The New England is a very charming little hotel, in a great location opposite the beach. Audre and the rest of the staff are the most welcoming team you could hope for. The breakfasts are generous and delicious. This was our third stay and we'll be back.

Premises and room very clean. Staff very friendly breakfast very good. Able to park at rear of building normally on road. Location very good sea view.

Very happy with all aspects of our stay. The host was super friendly and helpful. The place is very clean and well appointed. Breakfast was excellent. I wouldn’t hesitate to recommend The New England or to stay there again.

It had everything we look for in a hotel, Audrey the owner was amazing and could not do another for her guests such as giving away bottles of water every day, and chatting to all of her guests throughout the day, the breakfast was amazing and totally Gluten and Dairy free my omelette was amazing and totally fresh and made to order. Audrey made us feel part of the family. I would certainly highly recommend this hotel for anyone looking to stay in Eastbourne. We will certainly return next year. Audrey and her staff deserve the highest praise for the effort and hard work they put in to ensure there guests come first 🙏🙏

Everything was exceptional. Audrey and Alex could not do enough to make our stay comfortable and enjoyable. The breakfasts were all cooked fresh and were excellent. We had a lovely room with balcony and sea view. It was lovely just to sit and relax there.

There was absolutely nothing to dislike.

Convenient location with good facilities and a lovely breakfast room Audrey and all the staff were extremely welcoming. In particular Audrey very kindly arranged for a room to be available for me to shower after the Eastbourne triathlon - and therefore after check out time which was really great and very welcome.

I thought it was quite expensive but guess it is the going rate for the location at this time of year. Also parking is quite difficult in that area and there is limited parking on site, which is available on a first come first served basis. Again, probably not unusual for B&Bs in this location.

Property was in good position to town, everything was immaculate and you everything you might need was available.

Had a lovely stay during the tennis at Eastbourne. The staff were exceptional, friendly and couldn’t do enough for us. The breakfast was excellent and it was a nice touch to top up water bottles each day. It was great to be able to park on site and even if you couldn’t park in one of the spaces provided you could fairly easily find a space close by. Much better and easier than some places we have stayed at a bit closer to Devonshire park. We had one of the rooms on the front with a balcony and even during the hot spell the room didn’t feel too hot due to being able to open the patio door and not having the sun during the day. Being close to the sea for a quick dip was perfect.

Nothing!!! Initially I was concerned that we would hear road noise as we were on the front and I have exceptional hearing but the road quietened down at night, the B&B was quiet, and the local area didn’t invite noise so for me what initially was a worry wasn’t a problem at all. We will definitely stay here again if we come back to the tennis.

The location was perfect, right next to the beach. Breakfast was great and plenty of choice.

Unglaublich freundliches Personal, Inhaberin sehr zuvorkommend, bewirtet Gäste individuell und sehr herzlich. Homemade Frühstück auch vegetarisch. Sehr lecker! Man fühlt sich hübscher Umgebung sehr willkommen.

The double room was a good size, comfortable and with a good balcony looking out onto the sea.

There wasn’t really anything not to like. We were hoping for on site disabled parking but were fortunate to have at least 3 disabled spaces on the main road opposite the hotel.

Wij verbleven 3 dagen op kamer nr 3 aan de voorzijde met groot balkon: a room with a view😊 Het weer was heel erg warm maar door de ventilator konden we het koel houden. We kregen een extra laken omdat we het dekbed niet hoefden te gebruiken. Audrey is een schat. Ze heeft altijd tijd voor haar klanten en is een vrolijke vrouw.

Ik kan niets bedenken wat niet goed was behalve het parkeren kan lastig zijn rond het hotel.

Het personeel was super vriendelijk, en het ontbijt was heel lekker!

Everything was arranged in the smallest details, like living in a work of art not a hotel. All decorations with a very fine taste and attention to details. Breakfast was great. The recomended pub where you get a 10 % discount was the best pub we tried in England. Also the pub was so cosy and nicely decorated. And the food great!

The Property was exceptionally clean and tidy and the Breakfast was great and really tasty. Our room was situated at the front of the house with a great view of the sea and had a lovely balcony.

Parking was tricky, we knew it was on street parking but we couldn't get a space anywhere near but it was a Bank Holiday weekend to be fair. Ours was not a very large room but comfortable and had everything needed.

A lovely place with very friendly and helpful staff and a great breakfast.

Great location, seafront literally right outside your doorstep. This was a last minute booking with my family and we couldn't be more happier with this find. Audrey and her team were great, customer service was great. Definitely will book again.

Just a little suggestion to upgrade the mini fridge in the room as it did not really work and was noisy.

I stayed for one night while passing Eastbourne for business. I picked the right hotel! I was met at reception by the landlady who showed me my balcony room. It was immaculate and had a really personal touch. There was a view from my balcony out to sea. Lovely. Breakfast was included and was really good. There were families from all over Europe staying and nothing seemed to be too much trouble for the staff. This is my favourite hotel now.

This is the cleanest hotel I have ever stayed in — everything feels spotless yet warm and welcoming. The butler-style service is incredibly thoughtful, and all the staff are genuinely kind and friendly. The location is excellent, with the seaside promenade just steps away from the hotel. In the afternoon, the sunlight fills the room perfectly, making it a wonderful place to relax and watch the sunset from bed.

The place is beautifully kept, and the family room has lovely views. The room was quiet and well appointed. Everyone was friendly and helpful, and we felt very well looked after. Breakfast was, as everyone says, excellent. We’d be happy to stay here again.

The hotel was a has a lovely mix of old and new features. The staff went out of their way to make us feel welcome and due to a cancellation we got a free upgrade to a balcony room. Our room was beautifully presented. The included breakfast was also very good. We will definitely revisit.

Don’t think anything could be better

It’s not easy to find a room with three separate beds travelling as a single parent with two teenagers, but this was perfect. We decided to make a weekend out of a trip to the theatre. Our host was friendly and helpful. Breakfast was delicious. Our room was clean and comfortable with a beautiful view. We had a really lovely time.

Everything worked well for us.

Our one-night stay was very good. The person who received us was very helpful and provided information for parking and dinner options. The location on the waterfront was perfect for us. The rooms were as expected.
