This place is worn down and some rooms are in the basement - the door to the basement is held open with a fire extinquisher. The place was clean.

Stayed here as a single woman and from my experience - DO NOT STAY HERE. Checked in the evening around 22.15 and was told that the internet and any of the booking systems are not working. So basically the receptionist did not know what room I'd booked and I told a double room. The receptionist was not wearing any shoes and smelled of alcohol. He showed me my room which was in the basement and then CAME INSIDE THE ROOM AND THE DOOR CLOSED BEHIND HIM. At this moment I panicked since I did not he would be coming in!? He glanced at the window and fortunately he left. I locked the door but then he came back after 2 minutes asking for my booking confirmation number and asking why I'm not letting him in. I said I'm not opening the door. He left after hearing the number. As a result, I felt very unsafe and did not know how to leave since the man was outside somewhere in the building!? and the streets did not feel safe at night. The door had a good lock but outside the window it was creepy as well with a open door. I would not recommend for any single woman to stay here. I left promptly in the morning.

The bathroom was big but narrow, having to sit side on for the toilet. It could be alot better designed. The toilet also kept making grinding noises after flushing? It was a basement room & looked very shabby before going to room. The man who looked like the owner, was rude, as he served everyone coffee, for whatever reason, he ignored us. We only got our coffee 10 mins before finishing breakfast, & even then it was served to us begrudgingly. My wife did ask for tea, but we gave up that request. Maybe it would be a good idea if didnt appear for breakfast The younger breakfast background staff were friendly, so they could easily fill in the very small void that he generated

Der Besitzer des Hauses aber auch seine Mitarbeiter sind super nett und engagiert. Man fühlt sich absolut willkommen und Zuhause. Das Haus hat einen persönlichen individuellen Charme, der sehr gemütlich rüber kommt. Besonders das französische Frühstück ist toll mit frisch gebackenen Croissants und Pain au Chocolat, aber auch das Englische Frühstück ist sehr lecker.

Das Zimmer war ein kleiner Schuhkarton. Das Waschbecken hatte die Größe einer Müslischale. Die Dusche ist übergelaufen und hat den Teppich durchnässt (sicher nicht zum ersten Mal). Und: Ich hatte keine Toilette auf dem Zimmer. Die war auf dem Gang. Der Rezeptionist meinte "sie wird aber nur von einer weitere Person benützt." Hallo? Das war das schlechteste Zimmer, das ich je hatte.

Goede locatie. Niet ver van centrum maar toch rustig. Wandelafstand zee.

Mi e piaciuta la posizione , la gentilezza dello staff e la camera in generale (camera singola 106 al 2 piano) ideale per un single che usa la camera per un paio di gg di vacanza a brighton.

Solitamente in tutti gli hotel anche i meno stellati sostituiscono gli asciugamani ed il segnale é lo sostituisco se é in terra altrimenti no. Io li ho buttati in terra e me li sono ritrovati appesi . Ora in terra su una moquette sarebbe stato gentile sostituirli.

Zentrale Lage. Sehr aufmerksames und freundliches Personal (vor allem Oscar). Gutes Frühstück. Saubere Zimmer. Gute Matratze.

Wegen zentraler Lage extrem laut am Wochenende. Hotel insgesamt in die Jahre gekommen. Keine Klimatisierung, kein Ventilator, Entlüftung im Bad defekt. Problematische Parkplatzsituation - teure Parkhäuser.

Nice size room with bed and table and chairs, weather was lovely, so it was great to have the balcony that you could look out on, but not a seating area. Breakfast was lovely, fresh fruit and yoghurt then a good choice of warm options, full English and poached eggs, avocado and toast. The shower was warm. Tea and coffee making facilities.

Slow drain on shower, so had to have the quickest shower ever. Only offered 1 slice of toast per person, feels a bit tight with how much the cost was. The biscuits left with the tea and coffee facilities were soft.

Het enige is misschien dat je het raam ‘s nachts niet echt open kunt houden in verband met voetgangers die langskomen en qua geluid, maar voor de rest is het echt een toplocatie en mooie kamer

Liebevoll geführtes kleines Hotel mit persönlicher Note und gemütlicher Atmosphäre. Frühstück frisch und sehr lecker. Wasser und Kaffee auf dem Zimmer. Lage ist Hammer und das Gebäude, wie man es sich in England vorstellt. Parkplatz haben wir gefunden und dafür eine Parkkarte vom Vermieter iHv 10€ für 24 Stunden gekauft.

Die Zimmer sind sehr hellhörig. Das Alter des Gebäudes merkt man ihm an. Das Essen war super lecker, aber für uns zu wenig.

Lage zum Strand, das Viertel rundherum, gute Kneipe, trotzdem relativ ruhig.

Bett war etwas schmal für zwei Personen.

Good location, friendly and helpful owner who made us a good breakfast.

