The shower mixer tap needs addressing as it was very difficult to regulate the temperature - one small touch and the water was far too hot.
Location was super convenient for meeting up with family. Proximity to shore and sound of the waves very soothing at night.Hotel was more than ample for the number of guests
No air conditioning, just fan. Otherwise was perfect for us.
Kein Kaffee kein gar nix.
The Victorian building and décor
No complaints, all good.
The staff in the property were some of the best staff I’ve seen in my many years of travelling. They were very attentive and where they could help they would, very very professional. Really like the location of the property and was convenient to all key areas of the town.
The room we booked was clearly not a double and should have been referred as a single room with a double bed. The cost was a little higher then I would have paid if I knew the actual size but now know for future stays.
Lovely, helpful staff, Light and airy room, large bathroom, characterful building...
Not enough parking spaces , but there is roadside parking, for which the hotel offers a permit.
Every thing but the parking.
Parking
The second time we have stayed here. We had a standard double room and though not a large room it did not feel cramped and was well equipped, thoughtfully laid out and in good decorative condition. We ate here drank in the bar and had breakfast, all good experiences.
Could have been a biscuit on the tea/coffee tray and some tea other than regular English black tea.
The Bar area was very good
The parking was poor and areas of the hotel need an update
Everything was just amazing. Especially the decor a wonderful mix of old and new. Our room was perfect and had everything we needed for a perfect stay. The food was incredible especially the breaded pork chop and the staff were very friendly and welcoming.
There was only one thing I didn’t like and that was the pillows.
Great location. Nice breakfast ,comfy bed Clean, lovely downstairs bar with a great selection of drinks
Hard , uncomfortable pillows. Stain on the bedroom carpet
The staff were so very friendly and helpful. We had our dog, and they could not have been more accommodating. Large, lovely room with a very comfortable bed. Great breakfast, and we also ate in the bar in the evening, which was lovely too. We thought it was good value, and Folkestone was a revelation, too ( in a good way!). It could not have been in greater contrast to the hotel we stayed in on our way to France. I would highly recommend this hotel- travelling with or without a dog!
Absolutely nothing!
Loved it! Everything was so clean, including the room. A novel experience these days! Hotel reception were very helpful, especially explaining about the parking. The location is great - it's an easy 5 minute drive to Wetherspoons in town, and it is equally easy to walk along the promenade after breakfast. An 11am check-out time is much appreciated. Very civilised!
The shower was warm but not hot. Minor issue, considering it's still summer. Might not be so nice in winter!
Everything was superb , wonderful staff , and extremely clean rooms . Just one downside was the stairs down to the restaurant were dirty and needed hoovering. Each day we went to eat , not ideal first impression as your heading for your food . Other than this we had a lovely stay
Location. Parking is a real problem in Folkestone. There is a chance that will get a space in their car park. But you do have to move the car around sometimes and pay
It feels a bit tired
Breakfast was good, as was supper the night before. The room was a bit cramped but otherwise comfortable.
There was a strong intermittent smell of drains in the bathroom. Also, we couldn't adjust the shower temperature - it was almost too hot to bear. When we rang reception, several times, there was no reply, and we had to go down in person to book supper. We were lucky to get free overnight parking just round the corner, but might easily not have been.
Gut gelegen
War im Umbau und eingerüstet
Comfortable and location was good
Small room
Excellent position with views to the beach. Staff were very helpful and accommodating
It was all fantastic
Nothing
Location, the staff
Reception staff helpful, Breakfast was very nice and presented well. Evening bar staff were accommodating and polite and surroundings were very pleasant.
Staff at breakfast did not explain the process, what was available and what was included for our stay. Bath water was warm, unable to have a hot bath in the evening, which was very much needed. Requires extensive modernisation. Bed uncomfortable. Very disappointed. Our first room allocated had a maintenance man inside so we had to return to reception and were given a very small Twin room. Parking not great.
The location
The shower water temperature was only lukewarm
Lage und top Service

Nice clean and new feel room. A bit snug but ok. Nice bathroom. Property clean, some lovely Victorian features. Nice basement bar. Nice outdoor space with looking onto open space and gardens. On the leas which is lovely .. 25 walk from town centre ie harbour .. £5.80 in a cab. Very friendly and helpful staff.
