minimal noise disturbance in our room.
Nice rooms and facilities
Far from the queenstown proper and shuttle service is limited
Very friendly & helpful staff. The property had just had a been fully renovated so everything was brand new. Tight parking in the car park!
Location was great.
Not having essentials replaced in room. Eg. Toilet paper, tissues, milk.
I booked this hotel through the GHA Discovery website for five nights in a 2 Bedroom Penthouse, Early Bird Rate with Breakfast, for 2 adults and 2 children. Unfortunately, the stay was disappointing from start to finish. 1. Housekeeping was almost non-existent We stayed for five nights, and housekeeping was by far the biggest disappointment. The hotel appears to be newly renovated, so naturally the rooms still look quite new for now. However, with this standard of housekeeping, it is probably only a matter of time before the condition of the rooms deteriorates quickly. I do not mean to exaggerate, but the photos speak for themselves. These photos were taken when we returned to the room at night after housekeeping had supposedly serviced it. Rubbish was left on the bathroom floor. The toilet bowl was not properly scrubbed. The handheld shower head was left lying on the shower floor. The kitchen sink was not cleaned. The utility / washing machine sink was also left dirty. The cutlery and plates were left inside the dishwasher instead of being emptied and properly put away. Items dropped on the floor remained exactly where they were. Most surprisingly, throughout our five-night stay, the bedsheets were never changed even once. Housekeeping seemed to consist mainly of replenishing items, making the bed, and leaving. For a hotel of this standard, the cleanliness fell well below expectations. 2. Breakfast was an unnecessary battle The booking confirmation clearly stated 2 adults + 2 children and Early Bird Rate with Breakfast. On the first morning, we were told our three-year-old was not allowed to order breakfast because of "hotel policy". This made no sense, especially when breakfast was included in the booking. After staff checked the reservation again, they admitted the child was entitled to breakfast, but then said we could only order a small portion because of another "policy". So let me get this straight. I booked breakfast. The confirmation stated breakfast. The booking stated 2 adults + 2 children. Yet my three-year-old was somehow only entitled to a "small" breakfast. Interesting interpretation of the word "included." 3. "Prepaid Rate"... until it suddenly was not The booking terms stated: "This rate is prepaid and your credit card will be charged in full at the time of booking." At check-in, the hotel took my credit card as a guarantee. I specifically asked whether the room had already been prepaid and whether breakfast was included. I was clearly told yes. At check-out, I was again told everything was paid for. A few days later, my credit card was suddenly charged for the room. After several rounds of emails with the manager, I eventually checked my original bank statement and realised that the booking had not actually been charged at the time of reservation, which was a few months before the stay. Mistakes happen. What is not acceptable is that the hotel repeatedly assured me that the room was prepaid, including at check-in and check-out. Had they done their job properly and simply told me payment was still outstanding, I would have paid in cash on the spot. Instead, they charged my credit card later, added a credit card surcharge, and then refused to refund that surcharge, even though the additional cost arose because of their own mistake and incorrect information. We are fine with card surcharges generally, as we understand this is standard practice in New Zealand. What is unacceptable is that the surcharge only arose because the hotel incorrectly told us, both at check-in and check-out, that the room had already been prepaid. Had we been correctly informed that payment was still outstanding, we would have paid in cash and avoided the surcharge. Instead of addressing this simple point, the hotel simply cited its terms and conditions to brush off the complaint. That seems to be the standard approach here—quote the T&Cs, ignore the actual issue, and move on. Apparently, guests are expected to pay for the hotel's errors. 4. The only positives The rooms have a lovely view, and the scenery is genuinely beautiful. A small tip: If you are renting a large SUV or MPV, be careful. The car park is extremely tight and difficult to manoeuvre. Unfortunately, a nice view cannot compensate for poor housekeeping, inconsistent service, avoidable billing mistakes, and staff who appear unfamiliar with their own bookings and policies. I rarely leave reviews, but after this experience, I felt future guests deserved to know what to expect.
