Absolutely disgusting. Over priced dump do not stay here. Room was extremely dusty and smelly and rude owners
Awful couple, awful place, very dusty breakfast is not value for money
Dirty definitely a budget hotel I could not believe the reviews and decided to try as I was in the area big mistake I can not believe anyone stays there After 1 hour I left and stayed at the premiere inn
Dust everywhere saw these on 4 in a bed and expected what they put on to no complimentary anything not even a drink on arrival by the lovely Darcy!!!! Never even met her just lots of dirt and hairs in room breakfast cheap indgrediants these people are just out to make as much money as they can bathroom didn’t even use as I would have felt dirtier than when I went in dont book this place they don’t care at all
Rubbish dirty discusting don't go there. ...was very disappointed would never visit this hotel again if you want to book think again don't even bother stay away
Neglected, filthy and OVERPRICED. Dirt and dust crawling around the room. Dosent seem to have ever been updated. I will advise anyone to never stay here.
Place was really dusty, bed was hard, when said to the hosts that there was ants in the bathroom they where really rude although they did change us rooms, breakfast was ok, wouldn't stay again unfortunately
Genuinely one of the worst hotels I stayed in all year. I stay away from work once or twice a week and I will have to stay here again. Hotel looks like it hasn’t had any sort of maintenance or interior upgrades since the early 2000s. I had to wait five minutes at check-in even though I was ringing the bell, finally I moved through to the restaurant/bar where a lady came out to check me in and that was the last time I saw other person in that hotel all evening. I went out for dinner because it didn’t look like anyone was home. All of the lights were off constantly, until you walked past them. Corridors and room smelled funny, not completely awful but just not right. The room amenities were awful, Kettle was dirty, cobwebs in the corner, blinds were broken, chairs had stains on them, bed was uncomfortable and all of the bedding just felt extremely cheap. The bathroom and shower was also quite a low standard, with a lot of line scale and mould, extremely cheap toilet seat which felt flimsy and sharp. Couldn’t even walk to my car without brushing through a bush. Personally, would’ve rather slept in my car or literally anywhere else. No one to even have a word with in the morning as I checked out at 9 am and the barriers were down on Reception. Would not recommend!
Hotel rooms do not match images shown on the website! Room was absolutely outdated and l would question the health and safety standards with a ceiling that looked like it was about to collapse! Cracks in walls, cobwebs and spiders everywhere. Dirty table cloths, broken blinds, damaged sink...just generally very run down. On check out, it was like a ghost house, shutters down during normal business hours and doors locked with no members of staff available... probably too frightened to hear any negative feedback! Carpark bays not outlined and not all bays are functional. No lighting either! Overgrown plants to the entrance from the carpark - you literally have to tackle your way through. Most disappointed!
The first impressions were very negative. The front door was locked, and the entrance falling apart. The car park was full of weeds and no clear bays. Once let in, the reception area was cluttered and messy. Nothing in the first 10 minutes to attract anyone. The paintwork is mostly dark grey, making the room and corridors very dark and gloomy. All the paintwork was chipped, and lots of walls had large cracks. Staff were hard to find, however friendly, when we did get to speak to them. Cleanliness was at best average. On a positive note, it is not bad position for the town, within walking distance of the main centre. We will not be returning.
Rooms spacious and clean. No Air Conditioning but outside night temp 70 degrees. Had windows to open. Good value for price. 15 minute drive to port to catch cruise ship. Would definitely book again if in area.
The room was super hot even with all the wondows open. The hotel needs a lot of tlc. The plumbing was really noisy, the decor was old and worn, and thd bed was so hard and uncomfortable.
The hotel is easy to find and has a decent sized car park at the rear of the building. The outside looks tatty and the adverts/awards in the windows are all dated. We checked in with no problems and the guy was very helpful although he wasn't based on site and closed reception as soon as we had our keys. This was unfortunate as once we got to the room we realised we didn't have the wifi code. The hotel number was permanently engaged and there was no sign of anyone on the ground floor. The room was clean, reasonably modern, spacious and had a desk for working. There was no internal lock or bolt on the door which was frustrating and there was also no pole to adjust the venetian blinds to close them, which meant we had daylight in the room at 4AM. On the plus side, we were on the second floor so could leave the windows open to get some cool night air in. Overall, a mixed stay at a reasonable price.