Room slightly snug. But not major issue.
Nice, clean room. Lovely bar area with a cocktail happy hour at weekends and very good, friendly bar staff. Lovely breakfast, with a great selection and lovely staff. Breakfast was great value for money. Reception staff were generally very friendly and helpful. Really good location, near to the sea.
Had an issue with parking. However, the front of house manager was very professional and helpful in trying to resolve our issue.
Location
Promenade has seen better days and needs the council to look after public areas
Always clean and staff friendly
The hotel building is gorgeous
The bed was tiny with awful pillows. Also, the shower cabin leaked after my husband and I took a shower, so I had to use two towels to dry the floor. There wasn’t a hair dryer in our room.
Staff were really nice and friendly, room was nice and clean.
Room was a little smaller than expected but clean and comfortable, a little dated.
Location and free parking.
Limited parking, had to wait 10 mins for cocktail order, as bar tender unaware how to make. Could not work out how to change shower setting from freestanding (overhead) to hand held wand. Also disappointed that were unable to have a cup of coffee, before we checked out, noting we chose not to have breakfast.
A pleasant room, clean and well-equipped. The public sitting areas were very pleasant, spacious and comfortable. The restaurant was very good and the food was excellent at breakfast and dinner. The bar was attractive and had a very nice outdoor sitting area. The staff were friendly and helpful.
Room 220 had five steps up to the very heavy door. We managed OK, but a lot of people who have difficulty with steps would not. The weather was cool when we were there, but had we been there during the recent heat-waves the room would have been very hot even with the windows open and, incidently, having the windows open allows pigeons to try to enter, even though there are anti-bird spikes on the outside windowsill. The pigeons just ignore them!
The patio bar was an absolute delight, the staff members were so diligent. Perfect summer evening eating delicious food, drinking fabulous wine and cocktails.
No aircon. No movement of air in the height of summer. Carpark small, parking now a fee along the street.
Very comfy bed and very friendly staff . Very comfy bed
A bit noisy corridor when people passing by and can not open the windows for noise of the traffic. Air conditioning would be great
Lovely room, lovely quite location
Great location to the sea and to the Channel Tunnel. They provided a doggy bed and bowl which was great.
The bed was not very comfortable and my room was opposite the lift that was loud during the night.
Parking was a huge issue at night . All the roads are full. The hotel is very dated and dusty. The noise travels from the room above. It was so loud when they got up and showered. Woke us up with a start. Breakfast was nice but small plates . Very noisy room to eat . You were expected to use your fingers to put salt on your meal . The staff were very polite and helpful.
The location and girl on reception was very helpful and friendly.
So uncomfortable
Size of bedrooms
Lack of parking
Very classy hotel with fancy rooms, great breakfast and a nice location
No airco
Location was perfect and the restaurant food was great
The parking was restricted to only 12 cars on a first come first served basis. We were lucky to get a space otherwise you have to get a parking permit for on street parking.
Lovely Location and beautiful building , very well looked after and clean
Nothing
Beautiful property. Rooms were a good size.
Don’t rely on being able to use the EV chargers. There was a non-EV car parked in one of the spots and the staff wouldn’t do anything to help move it. This meant the instead of being able to drive straight to my destination in Netherlands the next morning, the first day of my trip the next day was spent trying to find EV charging while in France to be able to reach my destination. Due to this I probably wouldn’t book here again.
The building is very grand, room we had has beautiful views out to sea. Very spacious room.
It was a warm room but on 2nd night we were unable to leave windows open for air as loud music until midnight, which could have been reduced earlier to respect other guests resting.
Very clean and picturesque
No fridge in the room!
I have family that live not far and it’s right by the seafront where it’s a very picturesque view. Suits my needs and enjoyed my stays here
Only thing I would say is the parking. But like most seaside town it’s all comes at a premium these days
Food not bad. Didn't have brekkie as had an early start
Avg room. Bed not comfy. Way too hot. Ltd window access. Not even a fan in the room
Excellent position, very comfortable and clean. Very good choice of breakfast
Location, cleanliness, bar staff
Breakfast seemed like organised chaos, tables weren’t cleared or set up, staff arguing with each other
Location. Reception ladies.