Everything was great, except for the inconvenience of the renovation throughout the property.
Comfortable apartment that suited our needs
Tv lost signal quite regularly
The view was amazing. The room was spacious and new and had everything we needed. The fireplace was great too
The beds weren’t as comfortable as I was expecting being a new room. There was still construction going on outside our room and was woken some mornings to workers and their radio outside our bedroom window.
Literally everything! Can not fault it, we will definitely be back.
Nothing
Wonderful views of the lake and mountains. Such spacious rooms.
During our stay there was a lot of renovations happening in other buildings. It made it difficult to drive in and out and find parking.
Comftable and relaxing
No enough parking
The room was nice, well presented and had a good view. Close proximity to Queenstown "city".
The hotel was mostly under construction with a lot of construction noise throughout the week. The car park was also mostly under contruction with somedays having a lot of the parking cordened off by fences or traffic cones, which was frustrating as we had paid for parking but somedays struggled to secure a spot. Which was not specified when booking. There also could be some improvement around room cleans, there was a day that was missed and the next morning, we had no toilet paper. I had to call reception several times, eventually taking it upon ourselves to track down a cleaning trolley and asking for a roll of toilet paper.
The apartment was tidy and clean. Very warm as well good for winter weather. Only downside was the construction going on but we hardly hear any noise. Just the parking issue at times.
Great views, lovely staff, comfy beds.
Driveway was hard to see when driving from airport to location. Car parking was tricky, make sure you book a spot.
The staff where magnificent, couldn’t ask for better service and made us feel welcome from the moment we stepped in the door
There was construction work going on but wasn’t an issue
Location, staff, rooms AMAZING, they even organised flowers and wine for my wifes birthday.
Nothing, it was fantastic
Good view of the mountains, close to the town centre, and friendly staff.
Cleaning didn’t meet the standards that were set out in the information pamphlet. We expected a bed change and vacuum one of the days we were here and it didn’t happen. I had to ask for it to be done after the day we were told it would be completed. The benches and bathroom were not wiped over in the 9 days we were here. Towels were changed regularly which was good. Construction made it difficult to park as they blocked off up to 5 car parks with cones. Not good when you are paying to use the parking facility and it’s almost impossible to get one.
Staff & shuttle bus
The walk through carpatks to get to room
Amazing! We were lucky enough to have a view of the lake in our room!
It was a bit annoying being under renovations couldn’t use the spa pool.
great views and location. staffs really helpful. I booked flight to milford sound through the hotel's reception and got $150 discount, but I got sick and didn't make it. the hotel helped me to get the full refund.
the carpark is a bit hard to park and the breakfast is average.
Amazing view, beautiful fit out in the bar area, lovely setting by the fire with a great coffee. Rooms were spacious, clean and well equipped. The view in the lakeview 2 bedroom apartment was incredible. Will definitely be back!
Massive construction going on which wasn’t mentioned under booking ad!??? Very difficult parking and navigating construction issues
We love the views from the apartments.
Construction work was a bit noisy at times.
Amazing view, clean and comfortable apartment.
Stairs, it should be mentioned that there are stairs to get into the apartment.
Great apartment with fabulous views, good kitchen amenities
N/A
The staff and location. That’s it.
The construction around. The price was ridiculous for what we got. We got the studio apartment and it was a literal shoe box for $200 a night. The construction was a joke. So loud and metal scraps everywhere. Took us 5 minutes to get out of the car park because of all the inconsiderate tradies. The door was open to the public the whole time so anyone could walk in which felt so unsafe. The shower leaked everywhere into the floor. The restaurant and bar was closed. There was just nothing good about it. We are so disappointed and wasted so much money on such a horrible place. Oh and our room had a connecting door to the room next to us which was locked. But because of this the people in there were basically right on our room. We could hear every single thing and constantly had their light shining in. Was absolutely horrible.
