Reception staff got a room ready for us to use earlier than the check in as we needed to change for a wedding. Manager went out of his way to make us sandwiches as we arrived when the restaurant was closed. The staff truly went out of their way to ensure we had a comfortable stay.
Brilliant stay from the beginning, reception staff friendly and attentive. The room was beautiful, and very cosy (four poster bed). It was old fashioned in style but I think that was the point, and it works very well. It was a lovely mix of modern and old. The bathroom was huge, and still had original plumbing features (vintage taps etc) but were brilliantly preserved. Easy to get a taxi into Folkestone harbour (5 pound each way). Not a lot of parking but there is free parking a 2 minute walk away. We absolutely loved Folkestone and said we would come back, and we wouldn’t stay anywhere else but the Burlington.
Rooms were a good size and very clean. Staff were great. Amazing location if you like it quiet and walks by the sea. Main shopping area is also only a short walk away Had a fantasic time.
On arrival the receptionist was very friendly and helpful. He told us that parking is very restricted at the front of the hotel if you arrive later. However you can park in the road at the side of the hotel for free unless you are happy to pay £7.50 for a parking permit per night in the permit bays. We hadn’t pre-booked breakfast because we thought we could use our Expedia gold rewards of 20% off food but apparently breakfast isn’t included in that offer. However we were informed on arrival that it would be cheaper if we paid upfront rather than the next day. We stayed one night in a comfort room which was clean and comfortable. Breakfast was either buffet or order freshly cooked and plenty of choice on offer. Again the were staff very helpful and attentive.
Staff were excellent and so helpful cleaning staff were so good
Lovely old Victorian house converted into hotel- make sure you take the right elevator as two sides do not connect! Room was clean well appointed ( including a fan) for a warm night) and I was given my tub/ shower combo as ai had requested. Shame the water was not hot when I returned to my room at 11 pm. Breakfast very good with choices off menu and buffet for 14£ if booked night before. Lovely bar with excellent cocktails.
Very good room. Pet-friendly.
Close to the coast, very nice room, great breakfast, very helpful and pleasant staff.
2 night stay while visiting for a friend's wedding. Room was clean and cozy. Staff were amazing. Very knowledgeable and incredibly attentive. Even going out of their way to bring us got breakfast items when we were running late on Sunday morning!
Nice place, good service and decent food. Convenient for eurotunnel.

Very few things are how they should be these days, The Burlington is an exception. This is how hotels should be done. First class.
Very spacious hotel in a lovely building and quiet road, close to the beach top promenade. We walked everywhere. The room was very comfortable and spacious. Breakfast was really nice, full hot and cold buffet and extra menu to order from. Very friendly staff.
Our room was clean and comfortable and the staff were friendly. I was extremely disappointed though that for the duration of our three day stay the hotel had “run out” of plant based alternatives at breakfast. As a vegetarian this is important to me and had I known before I booked I would have selected room only and had breakfast at one of the many local eateries. When I complained to the waitress on the third day she just shrugged her shoulders which gave me the impression that she didn’t care. No apology was offered.
The size of the rooms was excellent. The hours for breakfast in my opinion could have been extended by another half hour
Comfortable stay for a quick business trip
The staff as ever were superb the property is catering for one offs nobody actually staying there for 10 days run down not busy food so so and heat Jesus the bedroom was like an oven .not to mention the bed the springs were fighting to get out. I actually thought stopping it might have changed but sadly not it's on par with the South cliff sorry but we probably won't be back for £1000 it was a waste of money. I hope it is addressed as you have some amazing staff from dining bar and front desk.pleasr make it better or you'll end up with no foot fall at all.
This was our second visit within a week. Reception staff were very cheerful and helpful. Our room (231) was much better this time, very spacious and clean.
Great location right on the doorstep on the channel. Staff really friendly, romms clean and well kept. The bar was nice and decent variety of drinks. We didn't eat as i was visiting a friend do went out but will definitely consider using again wjen I'm back down.
Very friendly staff even checking later. We could still have dinner in bar with dog at last moment. Room great, very well updated and clean. Bathroom lovely. Apart that the water in shower only trickled. No nice full stream
Staff were very polite and accommodating. I needed an iron and iron board and they got one for me very quickly. Loved the location.