Used the hotel as a night stop before an early ferry. It served thus purpose well was clean fidy with an easy check in helpful manager / owner. The hotel is a little dated but tidy and great for our 1 night stay only 15 minutes from either the ferry or eurotunnel.
Quaint wonderful restored in wonderful condition. Fantastic proprietor who attends to your every needs. Bountiful English breakfast. Dinner was superb. Enjoyable stay. 👍
Quiet, clean and good location. We were very kindly welcomed. I understand that the hotel was taken over short time ago. It will take some time and effort to bring it up to a more modern standard, but neverrheless we had a good stay there. I hope we can return again!
Awful dirty mess Do not stay here See pictures Dirty bath , dirty sink , dirty bath panel ,dirty tiles , stained dirty bath mastic, stained gross ceiling Peeling paint and wall paper Used toiletries!!!!! Bed base scratched to pieces Broken window, no catch, didn't stay up No staff to speak to only at check in.

Have visited this hotel before, knowing how comfortable we were we booked another visit. Our stay was enjoyable, the meal was good and the pleasant drink in the bar made our visit. Will return again, probably in the new year, when the weather is warmer
I was met by Raj the very pleasant owner/manager and he was very attentive. My room was clean and comfortable. Breakfast the next morning was excellent and cooked to order. Would definetly stay again.
The food is really outstanding! Every meal we had was full of flavor and cooked to perfection. Hands down, some of the most delicious food they have served lately! They utilize only the freshest ingredients and ensure that each dish is properly prepared. I am still fantasizing about my lunch at "Wards" Each mouthful was delicious, and the presentation just blew me away. The staff went above and beyond to make the dining experience memorable. They were attentive without being intrusive.
Very nice and clean, good was great
This has to have been the worst and dirtiest hotel I have ever stayed in. Rooms not cleaned, with no apologies. Beer lines in the bar not cleaned and staff selling cloudy beer. Staff untrained in all aspects of hotel hygiene. Managerial Father and Son operation with no idea of running a hotel.
The spacious room, staff were friendly, only nobody on reception at night . But really enjoyed my time at this hotel.
A good stop over for the tunnel with free parking.
terrible service, no staff
After reading the reviews this was a really disappointing experience. Our double room was small and cramped (comfortable bed though) - the en suite was laughable - a small shower cabin, small sink and toilet separated from the bed by a sliding door. The meal we had in the evening was just about ok. The only plus point was the owner, who was friendly (from Mauritius) and who arranged for us to have some fresh fruit for our breakfast. We will not go back
2nd Stay Central and good staff
I had my wedding here and I can honestly say that everyone and everything was amazing, they went above and beyond, the food was out of this world and catered for everyone's needs. Nothing was too much trouble. I have seen quite a few people put this hotel down but if your expecting a 5 star hotel then go stay in 1, this is a family run business, the building is old so yes some things do need abit of tlc but it is still an amazing place. Thank you so much
Comfort good enough, friendliness good enough but service at mealtimes leaves a lot to be desired. Had a dinner with our family which, despite us being the only ones there, took a long time ! Waiting 45-60 mins for meal to arrive is not acceptable. Breakfast next day was the same (and we never did get our cereal) Staffing levels need to be looked at.
Positives : lovely features , good size room , comfortable bed , nice table for working , comfortable arm chairs . Parking available. Negatives : not that we’re fat but a little tight getting into the shower. Some of the finishing / decorating in bathroom and crack repair in bedroom could be a lot neater . Very warm night and fan appreciated but a little squeaky !! We also struggled with door but think there’s a knack to it .
Dusty room & sheets had marks so we lay on duvet when we complained we were dismissed and they said the bedding is high quality but it had obviously not been changed yuk would not return to this establishment. Also the flooring was not clean as my white socks were very dirty! When we first entered the room we were pleased with what we saw but cleanliness is important to us.
Nice location. Friendly staff
The hotel website is deceiving! On arrival it looks very shabby and the gentleman on reception advised that the restaurant was closed due to chef illness. The room had a camp bed for our teenage daughter. The blinds were plastic and were broken and the windows single glazed and rotten. One of the pillows had stains on and the bedding felt cheap. The whole hotel needs a full overhaul and in its current condition/services is VERY overpriced!