Buffet breakfast. 3rd floor attic room.
The size of the rooms. The friendliness of staff especially the boys on breakfast duty.
No fridge in room.
Everything was Great!
Some other costumers been rude to staff. Some people think their shit stink different maybe?
Comfortable accommodation
Parking - very limited
Friendly and welcoming the reception offered me an upgrade for £5. Room and bed were both comfortable
Unfortunately we were overcharged. The receptionist couldn't reimburse us, the hotel didn't respond to email and I eventually got another receptionist to agree a refund 4 days later. Pretty disorganised and a clear lack of after sales support
The staff were incredible in how they looked after us. From the welcome at the Reception desk on arrival, to their help in letting me know I had a flat tyre and in the restaurant where we ate in the evening, nothing was too much trouble. We were travelling with my dad who has dementia and everyone treated him so kindly and spent time acknowledging his needs- particularly the two men who were in the bar area when we ate- their service was exceptional. The hotel is fully dog friendly. The rooms have a dog bed and water bowl and there is an outdoor area where they can go too. The rooms were comfortable and we all slept really well. Breakfast was also great. I definitely recommend this hotel and if I am ever in need of a hotel in Folkestone again, this will be where I will come.
On arrival everything was great ,I was in the small cosy room & perfect,y adequate. The problem I had was with pigeons perching on window when open(I was there in the heatwave)& at 6.15am a pigeon was by my bed.I then needed to go to reception for someone to come up & get rid of it.Nobody answered phone. When it came to showering it wasn’t working properly & when I spoke to my son his shower was spurting out from the top.We were lucky though as the maintenance man was still there otherwise would have had to wait until Monday. Finally when booking for dinner that evening i wanted 8.30pm but latest was 8.15 pm . When we entered the dining room it was completely empty except for the two waiting staff. We ended up going into the bar area which was fine but never understood why that wasn’t made clear that no other reservations were in the main dining room bar area best It was a shame with these problems as the hotel itself is lovely & in a quiet position on the Leas.Basically a few things need to be addressed but nevertheless it never spoilt our break & we did enjoy the cocktails
Lage war 👍🏻 top! Personal war sehr nett und freundlich 🤩
Leider keine Klimaanlage Hôtel müsste an vielen Stellen mal renoviert werden!
Lovely room
Hard eggs twice !!!
Very friendly and helpful staff
Nothing
Staff were excellent throughout. Very good food and drinks.
Nothing
Great location, lovely old hotel, good breakfast
Small room, no Aircon, hot, hard bed and pillows room 356
Old style
Mooie ligging en mooie hal. Personeel was zeer vriendelijk en behulpzaam. Ideale ligging om de shuttle te nemen. Slechts 15min rijden. Prachtige kustlijn iets verder van het hotel.
Vrij warme kamers.
Lovely location. Polite staff with easy check in. Comfortable room with lovely shower. Clean, spacious and quiet. Thoughtful touch with water bottles, fan to help keep us cooler and a sheet which I found very useful to help keep cool at night. We were lucky with parking and got a space.
Very hot. No AC in room only a fan which helped. Parking could be an issue as spaces limited.
Most members of staff were helpful
I ordered a Cheeseburger for dinner & i had to stop half way through the burger as it had a lot of bones and not good quality McDonald's could have done better i brought to the attention of the staff , however they did not offer a replacement . On the morning of the checkout i notified the manager who made up an excuse he couldn't give a refund as the system was down . Unbelievable is he on comission .
Gute Lage
Extrem kleine Zimmer.