I would like to highly recommend the rooms, and I found the fan in the room to be a wonderful addition. The room was clean, spacious, and featured a comfortable bed and sofa, along with a large television. It provided everything necessary for a truly pleasant stay. Thank you very much.
The cleanliness wasn't to a high standard and the building was tired and the repairs or replacement sections (new and old) didnt mix. The bar areas were modern, clean and friendly staff although there appeared to be young inexperienced staff in the restaurant that needed a shake up. We felt our beds could have been cleaner and questionable whether the bed linen had been changed.
Great stay, excellent hotel with excellent staff.
Okay for a one night stay. Bathroom had a mouldy smell Staff was not unpleasant not pleasant neither Room was ok The cream in the bathroom was off. They have a very small park which is always full as they don’t check who parks there.
Apparently I booked a small double room. Last time we stayed here (two years ago) we had a very large double room and that was what we were expecting this time Imagine our surprise in finding a room not much larger than a broom cupboard. So if you are booking a room here make sure you are booking a large room if you want a double. The hotel was full but there seemed to be few people about. It was very quiet when we returned from a function at about 21.30 There is limiting parking provided by the hotel. Parking on the road outside (Earl's Avenue) needs a £7.00 a day permit from the hotel. There is free parking on the Leas - turn right immediately after the hotel. Breakfast was OK. Nothing really to excite those who love breakfasts. Staff all very friendly and helpful.
Wonderful stay with lovely staff. First time travelling with my puppy and the staff made it both seamless and memorable.
Warm efficient welcome at reception, lovely bedroom and bathroom, excellent restaurant and bar. Close to large grassy area overlooking sea, great for dog walk
The hotel is a bit dated and needs a refurb but the service is great.
Lovely hotel. Very comfortable
This is a lovely hotel with everything you need. Great for a short stay in Folkestone. Rooms are clean and tidy, a delicious breakfast is on offer and the staff are friendly. Just wish we could have checked in before 3pm.
Unique
Lovely hotel in a great location for exploring Folkestone. We upgraded to a superior double room which was very spacious as was the en-suite. Very tastefully decorated, comfortable king sized bed. Partial sea view. The staff were all very helpful and friendly and we look forward to a return visit.
We booked this hotel because it has parking out the front of the building, but it is on a first come first Parking. However, I was disappointed to see someone had parked in the disabled bay without a disabled badge on display therefore I was unable to use the bay with my badge. I was most upset. The hotel had no plans in place or initiative to find out who had parked their car in that bay whether it was a hotel guest or as they said, it could be someone off the street. I was disappointed a hotel would allow this to happen they said this often happens on a regular basis. But everything elsewas superb.
I had a perfect lovely waterfront view, from my room, birds and flowers. And the bartender Oleski was courteous and friendly. Could not want for more pleasant stay. Would definitely recommend.
It was ok, room small and very warm, pigeons kept sitting on ledge outside as the deterrents (spikes) were incomplete and were noisy which meant opening window wasn’t at all great. Decent location and staff friendly though
Lovely hotel in a great location, lovely bar area as well
Great location within easy reach to town centre and the beach front
Only issue with this hotel is the parking is very restrictive staff are lovely and hotel very clean had dinner in the bar which was good and breakfast was nice
Great as always
A wonderful comfortable stay - we were upgraded too!!! We loved the facility - warm and welcoming, clean and beautiful, did not lack anything We will choose Best Western everywhere we go!!
NOT DISABLED FRIENDLY. Do not stay if you can't walk up 10 steps. Rude staff when you ask for the locked disabled door to be opened leaving the hotel and returning.
Room was small and tired, the bed was worn out uncomfortable and if this was my first stay it would be my last. Previous stays were much be
Great value for a big room in a hotel with plenty of character.
Large traditional hotel in Folkestone. We arrived late and left early so did not see a great deal however room was clean and had a nice bathroom. Very limited parking but we found a space on the road.
After one operation for myself earlier this year and another booked in for the end of April, we took the opportunity to get away for a few days in Folkestone and certainly made the right choice of hotel. In a quiet location, the room size was excellent for the price with everything we needed supplied. Whilst an English breakfast was available, we were more than happy with our continental breakfast. When we next look to visit Folkstone, we would certainly look at this hotel first.