Dirty place unfriendly staff hair in food and rats. Do not stay at this hotel. False advertising bed uncomfortable honestly don’t waste your money horrible place. False owners. My partner booked this and it was hell on earth. Dirty beds dust everywhere and I have health allergy issue my face was puffy. I’ve stayed in better tents and I’m sure I got bad stomach from food
Awful nights stay, shower didn’t work, owners were completely pre occupied and defensive when asked to any solve issue and not helpful at all, breakfast took forever to serve and was a nice breakfast when it did arrive, overall glad I only stayed for one night tbh
Shocking hotel do not go, dirty rooms and the owners are so rude. Dusty everywhere and set of my allergies, management didnt want to know and didn’t offer to clean our room again so we just left and found a better hotel. Do not stay there, horrible place and people
We tried to check in at this hotel but after ringing the bell 4 times no one was around. It was by pure chance a member of staff appeared with a tray full of crockery. She was totally unaware that the bell had been rung at all. We were in room 1. It was basic but for the price that was great. There was a fridge in the room but we had to turn it off when we went to bed as it was noisy. This hotel requires a lot of TLC. The outside looked very shabby. The hanging baskets had seen better days and the lawn was very overgrown with lots of weeds. Not very inviting. The member of staff who looked after us was lovely but we we didn’t get her name. She was a student from India. We were only staying 1night and decided to eat in. It took absolutely ages to get our food but when it arrived it was excellent. We had a bottle of white wine and had to ask for a wine cooler. We asked for tap water and had to ask for ice and lemon! Whilst this hotel is ideally located, it is lacking in many respects and doesn’t deserve its star rating. We feel sorry for the staff!
Dil and staff very friendly and helpful. Great breakfast which was enough to set us up for the day. Evening meals home cooked and great value for money. Recommend the Wild West Burger and Beef and Ale pie. Room clean and tidy, bed comfortable. Good location and plenty of onsite parking.
the owner is rude and abrupt doesnt reply to questions very untidy frontage roome need decorating blocked toilet breakfast was cold told by owner to go to bed at 10 oclock the whole experiance was awlful evening meal had hairs in it the lamb was tough
Have just stayed at Wards Hotel for 2 nights. We arrived very late due to our car breaking down at the Euro Tunnel. The owner Dillan kindly stayed up to let us in. The rooms were comfortable and warm with all the amenities. Breakfast was tasty and we all enjoyed it. The Sunday lunch meal later was fantastic, I could not rate it highly enough. Home cooked with generous portions. A huge bonus for staying here is the short walk up the Leas coastal promenade area. Easy, flat walking with great views over the Channel. A real highlight and great for my 85 year old mum! We had not expected to stay here, but very glad we did. The owners were very helpful and kind and their food was delicious. Many thanks.
Filthy hotel. Owners did not care. Towels damp and old Carpets not cleaned for some time. Toilet heavily marked. Also tried to double charge my credit card. Left breakfast as ingredients were very poor. Avoid
Do not go. Hospitality is not a thing here. Very rude. The place is very dated and dirty. The breakfast you wouldn’t even serve it to rats. The room was full of dust and sent my allergies off. Had to clean the shower myself before using. Also no WiFi so couldn’t work. Went to a place down the road for my second night. Look elsewhere. Don’t waste your money!!
This place is disgusting and dirty. Cobwebs in draws, poor WiFi and dirty furnishings. Owner looks dirty and thinks he, and she is something special. Strongly advise you avoid this place! Have stayed in many hotels for work and pleasure and this is genuinely amongst the worst for several reasons.
Nice friendly staff👍
A one night stop over en route to France. The staff were incredibly friendly and the bar and restaurant were very nice . A lovely place to stay .. will definitely use again . Also had English wines by the glass … looking forward to my next trip out if Folkestone ..
Clean, modern and the staff were very helpful. Location was great.
Nice location.
it was my first business trip to the UK. I have stayed in several places and hotels but this one was the worst. Dirty, dark, even something as simple as internet doesn't work. Carpet in the bathroom by the toilet is an exaggeration and it's scary to think about what's on it - I think that the UV light would make it visible. If you have arachnophobia, think twice before staying there. Surroundings around the hotel and parking neglected. The hotel staff should know that the floors are also wet wiped, not only vacuumed, but it's more difficult work, that's why no one does it and the floor is sticky. I strongly advise against staying. Such places should be eliminated from the market.
