The staff was exceptionally very helpful and obliging The hotel felt very homely, Breakfast was good freshly cooked and presented nicely and plenty of choice really liked the offer of fresh fruit too

A very good room, it was clean and the bed was comfortable. We slept very well and enjoyed the fabulous cooked breakfast in the morning. It is located right on the seafront and is close to the town centre and the restaurant we went to. Staff are lovely too.

No fridge in the room, so we couldn't chill our drinks or snacks.

Lovely and helpful staff, always with smiles on their faces. Delicious, freshly made breakfast with local produce. Daily housekeeping without asking for it (which is something rare these days). Very close to the sea.

The standard double room is quite small, it would be okay for one person. The shower pressure is low, especially if someone from other room takes a shower at the same time. Washing long or/and thick hair will drive you mad. Very long waiting time for breakfast - allow yourself at least 30 minutes, even if you go there at 8am (when the breakfast starts). I get it, it's made to order, but we were in a bit of a hurry especially one day... Maybe asking people during the check-in time to state when they would come to breakfast (and group them like 5 people for one 0,5h slot) would be a solution? Or having two cooks instead of one.

We really enjoyed our stay at Beach Front Guest House. The location is excellent, right on the seafront, with easy access to the promenade and the beach. The room was comfortable and everything was well maintained. Breakfast was excellent, with a good choice of food and a very pleasant atmosphere. Overall, it was a very enjoyable stay and we would be happy to come back.

A shelf in the shower would be good and a mirror near a plug socket so you can use hair dryer also a chair but in this room there was no space

The location was excellent. Staff very efficient and polite. Room comfortable (no.11) although 6 short flights of steps (60) to reach room.

Staff, service and Breakfast were the most friendly whilst being exceptionally professional/ the location is perfect parking is tricky but they will give you a day pass for £3.00 I was lucky and found a free parking space. It is close to pier and the restaurants in town. Beaches right outside the front door.

Wenn man an Südengland denkt, denkt man an Seebäder und an viktorianischen Baustil. Genau das passt hier. Direkt am Strand liegt das Beach Front Guest House. Wir wurden sehr familiär, freundlich begrüßt und für all unsere Fragen gab es praktikable Lösungen. Die Empfehlung für das "The Marine"-Restaurant mit dem guten Essen war super. Vielen Dank!

The heatwave meant the room was hot and stuffy, and although a fan was provided it couldn't cope with the extreme heat.

Decor in the communal areas is to a very high standard and very clean. Staff are all very friendly and accommodating. Booking and communications thereafter are great. Breakfast was filling and excellent as always.

Nothing really to dislike, but a slight comment would be that the decor in our room is starting to look a little tatty in places, but thats being picky to say the least.

Very clean, modern, bright, comfortable. Bed was super comfortable and carpets were new and very clean. Excellent breakfast. Staff were so helpful, accommodating and nothing was too much trouble! I loved the honesty bar and it was lovely sitting on the little patio area out front.

This guest house features an interior that evokes a slightly retro beach resort hotel, creating a wonderful atmosphere. In the ocean-view rooms, you can enjoy a resort-like ambiance reminiscent of something out of a movie. The facilities, cleanliness, and breakfast are all satisfying, and I would definitely stay here again if I have the chance to visit Eastbourne.

Parking is on the seafront street in any available space, but if you don't arrive before 6:00 pm, when parking becomes free, you may not find a spot near the Beach Front Guest House. There are many places along the road where parking is allowed, though, so it's unlikely that you won't be able to find a space at all.

The breakfast choice was good, the breakfast was freshly prepared and delicious. The room was clean and comfortable. Everything was provided as expected. The staff and owners were very friendly and accommodating.

The room is everything you need. Very clean and very comfy bed. Breakfast was good fresh and plenty of options alongside fruit, coffee/tea and juices. Perfect location right on the front and walking distance (10 minutes) from the shopping centre.

Nothing the stay was perfect. Maybe a hair dryer in the room but not a negative really. Stairs could be an issue for some people but not for me.

Our Seaview bedroom was the best bit. The views were fabulous. Great location close to the pier. Breakfast great. Friendly staff.

The room myself & my sister stayed in was on the top floor with the most beautiful view, it was absolutely clean, couldn't fault it at all, lovely size, beautiful shower room & decorated throughout. Hotel was very quiet throughout the night for a peaceful sleep. We also had a really lovely breakfast in the morning. Selina the owner was really cheerful & helpful when we arrived too which was really nice as you don't get that much these day's i find. The lady in the morning that served us breakfast was very jolly which was nice, again was a welcome change, the breakfast was lovely & freshly cooked, couldn't ask for better 😋 All-in-all I believe this b&b is the best one I have stayed in for a very long time......well done to you Selina & to all your staff, you are all doing a fantastic job, I really did enjoy staying for the the night.👏👏👏

Was impressed as soon as we opened the front door, could tell we had made the right choice due to the layout of the entrance lobby, decor and cleanliness.

Nothing really, we made the booking on Friday and arrived Saturday and had a room at the back, no problem, but we only wanted a bed for one night.

Really friendly, great breakfast, really clean, excellent all round. Short walk into town and right on the seafront. We had a downs facing room but it was still lovely.

Some noise from the next room (especially their bathroom) but not too intrusive. Might be worse with different room neighbours.

My second time staying here at the Beach Front Guest house , seline is a fantastic host and i couldnt have picked a better Impeccably clean and comfortable well presented place to vist friends and family in eastbourne. Other amazing comfortable quiet sleep. And the cooked Breaskfast is always amazing .