Though the room itself was okay, it was unfortunately in the cellar with the only view to the shoes of people walking by and car tyres and therefore it was also noisy. Such a dungeon room should not be allowed to be offered as a 4-stat hotel room, especially not for the very high price we paid. When we booked it was offered as a room with courtyard view.

The room was in the loft - very low ceiling & very warm although air con unit was provided. There were 46 steps up to our room. Reception area smelled of grease

The location was very nice and not far from the beach. The staff was very helpful - we arrived before check-in and left our luggage to enjoy the walk. The room is small and cozy, but we were for 1 night only.

The location to where we wanted to be

Arrived early on a busy pride weekend, yet our room was available for us, welcome reception by the owner and excellent locally sourced breakfast, all served with a smile.

Everything was fine for the money paid, we couldnt have asked for much more.

Location was great. Lovely staff. I was trying to save money this trip and breakfast was included. Normally I don't bother and just go out but this time round I opted to eat the food in the hotel. Really nice. Really flexible with their menu. Good quality grub and very relaxed atmosphere. Nice start to the day.

A key was included to a shared bathroom which was next to the general bathroom. The general bathroom was much nicer. I just used that instead. I would have preferred that as the included bathroom than the one that came with the room.

Sehr nettes und freundliches Personal. Sehr hilfsbereit. Gute Lage, sowohl zum Meer als auch zur Seafront. Die kleine Grünfläche gegenüber zieht Leute an, da kann es abends und nachst schonmal lauter werden. Das Bad war ein eigener Raum, getrennt vom Hotelzimmer.

Dass Hotelzimmer und Bad getrennt sind (in meinem Fall, sicherlich nicht in jedem Zimmer) war ok, man muss sich aber damit arrangieren, zwischen beiden Räumen hin- und hergehen zu müssen. Ich hatte aber nur eine Übernachtung, da ist das ok. Bezahlen von Parkgebühren über eine App. Für Zweiräder stehen am Anfang der Straße ca. 5 Parkplätze kostenfrei zu Verfügung.

The manager was so very nice when we arrived. Room lovely and clean , Staff friendly . When leaving the manager was very kind , looked after our cases until we had to go to catch our coach . Would definitely return .

To be honest there isnt anything I can comment on apart from i didn't like that our stay was over to quickly and would have loved to stay longer

L’insonorisation n’est pas géniale, nous avons entendu les voisins se crier dessus en pleine nuit 🙃, aussi notre porte laissait passer beaucoup de la lumière (en continue) du couloir donc pas terrible pour bien dormir.

The staff was very lovely and super nice. The older gentleman had lots of stories to tell. We stayed downstairs, what felt like the basement, that was a pity. The room was clean and spacious. However, it was also very, very warm. No windows to open and only a small fan that worked on a timer. Therefore we had to get out of bed multiple times a night when we woke up because of the warmth. Also, our room did not look like the pictures at all. Parking is nicely priced with the voucher, however it is difficult to find a spot near the hotel. Other than that, the hotel seems to be located next to crack city. We got stopped multiple times by male druggies. If you manage to avoid those men, the hotel is right next to Pier and just a ten minute walk from the Lanes and North Laine. In total, a mixed review. The staff is lovely, the location both great and not. The room could really use an airconditioning unit to make it more comfortable.

Die Unterkunft liegt sehr gut, es ist alles fussläufig erreichbar. Die Bushaltestelle liegt 2 min weg (seven sisters, Bahnhof). Das Personal ist recht freundlich und auskunftsbereit. Alles in allem war es ein schöner Aufenthalt.

The location of New Stein is amazing! Herve was the ultimate host and welcomed us so warmly. He was even kind enough to chill some champagne we had for visiting friends. The room was fantastic, very comfortable and quiet, we slept like babies! Everything you really need is in the room.

The bathroom could do with modernising a bit, but it was fine for one night. No view from our particular room which was a shame but not a deal-breaker.

Location was good but I was sold the idea of private parking, not here's a token, which is £10 extra (in cash), but you'll have to hunt round on the off-chance of finding a space ! The room itself was clean and well presented. Bathroom facilities were good.

We arrived to do the British Heart foundation ride, so early start (4.30am). We spoke to the owner that we'd obviously miss the 1st morning's breakfast because of this. He didn't offer a take away breakfast ! but no matter, we came back after the ride and woke the 2nd morning to get breakfast at 9.40am (20 minutes before breakfast finishes) only to be told that breakfast was not available anymore and that his friend would give us 10% off if we'd go there instead !!! He said we should have told him we wanted breakfast even though I'd paid for it and he knew we'd missed the first one because of the bike ride's early start !!!! Didn't want to argue, so my daughter and I left before the end of the breakfast period ! A poor ending to what was a nice weekend away with my daughter.

The location is perfect. Walking distance to the seaside and many attractions, restaurants, etc. The staff were friendly and so helpful. When our ride canceled, John went out of his way to help us get another.

There is no air conditioning. The window in our room provided a breeze that kept us comfortable. There was a fan in the room, but it wasn't very effective.