Brilliant stay and pleasantly surprised to find an excellent vegan menu with a full English! Nice location, comfy bed and staff very friendly. Will come again
We haven't been in here for over 10 years when Wards we a lovely building and interior, unfortunately it is now very tired and in need of some updating, especially the bathrooms.
Rooms very small, overpriced, scrapes on walls with paper missing, water marks on walls in bathroom decoration in poor repair, dirty marks on quilt cover and what appeared to be a mustard-coloured throw in quilt cover not a proper quilt.
Warm and friendly and dog friendly! We couldnt have asked for more! Connor even arranged for a takeaway breakfast pack for our early morning check out for Eurotunnel! Fantastic!!!
Staff is very friendly and helpful.
Had a staycation with my partner for 3 nights and love to say we had a wonderful time. All staff and management very friendly and fantastic, nothing was too much trouble, would fully recommend this hotel. Excellent breakfast and comfortable room. Would definitely stay here again.
Good location, helpful staff, nice breakfast, comfortable room.
Being elderly could have done with a lift stairs are painful for us. Breakfast was excellent
From the reception check in to the actual stay, superb..
The hotel has parking, which is an added bonus, especially as there is Limited parking in the area. Checking in service very cheerful and efficient. We were showed to our room. As we were getting an early eurotunnel train, a continental takeaway breakfast was provided. This was very nice and fresh, with cinnamon bun, croissant with butter, jam & marmalade, muffin, apple and orange juice box. Room was clean, airy, not too warm and a good size with twin beds, large bathroom with toiletries, tea & coffee facilities and TV. The room was quiet. The bed was comfortable. Highly recommend. We always stay here the night before we travel to France, as it is only 10 minutes from the Eurotunnel.
Lovely, family run hotel with spotless, cosy rooms and polite attentive staff..perfect for our 1 night stay.
Lovely place, friendly staff comfy bed. No complaints
Excellent located hotel to the Leas. Friendly check in,staff superb.Nice dinner drinks a tad expensive but served nicely
Booked due to great reviews, however, without a doubt the most uncomfortable bed, ever!
Very welcoming andvery good service . food excellent
This is the best value hotel stay i have ever experienced. Super friendly service in a tastefully newly decorated building. If it wasn't for Folkestone being a place to avoid...i would stay more often at Wards :)
Cant say anything bad about the stay, fantastic owner and staff.
Very good. Nice clean room and common areas. Good breakfast and food. Excellent, very helpful staff. A few minor issues that could easily be fixed. All in all a good stay.
A good hotel, well priced and ideal for the Channel Tunnel, just 10 mins away. Plenty of free parking. Very good
We went for a Xmas party and stayed over. We were really impressed with the look of the hotel. It was decorated beautifully. The staff were all so helpful. The bedroom was clean and a decent size with a powerful power shower which was great. Breakfast was cooked beautifully. The restaurant area is light and airy with plenty of tables with window views.
Really friendly and welcoming from the owner tooi the cleaners.. never came across this before... everyone says hello... even even off duty ... great management.. will return
We have stayed in many hotels in Folkestone and this one has been the best. The receptionist was very lovely on arrival and even showed us to our room and offered to carry the bags.
Good food, good room, good staff, good parking......good hotel! Give it a try.
Great service, friendly welcome. Neat and clean room. Only con : dining room head speakers and kitchen door could be heard from room 5 in the morning.
A very warm welcome from the staff, who were friendly and helpful throughout our stay. Hotel located within a 10 minute walk to the seafront and 20-25 minute pleasant walk to Folkestone Harbour. The room was suitably sized for a couple, with comfortable bed and tea making facilities (including biscuits, yum). En-suite had a double shower with a glass door. Breakfast area was very smart and the cooked breakfast was delicious. Cereal choice was corn flakes, muesli or weetabix. Toast was perfectly done too. The only slight negative is the car parking area at the back of the hotel. It is gravelled and has bushes hanging over the backs of the cars. If they could be trimmed back, and maybe have the car park laid with tarmac it would be much nicer. Overall though, a lovely stay, made better with the friendliness of the staff.
Very friendly staff, short walk to sea front and town. Breakfast very good. For me personally the only fault was very heavy duvet, although room did have an electric fan.
Good location nice hotel. Would be nice to have had curtains in bedroom and water to bath very slow from tap took 30 minutes to fill !!