I did like the hotel although there were some small issues. Most of the staff were nice and helpful even though they put my booking in the wrong name however, there was one male member of staff who I found to be abrupt and not always friendly and welcoming. Plus the computers were not working and we had to wait a while to check in even though the hotel had emailed me to check in on line which I had done. The free car park is always full so you may want to find alternative parking. We were told there is free parking anywhere in the side road but not so, another receptionist told us the parking is only free within the white bays. The toilet in my room didn’t flush every time , the tv remote buttons were caked with food and the toilet seat was loose and moved when sat on. It would have been nice to have had biscuits in my room as others had but maybe you don’t get them in a standard room 🤷♀️. It is close to the beach which can be seen from the hotel but be prepared for long walk if you want to actually go to the beach, lots of steps and not ideal for buggies or wheelchairs. The hotel is attractive but does not have air conditioning just one fan in each room which in the current temperatures doesn’t really do anything to cool the rooms down. The picture was taken about 15 minutes walk from the hotel .
Closeness to sea
Outdated carpets Small bed Poor reception attitude
The staff were very friendly and helpful. The breakfast was absolutely superb and the breakfast staff excellent.
Parking is limited
Lovely property, great room and service. Quiet and away from the busier harbour but close enough to have a stroll.
Not their fault but fire alarm went off in the morning due to maintenance. I had to get up anyway so no real harm done!
Beautiful hotel. Beautiful room.
Nothing really. It would have been nice to have a fridge but that’s all
Sehr schöne Unterkunft

Nice location. Staff in the bar were welcoming & helpful (esp. Jay).
The hotel does not have adequate parking. I had to pay for parking in a local residential area. Our room was small (even after an upgrade). The bed was very floppy. Breakfast was slow because of inadequate staffing. We couldn't obtain a duplicate key card for the room - they didn’t have enough.
Very friendly staff. Not only did we feel welcome, but our dog was also welcomed with a dog bed and water bowl ready in our room! The hotel is ideally situated within a short walk of the coast and plenty of space to walk the dog
The menu in the bar/restaurant was rather limited and OK but not great. We would probably choose to dine at a restaurant elsewhere if we stay again.
Great location and sea views and parking
Schönes Hotel mit englischen Charakter. Nettes, freundliches Personal. Gute Lage.
Es gab nichts auszusetzen.
Location
The bathroom was very outdated. Plumbing faulty. No plug chain in bath - could release water. Shabby bathroom because bedroom OK. Not giving value for money
We travel with our dog and the size of the rooms we booked is fantastic which is why we return to this hotel. It has a great location close to the Leas and near the beach which is perfect.
The breakfast service could be improved, one of us had the buffet breakfast, and the bacon was very under done, and the other ordered from the menu. My partner had fetched and eaten his breakfast from the buffet at which point I had to go and find out where my breakfast order was. It did arrive 10 minutes later. The staff were lovely, however I would expect better service.
Very nice property. Very nice location. Spotless all-round. The food was excellent.
Nothing
Nothing very run down and tatty
To old fashioned beaded a lot of money spending on it.
Nothing. See below. Terrible experience from the management.
Our rooms were cancelled at the last minute by the hotel. Weekend totally ruined- friends had travelled a long distance. No compensation offered or anything. Possibly the worst experience / service I have ever encountered from a hotel.
Loved the outside space aswell as the inside space and the location was beautiful
People allowing their dogs to wander around with their dogs off lead inside the hotel
Very nice!!! and the breakfast and all staff were excellent!
It was in a quiet location yet yards from the promenade and sea, friendly welcome. Nice spacious room and comfortable bed with nice bathroom. Tea, coffee, biscuits and water provided. Didn't get to try the restaurant
Didn't get the sea view that had hoped with superior room and parking was difficult so had to pay to park in the road outside on the second night
Location
They have a pigeon problem !
Mr. Mayur at the reception was extremely helpful and friendly and polite!! We enjoyed our rooms and everything was fine.
Everything was fine.
Rustig gelegen.
Gewoon goed
Location was perfect
The bar conservatory was filthy, cobwebs and dead flies on the window ledges but because we had a dog we couldn’t use the restaurant for meals. Seemed to be short staffed throughout our stay. Staff seemed to have little patience, and when we raised the issue with the dead flies, the bar man took our service charge of the bill and said, sorry I am trying to do everything. The staff appeared like they wanted to do a good job but didn’t have the time!!