From the comfort of the beds, to the cleanliness of the room, and finally the excellent breakfast and the kindness and professionalism of Oscar, I'd recommend this hotel to everyone wanting to visit Brighton. I'm convinced you'll be just as satisfied as we were. It's wonderful to find something like this in such a great location. Wonderful.

Die Unterkunft ist sehr zentral gelegen. Zum bekannten Pier waren es rund 5 min zu Fuß und auch Einkaufsmöglichkeiten sowie Pubs und Restaurants waren in unmittelbarer Umgebung vorhanden. Das Parken an der Straße war in unserem Fall kein Problem und wir haben direkt vor der Unterkunft einen Parkplatz erhalten. Es handelt sich hierbei jedoch nicht um kostenfreie Parkplätze, sondern um öffentliche Parkplätze, welche im Zeitraum von 9 Uhr morgens bis 8 Uhr abends kostenpflichtig sind. Unser Zimmer lag im Dachgeschoss, war jedoch für eine Nacht ausreichend. Die vielen und steilen Treppen waren mit entsprechendem Gepäck jedoch eine Herausforderung, da ein Fahrstuhl nicht vorhanden ist. Aufgrund der Wetterbedingungen (über 30 Grad und Schwüle) glich das Zimmer einer Sauna. Zwar verfügte es über einen Ventilator, doch auch dieser und das offene Fenster konnten keine Abkühlung schaffen. Zudem liegt das Hotel, wie bereits erwähnt, sehr zentral und in einer belebten Gegend. Dadurch war die Nacht nicht nur von extremer Hitze, sondern auch von Lärm gekennzeichnet. Trotz dieser widrigen Umstände möchten wir die Sauberkeit des Zimmers sowie die außerordentliche Freundlichkeit des Personals hervorheben. Wir haben uns sehr willkommen gefühlt und das Hotel kann ja schließlich nichts für eine solche Extremwetterlage. Für eine Nacht war unser Zimmer vollkommen ausreichend. Abschließend ist noch das Frühstück positiv hervorzuheben. Es bestand eine Wahlmöglichkeit zwischen verschiedenen Optionen (Full-englisch, Eiervariationen usw.), die sehr köstlich waren.

The breakfast was very good - a la carte. The staff brought us extra food and drinks when asked. There is a choice of cereal,fruit,yoghurt to help yourself and juices. Hot food is ordered. The view from the outside of the hotel is great as you can see the sea! The room was clean. The location is excellent. The beach,restaurants,cafes, places of interest were all walking distance.

The room itself was really small - not what it looked like on the photograph. The tv,when on, was too dark and we couldn't brighten it with the remote? The bathroom had tiny shower gel/shampoo bottles and there were not any hooks to hang clothes on or a shower- shelf to place bathing toiletries. The curtain was already broken - but came off the runner when we pulled it open. We told the staff in the morning,but they didn't replace it - only took the old one away. It was a Sunday. The bed was too soft - for me.

The hotel is very well located with a short walk to the centre of the city of Brighton. The room was very clean with a built-in shower. The colleague got a fan out as it was the hottest day so far this year. The value was really good for Brighton in the summer.

I had my own locked toilet, but it was two short flights of stairs down from my room. The booking stated there was a shared bathroom, but it meant a separĺlate toilet. I just had to walk down, so it's not a big drama, and it was very clean and tidy with my own key. I would stay in this room again and this hotel. This is for information to other guests as the other rooms have facilities available for guests in the rooms

La posizione e comunque la gentilezza del ragazzo alla colazione che faceva il possibile per accontentare le richieste..

Bagno minuscolo..caldo soffocante e nonostante la richiesta di un altro ventilatore in quanto quello presente non funzionava ci è stato ridato probabilmente lo stesso perché era identico al precedente.Organizzazione colazione alla carta ridicola..per avere delle brioche (è scritto anche sul menù ) devi attendere 30 minuti quando ci sono!!! Ritengo che non possa essere considerata una struttura 4 stelle (!!!) ..in Italia avrebbe 1 stella..Purtroppo quanto risulta su booking non corrisponde alla realtà della struttura..non ci tornerei .

The location and the viewing from the window from the room were the things that I liked.

First of all, I booked a double room for myself and my partner and the room in the picture wasn't the one I paid for, it wasn't worth the money(149£ for one night)- too small, the bathroom too tiny as well, if you stretch a bit you risk breaking into the neighbours' room;btw the neighbours room was the proper decent room( the one right next to ours)- nice, spacious, the bed was big enough to fit two people( we were a couple, I paid for 2 adults ! ). The ,, double,, bed had some hard pillows that would give you neck pain The pictures of the rooms are misleading! They trick you into booking a nice room but give you a lousy room!

We were lucky and were given a room at the front of property opposite the green grass square with a small balcony which we could go out on and had a sea view. Staff were very friendly & efficient, breakfast had good choices.

We had trouble getting in when we arrived so just make sure front bell is repaired!