Property in its own describes everything on arrival. Great staff, very helpful, instant service, i would give 5* towards the customer sevice. In terms on building/bedrooms, i would say it needs bit of moderning in bedrooms for instance; new windows, furniture etc!
Staff amazing very helpful good breakfast , and parking facilities
This Hotel is situated in a very pleasant side street above the 'Lees' at Folkestone with spectacular views across the Channel on a good day. The Hotel itself is a very welcoming place, the staff was welcoming and Professional in their Customer Reception, the Bar had a very nice ambiance to it, nice decor, pleasant Staff attitude. The Restaurant well I have to say, the food was exceptional, well prepared and cooked and pride is taken in its presentation absolute pleasure to eat here, and for the quality of the food very well priced. Our room was a front-facing room very nicely decorated, excellent shower and toilet facilities, nice modern feel to the room, great blinds to darken the room, Well Done to the Owner, Staff and all involved at this Hotel, I have stayed at a lot of local Hotels, but this is certainly a good 'Cut Above the Rest....................Well Done.
Very friendly staff Good food Excellent one night stop over for the tunnel
Friendly helpful staff. Clean comfortable rooms. Excellent food. All adding up to a very pleasant stay. Looking forward to my next visit.
Very good quality 3star Hotel food was excellent and the staff very friendly and helpful will definitely go back
Very conveniently situated, friendly helpful staff, clean, nice restaurant and value for money.
Went to the Wards for a family celebration and booked a room to stay at the hotel, the staff were very helpful and polite. The room was spotlessly clean and comfortable. The Earls restaurant attached to the hotel the food was brilliant . Could not fault the the service or the hospitality of the hotel or restaurant. Will definitely book the Wards on our next visit to Folkestone. It’s a shame we couldn’t stay a few more days.
Good food friendly staff just the room I stayed in was a little dark & almost depressing but that’s just a personal feeling it was all very clean & the food was good
Nice hotel. Comfortable. Staff were very nice.
Beautiful room on top of many stairs. Good full English breakfast. Wonderful service!
Very nice and central location, staff super friendly and professional.
Arriving at the hotel we were warmly greeted and checked in very quickly. The main building was an Edwardian house which had been extended, it stretches over 3 floors and if you are not able to climb stairs ask for a ground floor room as there did not appear to be any lifts. We knew when we booked that the room was described as small and this would have probably have been a servants room at the top of the house. Yes, the room was small but it was comfortable and had everything we needed. The shower room would benefit from having a towel rail as when we arrived our towels were on the floor. We ate in the restaurant and the food and service was very good. After dinner we walked the short distance down the road to the cliff tops which offers lovely views of the English channel. The hotel is in a quiet residential area away from the port and has a good car park. Breakfast was included in our room price and was waitress service. Again food and service was good, especially the porridge. We would certainly use this hotel again.
This hotel for what we wanted, a 1 night stopover. Decent restaurant, helpful staff both on reception and in the restaurant.
Only stayed here as a stop off for the ferry but very nice hotel, comfortable, loads of room, food was 1st class, excellent friendly service, breakfast was astounding.. Will be using this hotel again.
good bathroom shower, quality breakfast. ..................
Greal staff and a lovely Hotel
Had a Wonderful time in an exceptionally comfortable Bed, and Hospitality second to none. I visit Family every 6 weeks at most so will be back very soon
This owner run hotel is in one of the better parts of Folkestone and is only five minutes walk from the seafront. We decided to eat in the restaurant and both the food and the service were excellent, as was the breakfast. The welcome was sincere, nothing was too much trouble and the atmosphere was relaxing.
Great Value. Perfect for a quick stop over in advance of an early morning Euro-tunnel Booking. Clean, friendly staff, off road parking. All you need at a great price and only 10 mins from Euro tunnel check in!
Very comfortable bed and lovely bathroom with powerful shower. All staff very pleasant and helpful. Excellent breakfast
Very friendly staff, really warm welcome. Lovely spacious room with four poster bed. Fantastic evening meals and lovely cooked breakfast. Could not ask for more - even the sun came out to play. Walking distance of sea front, Leas gardens and harbour arm
Only one night stay had a nice long walk to the harbour before retiring to the bar for a few bevvies . Really helpful friendly staff . We had the top floor room bit small but good value for money
