An interesting old brick 'manor house' . Owner was very helpful and attentive. We could choose which twin room we wanted. Our chosen room was clean, warm and quiet. Bathroom was also clean and bright with good facilities. Plenty of tea and coffee provided. Didn't have breakfast but breakfast room looked nice. Easy walking distance to Reading centre.
No complaints
I was happy to stay overnight here as I was in Reading for a function. Easy access to the town centre by bus (& taxi for the return) My booked room was upgraded ,( thank you) . It was warm, comfortable with a very good shower. Tea and coffee making facilities were well stocked and there was good hanging space for clothes and I noticed an ironing board .(Didn't need to use it ) I didn't have breakfast in the hotel so can't comment on that.
nothing major however the fan in the bathroom was noisy
Very clean, friendly and helpful staff, good service, comfortable bed
None
The standard of customer service was excellent, rarely found nowadays. Great comfortable rooms and fantastic breakfast. The team here couldn’t do enough for you.
Everything was to my liking.
Good communication prior to stay. Warm welcome, clean and comfortable. Everything explained, nothing was to much trouble.
Nothing
Homely
Nothing at all
Very good location - we were visiting relatives nearby. Large bedroom, large bedroom. Comfortable bed.
Nothing I can think of.
Excellent rooms very clean.
Brilliant customer service, lovely brekkie, kind and knowledgeable staff, clean, spacious and well equipped room
Having to leave
Rust, ruimte en makkelijk parkeren.
Ontbijt was niet best.
Excellent choice for breakfast. Right on the bus route into Reading. Frequent service.
Room a bit chilly in the evening. An hour with the heating on would have been welcome.
Location was good for us as we were visiting family members in Tadley and Devizes. Parking facilities and Bath Rd were positives.
Beautiful exterior
Run down, dingy, old interior. Felt like I was staying at grandmas house - outdated bedspreads and linens- gross.
Lovely old fashioned feel to hotel. Very comfortable, staff very attentive and kind. Lovely stay.
Really lovely hotel, very comfortable and clean, great WiFi for the work I needed to do in my room, good hot water supply and a kettle in the room for much needed caffeine. The free off road parking was also a bonus as I needed to drive and it was very convenient for the company I was supporting. I was also greeted and shown around on arrival so knew how everything worked.
There was nothing I didn't like! But for some suggestions to make it even better, I would have loved to have been able to pay for a "light breakfast" option. A simple yoghurt or bowl of fruit rather than a standard £15 charge. I couldn't possibly eat £15 of breakfast so went without. Also, as a solo female traveller in the darker evenings, and new to the area, I didn't feel comfortable going out for dinner. It would have been a lovely "extra" to know if I could have ordered dinner by delivery, and some recommendations.
Clean great breakfast always welcomed stayed on many occasions
Nothing
Homely feel, comfortable, great hosts, awesome breakfast & well located for what I needed - restaurant/pub across the road also handy
Nothing
Quaint little hotel, but had everything you needed and staff were very helpful and attentive. Would definitely stay again. Excellent.
Close to the office Clean Nice staff
No water Nk cooked breakfast Water was not warm enough to shower at night No fridge But non a deal breaker, still enjoyed my stay
Quiet, comfortable & spotlessly clean with lovely helpful & accommodating owners. Wouldn't hesitatte to recommend!
Good location and quiet . Staff were good and more than attentive . Nice stay
Bed was a little bit hard if I’m really picky. Maybe a mattress topper. However I’m sure it’s perfect for a lot of people.
Our host was gracious and helpful. We were given a choice of room , both of which wee well presented.
Superb hospitality here and the staff were extremely helpful. The bed was comfortable and it was quiet. For those travelling by train, it takes about 25-30mins to walk into the centre of Reading, but is only 10 mins by bus and these are frequent. I stayed here on a work trip. I would have liked a bath to relax into at the end of a long day, but I guess you can't have everything!
