Fire door wouldn't open due to carpet on the other side, no lock or latch on fire door and look like the room next door had the same thing and could possibly come into our room at any time using their door Which is very vulnerable!! Broken window, poorly sewn window net curtains. Filthy carpet needs a serious wet vac so keep you sliders on in the room

The room we had on ground room 5 was a disabled room, it was tired and dated,,all old furniture, windows didn’t lock properly, the radiator in bathroom was old and rusty should be replaced

The location is excellent. The staff were really friendly and the complementary breakfast was a nice surprise.

The shower was a little temperamental and the water temperature was difficult to regulate but it wasn't a huge problem

Great location in this old style hotel. Very friendly staff. Our room was large with great views of the Pier, i360 and the beach. Loved the old lift and feel of the place. Modern bathroom. The place is old so uneven flooring, large windows no air-conditioning but had a nice worn feel about it. Great breakfast with basics included.

Very friendly staff who went out of their way to help. Amazing bedroom - very spacious, clean, lovely view, beautifully decorated and furnished. Lovely dining room. Near seafront.

Il y a encore des travaux de rénovation à effectuer. Les moquettes sont vraiment à remplacer, et il y a des petites choses à faire pour améliorer le confort : carrelage au sol à réparer dans la salle de bain, porte savon à installer dans la douche pour ne pas avoir à poser les produits au sol etc...

Some updating needed eg Carpets, fixtures and fittings etc. However, if this was done then the price would rise. All in all, for what we paid, it was good value for money and we would return for an overnight stay.

Great location right next to the I360 and upside down house. Great seafood restaurant next door. Comfy beds, great view from our room. Quiet at night. Great choice for breakfast. Would stay here again. Great value for money!

Maybe some small improvements in the bathroom. Radiator and taps and bath showing some wear and tear signs but nothing major.

Breakfast was very poor with no provision for basic boiled egg. There were limited options for breakfast. There was no WIFI in the room. One had to sit in reception to access WIFI, which was inconvenient. There were times when we required assistance of receptionist only to find out there was no receptionist at their desk. Creaky and uneven wooden floor.

Second time to this hotel, great value for money. Toom, clean and tidy, new shower room, really good. Excellent breakfast.

Location was excellent, right on the esplanade and central to the city. Dining room was lovely. Breakfast provided (self service) communication with the hotel about car parking etc. Ability to check in very late (due to attending an event) Comfortable bed.

The room, especially the bathroom was un clean. It had a toothbrush and spent toiletries within the shower area that had not been removed from the last guest. The room was in need of some real TLC, the towel radiator was so rusty you could not hand a towel off there if we had dared go in it!

The hotel is 2 minutes away from the beach and near lots of restaurants and near with public transportation.

Value for money, breakfast was included and the room was spacious and great location

Location was fabulous, breakfast was good, room was dated and tired.

Very basic, bed uncomfortable, rusty bin in bathroom, stained carpet, floors up and down but just due to the age of property.

Location was perfect, lovely friendly staff, very clean and beds were comfy. Breakfast was very good, plenty to choose from, we shall be back next year. Decor could do with an update, but overall it was perfect for what we required. Could do with some complimentary biscuits and maybe bottles water in the room as an addition.

Bathroom was bad... water clogged in the shower

Room was ok, the shower had good pressure and was clean. . Excellent location easy to park on Regency Square, staff are ok, some better than others. Clean from the outside , reception area clean and tidy with good seating.

Not spotless but was ok. Skirting, mirrors , walls and windows need cleaning . Stains on the carpet, stains on the chair covers. Pillows disgusting so could do with replacing. Carpet in the hallway to the room, I would rip it up and throw it away. Bathroom a good size fairly clean. Shower curtain , disgusting with black mould, just throw it away and get a new one. Bath is damaged. Mind your head though, I am 5ft11 and I kept smacking my head on the ceiling that projects out. The assumption the person I was travelling with was my wife ! made me smile. Night staff are next to no help at all One guy was sleeping on the sofa when I cam back late one night, day staff are pleasant enough.

My son and his girlfriend loved staying at the Beach Hotel. It is close to everything they wanted to see and do. There room was comfortable and they were even able to drink the water so they must have been in a room lower than the top floor. Thank you for making them feel welcome.

So when we arrived I was told the dinner option I added for £75 after looking online to see the menu that our dinner was not going to be at the hotel it would be at a Mediterranean restaurant round the corner called pinello ....myself I'm allergic to fish and my partner is 7 and half months pregnant so neither of us could eat there after a long time was told By rreception manager that he had authorised my refund and took back the meal vouchers ...still have no confirmation that this was done...then we get told we have to hand the key to the room back everything we leave hotel or get charged 160 then on the sat we came back to our room to find out one of staff members have entered our room. we are not happy bout this on the advertisement for the room it was supposed to have a bath it didn't had a shower also room was supposed to have air con only had a desk fan

Heerlijke bedden. Fantastische locatie aan zee en dicht bij het centrum. Handig dat koffers in de lobby bewaard konden blijven tot inchecken en vertrek.

