The staff were great! Location was good, not in a high traffic area but walkable to services and entertainment. My bed was super comfortable.

My sink would not drain and it was not fixed during my 3 days there. The manager did follow up and gave me free breakfast, but it should have been fixed.

The concierge gentlemen who was a bit persistent in having us joining a breakfast meeting for a membership. We had express that we were not interested many time and we did not want to come off as rude people but we just didn’t appreciate having to let him know we weren’t interested more than once aside from that everything else was fine.

Els apartaments estan una mica desfasats. El sofa llit horrible, lamentable que consti com a llit. Havíem reservat per 8 persones i no teníem suficients tovalloles per tots ni havien deixat llençols ni coixins pel sofa llit. A la nevera encara hi havia ampolles de gent que hi havia estat anteriorment…. Una mica decepcionant. Per esmorzar ens demanaven 38€ per persona

Honestamente nada. Lo que muestran en las fotos no tiene nada que ver con la realidad del Hotel. Se ve que en algun momento fue asi Como lo muestran en fotos, por fuera cuando uno llega se ve bien, pero entrando y sobre todo la habitacion se ve que no le han dado ni el mas minimo mantenimiento.

Fue bastante desagradable y nada saludable el olor y el estado de la habitacion, completamente humedo y mohoso. El precio que pagamos por tres noches no deberia de ser asi fue un robo y booking no deberia ofrecer Este Hotel, es la primera vez que nos pasa y estamos bastantes decepcionados con esa experiencia, quisimos Mejor estar mejor esos dias fuera del Hotel y llegar muy tarde solo a dormir , instalaciones dañadas nada que ver con las fotos. Le hace falta un buen mantenimiento a todo El Hotel para tener esos precios tan altos. Muy Mala experiencia y mi esposo y Yo nos sentimos robados. Primera vez que nos pasa y eso que reservamos bastante en booking. Lamentable.

I am a FAVC member. We decided to check out the FA Cancun Villas because we had some points that were expiring. Our "home base" is Cabo FA Grand. We were in a one bedroom master suite, while similar to Cabo and not uncomfortable, they are older. If you are older, the bathtubs are difficult getting in and out so you have to be careful. I still don't like the attempted sales activity -even as a member they try to upsell you every time even after explaining that I'm not interested -but good free breakfast. This is a smaller older resort but is relaxed compared to the party resorts. While there isn't a huge beach, what beach and swim area is there is good. The staff are very nice. There is a major grocery just down the street so stock up, the prices at hotel are expensive. Our 12 year old granddaughter enjoyed the small kids club. This FA is better than Cozumel, which doesn't have a beach. They have other properties in Cancun which may be better. There is a huge new Live Aqua and FA is building other new properties. The lodging cost here is very reasonable. If you just want to lay back and read etc this is a decent stay.

Al principio nos dieron una habitación que no nos gustó y solicitamos una solución, la cual fue atendida con suma prioridad y nos dieron otra habitación excelente por su vista al mar.

They took full responsibility on the incident by paying his medical expenses there but now I have medical expenses back in the states. Please consider your options before you book with them.

קצת מיישן , לובי ענק עם הרגשה המונית (אנחנו פחות מתחברים לזה), בריכה לא מספיק נקייה וחמה מדי מהשמש ומשחקי כדור עם רמקולים ורעש. כך שלא השתמשנו בבריכה. החוף סובל מאצות. בקבלה הייתה בעיה עם תקשורת למאסטר כארד וכרטיסי האשראי לא עבדו כך שנאלצתי לצאת מהמלון ולהוציא מזומן, הייתה סתימה בכיור.

Our annual Cancun family trip was excellent. The staff amazing from Miguel front desk who was able to update our room to my pool and ocean view, Sergio our server by the pool who took care of me and my daughter who provided great food options, Rafaela from the restaurant in the morning who remembered us, and save the best for last Jhovany, who went above and beyond, your gesture will never be forgotten. If I missed anyone thank you to all who assisted us.

We had the best experience and the kids club staff was amazing with our kids! We had Natalia take care of our 7 year old while we had a couples massage and made lots of arts and crafts with our child. she was truly appreciated! I would highly recommend

Excellent location, friendly staff, spacious rooms, beautiful ocean views, excellent service and a relaxing atmosphere. The beach access and proximity to restaurants and attractions were very convenient. A Big shout out and special recognition to Gerardo, Emilio, Miguel, Aldo, and Handel for always willing to assist. Their professionalism and friendliness helped make our stay enjoyable. However, additional dining options on-site would be appreciated. Some areas of the property could benefit from updates and modernization, and reducing timeshare presentation solicitations would enhance the guest experience. Other than that, we appreciated the hospitality and we would consider staying here again on a future trip to Cancun. Thank you to the entire team for a memorable stay!

We had horrendous experience visiting this place between June 6 - June 8 and I will probably never visit here again. Compared to other all inclusive hotels I visited this was is by far by far the worst in several ways. They only have 1 indoor breakfast/lunch buffet including 1 outdoor under huge bungalow. On June 7, the only 1 indoor restaurant they have was closed. Yes, unforeseen issues occur but non of their staffs were aware and they didn’t even open alternative restaurants and they were completely unprepared. And the outdoor restaurant was plagued with birds. Yes, I understand it’s located outside and it’s difficult to completely block the birds, however, bird poops were everywhere including the plates where people temporarily stepped away to grab drinks and etc. And none of the staffs were trying to intervene at all. Lastly, staff was not very professional compared to other properties of all inclusive hotels that I visited. Many of them were unaware that the restaurant was closed, was unable to explain where the restaurants are located, and many of them were uninterested in assisting guests looking at their phones or talking to each other.

