The location is hard to beat - centrally situated with easy access to everything you'd want. The bar sets a wonderful first impression with a great ambience and stylish decor. The room was spacious and impressively quiet; I barely noticed any noise from the nearby road. The gym is well equipped and generously sized. Throughout my stay, the staff were consistently friendly and always willing to help.

Unfortunately, a few issues marred the experience. Most alarmingly, the duvet in the room was covered in what appeared to be dried, washed blood stains. This is simply unacceptable in a 4-star hotel — if stains can't be washed out, the bedding should be replaced. To their credit, the front desk replaced it promptly after I raised the issue, but it should never have reached the room in the first place. Getting from reception to the room was a surprisingly long walk - if your room number is in the 20–35 range, be prepared. The elevators nearest my room (C & D) had a noticeable, unpleasant odour, as did the hallway leading to the gym. Soundproofing between rooms is also lacking: whenever anyone in the room above used the toilet, the flushing was clearly audible. Lastly, both the hallways and rooms are carpeted, which may be a preference issue but felt dated.

The staff were super helpful and friendly. What a beautiful hotel and perfect location.

We stayed here during the Fringe Fest and found the location to be the best part as it is in a central location between a lot of the major Fringe venues. The room--while not the biggest--was big enough for two big suitcases and to not feel entirely cramped. Also I found the fitness center to have a good mix of equipment and really appreciated that.

The cost in this case. I know the prices during this time are naturally going to be inflated, but it is just so much money for a basic room.

Excellent location. The staff are super friendly and very helpful especially the receptionists. It happened that my unexpected early arrival granted me an early and smooth check in, and a parking spot in the garage. The room with generous amenities was clean and comfortable.

The hotel was very centrally located, and the room was clean and comfortable. Overall, we had a pleasant stay.

The parking situation was disappointing. Although the hotel stated that parking was available, there were no spaces left when we arrived. We therefore had to find parking ourselves. Unfortunately, the breakfast was also disappointing. The selection was rather limited, and the overall quality and presentation felt more like a canteen than what we would expect from a hotel of this category.

WC sporco di c**** che faceva capire che il bagno era stato pulito in modo approssimativo. Hanno pulito e non si sono neanche scusati, terribile. Ragazze al check in davvero antipatiche e arroganti. Sembrava dessi loro fastidio solo nel chiedere un'informazione. Mi hanno addebitato 2 volte il costo della camera (con booking e con il loro check in), problema per fortuna poi risolto grazie al meraviglioso ragazzo della mattina seguente. In tutta la Scozia ci hanno fornito adattatori per l'iphone, qui devi pagarlo 6 sterline e trovo che per un 4 stelle in centro sia una cosa senza senso.

Nous avons demandé une chambre à deux lits mais tout était complet. Après la 1ère nuit, on nous a fait un énorme cadeau en nous offrant une chambre en "up grade" avec deux lits sans supplément de prix. MERCI infiniment.

Notre problème a communiquer car parlant très peu et mal l'anglais, heureusement que l'une de vos collaboratrice parlait un peu le français et nous avons pu être compris.

The hotel was ideally situated for our purposes i.e. visiting the Edinburgh Fringe Our room was spacious and quiet with easy access to the hotel facilities. All the staff were ectremely friendly and helpful. The breakfast was excellent. We used the restaurant several times and the food and service were always very good

The bathromm had a glass door which was a problem if anyone visited the toilet overnight. THe bedroom would be flooded with light which would invariable wake up anyone else in the bedroom. There was a problem with the plumbing. We could only get hot water through the hand basin hot tap if we ran the both the tap to the sink and the hot water to the bath for a very long time. Apparently, the hotel boiler had had problems. The controls for the TV in the room were overly complicated and illogical.

Overall the hotel and location is good. Our room was very nice and clean and a very spacious room. It was a king room so all good there. Breakfast was good and staff were friendly.

The bar was plain and boring. I didn’t like anything about it. Front desk staff did nothing as it is all self check in.