The staff were very friendly and always wore a smile. The breakfast was delicious and there was a variety to choose from, everythkng was fresh.The location was perfect, local to everything you need. House keeping came every day and offered, again everything you need.

We had a cosy room in the eaves of the hotel which was clean and comfortable with views of the square and the sea with plentiful supplies of tea and coffee. The staff were all friendly and helpful. We had a delicious and plentiful breakfast in the breakfast room. Parking, although expensive (as you would expect in central Brighton, was right outside under the square so couldn't have been easier and we were within walking distance to where we wanted to go in Brighton - a lovely visit all round.

There was nothing not to like.

Posizione ottima sul lungo mare di Brighton. Struttura un po' fané, tenuta abbastanza bene, con tutto il fascino e l'atmosfera di un hotel della riviera inglese. L'ascensore, anche se con un accesso un po' macchinoso, ti fa fare un salto indietro nel tempo.

Il bagno è sicuramente migliorabile, ma non mancava di nulla.

Das Personal war sehr freundlich.Der Kaffee war sehr lecker Frühstück ausreichend.Das Zimmer war gemütlich und das Bad groß. Wir haben uns sehr wohl gefühlt.

Die Lage war super und das Personal sehr freundlich.

Die Matratzen waren sehr weich und dadurch etwas unbequem.

Perfect location, sea front,and parking, 24hour reception, friendly staff, lovely breakfast ,large family room. Great value for money.

The night reception staff was very helpful and accommodating and so was the lady handling the breakfast.

We had a disabled person who walked with the aid of a stick and our room was on the top floor and we were told that we could not use the lift and that we should have requested a room on a lower floor. When we were granted access to the lift, It did not go to the top floor, so we had to walk the remaining journey upstairs. We were late for our dinner reservation because the bedroom door was faulty and could not close and we had to wait for someone to fix the lock. The hot water in the shower also did not work. The day reception staff was very rude and refused to bring ice to our room although room service was advertised. After waiting for over an hour i contacted the reception, whe she insisted that she had been calling me on the rooms phone and I was not answering, the problem is the room did not have a phone ..... so of course when I collected the ice from the reception most of it was melted as it was kept in appeared to be a cereal bowl although she had an ice bucket which she refused to give me. Her customer service skills was very poor. Our stay at the beach hotel was less than satisfactory.

We were on the top floor and it was very hot. Not a fault of the hotel but a weather thing. A fan was provided but it angled towards the floor and was noisy and wheezy.

Quality of scrambled eggs at breakfast was poor, they seemed like a powder mix or poorly sources factory laid eggs. Would have liked hash browns as we dont eat pork sausages or bacon.

Its a little dated stains on carpets and chairs but it was clean and comfortable some of the plugs in the room didn't work either so just needs some tlc

Room was very shabby looking drawers had handles missing blind only went up 1 side. Bathroom door had coffee marks all over it. Bathroom bin was very rusty one of the ceiling lights looked like it had blood on it. Shower tray was rusty.

Zimmer war nur über eine schmale Treppe durch den Frühstücksraum erreichbar. Wir mussten mit unseren Koffern durch den Frühstücksraum trotten, wo alle gerade am Essen waren ... blöd! Fehlende hauseigene Parkplätze! Öffentliche Parkplatz sehr teuer!

Despite saying that there is "free wifi", it is only in the hall, there is no signal in the rooms, which is where you need it the most. The room had uneven flooring, concave shape, causing me to be dizzy walking to the toilet.

La vue sur la mer dès le réveil c'est exceptionnel, le petit déjeuner anglais parfait, personnel super accueillant et bienveillant, le rapport qualité prix pour la chambre parfait également. Bouilloire électrique, café, thé dans la chambre. En bas le chouette restaurant, qui je pense fait également partie de l'hôtel, très pratique pour le soir.

Pas de sèche-cheveux, mais bon voilà rien de grave...

Great location

Staff wouldn't take our bags to a secure location prior to check-in time. We were told to leave our baggage on the lobby floor as they have no safe location for baggae storage. This was very stressful as we had an event to attend and wouldn't be back until late. Our bags had to be left in the lobby all day, in hoped they'd still be there upon our return. This caused a lot of anxiety, and we had to carry our valuables to the event.

Vintage building with lots of charm. Not suitable for anyone with mobility issues unless they can place you on the ground floor. Very clean and comfy beds. Right on the beach. Staff are lovely looking

Vi havde kort tid til at udforske Brighton og helt sikkert et sted, vi gerne besøger igen. Hotellets beliggende var perfekt og virkelig venlig og hjælpsomt personale.

Jeg synes ikke, at der var noget negativt. Et hotel af ældre dato, men ligger godt, hvor alt man behøver er omkring en. Også en fin pris incl. morgenmad

Fantastic location just off the beach and near the pier.

As there's WIFI only in the reception area and our room had very limited cellular coverage, this is not a hotel for those who need to be reachable 24/7, methinks. Also, we had four beds in our room, three of which were fine, but one was completely sagged through. Finally, we were on one of the top floors, and in august without airco, we couldn't get the heat out of the room, but I suppose that's on us for not getting a room with airco.