Lovely hotel, rooms were well appointed. 4*. I had a small double room with ensuite. Shower. Missed a fridge being in the room though. Parking is limited at the hotel but plenty of free parking to the side on road. Avoid parking under trees as lots of seagulls around...! Friendly staff. Nothing is too much trouble. Lovely breakfast. Full traditional English and buffet continental. Hotel has a Victorian feel about it. Lifts were all working. West end of Folkestone. By beach and easy to walk into the centre along by the sea. Highly recommended.
What a beautiful hotel, we had a very comfortable one night stay with our dog and would return in a heartbeat.
Small double but fine for overnight very clean and the comfiest bed lovely well kempt old grand seaside hotel
Beautiful hotel in a lovely part of Folkestone with wonderful walks & scenery
Had a really lovely stay at this hotel, staff were friendly and helpful and the hotel was clean and very nice.
Stopped off on way to channel tunnel, so handy, lovely spot with nice elevated promenade walks. Lovely breakfast. Would definitely stay here in future & will recommend it to friends.
A good base for seeing a show at the Leas Cliff Hall and lunch at the Rock Salt.
The staff were very thoughtful and caring. I liked the interior design.
There was a little hiccup on our room reservation but the reception staff resolved it without any problem and very much to our satisfaction. This is our second visit to the Burlington and we have always found the staff more than attentive to our needs or requests. They all should be highly commended with special reference to Romin. He is a credit.
I pay for double room extra £40 during my booking and still end up with 2 single bed very poor service from both parts hotel.com for charging extra and from hotel of absolutely not willing to receive this. I will really consider using booking directly from now on as very unhappy with the service received and no way of complaining.
We stay often at this hotel. Never disappoints
Nice hotel and room. About 20/30min stroll to harbour. Only issue was shower was broken so had to hold it.
Booked last minute after our air bnb let us down and it was great
We booked this hotel based upon the reviews as we were visiting a friend in the area and needed somewhere to stay. The hotel is in a great location very close to the top of raised promenade. There isn’t a lot of onsite parking, however there is free onsite parking close by which we used. Upon check in we were greeted by Mark who was so friendly, knowledgable, and instantly made us feel like we had made a good choice with his excellent customer service. This is a pet friendly hotel, which is the main reason why we chose to stay here as we had an our doggo with us. There is is £20 per night surcharge which seems weird because presumably this is for the enhanced cleaning, so the number of nights is irrelevant- just charge for the stay otherwise it becomes bad value for pet owners and drives them towards better value options, such as AirBnB, which we don’t want. Our room was a large disabled access room on the ground floor, which meant it had a huge bathroom, which sadly didn’t have a bath despite the enormous amount of space, and definitely could have still been classed as accessible. We were at the side of the hotel so the view was into next door but that didn’t really bother us. The decor was pleasant and the bed comfortable. The bed did have a spring base which squeaked sometimes when you moved, so this could do with some WD40! Overall, the hotel is well located, with comfortable rooms and delightful staff who really seem to care about your stay.
The staff was lovely, and the food was great! Thank you.
Lovely place to stay
Had a lovely stay at this hotel. We had a funny smell in our room . We went to reception and was given the choice of two other rooms. The staff were excellent..we had dinner in the evening and breakfast in the morning and the service and food was delicious. There wasn’t much opened around the area as it seems most places closed on a Sunday earlier.
The staff make this hotel what it is, everyone is exceptional
Amazing value for money .
Awesome location for nice walk along the coast
What a find. This hotel was top notch and the staff were amazing
Great place to stay if you are traveling with a pet. Restaurant gas wonderful food and will set up a table in the bar so your dog can join you
Awesome staff and meal
Lovely staff ,lovely room.
The freshness of the decor and the room colours are bang on trend
Lovely hotel Delicious food.Incredibly nice staff and lovely big bedrooms. Only downside was limited parking and having to pay for a permit.
Sadly i was here for sad reasons . It is a regular hotel for us 4/5 times ayear. I think Hannah on the front desk is a star she is friendly helpful, discreet. And a lovely charm about her
A couple of Christmas functions going on the night we stayed so naturally bar service was a little slow. I think the staff may be a little tired as well as it wasn’t quite up to its usual standards but still overall a comfortable stay. We will go back.