The hotel itself was quite nice however they state that they pride their self on their gluten free breakfast option with a counter available for choice. This counter had a toaster one bagel and 2 cereal options. All the sausages and hot breakfast options had gluten in apart from the obvious. This was a total let down and for the price the breakfast was I would have been better going to a cafe.

I liked the location and I liked the room was very spacious.

One of the best hotels I’ve stayed at! The check-in process was quick and smooth, and the service was outstanding from start to finish. The staff were incredibly kind, welcoming, and always happy to help. What really stood out was their respect for Muslim guests—they provided us with a prayer timetable, informed us about halal food options, and made us feel very comfortable throughout our stay. The hotel also offers convenient parking and is in an excellent location, close to the city centre and many major attractions. Highly recommended, and I would definitely stay here again!

Why do hotels put solo travellers in tiny rooms even if they’ve paid for superior or bigger rooms? I did ask reception and was moved to the room I’d paid for but I shouldn’t have had to. The room was clean and staff friendly. A very good Scottish breakfast.

Standart hotel in the old city. Brakefast is priced way off - 50 pund for one person. Don't book that hotel if you will enjoy fairly priced brakefast.

Really great find in Edinburgh. We’ve visited many times, this time selecting something different that was well located for our needs. Also was good to see a hotel that didn’t ‘hike’ its prices during graduation period when parents and family are travelling to share this special time with their loved ones. From early arrival, the staff were wonderful - confirmed parking (limited car park so we were delighted to secure a space), room was ready for early check in, smooth & efficient with friendly manner in helping us with directions and having extra pillows delivered to the room without us asking (having noted it on my standard settings on my bookings with hotels.com) The room was great. Well appointed, modern, with everything needed for a comfortable stay and of good quality. We were impressed. The bathroom was nicely appointed and great spacious shower. Sounds silly to state, but everything really did just work as it should (which often isn’t the case even with the biggest of chains and prices). If I had to give two constructive comments, I’d say bottled water in the room should be provided these days (and especially during a heatwave) and the bed seemed small by today’s normal standards. But these were minor and didn’t detract from our stay at all. We had a super stay. Felt like we found a gem we will certainly return to. Thank you to the ladies on reception for making us feel welcomed and the entire team for making sure all was tip top.

I loved the size of the room- much bigger than images. Also the downstairs gym was incredible for a hotel gym. I was super impressed with all of the facilities in general and I would stay there again.

It was much more expensive than somewhere I would usually stay so I would appreciate included breakfast or offering a discount on this if included when booked.

This hotel was perfect. Located by the Surgeon’s College and a stop on the Hop-On Hop-Off bus. The rooms was a good size. Bathroom good size as well, but there were no outlets in the bathroom. But what really made our stay great was Mark. He was a bartender/server at the hotel bar. He chatted up the local spots and what to do from a Edinburgher’s perspective. He had a genuine interest in our trip and it was a joy to recap with him during our stay.

The dining area and staff provided a great way for us to end our vacation in Scotland. The front desk staff was incredibly friendly and helpful. The hotel is in a prime location (quiet and accessible to shopping and food).

The location for this trip was ideal. Plenty of nearby restaurants bars and cafes too. Able to walk from Princess street as well. The hotel was really nice, staff were friendly and helpful. Our room was perfect for a one night stay. Comfortable and clean with a good shower. Breakfast was very nice actually, cooked buffet with cereals, breads etc.

Die zentrale Lage und gutes Frühstück

L’hotel è in una posizione comodissima, servita da molti bus sulla via principale (Nicolson street) anche se la Royal Mile così come Victoria street e Grassmarket sono raggiungibili facilmente a piedi in pochi minuti. Tutto lo staff è super gentile, l’ambiente è accogliente con molti spazi in comune, pulitissimo ovunque. Inoltre la nostra camera era spaziosa e dotata di tutto il necessario, molto silenziosa e con affaccio su Arthur’s seat, veramente bella, grande bagno con prodotti per l’igiene di alta qualità. Consiglio fortemente questa struttura.