Very friendly reception
The hotel is beautiful in general with a warm and polite greeting from the host. Room 2 was spotless, the bed extremely comfortable. The shower was immaculate with plenty of hot water. The breakfast and service was exceptional. I would wholeheartedly recommend.
I cannot offer any adverse criticism. I would gladly have paid more for the stay - it was cheaper than a premier inn.
Another warm pleasant comfortable stay. Nice breakfast and all staff are welcoming
Breakfast is always good, including the vegetarian full english, there's toast, cereals, and good fruit juice.
Staff welcome warm and service excellent. Easy to park. Was kept very clean. En suite roomy and clean. Comfortable bed. Quiet location.
Lovely friendly staff, on day one i was too late for the cleaners (my fault entirely), i left the hotel for the day and when i got back, my room had been cleaned. The cleaners must have stayed on especially to clean my room (much appreciated)
It's a clean, quite and cozy hotel.
I wish they had more in the room for the money. Also it's mentioned "15mins walk from the town center" but in reality it's like 45 mins walk)
The staff were amazing. The lady at the front desk was super friendly and helpful
Nothing
Comfortable, good-sized bed. Attractive facilities. Attentive staff. Room could use better ventilation on a warm August day.
Warm welcome back from manager and staff, check-in was efficient, room was comfortable. Breakfast staff welcoming food was good.
Friendly host, nice breakfast, easy parking
The room interior reminds me most of a hotel I stayed at in Scotland back in the mid 80's, utterly old fashioned, damp, and worn out furniture. Although the mattress was comfortable, I simply cannot understand that any hotel nowadays would still use the 1950's military style bedsheet and wool blanket. It takes 15 minutes for the staff to make it, and at least 5 minutes for the guest to unwind the whole thing from the mattress. Duvet please, we are in 2025 now :-)
Clean room and nice Victorian house, beds too hard.
I would like there to be a bottle of water in the room.
This was our third stay at The Beech House, and it’s perfect every time. The owners are welcoming, thoughtful, and genuinely go out of their way to make you feel at home. The rooms are spacious, spotless, and extremely comfortable. Breakfast is always delicious, with plenty of choice, and the gardens are beautiful – a real bonus for relaxing after a busy day. Consistently excellent – we wouldn’t stay anywhere else in Reading.
Nothing!
This was our third visit to The Beech House, and every time we arrive it feels like coming home. The owners are so welcoming and incredibly thoughtful, nothing is ever too much trouble, and you’re made to feel more like a friend than just a guest. The rooms are a joy, spacious, immaculately clean, and wonderfully comfortable, a real haven after a busy day. Breakfast is always a treat, with plenty of choice and everything cooked to perfection. We’ve stayed in many places over the years, but The Beech House is in a class of its own. Consistently warm, comfortable, and full of charm, it’s our first choice every time we visit Reading.
Where do I start with how simply lovely this hotel is? The proprietors, Nazlee and Umar could not have been more welcoming, warm and friendly. A few days before check in, my schedule changed and I wouldn't arrive until between 10pm and midnight depending on traffic on the drive from the Lake District. I called to ask about late check-in and Umar guaranteed to be on hand personally to ensure the best welcome. Upon arrival he saw my tiredness, took my bags, sat me in the lounge to check me in rather than standing in the foyer. Just superb, customer centric empathy and service, like being welcomed by a family friend. My room was comfortable, with a fantastic mattress (medium firm, great support). Breakfast is a choice/combination of cereals, fresh fruits, yoghurt and juices, cooked breakfast items including vegetarian options. It is served quickly, and gently by either Nazlee or Umar, who obviously put their heart and soul into their personal involvement in running the business. The hotel is ideally placed on the main road into Reading - a 20 to 25 minute walk, with regular buses also running from a stop around 100 metres from the hotel.
Beautiful old house, immaculately presented, outside and inside. Friendly and professional service throughout our visit. Dining area very nice garden room and breakfast was very good. Parking area a huge bonus as was the Beefeater restaurant opposite.