We had a lively stay at the Burlington, celebrating our golden wedding anniversary. The staff were all helpful, cheerful and friendly, and whether it was deliberate or not, in view of it being our anniversary, gave us a lovely room (343) with sea and garden views, a huge comfy bed and really everything needed for a hotel stay. Other than breakfasts we only ate in the hotel one evening, sharing a burger (..yep, the munchies!) after spending the evening enjoying a music gig at Keppels bar 2mins away. Breakfasts were mostly fine - again, everything we needed, except each morning something of our choiceswasn't available - a banana, kippers, one morning no pastries left, no fruit compote (really nice on the one morning it was available). Overall, however we had a great time on our special occasion and would definitely go back again. Thanks BW staff, it was excellent!
Lovely building very close to the Leas with its views across the Channel to France. Hotel very comfortable and staff excellent.
Lovely room, excellent bed and bathroom. Stain glass and old Victorian building really is very special. All staff I met where helpful and friendly / I will be back 👍.
The reception staff were fantastic. They instantly took a shine to our pup , Freddie, and made him feel welcome too. They were really helpful. The room was lovely. We had a Superior. We ate in on the first evening and we had the Fish stew which was my ultimate comfort food. So good in fact that we are in the following night as well. We couldn’t fault breakfast either. There is a wide choice and there is more than ample with the ‘ Full English’ enough to keep you going throughout the day. Did we have a good relaxing and attentive weekend? Yes , absolutely. We’re already booking to go back in the Spring.
Perfect overnight stay. We were going to a concert at the Leas Cliff Hall. The Burlington is a 10 minute walk away and in a lovely part of Folkestone. Room was very comfortable. Hotel wifi recommended as mobile coverage not great.
Perfect for overnight stay, friendly staff and clean room
No falls whatsoever. Staff are all very welcoming. Beds and rooms are all first-rate, warm & comfortable. Food was plentiful, very nourishing, healthy & appetising.. .
Great hotel
No complaints whatsoever. It’s a beautiful and good value hotel with fantastic customer service.
Fantastic service, wonderful room, great restaurant.
Best hotel of our 9 nights in the UK.
We received a warm Welcome. Check in was quick. No parking available so we parked on the street and reception organised a parking permit, just £6 for the night. Our room was small but adequate. Looks like it has recently been refurbished. We had 2 dogs with us, they were given a bed each, they were a bit grubby and no padding, neither dog used them! We had an evening meal In the restaurant. Food well presented. Service very good. Good breakfast. Buffet style, excellent croissants
Absolutely spectacular period hotel and suite! Ocean and garden views. Amazing spa bathroom, mini kitchen (and pod coffee maker)! Beautiful salon lounge. Lovely staff. We're on our honeymoon from Australia and could not had wished for a more charming and elegant place to stay. I wished we could have stayed longer!
The staff were very friendly and superb at their job The hotel was really lovely and not far from the beach overall we were very impressed with it
A great stay in a superb room (104)great view from the bath 👍
Overall very welcoming staff and good customer service.
Good hotel. Clean and room was worth the money. Lack of parking is a real issue.
Staff always friendly, rooms always comfortable and clean.
We had a wonderful stay at The Burlington. Our room was spacious and luxurious and the staff were helpful and friendly. The food was delicious. Laurent went above and beyond to make our visit extra special. Thank you for spoiling us.
Checking in experience was long. Despite doing the pre-check in form, it took too long. When asking if we could book for dinner the front desk said no, they can only accommodate 4 guests for the evening in the whole restaurant. So we had to eat elsewhere. In the morning for breakfast, I asked for poached eggs. They came 25 mins later and were hard boiled. When returning them to the kitchen the chef must have thrown the plate as it caused a stir from staff who were prevented from going back in the kitchen. They remade them and again they were hard boiled. The main elevator smelled like wet dog. Doesn’t help it’s carpeted up the walls. Overall not a pleasant stay. On returning back in the evening, all rooms cards were blocked for many guests. Wouldn’t recommend staying.
Comfortable and clean, the laundry delivery around 6.00 in the morning makes a terrible noise and woke up us every day, but apart from that very good hotel
Air conditioning in the room would be nice
One member on front of house was very disorganised, abrupt, and rude. Room keys expired during the night for our whole wedding party!!! My saturday breakfast booking wasnt completed and I felt embarrassed upon going down to breakfast and having to clarify, I had booked. Luckily, I was later seated. The cleaning staff were very polite, helpful, and sweet.
Great location. Interesting old Victorian building. Aircon would be nice.
Lack of air conditioning in the room made it difficult to sleep in, even with the fan
Nice place