Otima localizacao com bom estacionamento. Tive que mudar de quarto, mas a equipe foi muito ágil e rápida para solucionar o problema.

O hotel precisa de um retrofit, esta um pouco “velho”. A pressão da água de banho é muito fraca.

The pool looks nice. The staff was friendly.

I would absolutely never go back to this place again. Our room smelled so bad from the minute we got there to the min we left. The smell just never went away even though they brought something to neutralize the smell, it maybe worked for an hour or two at most. What a horrible experience, I barely got any sleep because of it. The room was also very run down, scuff marks on the wall and doors. The tub was also weirdly large and deep and hard to get in and out of. We also thought we were getting a seaview balcony but we ended up looking into the hotel next door! I could go on and on but in short, no thanks!

My first room smells mouldy and very dirty. The wall needs paint, the headboard is dirty, the room is old, and you can see the air vents have big holes. If I stayed there, my asthma issues would increase. Therefore, they switched me to another room that was better. Unfortunately, I was able to listen to what the couple in the other room was saying, as if they were beside me; the water from the shower came out, and the full washroom got flooded, and that was, in my opinion, a health and safety issue. Also, the fact that we have to wash our own dishes, which I didn't dirty anything, was shocking after the price that they were charging.

The beach and beach front restaurant was absolutely perfect.

Great location, it feels very private and the views are beautiful.

Appartamento confortevole, attrezzato (sia in cucina che in bagno) e pulito. Letto king size comodo e con biancheria di buon livello. Due balconcini con vista piscina e soprattutto vista mare. Personale molto gentile e attento. Ho letto su altre recensioni che veniva proposto insistentemente l'acquisto della multiproprietà; forse perché italiani e a causa delle troppe ore di volo per poter essere una proposta appetibile, a noi non è successo. Spiaggia dell'Hotel carina. Traghetto per Isla de Mujeres da Playa Caracol a pochi minuti di distanza, così come il centro commerciale Chedraui per acquistare frutta, verdura e cibo in genere; altri negozi disponibili subito di fronte all'Hotel. Stazione dei taxi proprio di fronte (anche se abbiamo utilizzato Uber).

Nella zona piscina/spiaggia la musica c'è tutto il giorno fino alle 21:00 e si sente anche dalle camere, avrei gradito almeno una fascia di silenzio dalle 14:00 alle 16:00.

I had a wonderful experience at this Fiesta Americana!! Lots of options where to stay here in Cancun, however I totally loved and recommend this place!! The facilities have everything you need to stay comfortable, specially the pool area. It has Jacuzzis, pool for adults and kids, beach launch chairs and beds, bar in the pool, happy hour, and also it’s super close to the beach so you can hand around in both areas easily. The staff is super friendly, helpful and will take care of you at all times!! Omar took care of us and spoiled us at all times!! Looking forward to come back here again!!✨

En DJ spelade så hög (dunka-dunka) musik, att flertalet (främst äldre) gäster behövde lämna poolområdet. När någon bad honom att sänka, så gjordes det bara lite grann och bara tills den pågående "låten" tog slut. Sedan tillbaks till samma orimligt höga volym. Men en annan DJ spelade bättre musik med normal ljudvolym.

We really liked the location, the pool, and the overall amenities. The hotel is perfectly situated right in the centre of Cancún’s hotel strip, making it very convenient for getting around. It’s close to shopping centres, restaurants, beaches, and popular clubs, which made exploring the area easy and enjoyable. The pool area was clean and relaxing, with plenty of space to unwind, and the general facilities were well maintained. The hotel also felt safe and lively, with a great atmosphere throughout the day. Overall, the location and amenities were definite highlights of our stay.

This is why we felt compelled to leave such a poor review. We arrived in the evening, completely exhausted after an 11‑hour flight from London. Upon entering the room, we discovered that the bed for the children in the sitting room had not been prepared, even though the booking was for four people. I went straight to reception to ask for this to be resolved, but no action was taken. Given how tired we were, I chose not to return again, as I felt the conversation might become unpleasant. As a result, my wife and the children slept in the bedroom, while I lay on the unprepared bed in the sitting room, covered only with towels. I assumed someone might come later to sort out the bed, but unfortunately, this never happened.

La atención del personal es maravillosa, todo el tiempo muy atentos y dispuestos. Me gustó demasiado la ubicación Me gustó el detalle de café y galletas en la mañana y noches. Hay suficientes camastros. El atardecer es un espectáculo desde el.hotel.

Las albercas no estaban muy limpias, el último día que estuve había una mancha anaranjada qué te quitaba las ganas de entrar. El acceso a la playa no es el.mejor pero se disfruta. Le falta variedad y sazón al bufete.

The only good thing about this property is the location to the main strip.

Very old dated hotel, feels like is about to fall apart. Humid rooms with bad AC, paint is falling off from the walls. Rocky beach with horrible access to the water and not enough sun beds for everyone. Staff do not care about the guests, nobody to help with luggage and basic things we have requested way in the advance.