La colazione unica nota stonata, caffè non sempre buono e in generale il buffet dovrebbe essere migliorato sia nella scelta che nella qualità delle proposte dolci e salate.

Very comfortable, spacious, clean and quiet.

Have been here several times before and the standards are just as high. Rather unassuming from outside but this is a super efficient hotel with everything that you could want. Reception was comprehensive and able to help me find the location for a symposium I was attending. Room was great, very comfortable bed, a TV that worked well and a shower among the best that I have ever experienced. Breakfast was faultless with a full Scotish flavour. A really good hotel with attention to every detail.

I chose this hotel based on location and wanting a more refined experience after some rougher travel. The room and bedding were comfortable and all seemed well so I unpacked. Then I discovered the toilet seat was soiled! Not wanting to relocate, I cleaned it with TP and tried to forget about it (unsuccessfully). Then at breakfast my coffee cup was not clean. At checkout I handed a written note to the front desk and explained my experience.She assured me I would hear from the manager and perhaps the housecleaning manager. Neither of those people have reached out to me so I am writing this review. I would not stay at this hotel again since they were unable to provide basic sanitary cleanliness.

I have a flat around corner and needed a room for night. All staff delightful but particular mention of Enya and Jonathan on Reception. Charming and friendly. They were just what I needed after a tough few days moving house.

The staff at this lovely quiet hotel are all very friendly and so helpful. We found the hotel to be very clean and modern. There was a good selection at the buffet breakfast and the evening meal menu was very good also. There is a nice bar area for quiet drinks or a small bite to eat. Really cant fault this hotel. Second visit and hope to return soon.

The staff make this hotel exceptional. 10 Hill Place is a beautiful hotel, gives a boutique feel in size, style, and most of all in the familiar welcome and attention to detail of the staff. Location is in walking distance of most attractions, perfect for those on surgical college tourism. The breakfast selection is varied and replenished frequently, the quality of the food on the lunch, dinner, and room service menus did not disappoint one bit! The rooms are modern, stylish, clean, and comfortable. Not at all pokey as some can be. A stay at 10 Hill Place won't disappoint! Shout out to the front desk staff especially Enya and Johnathan.

Good property, very well maintained. Has a restaurant which we used on our first night - decent food, but lacked atmosphere as most people eat out (as we did on subsequent nights). We had a superior twin room, and worth the extra for the size of the room. Very comfortable, and quiet - even though we were on the corner overlooking a busy street. Good location - we easily walked everywhere from the hotel.

The lobby/check-in area not very welcoming, we were initially quite disappointed with the hotel - it didn’t make a great first impression. Breakfast also really/too busy - and not up to the quality we’d had in other Scottish hotels (watery gruel isn’t porridge!😉)

Das Bett war bequem und das Zimmer ansprechend möbliert und sehr sauber. Außerdem war die Duschkabine groß mit Ablagefläche. Das Personal war sehr freundlich und hilfsbereit.

We visited for our anniversary and received a glorious welcome on arrival! Great location, but not in the middle of everything, but all is walkable. Spotlessly clean which is always my priority and amazingly comfortable bed! Staff couldn’t be more helpful, would def stay again!

In mid-May, Hubby and I spent four nights at the Ten Hill Place Hotel in Edinburgh. Out of the four hotels we stayed on our trip, this was the best! In addition to the cordial staff, we had a spacious room on the fifth floor with magnificent views of Arthur's Seat and Edinburgh. On two occasions, we dined at the hotel restaurant (an exceptional breakfast buffet and for dinner.) For dinner, we had fish and chips (they were cooked to perfection - we both agreed that they were the best fish and chips we had on our trip)! I paired mine with their excellent in-house gin (1505). The hotel was conveniently located to most of the attractions (Royal Mile, Edinburgh Castle and Arthur's Seat). We also utilized their prompt and superb same day laundry service (submitted in the morning and back same day at 5pm). We both recommend Ten Hill Place for those who are seeking exceptional accommodations in Edinburgh.