Felt welcome and excellent for business place to stay, close to city center

A 3 star hotel with no bar’??? Charging for electric car £20 per night. Mine is a hybrid which , fully charged, does 50 miles so charging at this establishment would have been silly
Room was very clean, bed was comfy, Bathroom and shower was very clean and the shower nice and hot. The host was very attentive and catered for my needs. Breakfast was spot on and very well presented. Overall very good value for money.
Everything was spot on.
Nice comfortable room, friendly and responsive owner
Stayed here for a concert at Englefield Estate which is only a 10 minute drive away. Offroad parking with plenty of spaces. Staff/owners are very welcoming and helpful. Room was spacious, clean, well equipped and on the quiet side of the hotel. Huge radiator which would make the room nice a toasty in the winter. Good size shower room. One complaint is the requirement to order breakfast by 0845 which is a bit early after arriving late the night before from the concert. Breakfast buffet with good selection and good cooked options although somewhat limited. A very enjoyable stay and would book again for a future concert.
Hotel is kept to a high standard. Beautiful garden at the back and flowers at the front. Free parking.

Amazing! Clean, well maintained and very modern with a traditional twist

Lovely welcome, large clean and quiet room. Just here for one night for a concert but a lovely hotel and great stay.
Convenient location, very helpful and pleasant staff.
Easy parking, very welcoming a friendly staff, spacious room and great breakfast.
This is my third visit from Canada and look forward each time to staying with them. Wonderful people, could not be more friendly and helpful to the guests. Highly recommend.
Everything. Bus stop very close. Beefeater restaurant pub right across the road
Very friendly and professional staff, clean and efficient rooms
Breakfast with limited options.
Welcomed by host who was friendly and efficient. Good safe and secure parking. Large airy room with good fan which was needed in hot weather conditions.
Nothing to say here.
the staff at this hotel were excellent. they could not have been more helpful and friendly. We would definitely stay here again. Great location and within walking distance to the train station and plenty of parking at the hotel.

Excellent hotel! Our stay was wonderful, the staff were incredible! The building itself is beautiful and the location was perfect. Breakfast was top notch. If I find myself in Reading again, will absolutely stay here.
Hotel staff were delightful.
Free parking. More like a B&B then a hotel
Just an all round fantastic stay.
The hotel was spotlessly clean, the bed was comfortable, the shower was amazing. The owners were great, there to greet us on arrival, checked we didn't need anything extra the first morning we were there and were also present when we arrived back that night, friendly and helpful, what more could you ask for.
Fantastic stay, warm welcome, highly recommended.
Location is great . Nice and quiet. Staff very friendly and accommodating. Didn't have to fight for a space in car park which is a bonus. At the time of my stay breakfast was extra but well worth it imo. Would definitely come bk here when visiting again.
2 petty grumbles, cheap loo paper (sorry pet pev). Trying to get the curtains to meet without a gap ( ground floor room).
Very welcoming at this beautiful hotel.
Room was lovely clean and comfortable. Served a very good breakfast. The host was very welcoming and had gone for a chat. Excellent will be booking again.
It was very quiet and peaceful
It was very clean and tidy. Lovely surroundings and very well looked after.
Nothing.
We have stayed at this hotel as a party of 6 but arriving at different times and needing to arrange an early check in due to the event we were attending finishing quite late. Staff were extremely helpful and accommodating right from booking to check out. The rooms are lovely and spacious. There was no noticeable noise overnight so sleep undisturbed. There's a beautiful garden for guests to use as well as a lounge at the front of the house. Breakfast is cooked to order and perfectly proportioned. I would have no hesitation in recommending this place and would stay again
This hotel has great character, it is spotless clean . Beds are very comfortable and the shower is modern and spacious . The staff are very friendly and attentive, especially Umar and Nazeeri (hope I spelt that correctly). You won’t go wrong to stay here.
